Property Ratings at ICON at Ross
My car was hit by the construction workers hired by Icon at Ross and management did nothing to assist me in getting payment from the uninsured driver. The property manager ignored my multiple emails for assistance. Unprofessional doesn’t even cover it.

I would reccomended the apartment for it?s value , great service, and mantiance staff. I would rec agaisnt it because over the years I have lived here I have seen a general decline in the quality of the building in particular trash in hallways, dog crap in the hallways, trash in the parking garage. It seems many people who live here do not respect the property as they should. The pool is hit or miss with sometimes it being very greaat and peaceful and other times somewhat of mayhem. I think price, location, and quality of the staff/maintainecnce crew make it worth it but I can?t tell you how many times I see some trash in the garage or hallway and it goes das without being picked up. Recently I saw a guy toss a pizza box on thendooor or the trash room without placing it in the actual Shoot. I called him out and he seemed perplexed . I am glad they have done some improvements on the cameras and entry system/ however the elevator in the mail area is still broken. Also when I first moved in they used to clean the windows? That hasn?t happened in years. All in all I like where I like but feel in general the appearance and cleanliness of the Building and property is the largest issue.
Apartments are very well kept, updated and functionality is great.
Couple things was broken when I moved in and still broken. The people that live about me stumps all night. Its so much noise coming from up there.
Our service requests have always been handled quickly since we moved in 6 months ago.
Great interior, nice community, sometimes security issues with gates and doors, leading to car/storage unit break ins
Brianna was great!!! I called before I came just to make sure they had an apartment for my timeframe of moving and when I got there I had the pleasure of her giving me a tour of the property. I loved the apartment and the amenities. Definitely a perfect fit for my needs
Parking seems hectic and there was no parking for future residences because the resident is allowed to park there in front of the office
Staff was accommodating and very pleasant.
I think the look and feel of the complex as a whole us not what it was when I first moved in. The entry doors are horrible. I hurt my wrist everytime I open the door to garage. The guest entry doesn't always work well. Lived here for 7 years and was not happy that I had to pay for new blinds. There are other things I need based on wear and tear but think some things should be updated just based on time I've lived here. The rent goes up every year but I'm not seeing improvements that justify that. I understand the market changes but I've only been offered free carpet cleaning with new lease. I have to request that.
Love the style and comfort of my apartment. The location is ideal
I would recommend this place due to the amazing staff and maintenance. I also appreciate proximity to downtown which is a walk away for work. I would, however, warn about cleanliness of hallways, broken doors, and potential large rent increases. Additionally, no washer and dryer.
Residents need to clean up after their pets. Living near the garage is extremely noisy. Some guests are not respectful of other tenants late at night when entering or leaving the garage.
I would recommend for the space/price of units; good community energy; gym; location to bustling areas (Uptown, deep ellum, lower Greenville, downtown, etc.)
I would recommend it because I believe we get great bang for our buck. However, if they were looking to be in the heart of it all, I'd definitely recommend looking at other options first.
The leasing office staff is helpful and professional. I appreciated the attention to detail and quickness to follow up.
The apartments are in great condition and maintenance staff are quick to respond to any issue. I have been at the apartment for less than a year and my car has been broken into on multiple occasions. This last time, many vehicles were targeted and they smashed out the windows, despite being parked under security cameras. If this was resolved, it would be a perfect place to live.

Hi Lauren – Thanks for taking the time to leave us a review. We appreciate the feedback. We are very sorry that theft has happened at our community – we know that having your personal property stolen can feel violating. While we do our best to make our community as secure as possible, those measures are by no means a guarantee that these types of situations won’t occur. We always urge residents to be diligent about not leaving anything of value in their vehicle, especially where it can be seen by anyone. Again, we are very sorry that this occurred and will work with the local authorities in any way possible to assist you. Please feel free to reach out to us at (214) 431-5450 or iconatross@simpsonhousing.com.
The apartments themselves were well kept and updated. The community amenities I thought would be a little more developed such as the workout room.
I recommended my sister and she is now living here as well. It's such a beautiful complex and the leasing staff is super professional and friendly. Yvonne made this move easy and made me feel welcomed. She was always available for all my concerns.
It's a decent value for the money but is starting to show its age and slipping status based on the other properties growing around it.
Maintenance is top notch at this community. I would only suggest individuals to live in certain area of the building because of noise disturbances.
The property is lovely and the proximity to downtown and the interstate is perfect.
The inside of the units are beautiful and spacious. rent compares to nearby complexes. The walls are thin. People let their pets relive themselves on walkways and stairs.
Because it's convenient and clean and at a prime location
I really see how the maintenance personnel always cleaning and around my area.
The apartment itself is great! The surrounding neighborhood is not as desirable.
Janai was very helpful and concise with the application process.
I've already recommended this apartment to numerous people. If I ever find myself back in Dallas, I will put this property as first consideration.

