Property Ratings at Tides at Mesa
I moved out in April and still waiting on security deposit back. I have been given the run around and lied to. Now they have a new management company and they said there was nothing they could do. In the last 3 years they have had 4 different management companies and if you call them they never answer the phone.

We're sorry this has been your experience with previous management. Our new team would love to help and guide you in the right direction. We hope you’ll give our team this opportunity and ask that you give us a call at (480) 590-1825.
I have never dealt with so many problems in an apartment before. I’ve dealt with ants on numerous occasions. I’ve dealt with cockroaches continuously. I’ve dealt with crickets every time we get heavy storms. I’ve dealt with geckos on multiple occasions. I’m fairly certain if I ripped up the carpet, I’d find a dozen or so holes in the floor where pests are coming in. I know there are several by the back door, some of which I have filled in, or had maintenance fill in. The seal around the front door is bad, and lets air and pests go through. The appliances likely haven’t been replaced since the unit was built in the 70s or 80s. I’ve had maintenance come in half a dozen times for my washer, and despite their efforts, the thing still doesn’t work properly. The AC unit regularly leaks or stops working, forcing me to call maintenance at 1am and having to suffer until morning when they arrive. When I moved in, I could tell whoever inspected/cleaned/painted the unit last did a haphazard job. They didn’t bother cleaning the floor trim, opting to paint over the hair that was present. The outlets often don’t work, or they won’t hold a plug. They continue to raise the rent every year, despite making no improvements to the unit or improving their services. They’d rather spend the extra money paying their maintenance crew to start up their leaf blowers at six in the morning, four times a week than fixing what really matters. Fortunately, I just accepted a new job, paying $75,000/year, so I’ll be gone once my lease is up. Good riddance.

I wrote the review titled “ROACHES” where I complained of the HORRIBLE roach problem. The property replied saying the roach workers found “no activity” in my unit on 1/16 somehow. Well when I returned to the apartment after the fumigation, I counted at least 26 dead roaches on the ground, and YES, I have photos of them. So not only is there a disgusting roach problem, but the management are full of LIARS who want to take all of your money and who DO NOT CARE about their residents AT ALL.
Property Manager at Tides at Mesa, Responded To This Review
Dear Rachel, We are sorry if you did not have a good experience while living here. As you mentioned in your report that we have commented on another review you left that is correct. The pest control company does keep written records of the service that they provide to us. It is documented what transpired and what service was provided to you. It is very common when a fog happens to find dead pests, which means the fumigation is working, and it can continue to work for up to two weeks. We have no way to guarantee a home to be pest free, however, we respond when notified and offer a complimentary service until the issue is remedied. We do wish you the best in your future endeavors. If you would like to speak about this issue further please contact the office. Best, Michelle & The Superstition Vista Team
I lived here less than a year before I spent the money to just break the lease after living miserably in a roach-infested apartment for months. I had 2 fumigations, countless times sprayed, cleaned my apt every single day, but the problem got progressively worse. They even fumigated the other units (AFTER I complained several times) but the problem just kept getting worse. My breaking point was waking up, finding a giant dead roach stuck to my skin!! Absolutely disgusting. Do yourself a favor and save yourself the time and money, and choose somewhere else.
Property Manager at Tides at Mesa, Responded To This Review
Rachel, I am sorry to hear that you have experienced an issue with pests. It can be frustrating to deal with. We do offer complimentary service, and yes we have reached out to others in the building that you live in and are providing service. It does require full cooperation from everyone in that area and there are times where it may take several extensive treatments, and to continue a preventative program thereafter. I see your last service was on January 16th indicated that the pest company did not see any activity in your home. If you still have been experiencing an issue that is important to notify us of. I do see that you stated that you have spent the money to break the lease, however, we have not received proper documentation of this yet. Please feel free to call us in the office so we can discuss this further. Best, Michelle | Community Manager
Roaches everywhere. No matter how many treatments I have done. I can't buy food anymore nor do I enjoy cooking anymore, let alone eat at all because there are dead bugs, roach shells and roaches running around Everywhere, I mean everywhere. I wash dishes the night before and in the morning for breakfast, the dishes I just put away the night before has a dead bug or a shell, even a roach hiding beneath the dishes! Disgusted. And I do not have a pet. I keep it clean everyday thinking they would go away but this is their territory and I'm just the invader. I want to move!!
Property Manager at Tides at Mesa, Responded To This Review
Shelly, I am sorry to hear that you have had an issue with pests. I did try to look up your name in our resident database system and was not able to find it. I wanted to look at the history of what pest service has been provided to you, and surrounding apartment homes. I would like to speak with you more about this. Please feel free to contact me at the leasing office. I look forward to hearing from you. Best, Michelle | Community Manager
I moved out of this complex about 6 months ago and I could not believe how nice the management was while I lived there. They don't have hidden fees and although they are a business, I didn't feel like I was getting nickeled and dimed. I believe they genuinely care about their tenants. Just a warning, the apartment complex is really old and has not been updated on the inside for a long time, well at least my apartment. The walls are paper-thin and it's in a horrible area. With all that said, I still would recommend this apartment complex. The good outweighs the bad.

