Property Ratings at Park Regency Apartments
We lived here for almost 3 years. If I could, I would give 0 stars. They will sell you apartments with paper thin walls and ceilings. If you don't rent the top floor, don't rent at all! Pet poops are everywhere, mailboxes are constantly broken, and gates don't close all day long. When leaving you will pay the MAXIMUM. Management will not negotiate with you at all and will only stick to its line! Forget about your deposit. If you decide to move out earlier, you will pay a crazy 5000!
Moving out is a pain. They will deduct paint, carpet cleaning, and cleaning the unit with no grounds. be prepared to fight for every deposit dollar. Make sure you document your move in condition and move out condition. They try to make you pay for repainting the rooms and carpet cleaning. Get a copy of tenants rights and make sure they follow it.
Pathetic place. Not transparent with their vacancies and prices online. Very poor quality of apartments given the high rents. Negligible guest parking. They sell the extra slots for more money. (They told my guest to park near the train station...) Safety is an issue. Gates are not closed during the day. No proper security. ( They sent a letter in the winter saying "keep car cabinets open and empty to prevent theft" ...., instead of addressing their security ) Trash and compost areas are dirty and hazardous. Gym and pool are poorly maintained. Pet droppings are everywhere. Rude, unprofessional and dishonest management. They cheat during move-out with cleaning fees. There are much better apartment complexes nearby, stay away from this one.
This apartment complex does not deserve this 5 starts. I dont even know where to start, everything they have is for a show like the pool, gym and especially the dog park. Most people here works from 9-5pm but the gym opens from 9am-7pm, the pool too. They use covid as an excuse to close everything so they wont spend a penny on maintenance. The dog park is legit a square place behind apartments with one bench chair, oh and by the way it’s one dog at a time? My dog hates it. The apartment itself is old and they did the cheapest possible renovation. It has a fake wooden floor, washer and dryer that barely works, always have issues with their sewer system. The walls and ceilings are super thin, you can hear ur neighbors walking, eating, watching tv and have sex. You do not get a sunlight depending on your location. My room doesn’t get any sunlight bc my window is facing the hallway and there is no way you can open the blinds with all the people walking by. The management team sucks, they loose your packages, and very rude. They are only nice to you until you sign the contract, once that contract is signed they won’t even remember who you are after. The manager sucks, she is never there in her office and always says will call back but never do, so I would go to her office then they would say she is out today lol. Honestly the manager is a joke, she actually does her job like 2 hours per week.
The worst front office ever. They are rude, and unprofessional. They will charge the application fees and the deposit, and tell you that the apartment is not ready to move in. The worst people you could ever deal with.
The management is a joke. The workers at the office are not professional. Some of the apartments are falling apart due to lack of maintenance. The office will not respond to maintenance emergency.
Horrible management. Jus moved to park regency. and AC I leaking and nothing works properly. I can’t turn on the AC because start leaking so bad. Has been 2 weeks. They told me today they just ordered the part and take 1 more week. This is an emergency!!! Instead of finding best solution they are looking for cheapest solution! Do you self a favor and do not move here No wonder deposit its only $99... they have so many empty units because no body wants to move here. Please think twice before you sign the contract.
Other negative reviews of this place are incredibly accurate, I too read them awhile ago and figured people were just complaining and they were wrong. Some front office people are very helpful but that doesn't fix noisy neighbors, people throwing trash down from above onto your balcony, LITTLE TO NO PARKING. I repeat....LITTLE TO NO PARKING. I would have to park 10 minutes away and walk home, rain or shine. They value getting more money for reserved spots, that's why the majority of exterior spots are reserved..oh, you want to pay for a reserved spot? Too bad, there is a LONG wait list. I get people being excited to live in the area, close to Bart, close to downtown Pleasant Hill and Walnut Creek. However, this place is not worth your sanity. You can never open your bedroom window, since it directly faces the hallways and corridors, you never get any sunshine in your unit, unless you're lucky and happen to have one of the few units that gets direct sun on your balcony. Washer and Dryer are pathetic, you can wash about 4 towels, what would take you 1 load in a normal washer/dryer will take you 4 loads. They will nickel and dime you on everything, its a scummy business. LIVE ANYWHERE ELSE BUT HERE. I'd list more but they'd know exactly who I am, if they don't already.
