Management is terrible. Maintenance is trash! THEY HAVE MICE AND ROACHE INFESTATION! Awful bug problem.
I have lived here for just over a year. Packages get stolen by other residents. Construction is beyond inconvenient. Loud, blocks the parking garage/side streets and I have gotten nails in my tires THREE times. Management is not helpful either. Do not move here. It’s just one frustration after another.
i have been struggling with the internet since i moved here a year ago. I called IT yesterday and the person on the phone told me "there is no solution right now for the internet outage in your area" and refused to help me. I tried calling back several times and it went to voicemail and did not get a returned call. I am incredibly frustrated with the management of this property and will not be renewing my lease. Another reason i do not like this place is the mail system. There have been several reports of stolen packages in this building.
Heed the complaints from the other unsatisfied tenants and do not movie here. Overall terrible experience.
I am a three year resident of Port RVA, and I love it here. I appreciate the management's diligence in correcting any issues in a timely manner. There have been constant improvements done and I would recommend for anyone to live here as well!
This is one of the worst , unprofessional apartments that I have ever stayed in . Let’s not forget the fact that all of the appliances are falling apart. My ceiling was chipping , walls are cracking . Overpriced for the size and amenities. Gym is way to small , rooftop sucks . This whole complex is a joke . Nothing good to say here !
I moved to these apartments in Summer of 2017. I have had nothing but good experience here. For the price, and what you get: Saltwater Pool, Gym, New Building, Free High-Speed Internet, Water, TV, Trash Service (They come pick it up at your door in the evenings!), New appliances, Washer & Dryer... Also you are a 6$ Uber/Lyft ride down to the Bottom! They have the Manchester Market downstairs, and yes, it is a bit more than what you would pay somewhere else, but it is about convenience, you can get pretty much anything there usually, and their food and drink selection is pretty awesome too. It is a little unorganized, I think because they are trying to fit so much into it as far as not just food and drink but other supplies too, but they have everything and are constantly getting new shipments, so everything is fresh... (Produce, Dairy, Drinks... etc...) It is better than driving to the closest market nearby (Which would be Fresh Market) which is somewhat expensive too... You also have a few places within walking distance including Legend Brewery Co, Plant Zero Cafe, Papa's Pizza, Camdens, Twisted Ales, and Brewers. Parking in the free lot is usually always open with spaces, It is rare that there is no parking, and if there isn't, you can park on the street which parking is always available. If you want to get a parking pass in the garage, it is 45$ which is a lot better than some other places I was looking at (nearly double!) So you have 3 choices for parking pretty much. Maintenance is great, They always keep up to date with things and any help/service requests needed. Also, they have a nice cleaning lady who is always cleaning up around, so no gross hallways, sticky elevators, or cigarette butts, dog poop, or trash laying anywhere like some other complexes, they take pride, so do the residents. Residents are nice, it seems more like young professionals more than the young college crowd (Thank goodness). This is an up and coming area, and to see how fast it has grown (Within past 3 years) and how it is becoming is why I moved here. They are building up around the area, so for the prices, this is a pretty good deal.
I have been one of the first few tenants when they were still basically under construction. The experience here has been a rollercoaster for sure. When I first moved in the management kept giving me different dates as to when I was able to move my stuff in. I scheduled time with movers and everything, and management decided to tell me 2 days before the agreed move in date that it would be pushed back more time. So by this time, it was too late for me to reschedule with my movers. This was the worst few months ever! Management was terrible in relaying information. I had to stay in a hotel for the first month, such an inconvenience. Often times when you would email management they would not respond. There were several occasions where I emailed them concerning emails and no response, by this time I was so over them and just glad that I was eventually moving soon. The garage door has broken numerous times. It completely fell down. This was extremely hazardous and unsafe. It could have fell on someone’s car. And the days that the garage broke, numerous tenants were late for work. The fence that surrounds the pool has also fell down before. It really seemed like they rushed so much to put this place up, things were falling apart. Everything about this is mediocre- there are too many awesome surrounding apartments and lofts in that area that offer more, and probably have better management. The pool is extremely small, as well as the gym room. No weights, dumbbells, medicine balls or anything. Like I said everything is very mediocre. To me- NOT WORTH THE MONEY. Seek another apartment that has better amenities.
