Property Ratings at Solis at Winter Park
This place is disgusting and easily the worst community I’ve ever lived in. DO NOT believe the fake and/or sophomoric reviews left here for Solis at Winter Park. The later are left by folks either just moving in or who have only been by for a tour. Between the endless garbage floating around the property feasted on by rodents, to the roaches climbing their way into each of the units, I felt compelled to write this review to you avoid the same mistake I made when signing a lease for an apartment here. The management office is run worse than a budget airline, who will nickel and diming you just the same. The staff would rather hang up on you and or cancel your maintenance requests, rather than address the concerns you have over for the place you’re supposed to be calling home. Finding a clean and safe apartment in Winter Park isn’t hard, but that apartment is certainly not at Solis at Winter Park. To the Solis employee reading this review: I have changed my name on this review to protect my self. And I absolutely will not being reaching out to raise these issues further as that has been attempted many times before. It is important that prospective tenants know of the issues this community consistently has.

I've lived here for several years now. The rent price is decent compared to others in the area. The apartments are nice. Maintenance staff are excellent. Office staff rarely respond to e-mail the first time you send one, but they are generally nice people. For the most part the community is quiet. The new management company has made a lot of improvements to the buildings including new plumbing, painting, and paving. All that is good, but I have been unhappy with the nickel-and-dime approach. Valet trash service has made the place dirty. People leave their trash out in the halls, the service does not always pick up reliably, plus it's a complete ripoff. They literally just drive the trash to the dumpster in the front of the complex. Uber for your trash. Just another way for them to pad their pockets. Since ZRS took over they have begun working with Conservice, which advertises itself as a conservation service provider. Well, con is the right word for sure. So far, they only appear to be conserving money for ZRS. Water used to be included in the rent, but is now billed based on not just individual usage, but community usage--yes, somehow you are charged for community water? They also just started billing community electric. So everyone splits the electric bill--I asked specifically for which areas, but never got a response. On top of all that, you pay a service fee for the pleasure of paying these bills. The electricity was implemented in the middle of my lease just last month with maybe a 2 week notice. I will never rent from ZRS again, or any place that insults its residents by pretending to care about conservation and charging its residents. I once asked exactly how Conservice is helping conserve resources and was told to call Conservice. I am ending my lease early and will never look back!
There are some pros to living here but way too many cons. I’ve lived here for 3 years. The maintenance crews don’t always fix the right thing, I’ve had a refrigerator that’s been leaking for 2 years and leaving unsightly stains on the kitchen floor yet despite dozens of maintenance calls to the office they only recently sent me a new fridge a few months ago. They also have a habit of kicking you out of your apartment for hours while they fix or improve some things around your apartment sometimes as early as 8 am. There is little warning on the notices and you can’t reschedule the construction for a more convenient option. Get ready to hear “sorry for your inconvenience” a lot. Most Neighbors won’t pick up there dogs waste so the grass is usually covered in dog crap.

I urge potential renters to stay away from this complex. I lived there for 3 years, and while there were some pros, there were far too many cons. The biggest annoyance was the gate. It was always broken and the residents have no respect for the property. The set up is also frustrating. The residents and guests enter in the same exact gate, so as a resident, I needed to wait for guest to obtain access before I was even able to swipe my key card. I also see that due to new ownership, they are now charging for the access card, which is a joke, since the gate is always broken. While I was a resident, I always called in maintenance issues as soon as there was an issue. One, so I wouldn’t be charged for any damage and two, so any issues can be resolved as soon as possible. While the actual maintaince team was nice and polite ( I’m not sure how they new team is due to new management), the work they did was shotty. They would paint over any issues instead of actually fixing it. I would have been better off just fixing the problems myself. Since being under new ownership, I feel like the charges they are charging new residents is simply not worth it for the headaches that will follow. I know when I was living there, there were only two options for Internet and cable - Summit and Century Link. I had Summit and it was the worst experience I’ve ever had with a service. There was ultimately an issue with the connection in the complex and instead of fixing the issue, Summit and Solis went back and forth to blame each other, without actually solving the problem for it’s residents. I’m not sure what the options are now, but considering the new apartment complex next door can use Spectrum, I don’t see why Solis is only providing the two worst options to its customers. I was able to tour the complex since moving out and I toured a recently updated one. I could see that even though they put in new floors and a new kitchen countertop, it was as though they put lipstick on a pig. The work was shotty and the paint wasn’t even painted evenly. The sink in the bathroom was leaking and the outside of the building still looked dirty. There was still trash littered about the complex and the hallwall outside the units was unkept. If you are desperate and need to be closer to Full Sail/UCF, then the complex isn’t the worst, but don’t expect to get much for the price you are going to pay.