Thank you for your review of Superstition Vista! We are glad that our team provided you with great customer service. Thank you for calling our community your home.
When I moved in I was given a unit that looked nothing like the model. There were several broken cabinets and drawers. There were cabinets that had been chewed up by a dog and painted over. There was a dead cockroach in the bathtub. I watched a cockroach crawl out of the wall. They did not offered to do anything about the roaches but offered to fix the cosmetic. They did not offer to put me in another unit, they said there were none available with 4 units listed as available.

Dear Alex, I am sorry that you were unhappy with the apartment home you selected to move in. We did offer to make any necessary repairs and have the apartment treated from the pest control company. It seems that you were just unhappy overall with the apartment home and your roommate mentioned that he liked the apartment. We had no other ready apartment home of the same floor plan available to offer you for a same day move in. So we returned your move in monies, along with your holding fee in full. We do wish you the best of luck in your future endeavors. Best, Michelle | Community Manager
I've tried pretty hard to love my apartment, but it's seemingly impossible... I've seen roaches since day 1 and every day thereafter. My apartment has had at least 3 pest control visits. Pest control even bombed my apartment, which cost me $50 because I had to wrap and cover everything. I've been told that I have roaches because my dogs food bowl is on the floor. Funny, I've lived with a dog for 20 years and have never seen a roach. I never even saw a roach at my old apartment or anywhere I've lived. I continue to kill at least 20 roaches a day. I have pictures and videos and have steered a few people away from here. I'm about midway through an 11 month lease and not a day has gone by when we haven't seen roaches. I'll pass on calling the office, since pest control has already been here 3 times. It's quite ridiculous and disgusting. If you're thinking of moving in, come see my apartment (2023) first. Bet you won't be moving in then. Everything else is alright, but living with bugs is not acceptable... I won't be resigning. I thought I hated my old apartment, but at least I didn't see roaches daily...
They stole my deposit. Upon move in, they told me I had to pay a full month rent because of a charge on my credit report. I was told that if I got it off they could adjust the deposit and credit my account for rent for another month. I disputed it, got it removed the day before I moved because it really was not owed, and they completely changed their tune and refused to give my partial deposit back. They entered my apartment twice illegally because they claimed they had a work order from "someone" with my apartment number when I'm the only one who lives there. One of the managers, Sev, emailed me talking about a conversation we never had in the office. The latest is that I'm being bothered yet again because they think I have some brown dog that needs to be added to my lease. Mind you, my dog is already on my lease, and she's not brown, and I'm not about to pay another pet deposit for an invisible dog I don't own. They clearly have no idea who I am and can't keep track of their residents. Awful, awful, money hungry company. I've called their corporate company more times than I can count and no one called me back. Ever.
I have been here just over a year and really do enjoy living here. The office staff is great, friendly and efficient! The maintenance staff does an excellent job of QUICKLY taking care of any and all issues that come up, and also are friendly and efficient! Pet friendly was a big plus when I moved here, the downside to that is the people who do not clean up after their pets; however the maintenance does a good job of taking care of that to keep the place clean. I really do enjoy living here so much so that I just renewed my lease.
My place is pretty nice. I would recommend this to friends and family. It really makes a difference when you have great staff, which this complex does. They have been very helpful through the process of leasing a place to being attentive to when I need items fixed in my apartment.
First of all looking for and apartment is really hard! They really have you in a box with no holes! They have a computer that tell them how many apartment are around how much every one is paying for them! Then they know there's only few one bedrooms so they can make you pay more for there one bedrooms because there no where us for you to rent! So they show you there model which I know your apartment will not look like it at all! But my apartment does even come close to what the model look like! First of all my cabinet do not close all the way! I have a cabinet in my bathroom that looks like some one has been eating it! My A/C unit when I move in had water come down into hall way! For two weeks it was this way! The gay that come out said it for from the rain! Yes it had rain but I live in AZ so it rain but not that much! So I said ok my be it will stop in few days! But no I had to go to office three times before they come out to fix it the second time! They fix it! They Unclogged the A/C drain line and vacuum out A/C drain pan and adjust it. So it was not the rain it was because drain line was clogged! I understand they have a lot of apartments to look after and fix. You think you would want to make sure the apartment they just rent out look good and clean and did not have water coming down in the hall way! I had to put a trash can there so the floor do not get miss up! I do care about my apartment I would like to live in a place I could be happy to call my home and have friends and family over my apartment and they be happy to know I'm living in a good place!

