Property Ratings at MAA Midtown Square
I have lived at Post Midtown Square for a year. I toured 25 different apartment communities prior to moving here, and honestly, selected this community because of the leasing/property staff. The staff is usually the people you call with problems, and this staff seemed friendly, efficient and competent. In addition, they were very knowledgeable about the area. Marsean, Sandra and Chanel are very helpful and extremely easy to talk with. Even if there is a problem, they are quick to address it. I don't know how they remember everyone, but they do. Also, they send emails to keep residents up-to-date with anything happening in the community. There are several buildings, with a variety of floorplans, and you can transfer to another unit, after you've lived in yours for at least 6 months. We have pools, a gym, package room, and each building has its own set of mailboxes. The office also hosts pool parties and food trucks. Maintenance is SUPER fast to address issues. They even showed up the day of the hurricane (which I did not expect). They are always friendly, fast, and they clean up after themselves. If they are not able to make the repair, they explain the reason and give a timeline for when they'll return. Probably the first thing I should have mentioned, is the unbeatable location. (Without the other things, however, location wouldn't matter, lol). It is very walkable --groceries, restaurants, CVS, bars--a cool little tequila stand, downtown, etc. Also close to 69 and 45. The only negative is that traffic is occasionally loud; however, that's a side effect of living in the middle of everything.

I spent 2 great years of my life here. The best possible location, the only real walkable area of Houston. Restaurants and bars nearby. Only issue is the noise on Friday and Saturday nights, you will not sleep much if you face Gray.

Stay far away from this place. I literally beg you not to live here. It's been nothing short of a nightmare. We had no working elevator for months at a time and the office didn't even care enough to let anyone know what was going on or when it would be fixed. My window has been broken since I moved in and I have let them know countless times via email and maintenance requests and nothing was done for 10 months. The entire winter I was freezing and my electricity bill was outrageous ($300!!) and I live on the loudest side closest to the bar so I literally had to sleep with earplugs, but the entire office completely dropped the ball and ignored me until the month before I am moving out it just got fixed. No one was apologetic or took responsibility for this major fumble. I have had 6 stolen packages since November, again, with no apology and they simple blamed the delivery person every time. I emailed corporate because they responded to my other review asking me to reach out, and all they did was forward my email to the complex. I work in customer service myself and have never seen such disrespect toward the people who literally pay to live here. The pool was closed during the summer due to failing inspections and codes. The gates are broken. The outside area is constantly covered in trash and garbage and it's not ideal for walking dogs. This place is a little cheaper than surrounding complexes for a reason. Please save yourself the headache and pay a little more somewhere else.
We were suppose to recieve a half month free for the first month if we signed up that day, but never received it. Getting in was an easy process and the apartment is located in a great spot, but can't get into parking garage and cannot get the situation rectified.

The elevator was out of service for months. The pools failed inspections and were closed. My packages disappear. My roommate’s car was towed with the parking permit in the vehicle. Homeless people everywhere and they pee on the building and it smells bad all the time. Trash everywhere outside. My roof is leaking. It’s incredibly loud and I have to wear earplugs to sleep. Do not live here, save yourself the headache.

Positives: OK price for location, and maintenance USUALLY comes quickly (not always and I was once forced out of my apartment for a week due to broken A/C). Negatives outweigh the decent pricing. Negatives: 1) NO FREE GUEST PARKING. They will lie to you and tell you there is free guest parking on the 5th floor of the garage so that you move here. Not true and you’ll end up paying ~20-30 dollars a day if you have anyone staying throughout the day/night. -there is a building you can pay a monthly fee to park in, but the clicker regularly malfunctions and there’s one person who can fix it and they are conveniently never there. 2) random fire alarms are still going off which is doubly annoying in the time of working from home due to Covid. 3) be wary of which building you’re in because it can get extremely loud 4) Pool is out of service regularly for maintenance, which makes me wonder if it’s ever actually clean? No pull should be shut down 1+ weeks out of every month randomly. 5) extraordinary fees to move out 6) old A/C temperature control system so your apartment will be cooled unevenly. Example: my bedroom is always freezing but the living room is hot. All in all, I am counting down the days until I finally get to move out of this place. I have lived in multiple apartments with no complaints and this is by far the worst one I’ve ever experienced.

As a satisfied long time resident I’ve seen quite a few improvements in the security and maintenance with the new team this year. The property is showing it’s age and the owners should invest in the appearance more. That being said it’s the best location in Midtown. Restaurants, coffee shops, and pubs are all downstairs and parks and grocery stores are an easy walk nearby. Great front office staff. Kaitlyn, Veronica and Brittany are always happy to help with residents requests.

