Property Ratings at Sierra Village Apartment Homes
I can’t say much good about this complex. People drive erratically throughout this entire complex. Nobody respects others or their vehicles. People park extremely close and ding and scratch vehicles. Petty stuff gets stolen off my balcony almost weekly. There is speed bumps in the complex for no reason, people still drive through here very quickly. The office staff claims to take care of pests but weirdly pest control never leaves a note upon services and the pests still exist somehow ?? (Birds, roaches, flies, spiders, etc) for the most part the gates are open (it’s supposed to be a gated complex) The maintenance guys walk around speaking badly about tenants and complain about their jobs. Someone walks around picking up litter but somehow there is still trash everywhere and the trash ends up behind bushes instead of in the dumpsters.
Lived there for 7 months, here is a brief review: Cons: 1- You have to pay a high security deposits if you haven't lived in the US or have a bad credit history, mine was $1,725 2- The contract cancellation fee is very high, double the rent amount you pay, ask about this before you move in, I paid $2,300 because I have to move to the other city to get closer to my work. I don't blame them for this, but you may have good options somewhere else. 3- You will lose all or a big number of the Security deposits, depending how much the manager or the staff dislike you. They charged me around $350 for cleaning, I left the house as clean as I moved in and I have videos to oroof, there were some normal tears and wears which I understand. But charging that much is high. At the beginning, I was told that I am going to lose all, but went there several times with my contract arguing about it, it was a hassle, even decided to fill compliance and go to the court. 4- Maintenance was very slow, I had to follow up several times after submitting online requests by making phone calls and visiting the office to get things as simple as mouse traps, on one occasion they closed the request without delivering the service. The house had pest and mouse problems. Oh, yes I have evidence to back it up. 5- The home appliances were old, the oven ventilation didn't work. The electric systems was not working for some outlets, didn't bother to request for maintenance. 6- It's a noisy place, there were always something going on to disturb your peace, doesn't matter if it was night or day. 7- The rent is high comparing to the other complexs for the same services. 8- No inside complex park or BBQ area, not even a designated place for kids to play. This might be too much to ask, but I have seen areas that have these. 9- The complex is located at the very end of the street, the main road was either a dumping place or camping location for homeless people 10- On occasions, there were gunshots and police sirens next to the complex Pros: 1- Plenty guest parking available 2- Really can't think of any other pros except that this was my first residential area after I moved to the USA, I will have that memory with me. Final findings: There are other good locations to choose from, I would not live there again.
This complex is for people who work hard blue collar jobs and need an affordable safe place to come home to without having to be subjected to gun violence and heavy drug activity. Realistically, It's in North Highlands! the demographic is of all shades, shapes, and more over, income brackets. The grounds are kept scaled by professionals and the modern upgrades are on-going and there is on-call on site security. The staff is friendly and they don't allow bull crap that will harm the integrity of the tenants. I've lived here for almost 7 years, and it's my home.
First off there's MOLD, BLACK MOLD, every where and I have yet to report it because maintenance is a bit slow and just let themselves in when ever they feel they should actually do their jobs for once (even if you haven't given permission to enter by the way..not cool!) and also, for my neighbors all they did was paint over it and say it wasn't mold...okay? And now, management has decided they'll be fining you for keeping things on your balcony or for speeding in the parking lot and for playing your music too loudly. (I'm not worried about being fined I wouldn't pay anyways, but come on?) They also let us know if our cars are an eye sore they'll be towed, (so even if it runs and you drive it daily if it doesn't look good then it's outta here). The pipes are rusty and it shows in the shower it's stained red and there's nothing I can do to keep it good. There's stray cats every where, and the pools tennis court etc (which we pay for..) are always ALWAYS closed, the tennis court is used for storage for old appliances for example! There's no storage at all in the apartment it's self and for my lay out I can only open the fridge standing in the corner, the other lay out from what I've seen you have to open a drawer to open the dishwasher. There ISNT ceiling fans, and the upstairs floors have hard wood flooring so no matter what it's loud. The safety railing on the stairs isn't even bolted in properly and the balconies are all molded to the point where I don't feel safe standing on them (oh but don't worry they're slowly fixing them if you look around you'll see brown posts-new and old posts-white.) We received a letter saying there would be maintenance on our central air and heat systems (in December.) and that never happened. The door on our system is so old it doesn't even stay in on its own. They DO NOT clean the apartments before they move people in and if they do they don't know how to clean obviously because there was still food in my cupboards! Our door knob fell off so we had to purchase our own because maintenance never came to fix/replace it. Just a few of the things I figured I should mention... There's more but I can't bare to waste anymore time on this JOKE of an apartment complex.
I see people saying that management is great but that's far from true. Nancy is rather lazy and I hate dealing with her in any way I avoid it at all costs. She's extremely rude and immature. They've switched how we pay rent to online payments but then the site they use charges US the tenants an extra $27 a month. They should either drop that out of our rent or cover it for us. My rent is suppose to be $825 but with all the fees (and water.) it's usually about $940. The neighborhood isn't the best at all and the gate is broken so often there's no point in having it. A lot and I mean a lot of homeless people are hanging out around the apartments all the time. Some of the apartments don't have all the amenities they like to claim they have.

This apartment complex is great, in that its tenants have year round access to the hot tub, are within easy walking distance from a Little Caesar's and Massage parlor. Also, while the apartments may house many children, a good sign of a safe environment, it is also very quiet and easy to relax in. The Apartment rooms themselves are relatively nice, feeling spacious but not so thin of wall that you're liable to hear your neighbor breathing. All in all, I would give this apartment complex a nine out of ten on a scale of how much I would want to live here rather than somewhere else.
This family & pet friendly complex is the perfect place to call home. Its easily accessible location is minutes from public transportation, freeways, local businesses & tasty restaurants. This gated complex lies at the end of a residential neighborhood block. It is equip with on-site maintenance, 2 community pool/hot tub areas, tennis courts, multiple laundry facilities, a fitness room and a business office. The residents vary from business professionals to families and the on-site office team are friendly, helpful and generally available to assist. This definitely is where I want to call home!
Very nice complex, staff if friendly, and so are the residents. I love the 24 hr closed gate system makes me feel safe in knowing that people have to call you first to get in rather then having an open gate and having anyone come in.
They have excellent staff, quiet complex, kind neighbors, perfect apartment placement, close to everything!
I stalked the sierra village apartments for forever and now we're finally living here. I really love the apartments so much. :-)
I have lived here for 4 years and haven't had a single issue. The ladies are really nice in the office and except for the occasional resident whom could be a pain in the butt this place is nice and quiet.