I have lived here for about 6 months the first three months were absolutely amazing. However, 3 months later I have had a huge pest issues roaches to be exact. I clean my apartment every Sunday, as Im cleaning my living room I flipped my sofa seats and boom 8-9 roaches ARE LIVING IN THE CRACKS OF MY SOFA. Not to mention they come through the pipes of my bathroom, kitchen, and dishwasher. I have called upfront for pest control to spray which I PAY FOR and no one has come. There are roaches everywhere in my apartment, and I am a very clean individual. They rented me a disgusting apartment complex. If this does not get resolved I will break my lease and take legal actions.BE CAREFUL RENTING WITH THEM. I GIVE THEM NEGATIVE ZERO STARS.

Coming home between 1AM and 2AM from work there are no spaces available near my building. I have been forced to park several buildings away and have had to walk through the parking lots wondering if I were safe. I have seen homeless walking in the gated area during these times. Last night I was not able to park in a valid spot because of motorcycles and trailers taking up valid parking spots for tenants. I got a ticket for parking in a hashed out area for property golf carts. Management could only say that there is no parking gaureente and that parking is first come first serve. I suggest 1 assigned spot per unit then first come first serve. I also suggest that if vehicles must be parked in a valid spot then motorcycles should be required to park in the designated motorcycle spots and trailers should have a designated area so they don't take spots that vehicles must park. Management offered that I can break my lease if there policy doesn't work for me. They had no concern for attempting to correct their parking problems. I just moved in and have no intention of paying to break my lease but will make sure to voice my concern at every opportunity I can.

Dear Anonymous, We are sorry about your unpleasant experience. Parking is monitored on a monthly basis by the towing company and will continue. Vehicles are tagged and removed if not corrected on or before the deadline of the tow. The area you parked in is not a designated parking space. We do offer motorcycle parking for the convenience of motorcycles to park in but it is not a required or is a violation if they are parked in a regular designated parking space. As long as a vehicle is legal parked in a designated parking space, it is not a violation. Unfortunately, your request to have escort service from your vehicle to your apartment in the early morning hours is a service we do not provide. Parking is on a first come first serve basis and we have ample parking available. We cannot guarantee that that it will be in front of your building and you may have to park away but you have a place to park your vehicle. After you expressed your concerns, we did not want you to feel that you have to stay here and can break your lease at any time per the addendum in your lease. Monday you requested that we place 1 designated place on site as other sites have this offered. I tried to explain to you that we are working on a system that would be in place in a year as everyone gets on the new lease and the new terminology for parking. Unfortunately, this can take time to put in place. This is something that you did not want to hear and requested designated parking to be implemented immediately. We also explained that parking has been monitored on a monthly basis since February as I explained to you what we have done since this time. We will continue to monitor parking as situations arise. Location is great. Not having a vehicle and being able to walk to school is a plus. Moved from out state and with everything online made it easy. My roommate and I are pleased so far. When we moved in they had a taco night. Another plus!