Honestly, I rarely give or even write reviews in general, but I think my voice need to be heard of some sort since it was not heard at the store. Location of the apartment is great, everything else is pretty much horrible. Leasing managers are rude and inconsiderate. (The agents are nice, but I could tell that there is a huge turnover there.) No securities or camera around the apartment, homeless are peeing everywhere. I was scared for my safety at times, due to the gates being broken and anyone could enter the building. Maintenance response time is decent and they are nice. Laundry room was down for a month, so couldn’t do laundry then, I had to take it to a friend’s place. Mail room is a mess and packages are left on the ground. Honestly, I did not get what I paid for, and I am happy I moved. Last but not least PLEASE READ LEASE AGREEMENT because they are slick with some wordings and overcharges you. DO NOT RECOMMEND, IT IS A TRAP. Pictures on the internet is not the same IRL.

I moved here from out of state and wasn't able to visit the property before moving in. In order of least annoying to most; - I am 28 and the location is VERY loud being that you're right above the street and in the middle of lots of bars. You pay a premium price for the location and they use that to justify not keeping up with the property itself. - Everything is always broken. The gym is not well kept, the parking structure gate, pools...Often out of order. - Communication from leasing office. It often times took me MULTIPLE emails to get a response from anyone in the leasing office. They are very difficult to communicate with and it's hard to get in touch with anyone outside of physically walking into the office. - Security (or lack there of). They claim to have security guards always patrolling but what they really are, are young guys in blue security shirts roaming around on their cell phones not paying attention to anything. The doors in the parking structure are supposed to only be accessible via the key fab they give you, but the doors are always broken so you can just push it open without using a key. Anyone can park in the structure without paying or get into it with ease. To sum up, I had a terrible experience here and they still told me they were increasing my rent if I would've signed another lease. Very poor.

Yes the location is nice but that's all they have. Apartments are not great, lots of roaches problem (and other resident friends have had them also). The worse is the service, management will try EVERYTHING to get more of your money (won't give deposit back, will charge you for any parking issues, will try to make you pay late fees when their IT/banking is to blame...) Dont be fooled by the location, other nearby properties have slightly more expensive rent but LOT better service/apartments.

Things get stolen in the premises, hallways dirty and smelly, pools dirty, gates and doors broken often. Staff is really not helpful and they even lose the renters' delivery packages. Not a good option!

Do not move into this Apartment Complex. They have minimum security and cars are broken into constantly. Management is not obligated to increase security or take the necessary steps to prevent these crimes. You are on your own. Make sure to read the entire lease specifically the security section.

Pros: -Great location (more on the Montrose side of Midtown) -Great restaurants nearby (within walking distance) -Two dog parks within walking distance -Good value -Variety of options (w/d hookup, w/d in unit, upgrades, various floor plans, etc.). -Some of the associates in the office are very helpful (Oscar is the best) - 3 pools Cons: - Your guests will be required to pay for parking (even in the parking garages) or they will be towed. Also, every morning around 5:30am a tow truck enters the gated garage and tows residents who don't have a parking decal (be aware of your company cars). I've never heard of an apartment who tows residents every morning from a secured gate. - There are 5 buildings. Not all of them have attached parking. You may be walking your groceries across the street to get to your apartment. - Certain buildings do not have an elevator on either side of the building. So, if you are disabled or don't want to walk the stairs, you'll have to walk through the parking garage just to get to an elevator (not convenient if you're walking a dog). - Packages (FedEx and Amazon) are often not delivered because the buildings are secure and the leasing office is down the street. Expect to have issues with deliveries. -Maintenance will enter your apartment without notice (and will not leave a note). This happened on multiple occasions; even after bringing it to management's attention. -Fire alarms go off in the middle of the night (in halls and every room of the apartment). The fire dept has been dispatched. This seems to be an issue for Camden and Post apartments. -When the power goes out, you lose water. The apartment leasing office told me to call back at 10am (we lost water at 7pm)...really the answer is "call back tomorrow during leasing office hours?" -The pet fee of $500 and leasing fee of $150 will not transfer if you move apartments within this complex. They will make you pay again. Seems excessive; especially if you want to retain customers. - The hallways and stairwells are open air; they are hot during the summers and are not frequently cleaned. - Not all buildings have upgraded features or patios. Make sure you know about the amenities before you sign a lease.
I have lived in the complex (2 different apartments) for over a year and it has been a pleasant experience. The staff is nice and helpful and the maintenance team has been responsive. The finishes of most of the apartments aren't as nice as you will find in newer complexes but the location is hard to beat. Noise can be an issue depending on which building you are in and which side of the street you face but it is to be expected when living in a downtown area. Being closer to Gray is definitely louder than if you are facing a smaller street like Webster.
When I was visiting the leasing office I had a difficult time finding parking. However the staff was very fined,y and even sent me follow up emails.
