Property Ratings at MAA Palm Harbor
I have been here two months. So far, I have enjoyed living here. Things seem to get fixed quickly. It is fairly quiet, I barely hear anything outside of my apartment. Before moving in Karen was amazing to work with in the leasing office as I was moving from out of state. Since I have moved in, I have spoken to Kim the Property Manager, and she has always been cheerful and helpful. If things keep going this way, I plan on being here for a few years to come.

I regret the time I spent living there. If you care for yourself or those you live with save yourself the heartbreak and look elsewhere for housing. The memories of my experiences in that horrid environment will haunt me forever.

My family and I have been residents at Parkcrest at Innisbrook since the summer of 2019. We have been renting a 3 bedroom unit during that time, and were planning to renew our lease again this year. We have always paid our rent on time, and have not ever missed a payment, even when things were shut down because of Covid. We received our renewal offer on March 1st, stating that if we chose to renew, our rent would be raised by about $500. The letter said we had until March 3rd to renew, or give 60 day notice of leaving. I called the office to request additional time, as that was not sufficient notice. They have given us two weeks to make a decision, however that is still very minimal considering the huge rent increase. I emailed the property manager to ask if we could negotiate the rent increase, as we would like to continue living here, and I did not get a reply from her. In addition, we have had problems with pot smoking neighbors that took months to resolve. I reported them continuously to the manager, and also to the Pinellas County Sherriff's Office, and the after hours security that patrols our complex. I was informed at that time by the manager, that there were limited actions they could take because of Covid regarding evicting tenants. These particular tenants finally moved out last fall, but we have been having issues with other nearby tenants, one of whom has been seen smoking pot under my son's window on more than one occasion, and was also seen smoking right outside of his apartment door. I am very disappointed with the fact that no consideration is being given to our rental history here. I would think that it would be important to this company to retain good tenants who keep their unit in good shape, and pay on time. It appears that is not the case. This kind of rent increase is unethical and just not okay. I would not recommend coming here.

We were just accepted for an apartment at Park Creek and the experience was wonderful. The rental unit staff were professional, courtesy, and answered all of our many questions in a friendly manner. I would also send a kudos to Kerri who reflected the amazing community. We so look forward to being a resident there.

Hi, we're happy you found our staff to be so supportive during your experience here at Park Crest at Innisbrook. We are always more than happy to assist you if anything else comes up. Take care!
I don't know where the low review people are living but we are on our fourth apartment here and I wouldn't renew if I was not happy. Yes there are some minor problems but overall it's great here. The lazy people who don't clean up after their pets and refuse to toss their garbage bags down the compacter shoot are the biggest problems along with the tailgaters who knock down the gates trying to sneak in. Kim the assistant manager is great, along with the rest of the staff. I've only spoken to the property manager twice but she is just as nice the rest. Maintenance is quick and the grounds are well kept.

Wow, it's experiences like yours that really keep us motivated!
Management is slow to respond to issues. We moved in May of 2019 and the electric will was fairly average for a 2 bedroom 2 bathroom apartment for a Florida summer. 2 months in the electric bill skyrocketed and management was contacted. They stated that they would look into it and reimburse for the overage. We provided the necessary information to be told a month later that it was not what they needed. It is now June of 2020 (the last month of our lease) and we have been told that the bills are consistent and they do not find that we should be reimbursed. In May of 2020 they also did some repairs to the AC (which broke 3 times during our lease) and the bill magically dropped to a 3rd of what it had been., this information was also provided prior to the management stating they would not reimburse. All that aside the walls are beyond thin. You can hear anything your neighbors are doing. The gate breaks down at least once a week. The dog park is a complete joke and should just be label as fenced in mulch pit. There is not enough parking for the residents and you will most likely have to park several buildings away from your apartment. For as much as you pay in rent, I would expect far more.

