Came in stressed about living arrangements and was warmly welcomed by Dee and she made this process very easy and smooth!
Ryan and Ms Dee are great. They do a good job of running the community and they are great at communicating. The maintenance team handles requests very promptly. I would highly recommend. Newly renovated and in a nice quiet community in Sandy Springs.

Pool has been closed more than its been open this year because no one knows hot to maintain it. Maintenance tickets are closed with no action to fix problems. Garbage pickup is supposed to be Sunday - Thursday , which only happens about half the time, resulting in ant infestations. Garbage men also drop and leave garbage all over. This place has really gone downhill. Its pretty quiet though, I guess that's nice....

Dr. Martin Luther King Jr. said, "An injustice anywhere is a threat to justice everywhere." I cannot believe how difficult River Vista Apartment Homes (in Sandy Springs) and ZRS Management (based in Orlando, FL) have made it for some people trying to simply live reasonably in the community. These are difficult times in our world right now and it seems as if this business has zero capacity to treat humans with a little decency and compassion. It is truly a shame that the residents are being made to jump through hoops just to make a payment, let alone all of the other many issues that have been experienced in such a short period of time. At the end of the day, you will always get further when you are kind to others. Hopefully, this company will figure out how to have the best interest of humans at heart.

Please stay away from River Vista! I've been here for many years and this will be my last. Their staff is for ever revolving and unprofessional, maintenance team is nice but it's only two ppl for the entire apartment so work orders don't get done in time. My apartment has flooded three times in over four months leaving mold in my apartment. it took almost three weeks to complete with a hole left in my wall for days. (See photos) There was white dust from sanding after finally "replacing" the molded dry sheets which was never cleaned. I came back home to a mess. When I told them some of the mold was left undid instead of calling the construction company back out they painted over it. There are hidden fees and you don't get what you pay for. In the summer the ACs always break and the winter the heaters don't work. Trying to contact corporate is useless. Constant dog crap and trash on the grounds. Overflow of trash. Yes, the apartments seem affordable but you will have more problems. After several years I've decided to find other communities that can provide a safe place to live as there has been several car break ins and no changes in security. Last year a tenant was followed home and robbed gun point and the apartment didn't notify any of the residents. PLEASE LISTEN TO ME DONT LIVE HERE!!!!
There aren’t enough characters to allow me to fully express the anger, frustration and disgust my family and I have experienced in our two years living here. We live in a ground level unit and with the way the building structure has settled, whenever some DIY-happy resident breaks a water line installing their own washing machine or your upstairs neighbors let their toddler stand on the water line for the toilet, our apartment has subsequently been FLOODED multiple times. The worst it ever was, we could not inhabit our unit for 2.5 weeks and to add insult to injury, we had to escalate our complaints all the way to the corporate office and the COO to get our apartment fixed (drywall re-done, new paint, mold/mildew treatment, cleaned). Our next door neighbor had a similar flooding occurrence and he had to fight with the leasing office just for them to allow him to move to another unit!! Water pipes are CONSTANTLY breaking. So often that management doesn’t even alert residents to when the water is being shut off for hours (sometimes entire days) at a time. I can’t count how many times, I’ve gone to start dinner or wash a load of clothes and the water is off!!! If you’re even thinking about moving here...DON’T. They might try and lure you in with low prices and “renovated” units. Well, WE live in a renovated unit and it’s been the absolute WORST rental community we’ve EVER lived in. We can’t wait until our lease is up to get out of here!!! Oh yeah, and if you leave a package sitting on your doorstep too long, people around here will steal them. This place is like living in the freaking Amazon jungle. Only the strong survive...and then they leave because they can’t take it anymore.

If I could have given 0 stars, I would have... RiverVista was like no other Apartment complex I'd every lived or been exposed to... While viewing the layout, numerous current resident with 5 , 10 years came into the office and RAVED about the property & Staff!! Ownership and their 3rd party Mgmt company WAS AWESOME Maint Staff had been on Property for 10 & 6 years with the property Mgmt Company; Gone within a month after ownership change. Asst Mgr, left within 2 weeks, Mgr stayed for about 2 months but walked out in disgust about new ownership... I've had 2 minor Maint issues that have turned into WW3, numerous complaints with Business Better Organization, discussions with Corporate VP.. Now I understand why Milestone Mgmnt has such poor ratings, other properties have such HORRIBLE social media and other rating places. HORRIBLE HORRIBLE HORRIBLE... Do not consider any rating of this property prior to 6/2016.. They're all gone, that ownership is gone and this is just another horrible Property Mgmnt group I wanted to avoid before coming here...!! The Apt Mgr is beyond delusional and arrogant... Telling me how to see the issues they're creating...
I absolutely love my apartment! The location feels like you've gotten away from it all due to the tree lined drive, and the Chattahoochee River nature preserve directly across the street from the complex. It has a fairly centralized location for the top end perimeter. The proximity to Georgia 400, Holcomb Bridge, and Roswell Road mean that you can be anywhere in town in about 15 minutes. From Woodstock and Marietta, to Roswell and Alpharetta, to Norcross and Duluth, and to Atlanta proper. Just about anywhere in town is reasonably in reach. The apartment itself is spacious, with nice amenities like a built-in book case and a built-in bar (which I use as an entertainment center). The layout is nice, with the master and master bedroom on one side of the living room, and the other two bedrooms and bath on the other. It has a dog park, A newly renovated pool and patio area with a nice gas grill, and a newly renovated exercise center. The only detraction to the place is that they have a bed of a gnat problem in the summertime due to having so much wooded space surrounding it. I see this more as a price you have to pay for having such a wonderful view.
This was my very first apartment and I must say nothing has compared to it. Pros: Kevin and Candy in the leasing office are so amazing. They feel like friends vs someone just their to do a job. They are super helpful and friendly and enjoy their job. The leasing office holds UPS and FEDEX packages. I work a lot so sometimes I won't get home until 9, 10 o clock at night and would not want a package sitting outside my complex that long. The apartments are super spacious! I had a one bedroom apartment and enjoyed having a ton of space to do whatever with. There's a storage unit on the patio. The bathroom is huge and comes with a garden tub. My one bedroom also came with an entertainment center which was nice because I didn't have to buy one. Cons: Parking can be a nightmare. The parking spots are really tight a lot of times if you come home too late you'll have to park really far from your building. There were a few break ins, but fortunately not in my building. Kids everywhere! The kids play in the street and have no regard for people driving through to get home. They need a fenced in playground for them or something. All in all, the best experience I've had. I lived there from 2012-2015 and wish I still lived there, but unfortunately, the last rental increase was too much for me.
