Do not move here!! This place into a car burglar’s dream! No cameras that work, no on grounds peace officers or security, or a functioning gate. The gate has been broken since October which allows anyone to enter with free range and time to do what they want. I was told by the front office that the gate being broken is an “INCONVENIENCE.” The weekend my car was broken into 9 cars were vandalized!

Unprofessional staff and overpriced low quality apartments. Vehicles get broken into and staff does not have empathy or urgency. The manager is deflecting and unwilling to help.

If you want you things stolen and vandalized move here. The garage door has been broken and left open for MONTHS, The pool has turned green from lack of care, the dog poop bins are overflowing, Recycling cans are left in the street for days so the garage piles up with recycling and waste. One of the elevators malfunctions regularly and will drop you a few feet. Bikes are continuously stolen because the locks malfunction, my car has been paintballed within the garage, and management brushes off all of these issues if they even care to respond. But thank god they sometimes convince a foodtruck by park by us, that makes it SO worth it to deal with all of these issues.

Southtown flats has a beautiful location and amenities, however, the on site staff is awful. Ever since valiant took over a few months ago this place has gone downhill. The way the staff speaks to residents is disrespectful and uncalled for. Instead of being held accountable and taking responsibility; they point fingers and basically scold you. I have lived here for almost 3 years, and have never caused a problem or had an issue until valiant took over. I have never been disrespected In such a way by anyone. The on-site property managers Arriana (I think is her name), continues to say”bring your issues with my staff to my attention, so I can give them feedback”. Well, it has been brought to her attention multiple times by multiple residents, and she is part of the problem. Either no one is getting reprimanded, or they just do not care. There are plenty of other issues, but the communication with the management is my focus on this post. The community that I once loved to be apart of here is no longer there due to management. If your looking for location it’s great, however, if you want good communication and solutions to problems from management stay away. I would not recommend this place to anyone with the current management.

Southtown Flats has an amazing community atmosphere among the residents. This used to exist with management as well, until the new management company, Valiant, took over this past summer. The style in which they communicate with residents is very unprofessional and frankly, warrants some serious "coaching opportunities." They consistently seem more concerned about being right than they do about being helpful. Ownership and accountability is demanded among the residents, but seems to be optional with the staff. I have consistently seen examples and experienced them personally of residents reaching out with questions regarding issues around the property and only received back a list of excuses with minimal ownership. Simple things are made out to be impossible tasks that have very clear solutions (i.e. - having a daily checklist to ensure all dog waste stations and trash cans are emptied, the elevator and surrounding areas are mopped, etc., keeping an inventory list so that items can be ordered well in advance of them running out, buying dog poop bags at Walmart or Petsmart and getting reimbursed when vendor is out if need be). This is supposed to be "luxury San Antonio living" according to their website. I often wonder if they spent as much time resolving issues as they do in arguing and making excuses with residents over email, how much they could really accomplish. Whenever extra work is required by the staff we get excuses and when extra work is required by residents we get accusations and threats with zero fact finding. Communicating issues with your residents is expected, but how you say it matters as well. Particularly when those residents are your CUSTOMERS who pay ample amounts of money to live here. There are always going to be residents who are less than stellar, but that doesn't give you the right to treat those that aren't in the same fashion. If one of my employees sent out some of the emails they do, we would be having very serious conversations about our "communication style." Lucky for the residents we have a very close knit community who is in regular communication about these issues via group chat and are very good at keeping our fingers on the pulse. My only hope is that Valiant steps up or we may have to find a new community to call home.

Its like living in dorms- people running around all times of night, spoiled , disrespectful tenants, awful front staff. My car got towed TWICE from our garage even though the parking tag was on display. Management it refused to cover the expenses the second time. Never mind the fact that no one even came close to apologizing for making me lose an entire work day to deal with that. They also nickle and dime you - my rent + trash etc. bill was different literally every month I lived there.

This community also does Airbnb. We booked our reservation months ago and purchased our flight. 2 weeks before our trip to the final 4 they cancelled saying they leased the property. They could care less if they screwed us over. I

If you’ve ever wanted to live in a dorm and a cruise ship at the same time this is probably your best bet. Living here was complete chaos from start to finish. Multiple manager changes made sure you were never on the same page with the front office when it came to issues. One of the front office workers is completely incompetent and the other is always in the middle of a personal call or snacking on something and doesn’t have time for you. To start our apartment electricity flickered for the first few months. Multiple service appointments couldn’t fix it. Was not uncommon to see broken glass, spilled drinks, and throw up in the hallways on the weekends. If it happened on a Friday night, it would sit there until Monday when the cleaners arrived. Other issues include multiple thefts in the parking garage, as well as questionable people walking in the complex at 3am trying to open apartment doors, and late night hours at the pool. It was not uncommon to see people swimming and having loud music playing at the pool at 3-5am on a weekday! Multiple times we saw small children swimming and playing at 4am on a tuesday or thursday. Couldn’t believe it. During normal hours the pool is a free for all. You will see people jumping the fence to go swim, and staff doesn’t seem to care. In the garage my trailer was stolen and my moped was stolen. But our biggest issue was once we moved out and our security deposit was stolen. Our check was taken and someone forged our endorsement and deposited it into their account. There are only a couple ways this could have happened. A postal employee could have stolen it while in the sorting warehouse which is highly unlikely. The most likely situation is someone at the management company or front office stole it. The reason we suspect this is we have been back and forth with the management company and the front office for months trying to get the check replaced. We have filed an affidavit, paperwork, and coordinated with multiple people and we are still getting the run around. RBFCU did an investigation but Southtown flats will not tell us the results of the investigation. The front office at Southtown flats, specifically Jennifer has told us multiple times that Lincoln property management “just doesn’t want to talk to you.” Literally her words to us this last call. The check is 2xx dollars and they just can’t seem to send it to us. This has gone on for 6 months now.
I would recommend this apartment. Location is great, neighbors are friendly, and it is a very pretty building with a lot of character.
The apartment feels safe, and activities are usually going on. I will have to live here for a few more months to have a better opinion.
The apartments themselves are absolutely beautiful and the front office staff is always very helpful when necessary. I would recommend them from that aspect. I feel as though the community is plagued by some issues that I don't otherwise expect for the price point that I pay. I have lived in two apartments and in both I have had the AC condensation pipe come loose and leak throughout the apartment causing the baseboards to become damaged, I was unable to access the doors from the garage inside for a number of days(three times) because the electric door system was down. The maintenance requests are always handled in a VERY timely manner and I feel it may be initial construction issue rather than apartment fault. Overall, I enjoy the apartment community and the units themselves. The amenities are beautiful and the community activities are always very fun.
Having issues with FOB and access to gates, on my moving day. After 3 days of the WR not completed, I went to the front office to ask about my maintenance requests, it was then completed the next day.
Travis was great and I love that maintenance came to make this repair the day after I submitted the request. There is an additional maintenance request that was made that I will follow up with Travis on to see what is going on there.
I love Louie, he always does an amazing job. Give that man a raise!
Since I've been living in Southtown Flats I have not encountered any situation of service where the staff was not efficient and prompt.
Southtown Flats is a very unique living experience and I would be more than happy to invite anyone that I know to partake and that experience.
It's an ideal location, the price is a little higher, but it's worth it for the most part
I would love to have friends so close by and I would only recommend it if I absolutely love the complex and I do.
