Property Ratings at Port Royal at Spring Hill
When I moved in three years ago, the place was great. But it has gone downhill. Property manager turns every problem back on resident - either resident caused it or did something else wrong. And she has attitude. Asked four times to have something fixed before it finally was. Several other things have gone unfixed because I got tired of asking. Maintenance is hit or miss. They can't keep maintenance guy. Prices keep going up but you never get a clear figure when lease renews. Use to be a quiet place but now little kids run around in parking lot from 7 am to 8 pm, with no parental supervision, riding bikes and yelling. Have asked for this to be addressed and nothing happened. I'm afraid a kid is going to get hit by a car one day, possibly by a resident woken up by screaming at 7 am on a Saturday. When lease is up, I'm out of here.
My air conditioning has been broken for over a month. It’s been 88+ degrees in my house at night while I am trying to go to sleep. Management doesn’t respond to half of my emails. I know of at like 7 of my neighbors that are going through the exact same thing. These people do not care about their residents! Do not live here.
I’ve been a resident here for four years, and the staff and maintenance crew have always taking such good care of me. It is a safe neighborhood with very little activity at night, and with the way the townhomes are built, I don’t hear neighbor noise. And I love the saltwater pool! It’s been a very good home for us.
We love him!! Our first interaction was with him on a weekend because our washing machine was leaking. He was at our place in less than 15 minutes and figured out the issue quickly and fixed it. We were able to continue to get ready for our week with only a minor delay. Stacy is knowledgeable and polite!! I’d give more than 5 stars if I could!!
As a first time renter, I can say that living at Port Royal has been a wonderful experience. The office folks are quite friendly and easy to deal with as far as getting any business handled. There's also pretty regular community events to attend as well.
I’d highly recommend anyone who is looking at moving to Spring Hill or finding your first apartment to move here! The people at the office are reasonable and work with you to get you what you need. I’ve lived here for almost 3 years now and the space that I have as well as the price for the area can’t be beat. They are called luxury apartments but are basically townhomes so you don’t have to deal with neighbors living above or below you and making a bunch of noise. I’ve never once heard any noise or had any complaints from my neighbors next door so that shouldn’t be a worry either. Come check the place out for either a one, two, or three bedroom living space!
DO NOT live here! They are horribly ran and will try to get you for every penny you have when you move out. Maintenance will never fix anything that is wrong and the manager Courtney is extremely rude and is no help. Everyone seems nice before move in...but once you sign your lease it is downhill from there! BEWARE! Live here if you don’t mind losing an arm and a leg at move out or don’t mind fixing all issues on your own. You’ve been warned!

This is unfourtanely a horrible place to live. The construction of the floor plan is terribly put together with minimal cabinet space and oddly placed windows. But id that was it i'd be much happier. The mainteance is not existent and the front office is never around. Multiple times i've had people just walking in my house from mainteamce or a "routine check". Maybe your routine checks should consist of a heads up so I'm not shpwering or sleeping. But worse of all the price is super enticing however they make up what they're lacking in there price by charging you for a ridiculous amount of things for "repair" when you leave. I had plenty of previous friends who have lect these apartments and most have to pay around $1000 in fixea when they leave. They understand that if you can make it look enticing on the front end you can lock them into a contract and recoup the low rent price on the back end when they try to leave.
The management staff is not what they seem, they are nice unless there is an issue then the witches come to life on their brooms. One is particularly unreasonable and would make a Sunday School teacher lose her religion. I do not recommend anyone stays here. They forget that you are the customer and people CHOOSE to live there. It is worth breaking a lease. These guys are a piece of work.
Had a problem with heat pump not cooling during the day. They had "their"maintenance person come in and he said everything is fine. It was our fault because we did not sleep with the doors open for everyone to see us sleep. They also suggested we open the blinds to help air circulation? Got the power bill and it went up $70 because the heat pump was messed up. The ceiling was falling in the living room and they told us not to worry about it. It was just tape coming off. It was not tape. The ceiling was falling because of a water leak from the bathroom above. Found bed bugs in our unit a few months after moving in. Notified management and they had their pest control service come in to treat. Went thru a great deal of trouble on our part to have the unit treated and get rid of the bed bugs. Asked the service where they came from and was told they could of been dormant from the previous tenants, come from the unit next door or possibly been carried in. Management decided months later it was our fault and demanded we pay for the treatment they contracted and the company they picked. When we showed them the lease stating are not responsible they disagreed and said this was special circumstances. I would not recommend these so called "luxury apartments" to anyone.
We have lived at this apartment complex for 3 years and never had any problems. The office staff are always friendly and very helpful. We got a return phone call about 80% of the time whenever we called. The apartment was well cleaned and established before we moved in. The upstairs bedroom and bathrooms are VERY spacious in our floor plan. The kitchen and living area are just getting to be too small, so that is our main reason for moving out now. There are several floor plans to choose from though, so you can choose a bigger kitchen / living area if you need it. They were flexible with us and we never had a problem. Our maintenance requests were always taken care of within a few days. We had flooding from the ice storm in February 2015 but the property managers fixed the roofs, soaked carpets, and stained walls. The pool is kept very clean and is never over crowded. There were a lot of times where the dumpster was too full, it would be one of few complaints I have about this property. There is usually trash overflowing onto the ground every weekend. There was also a time when a stray dog was wandering around the property and attacking the resident dogs - we called maintenance and property management to have the dog removed, because animal control was unavailable, and they never really did anything about it. Eventually the dog went away and the problem was gone... took about 2 weeks though. We have always had VERY friendly neighbors and have been comfortable around our community. This complex is very close to I65 and the grocery store so its extremely convenient to get what you need. Overall I would say that I am sad that we are leaving here, I will miss it it has really felt like and has been a good home to us.
