In the northeast corner of Baltimore, Loch Raven presents trim lawns and flowerbeds spread before tidy row houses and red-brick apartment buildings. Tree-lined streets lead to the lush Mount Pleasant Park, while restaurants and stores abound along the busy Loch Raven Boulevard and Perring Parkway.
Good Samaritan Hospital, known to locals as "Good Sam," anchors the southern edge of this quintessential Baltimore neighborhood. Loch Raven, tucked between the bustle of downtown and the outer suburbs of Baltimore County, provides residents with an affordable alternative to both.

Property Ratings at Park Raven Apartments
1. First month moving here mice were running around the apartment like you wouldn’t believe. I was sitting on the couch and a mouse ran under my foot. Found out the mice were coming from my closet. There was a hole in the wall and that’s where they were hiding. 2. First night moving in there was a roach in my room and that was my FIRST night moving in. Quickly learned that roaches were coming from the kitchen and they won’t stop coming. Can’t even leave a box of cereal out. Called the exterminator at least 4 times and they still are here been like this for MONTHS. 3. Maintenance is not good. Ceiling has been falling apart since April it’s not June. Eeverytime it rains the walls and ceiling peel. Water damage all over. Maintenance has come so many times and done some paint jobs but it’s still an issue. Now they just come and take pictures and leave you hanging for months. 4. Neighbors are terrible here and management doesn’t care. I hear people fighting and yelling. They smoke all the time and slam doors. They shove sticks in the front door entrance so anyone can just come in when they want. I told management about this and they warned them but sticks are still being shoved in the door. Oh and homeless people were getting in the building sleeping on the floors in the hallways. NOT MAKING THIS UP. 5. Laundry facilities are kind of scary. The carpets in the halls are disgustingly stained. Ventilation is horrible. And management is 0/10. They literally don’t care about your complaints or living conditions.
FIND SOMEWHERE ELSE! I moved here because I needed a quick place to stay for school. It was reasonably priced and close. I moved on after I signed my lease & my apartment looked NOTHING like the one I was shown. The kitchen and bathroom was beat up. The carpet was run down , and the shower head was facing the wrong direction. Not to mention the property manager Pamela is very rude. People were constantly smoking weed in my hallway & they didn’t even live in my building ..... just spend a lil extra and find somewhere else
Park Raven Apartments, Baltimore Maryland 2020 is not a safe secured place for hard working singles or families wanting to prosper. I would not recommand to an enemy. In the midst of Corona Virus, you can barely find 3 housekeeping workers full time thoroughly cleaning the thin structured buildings daily. There is heavy drug dealing activities in the parking lot with heavy flow of car traffic from late mornings through the midnight. Funny enough the office is aware of it. The maintenance are inadequate, overworked and non-proficient. They will patch up and not fix what is malfunctioned in the apartment, for instance the cooling and heating, the plumbing after taking days to weeks to address the issue. The buildings are unsafe with some tenants openly doing drugs in the hallways and no efforcement of the contract you've signed, chipping paints, dirty and smelling carpets, moisture and molds at times in the apartment of which the office refuse to aknowledge or take responsibility, doorbells that do not function along with broken entry doors. The office workers are not efficient and simply nasty. They hardly pick calls, follow up or resolve issues and will stand and lie. If you're looking for a place to rest invest and see this as an option, visit the area circulating day and late nights several times count how many prescence of police patroling you see as an indicator, pay attention to their selling tactics and words, complete a walk through the agreed apartment paying attention to details, get their corporate contact information, make sure you understand their non accountable addedum lease before signing. What is on the website is certainly different from the experience.
There is no pool or fitness center DONT MOVE HERE worst ever
DO NOT MOVE HERE!!!! I hate it!! The worst apartments I’ve ever lived in and I can’t wait to move out! The Leasing staff is horrible and give incorrect information. When addressed about it, they act as if it’s your fault. The maintenance staff is long winded and sometimes takes days to respond to important requests. I keep a clean apartment and never had any roaches the first year or so, But once my neighbors moved out, my apartment became flooded with them and they won’t leave no matter what I do. I’ve asked for an exterminator which was never sent. The paint job in the bathroom is horrible. The stove is all beat up and raggedy. The floors don’t look nice or shiny like the pictures show. It’s just a mess. Even the hallways are horrible and need a new paint job. I hate everything about this apartment and would never recommend anyone else to live here! If it was possible to give 0 stars, I would. I’d suggest the the whole complex be tore down and rebuilt!!!!!! Again, DO NOT MOVE HERE, YOU’LL REGRET IT !
They never fix anything, the staff is TERRIBLE!!!!!

we're sorry for any negative experiences you've had here in our community. We strive for five-star customer service, which includes maintenance, and it's always upsetting to learn when we haven't hit this mark with our residents. We would encourage you to reach out to us in the office check on the status of your repair requests as often as possible. Thank you for your feedback, and take care.
I have so many roaches in my apartment it's ridiculous. I bleach everything and have all my food stored in plastic containers. Nothing seems to keep them away. It's gotten to the point that I no longer enter my kitchen, which means I eat out everyday. Their exterminator comes once a month and puts down blue packets and leaves. Apparently it's not working, because the roaches are still in my kitchen. I hate this place so much.
I have lived @ Park Raven Apartments since 1992 and will continue to live here until I am to old for the stairs. I have seen many children grow from Elementary School, Graduating College. Park Raven can be your home if you want it to be. I only had a few problems since living here and problems were solved within 24-48 hours. Office Management & Maintenance are a great group of people taking care of us or me. Please, trust me if this place was not a great place too live, I would not have lived here this long. And that's why I have so much to say. Ms. W.