Where to begin. We have lived here for 3 years and thankfully are leaving in a few weeks. to future residents, beware. Noise: Even on the TOP floor, you literally hear every single neighbor. The walls are paper thin. When you're in the bathroom, you can hear other people showering, having conversations, etc. In the bedroom, you hear every single noise especially if you're bed is touching the wall shared with the other party. Don't even get me started with hearing people outside. The entire unit is so poorly insulated, that you hear every person who walks by while they're talking on their phone. When people run up the steps they sound like King Kong. People slam their doors around hear so loudly, it shakes your entire apartment and at least once a week, I'm woken up from sleep because of it. You also hear people's music BLARING from the parking lot no matter what time of day. Safety: If you're in the FRONT of the complex, not too much to worry about because there are cameras But we've talked to MULTIPLE neighbors who have had entire tires removed off their cars in the middle of the night, packages stolen all the time, break ins, etc. Location: This is probably the ONLY good thing about Solis. BUT because it's near schools, you WILL be living next to a college kid who feels that it's okay to BLAST their music 24/7. Staff: The staff is probably the worst part about this complex. They "open" at "10 am" every day and "close" at "6 pm" YET not matter what time of day it is, you will have to call AT LEAST 27 times to get someone to answer the phone. Once they DO answer, it's usually someone who has absolutely no idea what they're talking about and you'll get a different answer from every person. This has been the worst staff that I've dealt with when it comes to complaints. If you need to complain about one of your neighbors, they will tell you to call the office and they will handle it, yet the never do and the issues never stop. Seriously, if you're looking to live here, I would strongly advise otherwise. If you're wondering why we stayed here for so long, it's ONLY because this place FORCES you to give 60 days notice at the end of your lease to go somewhere else or your rent will SKY ROCKET - not to mention the fact that it will SKY ROCKET at the end of your lease even if you plan on re-signing anyway. So it's near impossible to get away from this place once you realize how bad it is.

Amanda, We are sorry about your unpleasant experience. Please know the office is always available to help you as we have over the last couple months. We did on two occasions go over to your apartment building recently when a complaint was made. Noise could not be heard in your building and surrounding buildings. When a complaint is made we have to complete due diligence on the complaint. This includes calling neighbors in your building and the surrounding buildings. Neighbors reported they had no complaints about noises around them from other apartments. This was also discussed with you on previous occasions from prior management when they were in your apartment to help address a complaint. We understand everyone?s living situation may be different and are glad we were able to come to an amicable resolution. The office is open from 9 am to 6 pm, Monday through Friday, 10 am to 5 pm Saturday and 12 pm to 5 pm on Sunday. Please feel free to stop by during our normal business hours. The office at Solis is a very busy one at times and calls will be returned at our earliest convenience. I did notice the last message you left at our call center was for maintenance in November 2017. It was responded to and taken care of. The 60 day notice is written into every lease agreement that you have signed. This is standard in the Florida apartment association lease agreement. We had a leak issue from the apartment above us. Apparently there hot water and a/c had been leaking for who knows how long. We had mold on every wall and ceiling that had been affected. as Soon as we realized what was happening we called maitnence emergency hot line. Which they tore out the ceiling and “sprayed” the walls where the mold had seeped through the dry wall and left us. It took them almost seven days to do anything else. When they finally had someone come to fix the mold, they told me that they were just going to patch the ceiling. THATS IT! They never even tested the mold to see if it was safe didn’t care about our well being it wasn’t until seven days after they even tried to fix the issue and weren’t even going to replace the dry wall that was infested. I wouldn’t let them work until they ripped the dry wall out and sure enough everything had mold on it. They didn’t even take the right precautions didn’t want to address the issue and put our health at risk. We asked if we could leave early because we feel unsafe they won’t break our lease. I am beyond upset. They basically could care less about you and your health.