We moved into Park Crest in July and have been having a pretty terrible experience since our first couple of days here. I am a stay at home mother of a 1.5 year old and we have had two sets of downstairs neighbors that have been extremely hostile and unreasonable. They literally will beat on our floors at any time of the day in response to my toddler walking and crawling across the floor. They do it in late mornings and the afternoon so I really don’t understand when they expect my child to be able to walk around her own home. The neighbor has also ambushed us as we were exiting our apartment and was extremely nasty and rude in spite of the fact that we had our daughter with us. We were originally considering getting a first floor apartment but we were dissuaded from doing so by the leasing agent because she was concerned that the noise from an upstairs neighbor might disturb our child. Our child however has now been harassed and disturbed by our current downstairs neighbors. We have tried to complain to the leasing office multiple times but they have done nothing so far. Definitely don’t consider moving into an upstairs apartment at this complex if you have children unless you want to be tormented regularly for your child walking and playing in their own home. We are about to have our second child and we will definitely not be renewing our lease here.

My living experience at this property has lived up to my expectations from the first lease and second signing. Two years here going on my third has felt very comfortable and safe place for me to continue on. The office help are always there when needed and the maintenance also are always here immediately when needed.

It is a friendly environment. All the staff in the office are so nice and polite and professional. The residents seem to be the right "pick" all middle-class families which have common likings, needs and wants.
I have not been living here very long but so far so good. The property is kept clean and well maintained.
Park Crest is a wonderful place to live! Friendly staff exceptional maintenance!
The grounds are always beautiful! It?s quiet and very convenient to all areas in Pinellas County. Shelly, in the leasing office, has made moving in a pleasurable experience from day one!
The community is kept up nicely, has timely maintenance and helpful employees.
I really like it! It is a well kept property with great amenities and a caring staff.
I have been at this property for 15 years and live the grounds and the staff. The only negative is there should be better background checks on some of the residents

Property is well maintained. Don?t hear neighbors too much. Lot of dogs in the neighborhood - only downside is not everyone cleans up after their pet so watch out. Sent maintenance but no one ever came and they file it under completed. But other than that, great neighborhood- feels very safe. Spacious apartments.
Nicely kept grounds, pleasant, helpful staff, quick maintenance staff.
Living at Innisbrook Park crest has been pleasant. Wonderful staffing. Great access to pool and the gym Nice style apartment just noisey at the entryway with the racers and blowing of horns wanting to piggyback thru the gates. The dumpster situation appears to be out of control with the overflow st times.
Quit pleasant well kept grounds. Need upgrade appliances either black or silver. Stove refrigerator. Counter tops. Laminate floors.
I have lived in this property for over 7 years, never an issue that was not addressed by the leasing office.
I have been living here since 2005.....the professionalism of the entire staff is above and beyond....maintenance service is prompt and cared for the first time......
I enjoy living here. The staff here is very friendly and if their is a maintenance issue it is always taken care of in a timely manner. The grounds are well maintained as well. The pools are clean too. There always seem to be issues with the workout room. The treadmills are not working more often than they work, which is an issue. There is also a big problem with other residents not respecting their neighbors. At all hours of the day and night I see cars parked in areas where they should not be parked. There have been many occasions in which people are outside their apartments having parties and being loud well after 11 PM. I know that the management cannot be here 24 hours per day, but there must be something that can be done to encourage people to show respect for their neighbors. In addition, I see children playing in the parking lots day and night. My own children look at this and see this as a potential disaster waiting to happen. All it will take is someone driving in too fast (which by the amount of times the gates are knocked down seems to be often) for a child to get hit. I do not ever want to see this happen and neither does anyone else, but if children are playing in parking lots at all hours it is inevitable. This is a wonderful place to live and the majority of the people here are friendly and respectful, but there are those that continue to bend and break the rules as well as completely disrespect those around them. I take great pride in where I live and my family and I want to continue living here. We just wish that the management would send out flyers, emails or something to try and get people to honor thy neighbors.