This apartment building is absolutely terrible. Internet is always messing up, extremely slow. Parking whether it's in the garage or parking outside is terrible. Parking spots are extremely small, parking on the street is hard to find unless you get home early. Fire alarm went off for several hours and the management told me to wait until morning for someone to come see it, keep in mind the fire alarm is extremely loud. I had to call the fire department at 11pm because I had work in the morning. Had to switch parking spots in the garage because someone hit and ran my car and I only found out because someone saw it. They did nothing about it either. There are no cameras except for near the elevator and the doors to go outside which to me is unsafe. Management doesn't want to deal with issues, they're just terrible don't even bother trying to reach out for an issue. TOO many problems for the price that you are paying. The electricity bill is high all the time no matter what you do so I have to be paying for someone else's room or something because it doesn't make sense. The walls are super thin i can hear my neighbor sneeze. People are extremely loud at 2am almost every weekend either from fighting or from partying but YOU will get a noise compliment for doing absolutely nothing. THE only good thing here is the cleaning lady because she's extremely nice. Please go somewhere else and save your money.
The Management Company- I was one of the first people to move into these apartments in July 2015 after months of delays and living out of a hotel for weeks. During this time the management company was extremely difficult to deal with and would never accept the blame for the building taking so long to complete or some of their other mistakes. I was promised access to the elevator so i could move some of my heavier items into the unit at a certain date between 11 and noon. I get to the apartment BY MYSELF and was forced to move everything up the stairs alone because the management company either lied to me about having access or miscommunication with the construction company.I personally spoke with Mark the owner on several occasions and he was extremely rude as if he couldn't be bothered with the complaints of his tenants. The Apartment- Once I was finally in the apartment I was excited because 1. I was finally done living out of hotels where I had been for weeks 2. The apartments were brand new and seemed nice. I quickly found that the unit was tiny and made with the cheapest materials possible. I could deal with living in a tiny apartment because of the great location BUT the Internet and Cable which were included in the rent were enough to make me want to move. The internet constantly went out, once every few hours. When i called the internet service provider they forced me to pay for a $40 router which apparently only works on their system because I cant use it now. I had the option to work from home which I was never able to use because the internet was so unreliable. For as bad as the internet was the Direct TV was even worse. I cannot count the number of times the technician had to come out to my apartment because my cable was going out on sunny, clear days. It was infuriating. I honestly would not had been so upset by it if I had reliable internet and could just stream something to watch but that was not the case. The parking lot was extremely small, poorly designed and the pool is a joke. I mention those in the same sentence because they literally put the pool in the parking lot. There were several accidents during the year I lived there and during storms the fence surrounding the pool flew off and hit cars because it was so cheap. Basically, the only good thing about this apartment is the location. The rent is pretty expensive for the size of the units and everything else pretty much sucks. So glad to be gone.
In all honesty, at first this building really disappointed me. I now love it, I'm assuming it was all the "new building adjustments" in the beginning. I ended up getting the parking under the building because there's never no parking, the only flaw is that from time to time I see homeless people hanging out there (especially when it's raining), I once saw a woman peeing in the garage. But you can't blame PORTRVA, just seems to happen. I see a lot of people complianing about the wifi, if you call the Internet company through portRVA they are so happy to help and have set me up with a very high speed wifi. The staff are always willing to help! Love it here!
Overall, I've had a pretty decent experience here at Port RVA. Management has never been rude to me even when I have been fussy about a maintenance issue so I can say that they are very professional. Yes the building is still not finished which is kind of annoying because I am about 8 months into my lease now and I thought it would be done by now, however the building is not falling apart. The only issue that seems to be questionable is the parking garage door which fell last week. I think the rent is a little too high being that the parking garage isn't included and costs $50 but hey, what can you expect from a brand new building so close to downtown. There is other parking available off street and in the apartment's parking lot. In the beginning things were questionable with management but I think it was due to there still being many things that needed to be fixed in all apartments not just my own. Now they respond quickly and follow up to make sure that I am happy. I'm not renewing my lease but if I could afford to I would.
