Property Ratings at Pine Ridge
I lived here for around 2 years and recently left. These apartments kind of suck and I have never met a previous tenant who didn't share the same sentiment. Their maintenance team half the time says they fix an issue they never even knock on the door for. You can't receive or obtain packages without the office being open which is mostly during all work day hours for the average person. The noise management is abysmal from 4am cars revving to children screaming and kicking walls until 11pm, absolutely no help from management or nonexistent security that stopped patrolling 4 months after moving in. The management team is very ill prepared, poorly managed, closed more than they're open, and they either lie right to your face or they change their answer after the fact without a care or even a message to you. Lack of communication, lack of disclosure, and changing rates without reason. Not a very fun or good place to live or even makes sense for their current rates of 2024.
I had 2 unexpected maintenance issues right after we moved in and had to put in 2 requests. The response was fast for both and both issues were resolved. Very happy.

Only issue is the parking is horrible. I have talked to the lady in the office about the problem and all she says well can’t do anything about it, I said well in the contract I signed it said only two cars per apartment. They really need to find a way to solve that issue. I seen cars not working so they been sitting in the spots for weeks using them as storage. Also someone having 3 cars parked when you can only have two. Really need to check on the parking spots. It’s getting out of control to find open spots when they are used for not working cars as storage or having more than 2 cars. But other than that it’s not bad.

Debbie is the worst super rude and acts like you are a child is way to overpriced. would never recommend this place to anyone was ok in the beginning but no parking bad with mail if you get packages.