Dear Resident, Thank you for voicing your concerns and allowing me the opportunity to address them. Superstition Vista is set up on a pricing system that takes several factors in to consideration when generating pricing such as availability, pricing in the surrounding market area, and supply versus demand. This assures that we are able to remain competitive and offer the very best pricing to our future residents. We put forth our best effort to offer homes in close representation of the model. Some homes may reflect slight imperfections as others have enjoyed your home previously. The maintenance team strives to make repairs quickly and correctly on the first attempt; however trouble shooting can be more complex at times, resulting in future inspections and/or repairs. They take great pride in their work and make a diligent effort at minimizing repeat service requests. I would love to meet with you personally to address your concerns more specifically if you wouldn’t mind providing the office with your name and contact information. We can be reached 24/7 through our resident portal at imtresidential.com, or you can call the office directly. Community Manager, Megan Gibson
I have lived here at Superstition Vista for over 3 years, and the only reason I haven't moved is cause of the staff. The office staff will always go above and beyond to help you. We have just over 1040 square feet of space in the my 2 bedroom apartment, and it is layed out very nicely. The only thing I would change would be having a more open kitchen, and new cabinets in both the bathroom and kitchen. It is a nice somewhat quick neighborhood, not to much crime or mischief. Just know that not all the apartments are the same, but there are still very very nice and homey.
This past year they painted the apartments and redid the roads around the apartments.the office is very helpful with any problems you have. The maintenance people are very courtious and get the job in a timely manner. No project is to small or big
As a veteran returning home, a place to live was at the top of my priority list. But with all the housing costs and offers thrown my way there was no way to decide what my new home should look like and where my new home should be. I was so infuriated with hidden costs and fees I almost snapped everywhere I went. But as luck would have it I stopped here at Superstition Vista Apartments and was blown away. I was warmly greeted, helped to the fullest of their capabilities, and shown a great rental. All fees and costs were explained, the application process was easy and quick, and I was helped to the very end of the process. I would greatly recommend this property to anyone who is in need of an upbeat, welcoming, amazing atmosphere at well priced homes in the greater phoenix area.