This is definitely one of the coolest places I have ever lived in Richmond. The building looks modern and different then most of the historic and brick buildings I have been in the past. The rent is relatively low compared to most other places I have seen in Richmond. This is basically all utilities included (not the electricity) and there is a gym and pool.
Love how the building is brand new and you can have the downtown feel without all of the noise -property management feels passionate about making each tenant in the building feel involved with the movement of finalizing the spaces. Would recommend to those looking for a one bedroom. Thanks portrva for a beautiful modern touch to this downtown complex.
This is one of the worst, unorganized property management company's I have ever encountered in my years of renting in the city & Fan. One of the owners is EXTREMELY rude, patronizing, inconsiderate & writes his own rules depending upon that day. The tenants are not updated on issues, changes, etc. in a timely manner. The building is still not completed as of February 2016; every time it rains, the ceiling leaks causing sheet rock to fall & puddles in the mail/elevator area. The building structure is unsound, it shakes, the first time I thought we were having an earthquake! Parking is terrible, spots are tiny & not conducive for larger cars or trucks! I have several dents & paint from the car that parks next me & the property managers won't do anything about it - didn't have a problem for six months until someone decided to park their larger sedan in between two cars that are already tightly fitted in the spots. The fitness center is mediocre, there are no weights & the water cooler is always empty. Power is not included; I have yet to have a bill under $100, I keep my heat on 65 & a/c on 76 - must be paying for someone else's power or possibly the building's electricity is being farmed out to the tenants. Dominion is no help since there is no history on the building. DirectTV & Internet are always out, requiring maintenance/updates & customer service is patronizing, unhelpful & will never answer the phone; then receive texts that I need to buy a new router or have my computer repaired, so much for FREE services. There is no upkeep on the outside, cigarette butts are everywhere & the property is supposed to be non-smoking. Tenants do not clean up after their dogs, which is disrespectful to everyone at the property, there are no clean up stations to help. Snow removal is non-existent, was unable to access the building or parking for over a week. Agree w/ the others about not renewing the lease, have talked w/several tenants & none are happy w/the building & the property management, they over promise(d) & undeliver(ed). On top of that, they increased our rent by 3% - we are located in a dry desert, there are no grocery stores, two restaurants w/in a reasonable distance & the safety of the area is extremely questionable, the building directly across the building is income restricted property, there have been shootings and break-ins. I moved into this brand new building in the fall of 2015 and have enjoyed my time here thus far. When I did have an issue, management was quick to respond and addressed the problem right away. They fell over themselves to help me, probably because I pay my rent on time, am reasonable, and do not act rude. I think that may be why I have had such a different experience from the people who have had a "bad time" with the management company. Just saying! The monthly rent is extremely reasonable considering I live just a few minutes from downtown Richmond. The unit itself is beautiful and modern. No complaints from me here!
I had a great experience living here. Being the building's first year, they went above and beyond to ensure residents are taken care of and secure. Maintenance is responsive and flexible 24/7. It's also in a great location near downtown Richmond. The local bars/shopping center are only a mile away. Perfect for college students as well as young adults. The community is filled with respectful neighbors who are diverse, professional, and friendly. I had no complaints. Would recommend to others!
This is one of the most unorganized property management company I have ever encountered. The owners are EXTREMELY rude, patronizing, and inconsiderate. The apartments are in significantly poor condition, amenities advertised are terrible, mold was growing in the stairwells, they removed the sheet rock and have not replaced. The building is still not finished in February 2016. The building structure does not make sense; it is more of an asylum than a well protected apartment complex. The parking is terrible! It is a small parking lot in the back beside the pool, if you do not pay for the expensive garage parking. Maintenance is not helpful, the 24hour/ after hours maintenance is non-existent. The communication from management is unfathomable. From the property's conception they have not updated tenants on changes, repairs, or status of the apartments in a timely fashion. The entire building was rushed and I would not be surprised if a strong wind came by and blew it over. I will not renew my lease and would NEVER recommend this place!