I can assure you we do our best at logging packages in the overflow package closet as they come in, once the package lockers are full. Sometimes we are assisting residents or future residents, and log them in as soon as we are available to do so. However, I am so sorry to hear your frustrations related to the packages or mail has been upsetting. Additionally, parking is difficult to guarantee for every resident and their guests if a reserved carport parking spot is not secured, and our 160 non-covered open unreserved parking stalls may be taken by residents and their guests. For 116 apartment community, parking can sometimes fluctuate and we apologize you were upset about having to use local additional street parking. I don’t believe we have spoken directly about your concerns, but I would welcome the opportunity to find out why you felt the interactions were less than professional. The main clubhouse, with a small exercise room and pool table, is very nice, but the rest of the place reminds me of a gun metal gray military BOQ that hasn’t been renovated in 30 years. The website apartment photos are from some units that were renovated. The other units are older interiors, which some might prefer for pets. The biggest negative for this place is the parking. All of the covered parking is $35/month and you can only have one slot and they choose the slot. Some are okay and some are narrow and getting in and out around the posts for the covered parking can be a challenge. There is a lack of the first come, first serve parking, which is why so many park on the street. I suggest you try visiting at the time you would get home from work as well as from a late night out and try to find non covered parking to get an idea of how awful it will be.
Moved in almost 3 weeks ago (on June 1st). Loved the place initially, until my boyfriend and I realized how many problems we were having with our apartment. It began with our master bedroom sink that was leaking (noticed the water on our items underneath). Then, a roach or two in the kitchen. What unraveled was a roach infestation. They kept coming primarily from behind our stove and lived in the kitchen. We also kept smelling a foul odor every time we came in to the livingroom from our back patio area. A stench that our air fresheners couldn't even tame. We realized it was coming from behind/underneath our fridge. Maintenance replaced our fridge and when he rolled it out of our front door on the dolley, a liquid was dripping from underneath. We cleaned it up with microfiber towels and realized that's what the smell was. Something funky leaking from underneath. After a couple of weeks, I realized our hot water heater had issues. Hot water wasn't lasting maybe a few minutes at a time. I couldn't even get a hot bath to run and fill up the tub more than 1/4 of the way without the hot water heater running out. The maintenance guys are always nice and helpful. But we've just had so many issues and we've only been here for two and a half weeks. It's absolutely frustrating. If you do move in, ask for pest control to spray your apartment down before moving in. Unfortunately, they only stop by these apartments twice a month and wouldn't come by on the day we realized we had an infestation. Otherwise, you'll have to remove everything out or off of your kitchen cabinets, kitchen counters, bathroom sinks, and then have the pest control company spray your place. Debbie (at the front) has really been nice to us up until today, when I've expressed my frustrations to her. She doesn't really care about the issues that we've had here. And that's okay. That's the best part about leases. If we continue having problems, we'll definitely be out of here next May.
So Ive been living here, almost two years!!!! I have NEVER been late on rent. Not a single time. Since the building had been repurchased by someone else, its been VERY hard to try and pay rent. We are no longer able to pay online, there is no drop box, and the office hours are 9-5:00ish.......sadly, I work in Tacoma from 8:30-5:30, and I can not make it in time to pay inside. Ive asked on several occasions if there were plans to allow us to pay online again, and have always been told, "we have a meeting today". Last month I was told to just hide it in the Gym and give them a call and let them know. Unfortuante for me, when I attempted to "hide it in the gym" theyre people in the gym, which I wasnt 100% comfortable doing. So i slid it under the locked door. I learned this morning, that because of this, I received a late fee!!!!! Are you SERIOUS?!?!?! When I explained to the receptionist, that I literally slid it under the door at 5:01, (and I called the building to leave a message) I was told "Ma'am, thats not true, I was here till 5:05".....ok so now im a LIAR? Are you kidding me. In my two year stay here, I have never been one to complain. The amenities (washer, dryer, dishwasher) are all outdated, in fact the dryer doesnt even dry my clothes anymore. They have come and"cleaned" it several times, it needs to be replaced, and i havent complained AT ALL, NOT ONE time........ I am eagerly waiting for my lease to expire so I can move. I would not suggest this place to anyone, unless you want your car broken in, ammenties that dont work and bogus late fees.......
I read the other two reviews. After reading, I wondered at all if we were talking about the same apartment complex. Once I saw the comments about the hallways smelling like smoke and constant fire alarms, I knew I was in the right place. I have been living @ Pine Ridge, for a year now. Quite honestly, 9 out the 12 months have been intolerable. I. Ongoing construction: Plumbing Extensive project that took nearly 6 months to complete. -Result: Countless service interruptions(tenants paid but received no credits) and rusty water. Issues reported to MG Property Management, we were given several different excuses, reasons and "problem solving" techniques. Technique #1; Run water for approx 20-30 mins, at your cost, each time. Roofing -Broken windows. Some tenants reported that 2-3 months went by before windows were repaired. -Commercial grade dumpster parked for a month blocking traffic. -Tenants began throwing personal trash in the dumpster. The ground was littered with broken glass, beer cans, fast food containers, cigarette butts, insulation and rotten debris from the roof. This lasted for over month! Not a day. When reported to the management, replies were much like the ones received when you report the hallways reeking of marijuana and cigarette smoke. "I'm sorry, unless you can identify the culprit there's nothing we can do". Painting overhead carports -Result: No Parking Cars with no handicap stickers or disabled plates park in the few handicapped parking spaces. Tenants that either pay for or have an assigned covered parking stall receive "towing notices" while other vehicles park in loading zones and receive no warning. Additionally, cars that are clearly broken down and have not moved in months remain free from notice. 2. Noise Levels -Loud volume coming from cars that idle in front of buildings @ all hours of the night and into the early morning. 3. Play Yard -I feel the photo on the website is a misrepresentation. There's one play structure (for little, littles), small grassy area full of pet droppings; needles have been found as well. 4. Security -There is none. The Marine Patrol locks and unlocks the exterior doors that aren't already propped open. The intercom and electronic access coding system does not work and there are no cameras. The list goes on and on. I feel that if you are a young adult, attempting to gain or improve credit score and do not mind losing sleep, Pine Ridge may be the place for you to start.

I have been living at Pine Ridge apartments for a year and a half now, and in this short time, the A building fire alarm has been pulled or set off over 30 times. Not the apartment unit, the ENTIRE building's fire alarm. In fact, it is going off again right now, and it is 3:52am. There is a fire truck outside. This happens so often, that no one bothers to evacuate anymore.. It is extremely loud, and my only complaint - that, and the fact that the swimming pool is cemented in. -_- On the plus side, there is a new, large, expensive communal grill in the courtyard, a clubhouse (with AC in the summer) as well as a pool table, free cable on flat screen, and free wifi (inside clubhouse); there is also a fitness room and additional security such as separate building keys, door code, and new halogen lights in parking lot. It's a bit pricy for the square-footage, but it's also a really nice community. Just can't stand the constant fire alarm going off. -_-
Been living here for almost a year. The staff in the office are friendly and it's always pleasant to see them. The apartments are beautiful but the parking lot is basically a one way street. There's always parking spots. The trash cans are always over flowing and the hallways smell like cigarettes most of the time. But overall I love it here. There isn't a dining area though so hopefully you don't have large furniture.