We are so happy here that we just renewed our lease. The location is ideal close to BART and I680/24. We can be in downtown SF in no time (BART or driving) and Sacramento in an hour. The resident parking is ideal, and the BART station has free parking nights/weekends for guests. The kitchen has all new appliances, an in-unit washer/dryer and even a fireplace. They recently installed a beautiful wooden floor in the kitchen. We are taking advantage of a free carpet shampoo they gave us for renewing our lease. The grounds are safe/secure and very well maintained. The staff is superb, they have taken care of any issue without question or delay; making sure that the residents know how much we are appreciated. The maintenance staff are very responsive and have gone way beyond expectations to make sure we are happy and comfortable. The community is very diverse and friendly. I would recommend living here to anyone.
Moving here was one of the biggest mistakes I ever made. You can hear ever little sound your neighbor makes and the management is as shady as they come. They will scam you a variety of ways, I had them give me a low renewal rate and try to jack it up $200 when i signed. They also lie, cheat and will do anything to get your money. They also have no security and there's always someone waiting to follow me when I drive through the security gate. Beware of this place, dealing with a large corporation full of scumy people is nothing like renting from a regular landlord. I'll be moving out of this place ASAP.
The workers at the management and leasing office are the most stuck up, rude, money hungry people. They'll be super nice to you only at the beginning. They will make it seems like things are working out fine, everything is flexible, then when the time comes they will charge you more and more money even though things have been talked out. I asked if it's okay to tell them whether I want to continue my lease or not within the next month, they said okay it's totally fine, but then they charge me more for breach of contract because they told me that I should've told them earlier. Even though I talked to the same person! Horrible customer service, who likes to tell lies and have zero consistency on their ends. Save your money and live somewhere else. The building management is money hungry rude people.
I've been living in the Park Regency Apartments for the past 3 years. This is probably the best in Walnut Creek. Very good experience so far. BART is close by and a very quiet safe and friendly area.

My experience here at Park has been a good one. I have no complaints, maybe just above neighbors but thats about it. The location is key for commuters like myself where as bart is literally a 5 min walk. I pay for my space and I can't complain about that either considering the market price for smaller units at different locations. Highly recommended.
Grounds are lovely and well kept, but walls are thin: you can hear everything your neighbors are doing. Plus, on move out, they will not reimburse you for 90 percent of your security deposit, even if you leave the unit in immaculate condition. I regret the year I wasted here, and would never recommend it to anyone I know. Search elsewhere. The building management here is criminal.
What can't I say about this place?! As a first time apartment renter, it was very scary for me to find an apartment that I would feel comfortable and at home with. Park regency is that place for me. The staff are all very friendly and willing to help with any issues we may have. The maintenance staff is extremely prompt and efficient and arrive within minutes of being contacted. Some of the awesome amenities include: -gated complex with full time security -mulitiple pools -covered parking spots -gym /lounge with free wifi -attached shopping center These are just a few of the awesome things about this place! Anytime I hear someone is looking for a new apartment this place is the first place I recommend to them. It's great for singles, couples and even families. I couldn't think of living anywhere else that could give me what this awesome place offers. Park regency rocks!!!
$2500 rent for 950 sqft. 2 bed room. Gated complex and night time gate guard. Small but adequate gym. 4 min walk to BART, 30 min from UCBerkeley. Laundry on balcony but in its own closet. Thick walls means we NEVER hear our neighbors!
The holy grail of any good apartment simply is if you can live without being hassled by your landlord and enjoy modest peace from your neighbors. Park Regency is an older complex, but it's well kept. In the year and a half I've lived here, I've had zero issues with management or neighbors. Mostly you'll see families and business professionals just looking to live a quiet life. The only major con is that it's a bit pricey in comparison with newer complexes. That being said, the advantages mentioned outweigh the cost.
Though great for party people, if you want to feel secluded, it is not happening here.