Thank you so much for the 5-star rating and review! We are so thrilled you enjoyed your living experience at the Icon at Ross and if you find yourself back in Dallas, please reach out to one of our leasing consultants. Thank you for taking the time to share your experience.
Would recommend for great location, maintenance is quick and stress-free, great community, and convenient dog park at the bank across the street. Would not recommend due to a lot of noise on the downtown side - dumpsters, highway, and club nearby. Also, crime seems to happen often.
Being from up North I feel as though I get the most for what I pay. I have no complaints. If something is broken the team does their best to get it repaired as quickly as possible. For theft they keep residents informed. I've got no complaints, just wish the leasing options were 6 or 12 month rotations or I knew more about possible month to month rates.
Best maintenance I’ve ever experienced in an apt complex. By far.

Seems like a good place to live. Haven’t been in the community long enough to know the quirks and perksz
9/10, I have not been contacted since leaving so that is the only thing I would dock a point for
I would love to recommend or lease here if the one bedroom I looked at came down about fifty dollars a month and washer and dryer were included.
They are courteous and professional with everything I have brought to them. I would definitely recommend them.
One thing that brothers me is that the hall ways tend to be really dirty. They don't seem to be cleaned very often.
There have been multiple occasions where I have come home and police have been on site. Neighbors have asked me about gun shots which made me a bit worry some. Over the summer I was without A/C for two days. Before I fully knew the weekend trash rules, I got a letter stating I would be fined if I left my trash out again. My neighbor is constantly leaving their trash out of the can and in the hall during the weekend. Its a little frustrating to walk past. The office staff are very friendly. I do like my apartment. I just wasnt expecting a lot of what has happened.
The apartment itself is great! It is large, the kitchen is huge, everything about my apartment is great. The rest of the complex could use some work. The community areas aren?t the cleanest. I saw beer cans in the stairwell for an entire month before it was picked up. Also people don?t pick up after their dog... while that isn?t the apartments fault it is their fault they aren?t as strict about enforcing the rules. At my last apartment complex it was extremely clean because they fined people all the time for not picking up after their dog. The office hours are not convient. If a package is delivered to the office instead of my door I usually can?t pick it up until the weekend because I leave for work by 8:00am and I get home around 6:30pm. In regards to packages I don?t know I have one at the office because they don?t have a system to alert us when we have a package at the office! Every other apartment complex I?ve lived at has a system that sends an email to me when a package is delivered.
Staff's Attention to detail & the little things that are consistently deficient and linger before being attended to is average at best.
I feel that the luxurious details in the apt for the price point is fantastic. I was looking for the best option at the best price and it meets both! If the rate were higher I would seek elsewhere, but I appreaciate fair rate which is why I choose these over the other luxury apartments. I also appreaciated the details put into the apartment. There were no cut corners. I appreaciate that there is real hardware flooring versus laminate. I appreactiate the high ceilings and garden tubs. Other apartments skip corners of those details. I appreaciate the integrity that was kept in the design of these details.
All in all my experience was good. I never had any issues with management. My problems were more so with other residents-my last set of upstairs neighbors were so loud I couldn't even sleep in my apartment anymore, I had issues with my apartment smelling like weed which was disgusting, residents being noisy, etc. The only thing I will say is sometimes I would request maintenance and the repairs were somewhat questionable-but that wasn't a major issue for me.
I just asked the front desk if this change was a possibility since it would make things easier for me and the next day someone was there to make the changes. I was incredibly impressed with how quickly and efficiently the changes were made and then also how everyone was so nice. Thank you very much for your help!
Not worth the trouble. Too many problems. They have been managed well but I would prefer they had never happened
I would but would also be uncomfortable not voicing my concern about the community manager as it is a very public and well known problem around the community I don't think it's avoidable.
would - front desk staff are helpful and friendly. apartment size to price is great for location, pool, dog friendly, maintenance are quick. would not - heard about multiple break in's, so not sure it's as safe as advertised.
Tenants that were physical trainers would invite their outside clients to the gym to work out, play music on speakers, and leave equipment astray in an already crowded gym. A small gym should be relatively peaceful for tenants to work out after a day in the office. There was no management, proactive or reactive, regarding the gym. Also, the water company that bills tenants through ICON (AUM) charges an online fee, which should be EASIER for both parties. Instead, paper checks were submitted to the office in time, but the water company never cashed them until the next bill cycle, leading to late notices on my door each month due to their backwards pay structure. It was a hassle as a tenant to have water bills add up, although payment was submitted, leading to incorrect future invoices.
I would not recommend this apartment community because there is another community across the street that offers more bang for your buck. I would only recommend this apartment community if you want to be in this specific area and are price sensitive. If you can afford to upgrade a little, don't look at the ICON.
Because the maintenance guy also smelled the marijuana I?ve been complaining about for months from my neighbor.
There are still ants all over the courtyard and other common areas. This issue has not been addressed in the slightest.
The maintenance team is a big part of why I continue to live here after 3+ years.