What doesn't make sense is leaving the same review twice. We feel we are the best management company in the City when it comes to our residents and their needs. Your opinion is noted but really has no basis. As stated before, our contractor is completing their exterior punch list work to make the building better. Our maintenance team is super fast and friendly. We have cutting edge management software that allows us to communicate effectively with everyone. Some residents we cannot satisfy, but we do whatever it takes in our attempt to achieve our goal of making our residents happy!
I have lived here since they opened last year. I have had a great experience with Property Results (the management company) and my apartment at PortRVA (I live in one of the larger studios). The one maintenance call I made they answered the phone and took care of it the same day. I was shocked in a good way. The price is great for all that is included. I am staying for another year.

I am thrilled with my experience at PortRVA. I've had no problems whatsoever - and I've rented in the city for several years. The facility is BRAND NEW and features top-of-the-line amenities. The building is secure, very well maintained , has a great community with respectful neighbors. The residents are friendly, quiet, professional and diverse - it's truly a great place to live! The management staff are accessible, responsive, and flexible. Work orders are addressed within a day usually... really a dream living situation! PortRVA gets my highest recommendation.

This building is already falling apart and barely up to code. All the amenities they advertise are bad. The property rental company are the worst. They take months to address issues of they ever do at all. They're incredibly rude. They'll come into your apartment without telling you. Their isn't adequate parking. They charge for covered parking and the free parking lot is tiny. Most tenants have to illegally park on the street.

Yikes! We disagree whole heartedly. The building is not falling apart. Our contractor is completing their punch list which mostly involves exterior modifications that will make PortRVA even better. The City of Richmond and third party inspectors completed their inspections and PortRVA meets code. We think our amenities included in the rent are fantastic and are aligned with the great price points we offer for the apartments. Our maintenance team is the best around, and they take pride in their response time and usually get to most items the same day. We always give our tenants at least 24 hours advanced notice if we need access or if they make a maintenance request we will modify our schedule to fit theirs. Parking on the street is definitely legal in our neighborhood.
I saw the apartment before it was completed and asked if they would make adjustments if they did not work when finally complete and was told yes that was possible. Our cabinets are incomplete with a gap in between, so we are lacking storage space and when we asked for the completion we were told to buy a island counter top from bed bath & beyond. Even if we did do this we would no be able to place it anywhere in our "living space" seeing as we can barely fit our furniture. We have not been given a key to the dead bolt on the garage door and when we requested we were told that they did not have the key & the lock was for our safety, yet strangers are still knocking on our door & trying to enter. After complaining we were told that we need to pay the locksmith fee for a key to the door on an apartment we rent. It unbelievable how unhelpful they are! Not to mention the rushed pool that sits in he Parking lot, lack of Parkin and the "rooftop" deck with no furniture! Good location, but other than that don't do it!

Our response: "Adjustments". Every apartment in the building has a specific floor plan and design that must be built as drawn in order to gain final building approvals. This Tenant was shown the specific floor plan of this apartment before they made their final selection. We feel this comment can only have been made due to a miscommunication between the Tenant and a member of our team. “Island purchase”. This is simply false. After the Tenant took possession of their apartment, they stated they were not satisfied with the amount of kitchen cabinet space provided. We offered to purchase and install a rolling kitchen island that would provide an additional drawer, cabinet, and counter top. The Tenant declined our offer. There is a limit to the amount of furniture one can bring to an apartment before the layout cannot sustain any additional pieces. “Locks”. The Tenant wanted to modify the lock design but later declined because of locksmith charges that this modification would incur. “Pool”. Tenant was shown where the pool was being constructed before they signed a lease. This was never changed or modified after the fact. Our opinion is that the pool is awesome and we can't wait for summer! “Rooftop Deck”. Was completed and furniture for all Tenants to enjoy is on the way!
This brand new apartment complex is in a great location in downtown Richmond. The price and the amenities make it even better. It is the perfect place for college students and young adults. Less than a mile away from the local bar/club scene and not far away from popular shopping areas. The only con I can think of is the price to park in the gated/covered garage. $45/mo is pretty steep but there is street parking and a private parking lot. Would definitely recommend to others.