Parkcrest has been a very safe, clean and friendly environment. One of the most DOG friendly by far :) I would reccomend to anyone looking for a medium to upscale experience.
I love it here.I just signed my third lease. If you have any maintenance issues they take care of it right away. The grounds always look nice.
Very Nice Community. Leasing Office Staff is the Best. Nothing but good things to say. I like it here and you will too.
I love living at park crest, it has a resort living atmosphere, friendly staff and very quick turnaround on maintenance requests.
I have lived here for almost two years and have had only good experiences. Office staff and maintenance are polite and helpful. Maintenance requests are addressed timely and fully.
The grounds are always well maintained and on a regular basis, making the commmunity attractive to future occupants contemplating making Park Crest their new residence. There are rare conditions on some units and amenities that take time to repair which is sad, because it takes away from the appeal of current residents. Seems to be a chronic problem with the trash compactor breakdowns, forcing management to pull in a construction sized dumpster that is used in its place until repaired. This ends up for many days causing trash to overload the temporary unit. Unfortunately, it?s at the entrance of the complex. Not a good first impression for those visiting. Currently, one unit in particular has damage to a torn porch screen and hanging window screens that have gone without repair. Going on 2 months now. The Fitness center was down for at least 90 days. This has since been repaired and working fine. Again, are these issues due to a budget constraint? Maintenance overloaded? I don?t know. Overall, I truly enjoy the staff here. They?re always friendly and seem concerned with residence needs. They always follow up with a quick note to see how repairs were made and if I was satisfied, which I always am. Maintenance staff is very friendly, polite and professional and are always seen working. Never have i witnessed them sitting around. That?s why I feel these above mentioned issues could be budgetary and or lack of a larger maintenance staff. I am going on year number four as a resident here and as long as my monthly rent remains at a level within my budget, I plan to continue to be a resident. Thanks. I hope in me participating in this survey I?ve helped in some small way to make Park Crest become an even better apartment community in which to live.
Everyone in the office is very helpful and very pleasant

Parkcrest is average. Some things they do well, responding to maintenance requests(which the first few months I had quite a few, i’m assuming the previous tenant didn’t take very good care of the unit I currently occupy), landscaping guys come like clock work every Tuesday, NO reoccurring pet rent (just a pet deposit),the apartment spaces aren’t anything to wow but will do. I LOVE the mature trees through out the complex. Some things that could be improved, the lighting in the parking lot is horrible. I have never felt unsafe here,as of yet, but the parking lot is frustrating. It’s pretty dark at night and finding a parking space near your apartment on some nights is a NIGHTMARE. There have been times I have had to park 2 buildings away from mine. A couple things that are frustrating but aren’t deal breakers include the “gates” and the trash situation. The “gates” are simple arms that A.)rarely are functioning and B.) are ridiculous to begin with. If you want to call this a “gated community” install actual gates. These arms are annoying and I could do without. Regarding the trash compactor. It breaks, rather frequently. Being a renter for 7 years, it is what it is, I’ve had this happen at other apartment complex communities before as well. Although, not quite as frequently as it does here. All my neighbors have dogs, which I personally don’t mind, because I am a dog person. I do not think that all my neighbors take care of their dogs as they should though, specifically regarding picking up after their animal’s waste and staying regular with flea treatments. The apartment its self is adequate just dated. The carpet is AWFUL ( actually the flooring in the bathrooms as well could stand to be updated)but that seems pretty standard with most apartment complexes these days unfortunately. NO microwave is included which is annoying but an easy enough fix. They won’t let you bring your own washer and dryer, make you use theirs. if the unit has some installed, and they are the most basic set, that I hate, but that’s a personal preference I guess. Another thing that is not major but once again preference, the toilets in these apartments are very low sitting, it’s very strange.
Property is way under par for what they charge. Garbage piled up all the time. All varieties of roaches in the apartments. Terrible carpet, windows and doors. Have to dodge kids playing in the street who take their time getting out of the way of cars. Some maintenance guys are great, others are nasty and arrogant. Utilities are through the roof. Was literally cheaper in my house that was way larger than the apartment. An absolute rip-off.

