All good. I am very happy that my AC unit got replaced. The management was very helpful as always.

Maintenance Maintenance issue was promptly attended to and job done was standard. Every resident seeks such level of promptness and attention and Orchard park met that satisfaction.

Great complex not approved Tho this is a really lovely complex I was not approved to move in due to credit issues. In the future I will try again office staff was wonderful looked very clean

Cozy and Roomy with Great Staff Apartment has been lovely so far. Nice and quiet, almost everything is freshly renovated, very roomy. Much roomier than I was expecting! Pffice staff were very helpful in answering any questions I had and making sure my needs were met.

Super quick They were able to get my toilet and why quickly and efficiently so i had a functioning toilet within 10 minutes

Maintenance I reported my smoke alarm chriping and maintenance had it done the next day and tightened a closet door knob for me too! They were very nice and did it all the same day

Maintenance call Jessie came over to fix the faucet. He is always professional and friendly!!

Maintenance Kevin fixed the weatherstripping on a couple of windows. He made sure I was happy with the windows before leaving. Maintenance staff has been professional and prompt over the 2 years I have been here.

I have lived in Orchard Park Apartments for four years. The maintenance crew has always been outstanding, the best I have ever encountered (I am 73 years old). Jesse and Kevin, in particular, are not only highly competent but hard-working and tenacious. They work diligently until the problem is completely resolved. They treat my apartment like it was their own home, going way beyond the call of duty. I also want to give a shout-out to the office staff, especially Shavonnne. These folks are our point of contact. Everything goes through them. They have been courteous, considerate, and conscientious in my many dealings with them. They understand and take responsibility for whatever issues I bring them. I always feel they are doing their best to help me. All in all, I have had peace-of-mind and joy in living here. I would not move except that we are retiring and moving out of Illinois. Thank you Orchard Park for taking good care of us.

Would NOT recommend. This is my second and last year living here. I live below an INCREDIBLY loud family and I’ve called the office multiple times with NO resolution. I’ve left notes for my neighbors, talked in person and notified management only to be gaslit every time.

Not being a Springfield native, I was trying to find a reasonably priced apt. not being sure which apts. were best to live in. I had no need to worry! I will be signing my 3rd lease soon, and will be sad when I buy a house someday. I could not be happier with my apt. and I have made it my home!

They’re nice when you’re signing the lease but could care less once you’re moved in.This apartment complex has gone downhill due to the new owner and the office staff.

Reasonably priced for the unit's amenities, but don't expect any upgrades after you move in. What you see, is what you get at the time of showing, regardless of how long you choose to stay. Although pets are accepted, the monthly pet rent and the one-time pet fee is a waste of money. You get nothing for the added expense, and you will never get your money back because it is a fee, not a pet deposit. If you are not too picky about the appliances (but they work) and are pet owners who follow the rules, you shouldn't have many problems. All in all, I think Orchard Park is still a good place to call home, only because no other apartments in Springfield are currently offering the same amenities at a decent price.

I would NOT recommend staying here. The place has a new owner and has gone down hill since then.

I lived with Orchard for 3 years in both the 7 pines and south locations. Rent is very reasonable here knowing that your apartment has in unit washer and dryer as well as a dishwasher and disposal. That is hard to find at this price! Monthly payments are low because gas, water, and trash is included. The staff are always friendly and fix issues in a timely manner free of charge. I also really liked the safety of the area and that the main doors to the building are always locked. I have never had issues with neighbors. Although there was an apartment in my building that had an outbreak of bed bugs, but I was pleased that the staff took every measure to rid the issue and make sure it hadn't spread to other apartments. Other than that, there was never pest issues in my unit. They are very nice apartments for a fair price and location!

My fiancé and I are planning on making Orchard Park our first home! We love the three bedroom because he works from home and needs his own office space. I adore the open concept, the huge closets and pantry! He also loves the patio from the first floor; we're planning on having our first Super Bowl party there! Go Broncos!

The key points that drew me to this apartment are the great lighting with glass patio doors to the back porch, it's own washer and dryer, the residents in the apartment are quiet, and the office staff are friendly. While it was a little more expensive then I was looking for it is one of the few places that was nice, appeared safe, and I could move into on short notice. Some of the set backs since moving in are that those pretty doors that bring in so much sunlight also brings in a lot of heat (and there aren't any windows in the living room, just the doors), and the doors only have one deadlock (I think every apartment should have at least three locks, but maybe that's because I grew up in Chicago).

I've lived here over 6 years and never had a problem. It's conveniently located near everything. The rent is reasonable for good-size units with full amenities, and the units are very energy efficient too. The office staff and maintenance people are friendly and are quick to take care of any issues that may arise. Neighbors are generally working-class people who are friendly and respectful of each other's space. I have never had any noise issues with neighbors here. It is very quiet and reasonably safe to walk around the complex and the nearby streets after dark without incident. Weekends are very quiet and nice to sit outside for some fresh air. I encourage interested parties to come see for yourselves what I'm talking about. P.S. I am not in any way affiliated with Orchard Park Apartments.