I have been living at Park Raven for 3 yrs. Since the Office Manager Ms. Allen has been at this location she has been nothing but very pleasant and helpful in anyway she can. The grounds are very well kept and maintenance has not been a problem for me. The apartment is surrounded in a residental neighborhood which gives you a sense of comfort.
I only have two positive things to say about my recent experience with this complex. 1. Ms. Allen (Property Manager) was pleasant and helpful as I begun the leasing process. 2. The location is in a nice residential area. That's about as good as it gets. The unit that I ALMOST leased 1702 Ramblewood Road Apt 2 was a MESS from the UN-secure security entry door with the missing lock and tape. To the dirty hallway with its outdated carpet and the hallway walls with the chipping paint. The door to the apartment looked like someone had kicked the door and left their boot print on the door. The unit itself was a Mess. I had to ask the guy who showed me the unit if it had been cleaned. The hardwood floors were scuffed with black marks, the refrigerator was rusted, all of the kitchen cabinet doors and drawers were open and dirty, there were mice droppings in the kitchen next to the refrigerator, the was a hole stuffed with something in the frame of the bathroom door, The bathroom tub had sooooo much caulking around it that it extended into the floor. The front of the in-unit washing machine was disconnected from the machine like someone had washed a very heavy load and no one thought it would be nice to reconnect the thing. Needless to say I was beyond disappointed. I declined the unit and asked about other options due to my situation and was informed that another unit would be available HOWEVER after further thought I decided to not return to this complex. I placed a 250.00 hold on the apartment and was not able to get a refund BUT TRUST ME. I would never live here and would not recommend this location. They can and did keep the money. LOOK SOMEWHERE ELSE.

I am a single female residing by the golf course. I provides a sense of calm and solitude as well as a safe environment. Also, the grounds are clean frequently and the maintenance staff is very responsive.

I’ve been living here for two years now and it’s been the worst experience every. When you call for maintenance they never show up or they half do the job. In the winter my heat went up and they took two weeks to fix it. When they finally showed up they put my heat on emergence heat which made my bge go up. Than In the summer my air stops working and they only gave me one unit for a two bed room apartment. When I finally found a new home they tried to tell me that they automatically sign me up for a 12 month lease and was trying to make me pay a big fee. Do not move here!!!!!!!!!!!!!!!!

I moved in June 2017, and its been horrible.I am currently looking for a new place. The apartment wasn't ready but they let me move in anyway !! Too many complaints to write in this review. I would not recommend anyone to reside here. Don't let the area and grounds fool you !!
Incompetent maintenance department, front office lacks compassion. I have roaches and mice no matter how much I bleach and wipe things down. I am on the list to have an exterminator out every month but the roaches are still there. Came home yesterday and found a mouse dead in a trap next to my crock pot filled with food. Was hoping the roaches would calm down in the winter but I was so wrong. Park Raven has so much potential, their staff just don't care about maintaining the property so it's worn down. Major improvement could be done to improve the roach and mice problem but nothing has been done.
I've been living in Park Raven for a few months now, and I love it. It's a quiet neighborhood with lots of families. The front office staff has always been very responsive to any questions I may have. They've stayed late to wait for me to pick up packages and get right back to me when I leave a voice mail. I like working with them. I would recommend this community to my friends.
Since I have been living in Park Raven (less than 2 yrs) they have gone through three different property managers and each has been worse than the one before. I have experienced some of the worse property management I have ever seen in the last 6-8 months. Maintenance takes weeks to respond to simple calls, if they respond at all, and when they do it's a half fix. They find the cheapest, least expensive way to patch up a repair. Which means the problems are continuous. It's not uncommon for maintenance to fix the same problem over and over with glue, caulk and/or tape. The halls are also in terrible shape. None of the buildings look like the leasing office where the model is. The hallways in the resident buildings have stained, smelly carpet with paint peeling off the walls. As stated above, I would not recommend.
These apartments have great construction design and space. I like the apartments primarily because they have "house-size" rooms and windows in "every" single room (including the bathroom and kitchen). The Management and Maintenance Teams are impeccable and swift to aid in the care of its tenants. I enjoy living here. The units have updated heating/air-conditioning, and are clean, and free of infestations. It is a quiet community on most days/nights -- consisting mostly of homeowners and those of us who rent here. Management is very professional, courteous and helpful.
