I've been here since 2021, and so far I'm loving it! The pool is fun, and the fellowship with other residents. Every maintenance issue I have had has been taken care of quickly, none of those were major, except my air conditioner and it was fixed very quickly as well. The girls in the office are great!!!

Its been 6 years of staying here. No complaints yet. have best experience.I definitely recommend everyone for this residence. I feel very safe and secure all the time even during midnights.

Renter beware
I would caution anyone from leasing from this company. For one, our building had a huge cockroach infestation. I would find at least 5-6 roaches a week in my apartment. Second, the outsides of these apartments were refurbished not long ago. The apartment I had must have had the original furbishment from when the place was opened. Last, I gave the appropriate warning of the end of my lease 2 mos. The office must have shut off my autopay account after receiving my notice which caused my last payment to be late. Never had any issues with being late on any of my obligations before or after this place. My credit score is around 830. In fact, the first 11/12 payments were ‘always’ on time. I was not living there since I gave my notice. But when I returned, I noticed that they posted a late notice on the door. Never went through mail, no phone call or any other notification. Between June 1, when the payment was missed, and June 12, I received an eviction notice from fogelmans attorneys. I was shocked at how fast they could process to evict. The apartment management would not allow me to settle the lease payment and forced this into court. Along with attorney fees, court costs, my final payment was 2-3 times normal rent cost. I really think this apartment management company is pull very shady practices to milk more money from tenants. My advice is stay away, FAR AWAY! From this apartment.

Don’t move there
I am a current resident it’s only been three months. Every day there seems to be a new problem with our apartment. I am ready for our lease to be over with or our lease to be terminated. The Shallowford Apartment let us move in to bug infested apartment, now all of our furniture is ruined. hundreds of dollars will have to be thrown away! Also the build is not insulated good so you will have a high utility bill. Don’t move there!

AVOID THE PAIN I’M LIVING THROUGH!!
If I could rate them a half star, I would do it. I visited this property in May and liked it enough and they immediately took my $350 out of my account on June 3, 2019. I was contacted before my move-in date that there was something wrong with the apartment - “a leak that wouldn’t stop leaking...” Supposedly they’d poked holes in walls, lifted carpet and couldn’t find the source. So I was told that I’d get my deposit back within TWO WEEKS since they didn’t have an apartment to rent to me. I wasn’t happy, but I can understand there was no availability. However it is the middle of August and I still don’t have my deposit back! For more than TWO MONTHS I’ve been waiting on my deposit to be returned. I do not understand this, but I wanted to warn others that you may want to think three or four times before selecting The Shallowford or Shallowford Trace (or whatever they’re calling themselves this week. This is so disheartening! I’m moving from Atlanta to Chattanooga and I feel like I’ve shafted by them left, right and center! AVOID THE PAIN I’M LIVING THROUGH!!

Terrible place
Management is a joke, the apartments are cheap and they jack up the prices. Also, the environment is dirty and the noise level is ridiculous. If you like living in the projects Shallowford trace is the home for you!

keep looking renter beware
This is NOT a place I want to live anymore. My lease can't end fast enough. leasing manager , Amanda is rude and checked out, which probably accounts for the very high turnover in the staff. Trash Dumpster area is often overflowing and a serious eyesore, maintenance issues are not handled quickly because of the short staff (per the maintenance man). A/C units go out every Summer (in my entire building). NO CLUBHOUSE, only a leasing office.. NO BUSINESS center, but the leasing staff will make a few copies for you and will send a fax if necessary. The pool is nice, and the fitness center is nice (small). I often see trash and water bottles and dog poop around the property. water bill is over 70.00 per month and although the lease states that trash is paid by property, they bill you 5.00/month to recover the cost. DON'T move here, not worth the rent they charge. ALSO, the stairwell would flood each time it rained in the 400 building and although I reported it NUMEROUS times to Amanda and other revolving door staff since 2015, nothing was done until i contacted the Regional manager, Gloria, who was also rude and condescending and complained to me about having to pay $3000.00 to have Drain pipes installed (as if it were my fault) and insinuated it was my fault for not contacting her directly sooner (as if I am her employee instead of Amanda, the manager who was notified numerous times by myself and other neighbors that have since moved out). this place is a joke.

My Home Sweet Home
I have lived here a short time, but really enjoy it so far. The fitness center has lots of different equipment including fee weights. I am also looking forward to enjoying the pool and grilling area this summer. You can't beat the location; it is close to everything!

Great Place
My family lived at Shallowford Trace for 4 years and I was happy to call it home. We moved there right after our wedding, brought our first baby home there and made many happy memories. Beyond the amenities we had wonderful neighbors and many of the staff members became our friends. The maintince staff was always quick to fix any issue we had and the office staff were always friendly. Recently we found our dream home and moved but Shallowford Trace will always be the special place where our family got its start. I would feel comfortable, and even have, recommending Shallowford Trace to my family and friends.

Horrible Management
Rude and unwelcoming management. Nothing ever gets done with maintenance. Very high water bill with little usage. Teens piggybacking the gate. Wild weekend parties. Hate it here.

Dishonest and Incompetent Management, Filthy
Lived there for a year, while witnessing a dirty mattress leaned up at entrance for three weeks. The stairwells were absolutely nasty, (people are allowed to hang laundry on balconies, making property look like a slum area), security gate worked less than 25% of the time, and most seriously, as of this date, there is still a young, uneducated, incompetent and DISHONEST office staff regarding dropped off mail and packages. A large turnover in staff, but always the same lack of intelligence.

Keep looking
We moved in shortly before the new owners/management took over. It has been disappointing. It took 7 months to renovate the fitness center. The gates are rarely closed, despite the advertisement of "fully gated". The hallways and stairwells are dirty and not maintained. The office closes at 530, making it difficult to get packages in a timely manner. We look forward to moving when our lease is up.