I would give this place less than 1 star if I could. The cost of monthly rent is not worth what you get. The appliances are extremely out dated. The kitchen and bathroom floors are disgusting and need to be replaced. I have been dealing with cockroaches in my bathroom and bathtub for MONTHS. The pest control has been here multiple times and I'm not sure what they are doing but nothing has helped. My first 2 weeks of living here, I had to deal with a creepy/stalker. My 60 year old neighbor thought it was okay to write a 3 page letter and leave it at my door. The letter stated that he had been looking for me and watching for my car to see when I would be home so that he could cook me dinner and take me out. I was EXTREMELY disturbed and creeped out. This CREEP is older than my Father. I gave the 3 page letter to the leasing office and waited for a call from the leasing manager. I finally received a call from her, days later. She had the nerve to say that "in his defense, he is a nice guy". I'm sorry but it is NOT okay to stalk someone or write them disturbing letters. This CREEP lives right below me so you can imagine how uncomfortable I have been the last 5 months of living here. My blinds are NEVER open! The next issue is this "gate" that is supposed to be security for the neighborhood. This "gate" is a stick that raises up and down. Well, it has been broken more times than I can count. My first week of living here, it was down in 2 days. A neighbor told me that it is CONSTANTLY broken. So, if this has been an on-going issue then why not change it to something more secure? I'm sure Park Crest makes enough money from the over-priced rent. Moving on, the "fitness center".. is the size of my closet. It is the smallest room with 3 treadmills crammed in with 1 elliptical. I believe only half of those machines work. They don't show you this "fitness center" in the tour because there's nothing to see. There is so much more I could say but I think this is plenty for people to see how HORRIBLE Park Crest at Innisbrook is. Don't let the Innisbrook part of the name fool you. This place is not luxury at all! My lease is up in 3 months and I cannot wait to get out!

The staff and maintenance are great people.. The apartments are way over priced !!!!!! A/C works over time to keep up so in return our bill is very high. Hot tub is always broken , it's either the jets are broken or the water is cold !! Big Pool has had algae issue's since we moved in until the end of summer which it was shut down for over a week just to get it correct . They don't tell you about how high the water bill will be ,wow , water bill has been average of $80 month !!!! Dishwashers are the original ones it looks like . Trash bin is always filled to capacity by Saturday evening every weekend so trash piles up down the sidewalk .. Entrance gates are always being knocked down so anyone can drive into complex. SOOOOO this is a great area to live but the rent in the surrounding area has been steady going up . Rent is way to high around Palm Harbor for such old apartments and houses . Not enough 3bd , 2 ba apartments/houses available at an affordable price . We came from GA south of ATL and rent is much cheaper for same housing .
I found my apt using apt. Com and I am so happy here thank you
The apartment complex is well maintain, the staff is so nice and helpful. I moved in 2 years ago and I have been very happy. I am a retired firefighter with disability's and a fixed income they have worked with me on not raising my rent. I have a 10 year old daughter that I am raising my self and she loves living here. she feels safe here and it is very important to me that she feels that comfort feeling. I do not know of any other place to live and have such a nice place to live. I hope that the cost of living does not exceed my income because I love living here and I do not know where I could live and have such a safe and nice place to live. I really want to stay here with my daughter.
Lived here for a full year. The gate worked maybe 6 months total, but I still had to pay $40 of the nonrefundable fee to get key cards. The grounds are kept in very good condition but the parking is horrible, good luck finding a spot anywhere near your unit. For as much as you pay in rent it really should be assigned parking. Mostly elderly couples live here, not too many families, so it's a pretty quiet complex. The apartments are spacious but you can tell the property was built in 2001. The A/C units are old as well and overworked, so your power bills are going to skyrocket. Overall, if they hadn't tried to raise our rent by $300 when we renewed, but DROPPED it by $300, we might have stayed.
The grounds are kept up, but in the apartment itself the AC goes out often and have had problems with toilets, showers even the blinds fell off. Gym is not 24 hours so if you work odd hours your time is limited. Nice community just not worth what im paying to live here.
