Don’t come near this place, no water , mold , no maintenance, no management, they just charge you for everything but you can’t reach anyone for your maintenance and you’re not even allowed to bring handyman to fix the problems I was with no water heater for a whole month and that was December ,and on top of that a week without water completely.. awful place just think before looking at the pictures the pictures are not what you get !!! They just fixed one unit for the pictures.. mold in my kitchen and bathroom.. and management is a joke the maintenance guy and the office manager and the leasing guy 3 siblings in their 20s and have no idea what they are doing!! ???? i can’t wait to get out of here ..
This place is THE WORST the staff is rude if you can ever find them We have been without water for SEVEN days My unit has had broken items in it for over six months and no one ever comes to repair anything RUN as fast as you can away from here Zero stars
Have now rolled into the beginning of 5th day of no water. The water was turned off to protect their property. Water was working great until they turned off no notice on Christmas Eve. No response from management on when or ever will be restored. Do not move here as Management & Owners have no concern for their tenants. They sent out text message could use the facilities at their Club House. Of course, they have water at the office! Got to look good to dupe some new tenant. It is a dangerous place to live. Loud drunken car parties every weekend until 5AM at least. The grounds are filthy and not maintained. Unattended gang of minor children no supervision that damage autos. Junk fees added every month office cannot even begin to explain that make no sense. Do not get yourself or your family in this mess. By pass any Tides Equities property or at least this one.
I have lived here since September 2021. I can count the number of times the office answered the phone on one hand in the hundreds of calls to them I have made for issues. I am not a complainer. I have lived in apartments all my adult life and never have had so many problems, only a few minor maintenance issue every once in while like normal. This office does not answer the phone, so beware. Their emergency phone number doesn't even work! Until I changed jobs recently, I have had to go into the office to get anything done, and would be lucky if they did repair or fix anything. I have had a water leak for several weeks, now bugs are everywhere. I have reported these problems so many times. No help. The vents are dripping gooey substance, and flies are all over my belongings, ceilings, walls, everywhere. I keep a clean, tidy place. I don't leave trash out, no food on the counters, clean sink and I do not leave any dishes in the sink. The flies started coming in through the hole next to the leaking ceiling sprinkler or through the vents. I cannot eat here and have no appetite. I have to spray and kill all the flies (literally dozens)every day when I get home from work. I have emailed, called and sent messages via the apartment portal-which does not work anymore. Their portal is down due to the change in ownership now. So, nothing is getting done except they have painted the exterior, probably wanting to sell the place due to all the problems here. I went to the office this past Saturday only to find it was closed and an emergency phone number posted, which does not work. The health inspector was posting a notice on the office door for health code violations (not on my behalf-someone else's). This really happened. The inspector was there at the door at the same time I was there trying to get help, but the office door was locked and was closed. Let that be a warning to you! The landscape is always trashy and has had so many problems-I really don't want to go into it. I have never lived in such a horrible place. Oh, and the water pressure is bad-the shower 's water turns scalding hot whenever anyone in the entire building flushes their toilet! Ouch, every day! If you value your health, I wouldn't recommend living here. Good luck.
New management and owners. They have painted the exteriors but that does not fix the bad interiors & appliances that do not work. Terrible tenants and noise issue in these units. Too many tenants sit in parking lots with loud music blaring all hours (this a.m. started at 6:30 - Sunday). Adjoining walls, neighbors blast loud electronics all hours of day and night. Furniture vibrates with the shock wave; pictures turn sideways on the wall with the shock waves, all rooms. They consider this "normal everyday noise." Adjoining building last night, tenant using his BBQ on balcony, flames 3 ft. high licking the wood on building and this is a too frequent happening. Dangerous with the amount of gunshots heard on the grounds of these apartments. Good they are taking care of the exterior but they need to manage their tenants.
Work orders take months to get a response and never completed, but closed. Staff never answers phone or returns voicemails, been here 3 years, but moving end of lease,

My AC has been out since July 6th and the office has no update for me as to when it will be fixed. Maintenance advised that they had no window fans to help out and did not call any of the sister properties to see. They never answer their phones when you call and I went to the office today and two people were in their and yelled through the door from their desk that they are serving by appointments only. If you are looking for a home please do not stop by here. You will only be overlooked unless your there to pay rent. RUN RUN RUN

As soon as I walk into the office there’s a current resident complaining because someone broke into her apartment. The staff did not seem to be empathetic AT ALL. Huge turn off! It’s a NO for me! Look elsewhere

Hmmmmmmm where should I begin! So, I’ve been here for 2 years. I decided to renew my lease, because I’m pregnant and moving is just too much right now. I feel like this is one of the biggest mistakes I have made. This place is so trashy. Don’t get me wrong I love my apartment, but the community is trashy. There is trash everywhere. Neighbors leave their trash out over night, and the raccoons come and tear the bags up. We have a park, and pool areas, but people would much rather hang out in front of other residents apartment. I feel like I’m living in the hood. The kids ride the bikes in the middle of the road. Parents do not monitor what their children are doing. I witnessed one of the children hitting someone’s car with there bike and leaving a scratch mark on it. They leave trash where ever they want to as if they no home training. Rent is too high to be paying for a dumpster. I’ve contacted management about the issues more than once. I have numerous emails to show, but of course there nothing is ever done about the situation. We have a new manager now, so I know it takes time for them to settle in, but the fact that this was an issue way before is unacceptable. There is a guy that picks up trash in the morning, but every time I see him he is walking around on his cellphone, and only picks up one or two pieces of trash and move on. I don’t understand why he isn’t reporting about the trash issue on the grounds. After this week I will be contacting the General Manager about the property, maybe at that point someone will take it serious.