Hello & Good morning my wife me & our 13 are looking at moving in from out of state due to work transferring around nov 1 & we fell in love with the place during our tour. We have been here for 2 weeks & have looked at dozens of complexes & this was our #2 fav but after spending almost 2 hrs reading reviews we have had to step back and re hash this decision. My concerns are this. There is multiple counts where thieft is happening & according to the reviews nothing is getting done. There's issues with the gates they are talking about. Even for us we noticed there was 5 cars that went in behind us. Maintence seems to be an issue as well with a lot of the reviews. Crazy amounts of people have act issues & it's taking days even weeks to get issues resolved. I myself have an issue with the fees for being late on rent after 11pm the day of & the Maintence aking their sweet time to resolve issues. I know reviews are bias but they should still be looked at seriously. To our future resident, we appreciate your honest feedback, as we are always looking for ways to improve. The community has underwent several changes and implemented different procedures to help improve and rectify previous issues over the past year. One of the most recent is employing a roving patrol company. We understand your concerns and want you to know that we take them seriously. Here at Solis at Winter Park we work diligently to resolve issues in a timely manner from the leasing office to maintenance. We are currently researching alternative options and ways to update the existing gate system to make it less accessible for people to tailgate. With regards to rent, it is due on the 1st of every month per your lease agreement with a grace period until the 3rd of the month to avoid receiving a late fee. Our community has gone paperless not only to help the environment, but also so that residents are able to make payments, enter service repair requests and even sign your lease agreement from the convenience of their own home. Solis At Winter Park Apartments are a gated community walking distance to supermarkets, dry cleaners, restaurants and public transportation. There is a well equipped fitness room with pool connected , a computer room , a clubhouse with pool. The grounds are well maintained and well lighted. Staff and maintenance are excellence . Solis at Winter Park is a nice and calm complex close to everything you need: CostCo, Publix, CVS, Target, Full Sail University, Wal-Mart, you say it! If something breaks, your landlord will take care of it. I have been living 2 years here, and it has been an amazing experience. I highly recommend it.

Sun Key Apartments is the right place to experience a great stay in the great city of Orlando. It is located just out of the busy city so that you can get the feel of being in the suburbs without being far from the entertainment in the middle of the city. The staff and maintenance keep the complex beautifully with arrangements of flowers, plants, palm trees, and furnishings. The pools are nicely decorated and very welcoming to its residents. The complex offers a lot to its residents with its large gym, two pools, a lounge center, a gaming room, basketball, tennis, and volleyball court, plus its own car washer and vacuum center. It is a nice apartment complex to live at and enjoy the sun year round.

You are drawn in by the two pools and the impressive gym and game room and the great location to schools, but when you move in you realize they got you. Controlled access is a lie. The gates are always open and are just for show. Half of everything in the gym is broken. The only thing that works in the game room is the pool table. And your actual apartment is way overpriced. The only benefit to living here is the location to Full Sail. Otherwise, you will be wasting away your living expense check here.

The apartment complex is okay. I have lived here for a little over two months and have enjoyed some things however, there are some things that are not all that appealing. I do like the proximity to my job, the two pools and the basketball hoop and tennis courts. The overall complex is kept in decent condition. My biggest complaint is that the apartments themselves have some issues. I have had my A/C break and leak a few times and currently have been experiencing a bug issue. The staff isn't all that equipped to take care of these problems in a timely fashion and one must end up coping with the issues for a while. Again decent place overall but could use a maintenance upgrade.

Great location for students; walk to Full Sail, short straight-shot drive to UCF. Easy access to shopping and food whether you're walking or driving. Amenities at Solis/SunKey (complex recently changed management and name) are nice enough; tennis/basketball courts are well maintained, gym is nice and not often crowded, pool is kept clean. Pet amenities are decent; a fenced dog park area and the grassy areas of the complex are occasionally dotted with pet waste stations stocked with baggies and a bin for waste. The new management has been a pretty big change over the past few months. They're definitely more corporate, which is good and bad in ways. Good is that they've made some modern improvements (including the previously mentioned doggie waste stations), bad is that management can seem a bit detached at times, grass isn't cut as often as it should be sometimes (a set biweekly schedule instead of noticing it's gotten overgrown with seasonal changes.) Maintenance is professional and relatively quick to respond to repairs, but the corporate feel is felt here too, they work here they don't live here if that makes sense. The residents are a mix of families and students, leaning more heavily towards students. So if you're a long term resident expect your neighbors to change every year. If you're a student coming to the area; this means plenty of vacancies when you're probably looking to move in! The units themselves are pretty solid, and even living above some students I've never noticed any noise. Hope this has been helpful!
