Property Ratings at The Mill At Manchester Lofts
So far so good, moved in 3 months ago and the staff at the leasing office made my move in very smooth. No complaints here . I have referred 2 other friends if mine to live here and they will be moving in middle of march and another in mid april. I am in a upgraded unit and for the price, it isnt bad at all. The amenities are exactly what I was looking for.

I lived at The Mill for 12 months, not renewing, and this is what I learned about the place: - There Is No On-Site Staff: The front desk is empty and there is no leasing office. The numbers provided lead to remote BH employees or offices and not anything on the property. - Mold: The building is old and offers 0 insulation so when its wet outside, it's wet inside. you can call a request about mold but they like the term "microbial" so that it makes it sound not as bad. Also, they refused to test the air in my unit because "they just don't do that" even with the presence of mold in the provided dehumidifiers and the concern that it is in the air ventilation. - Mail Distributers Do Not Have Access/Keys To The Parcel Pending Lockers: Packages get stacked next to it and all over the desk and table in the front. They charge a fee and it is not optional, you are paying for a service that the mail distributers are not using. There are countless reports of stolen packages as well, which goes into the next point. - No Security: No cameras and locks on the north and east entrance break all the time. You might as well opt for street parking because the gate in the parking lot is just for show and the spaces are too tight for college students to handle. - Large College Student Presence: If you are looking for a well-kept and clean environment, this isn't the place. Sure Richmond is a college city but there's reasonable living conditions and then there is college fraternity conditions with fast food wrappers and drinks on the stairs and around the trash cans. Parking lot is dirty with trash, students are inconsiderate when parking and have damaged my vehicle. - 'Luxury' Branding and Rates: Rate for my unit was raised by 20% and given the conditions that's a bit excessive and inappropriate. It is strange to me that BH is even trying to compete with the luxury apartments that are popping up in the adjacent blocks; they don't have the employees or the resources to keep up with their 'luxury' standard. I was perfectly okay with this place and how it was too, even with the issues listed, because I was paying a rate that came with those caveats. - Inaccuracies on their Apartments.com Listing: I don't know why high speed internet is listed on here units don't come with internet you need to bring you own ISP. There is no on-site maintenance or manager as mentioned before either.

Living at Perry Place/The Mill at Manchester Lofts is like living in an abandoned property. The management company has a minimal presence here and avoids all contact with residents. There is hardly ever any actual BH employees on-site for anything and they are incredibly hard to contact (no direct lines or email). My unit has had multiple issues, but mold has been the most concerning. The building holds a lot of moisture and after multiple contacts with maintenance, the best they could offer is one dehumidifier for the whole unit. Most tenents I've encountered love the area but hate the management company and want to leave once their lease is up. There aren't many good things to keep someone here that another local place can't offer (and more).
My experience with management/maintenance is very good. They strive to treat their tenants like family.
