Property Ratings at Paradise Lane Apartments
Exterior of buildings and common areas are well maintained to fool non-residents into renting here. The actual condition of apartments and other facilities are poor. The washers and dryers are old, break down regularly, and when they do "work", they still leak and do a bad job of getting your clothes clean. Often times items are still damp after an hour dry cycle. The apartment interiors are dated (picture low budget motel from the 70's), and they put band-aids over maintenance items instead of fixing them properly. They re-glazed the tub before I moved in and it was cracking within about a month. The physical structure is poor. It sounds like a herd of elephants is running above me when the upstairs tenant just walks to their kitchen (not their fault). I've been living here for several years while saving for a house and I cannot wait to get out of here. I will say that it is a decent value as compared to some options given the rental market, but I do not recommend Paradise Lane apartments.

If I could leave a 0 star review I would. Management takes no complaints seriously. Repair work looks like it was patched together with spare pieces from other repairs with no attention to detail. I pay for renters insurance (which is required) yet still get charged monthly for a “renters opt out fee” of $10. When I brought my proof of insurance to them they would not reimburse for months charged and STILL have yet to remove it. They’ve come into my apartment unannounced on multiple occasions, when im not home, with no warning before or after . Every time maintenance was scheduled they would have to reschedule multiple times. Save yourself a MASSIVE headache and look elsewhere
I have lived here for a year and a half. It has been the worst experience ever. Property managers do not care that tenants light fireworks off feet from your window. We moved in and our apartment was filthy. We spent the first two weeks cleaning. Property manager said they were “very sorry” and offered to take $100 off our rent... this is just the beginning. Save yourself the time and frustration. Don’t live here
Sadly, we had to become renters after our home sold as we are awaiting to close on another home. We moved in on October 23, 2017 and had carpets cleaned on three different occasions due to deep soiled stains; still not clean Nov 14, 2017, microwave only 50% of buttons work; today installing a new replacement microwave, refrigerator leaking water; repaired twice and finally fixed, bathroom vent remains clogged but Dave (maintenance) said it works properly... until a different maintenance worker placed a lighter up to vent and witnessed nothing happening at all; flame did not move, non-stop barking; some pets truly suffer from separation anxiety disorder, and hallways smell of pure sewage. On a positive note... most of the workers/employees are outstanding, but it’s the one or two that can hurt your brand. Evidently, Morgan Properties isn’t concerned about their brand, especially if every apartment building has unresolved maintenance issues as ours. You know it’s bad, when employees; the outstanding/exceptional ones, blame Morgan Properties for showing total disregard, not providing funds, to address, fix, & repair issues in a timely manner. I witnessed a maintenance worker turn his keys in and quit without advance notice. Sad to say... if your employees are not happy, can you expect tenants to be happy?

I've been a resident at the Paradise Lane apartments for around two years now. At first I was really excited to move in because the units are nice and located in a quiet area with plenty of parking, and walking distance from a pizza shop and bar. However, my initial perceptions quickly changed... I first took a lower apartment, and had to move to an upper within a few weeks. The floors creaked throughout the entire upper unit and there was little to no sound deadening. I went two to three days without sleeping because my upstairs neighbors must have worked odd hours or maybe they were walkers. I eventually had to take a day off of work just to get some sleep. I'm not sure how people can actually live in the lower units. There are 8 units per building, all of which share one set of washer and dryer. The units run on a laundry card versus quarters which I thought may be more efficient, but is actually far from. The little computer which allows you to add money to your card is inside the office building, which means your SOL if you have an emergency load of laundry to do outside of office hours. Even when the office is open the little computer is frequently out of order. Also, I can't tell you how many times I've called maintenance because the washer charged my laundry card and then quit working after it filled with water. It will take a minimum of 2-3 weeks before anything gets fixed, that is, if they decide to actually fix it. I've called maintenance about my washer unit three times over the past ~3 weeks, and it's still out of order. This exact scenario has happened numerous times throughout my stay. Two buildings (16 units) are now sharing a single washer and dryer set. The drain in our parking lot is clogged, so every time it rains there will be six to eight inches of water pooled between buildings. Because of the clogged drain our unit will get water in the basement every time. I called maintenance on multiple occasions to notify them that there's black mold on the basement drywall, and that it's actually hard to breath (most likely due to the mold spores in the air). It's been two to three weeks and there's still no action taken. Luckily the black mold is located in the neighboring unit, so they'll be the ones with respiratory issues. Although I probably couldn't tell if there were mold spores anyway, because of the sweet smell of ganja constantly radiating from the common way. Save your money and buy a house.
I moved in about 3 months ago into a lower apartment at Paradise Lane. The apartment was spotless when we moved in and the small maintenance request that we had got fixed the next day. There is no noise from above, which was a concern of ours, and we use the little nature path to walk our dog. The storage downstairs is big enough to store out kayaks and more.. No complaints!
Love the paradise lane apartments layout. It comes with balcony but we don't use that much. We prefer to put the couch there to utilize the space. The the pool and gym. Everything is updated. Wish our apartment building had more than one washer and dryer or that they where updated. They do repairs right away. I was told I could have a dog when we moved in, breed restrictions. But when I went to adopt a dog after living her for a year, they said my building was a no dog building. I was very upset with that. They said I can move when another apartment opened up. No dog for us. Other than that great place to live. Very friendly staff.
Solid apartment complex. I lived there for 2.5 years and really have no complaints. When I needed service, they usually got to it the day of or the following day. I appreciated that the walls aren't paper thin like some other places can be. I could usually hear my neighbors foot steps above me but otherwise I couldn't hear anyone unless people were literally yelling in one of the adjacent units. The price isn't cheap but also isn't awful. You're in a real nice part of Tonawanda - it's close to the Boulevard, the 290, and Ellicott Creek Park is around the corner. I shopped around a good bit when I moved here and I think this is one of the best all around complexes in the area.
