Property Ratings at Irene Woods Apartments
Moving in was wonderful but moving out from here was extremely awful. During our move-out, 2 times inspections were completed, and the inspector said everything looked good. 20 days after we move out - we get a letter from a collection agency saying they are withholding my security deposit and trying to charge me $1147.60 to replace the damaged carpet in the entire apartment whereas we as a tenant already paid for the existing carpet (regular wear & tear) included in my rent. Why are they charging me again for a new carpet when I already paid for that used carpet? This is insane. So be careful. It's great to move in and stay with them but you won't get your security deposit back. Because they will do anything to keep your money with them.

They will enter apartments without notice or permission. Moving out is ridiculous. They are 100% a corporation and will not do anything to help you even when they would monetarily benefit. Do not rent from an edward rose propert!

I give one star because its not option for less, DO NOT MOVE here, when we received the apartment we have an infestation (fleas) we don't have pets and they implied that we bring the fleas to the apartment; when we reported the issue they tried to resolve using "bombs" obviously didn't work. The issue finally was resolve. The walls and ceiling are so thin and you will receive a lot complains for noise, even when we are out of the town, they call us for other complain. 6 months and I am so ready to leave.

My wife and I lived here for two years and generally didn't have any problems. The rent was higher than I wanted, but living there was fine. When we moved out, we got a bill for $800 dollars for carpet replacement. We paid them $50/month in "pet rent" for two full years. That's $1200! I knew the carpets weren't in perfect condition, but we did our best to keep them clean AND I spent three days shampooing them before handing over the keys. There was one visible stain that I wasn't able to remove. First I asked why the $1200 I paid in pet rent didn't go to it. They said "Pet rent is not a deposit." I've lived in multiple apartment complexes and have NEVER heard this. They pointed to a clause in the lease that said the pet rent was not a deposit. Fine. I should have read the lease better. They said they had pictures of the carpet damage and they would email them to me. When I got them I noticed that every single picture they took was AFTER they had completely ripped up the carpet. There's literally no way after two years with pets that the carpet was going to be spotless inside and out. They clearly were going to replace the carpet whether it needed it or not and were just looking for a reason to pin the cost on me. They have a payment plan, so I ask them for details on that. It takes them a full week to even email me back. They ask how much I can pay. I'm a graduate student so not a whole lot. I offer $20/month, they won't go any lower than $25. And I swear to god, the lady says to me via email "...and with you're significant balance we would expect you to raise your payment significantly." I finally agreed to pay $25/month, and dealing with their billing department is a nightmare. You send the first check in the mail, but they don't check their mail enough and still send you a "past due" letter. Then two months later after I'd set up auto-pay through their website, I get a call to tell me they haven't received my payment. "Well I set up auto-pay," I tell them. "Was it through our website?" "Yes, the same one I used to auto-pay my rent." "That won't work." Well why not? Why is this so hard? I've really had it up to here with this company. TL;DR: Irene Woods was a great place to live for a couple years, but Edward Rose (The corporation that owns the complex) is an absolute nightmare. Stay away unless you know you'll have money saved to pay their ridiculous demands when you move out, and STAY AWAY if you have pets.

Thin walls all the neighbors can hear each other and if you have kids avoid it no one will understand that kids hard to be controlled at home keep complaining about the noises u will be receiving calls from a rude woman don't know how to talk nice with the people just tuff and she will push you to brake the lease from the first month

As a multi-year resident at Irene Woods I can tell you there is not a better place to call home in Collierville/Memphis/Germantown area. From day one the office staff has been incredible. The few concerns I have had they solved quickly. And the friendliness of everyone is second-to-none. It is a super quiet community in a beautiful setting with countless amenities. The last building in the community was recently finished yet there was hardly any noticeable construction noise during the building process. And last but certainly not least is the price. Irene Woods is a value in regards to price for the area!

Despite our first impression of being the staff was cold and detached during the tour process we applied anyway. We applied for an apartment, paid our $50 per person for our application. We submitted it with an expected move in date. On the date we told them we wanted move we had not heard anything. I followed up late afternoon. I was put on hold several times before office person came to say the app was denied. I was promptly told a letter would be mailed out, never mind the fact we needed an answer right away was of no never mind to this property. Well what do you know, someone else will get our money.

Don’t apply if one of your occupants doesn’t have great credit... doesn’t matter if the other’s is perfect. You’ll get denied and lose your $100. Won’t let him have the apartment by himself because “I’ll be an occupant”, even though I’m not paying a dime for it and we don’t really have a lot of options right now considering I’m pregnant and with his job we have a deadline as to when we have to be living in Memphis. Never have we got denied for something together, but ya know you guys obviously needed that 100 bucks more than a couple expecting a child :)

Irene Woods is a great place to live and I love that the place is still building and more stuff seems to be coming for us as residents. The ladies in the office are very nice and helpful when needed. Maintenance is great too.

We have enjoyed our 3-year stay here, first in a 2 bedroom apartment and currently in a three bedroom apartment with a garage. The apartments are beautiful and well maintained. The grounds are meticulously groomed and there are a variety of activities hosted at the clubhouse for this friendly community. I love the area but most of all the layout and the space of my 1bedroom 1 bath apartment ! The whole staff is so friendly !! These are the best apartments I've ever lived in. The staff is always so friendly and they take care of anything I need really quickly. They really do care about their residents.
We just renewed our lease for another year! As the complex is brand new, there has been a few trials and error; however, the response time for any issues has been amazing! The property manager, Angie, along with maintenance, are committed to the happiness and comfort of the residents. Angie always stops to say hello and ask how your day is. It is quiet at night and very safe. The policies, such as ones to ensure your pets safety and health are strictly enforced. There is an overall sense of community! Keep up the good work and thank you for our first happy year here!

I've been living here for 3 months and I absolutely love it here. It's a quiet neighborhood, everything in the apartment is brand new, great management, diverse community, and you don't have to worry about parking because each building has it's own parking lot. I have the Franklin floor plan and it's the perfect size for me.