Our staff consistently monitors the grounds to keep them clean; however, if you are noticing excessive trash in your area or if your area is being missed, please let the office know so we can address it immediately. If trash is being left out overnight by neighbors, please let us know (send photo/video) and we will take action to curb this type of behavior in the future. At this time, we have spoken to our maintenance team to remind them of the importance of our grounds being cleaned thoroughly and will monitor the situation to ensure it doesn’t happen again in the future. Residents and guests are allowed to relax around and in front of their homes as long as they are not endangering others or infringing on other resident’s rights to a peaceful environment. Contact us if this is not the case and again, and we will do our best to take measures to resolve the issue as it happens. We will look into offering more community events in the future to encourage enjoyment and conversation in places like the resident clubhouse and outdoor kitchen. Our community policy requires that minors be supervised at all times, and if you see this is not happening, let us know and we will contact the involved residents to reinforce our policy. If you see anyone behaving in a way that damages another person’s property, we urge you to call the police so that they can handle the situation appropriately. I moved in a little over a month a ago and I've already submitted my 60-day notice (unfortunately have another 12 months here). The place is trash. It is an absolute joke of an apartment. We moved here from McKinney trying to save $100 but then they upped rents by that much. At that point we had already put down all our deposits and moved our stuff into a storage unit near the place to store in between apartments so we were all but forced to follow through. The "upgraded" apartments cost as much as they did at our old one but the difference in quality is astonishing. Instead of real wood floors they are crappy installed vinyl (was incorrectly installed the first time so we had to leave the apartment for an entire day so they could re do it). The countertops are sprayed on "granite" as opposed to the real ones of the same-cost McKinney apartment. There was mold, bugs and a broken front door lock. Nothing was cleaned. I had to hire a maid. There were extensive damages (that are STILL being fixed almost 2 months later) and I have a wholly impossible time getting ahold of anyone in office. Maintenance has to come out multiple times for the same issue and that's even if they make it out. They initially put us in a completely different apartment than we agreed to and they tried to fix it but they had to move us twice! - pushing back our move in date which costed money. Simply I'm to my breaking point and I truely wish I could move despite the intense strain of moving. I wouldn't even mind at this point. Living here is more of a strain. Do yourself a favor and please please please do not move here. You're saving yourself a lot of grief.

Regarding your mention of the rent rates, as you may have seen in the Texas region, rates have increased across most communities, that is why we offer security deposits so that applicants can lock-in rates, otherwise the unit is subject to market fluctuations. In reference to the quality of the floor plans, the community offers walk-thru tours so that guests can view a floor plan prior to move in so that you can see the floor and countertops before signing a lease contract. Since you have spoken with the manager at this time regarding the maintenance comments I would like to make sure she was able to remedy the issues you experienced. I totally agree with the other 2 1 star residents the were never great but for the price you could deal with the old appliances bad electrical outlets doors that won't stay close, etc, since new management leases has went over a hundred dollars parking use to be 20.00 now it's 35.00 ask why they said no reason. I signed a shorter lease give myself time to plan for a move these prices are going the wrong way, the resident that been here 4yrs that had to have been written by management these are terrible, but they remodeling the Office / Clubhouse thats where the extra rent/parking space money is going.
This complex is absolutely horrific! The first year we lived here it was fine, but ever since it came under new management there have been so many issues. The property manger is awful! I had a maintenance request to fix my leaking refrigerator for 3 months, as well as an issue with a leak from the apartment above ours that left stains on our ceilings . I reported it to the office at least 8 times. I kept getting excuses that the maintenance was understaffed. For three months?!? It wasn't until I went to the office one day and asked for the corporate management office's number that it was finally taken care of the same day. And they had the nerve to bring me a refrigerator with dead knats in it. But now I have a leak in my kitchen sink as well as from the air conditioner that still hasn't been addressed, after a month. The construction of the building itself is also horrible. If you live in a 1st floor unit you will hear every thing from upstairs neighbors. From walking, to using the bathroom, to even them moving around in their bed. You can hear it all! And there's always people in the neighborhood playing music obnoxiously loud, or arguing at late hours of the night. You can't even get pizza delivered to the property because it has become a safety concern. A car was stolen out of the parking lot a few months ago. The security gate hasn't closed in months. And the list goes on. Save yourself the headache and go somewhere else. We are anxiously waiting until out lease is up!!!
the apartments were sub-par to begin with, now that we have new owners they think the place is made of gold, raising rent over hundred dollars, very slow to get anything done ive been waiting for over a week to get my light in the kitchen done , i had a water pipe break in my kitchen and i called maintenance and he told me that i will have to wait until the morning bc its not an emergency and he would not get paid for it so i waited until 2 in the afternoon before he showed up, very bad neighborhood i got robbed right before Christmas and wanted to leave but they told me if i did id be charged for leaving, in order to be able to park anywhere close to ur apartment they charge you a fee, skunks everywhere my newborn child and i nearly got sprayed and all they could say was to call the city, the connections for ur washer and dryer unit are outside the heater is all ways broken so it freezes all the time, ive been here for 7 years and the only reason why is bc of the price was so cheap now that they think they our luxury apartments and have jacked the prices im leaving this place DO NOT MOVE HERE !!!!! WARNING!!!!!!!!
This has been a great complex! Management was always nice and helpful, maintenance is quick to reply, usually the first day. I had a flood from my upstairs neighbor, and they replaced my carpet for me. There is a elementary school within walking distance, close to stores and gas stations, only downfall is that there is no play ground for kids, so they tend to play on the stair ways and parking lots. Parking is scarce, so definetly worth the extra money for a reserved spot!
