For it has the perfect location, close to almost everything in great sought after Roswell. The Lake makes it a great place to have fun on Spring-Summer time. The new management has been working hard to keep this place neat and clean, of course, there are issues, we are talkin about a well over 50 year old complex, but Angela and Tia make this place really feel like home. I do recommend it 100%. I currently live here!

Ever since a new management company took over the complex in 2021, I have not had a single maintenance request handled in a timely manner. I have had them cancel my maintenance requests without looking at them, or mark a request as completed when they had only taken a look at it without actually fixing anything. There is no confirmation from a human that your request is complete. They have outsourced their help line to a company that means well but simply has no tools to actually solve your problems with maintenance, because no one from the property ever picks up the phone, so all they can do is leave a message for you. The apartment itself is old, but serviceable for the price-range. The lake is wonderful - I would be rating this property 4-5 stars if my air conditioning hadn't gone out for a month in the middle of summer two years in a row.

The outside is amazing, and the lake is so relaxing but the hassle of everything else isn’t worth it. Maintenance request take months. Now there are starting to be cars broken into and packages stolen. Just really look into it before making a decision.

I moved in no hot water, dirty apartment, fixtures old and molding. Shower not working properly and NOTHING GETS FIXED. NO AMENITIES ARE AVAILABLE. I still don't have a mailbox. DONT MOVE IN HERE

When I moved in they could not provide me a mailbox key for the cluster mailboxes. After several requests I took it upon myself to break into the mailbox and put a new lock on it. Problem solved or so I thought. In mid November mail stopped being delivered because the post office refused to deliver to the broken cluster box. It's now December 1st and still no mail. What a sad situation. I don't know who is giving 5 stars. The lake is nice. That's about it. The package room that is supposed to be locked, is now open for any porch pirate. No attempt to fix it. Amazon should shut it down also. I've made dozens of maintenance requests with no result whatsoever. This is the truth. I don't recommend this place until they get their act together and there is no evidence that will ever happen.

Despite the previous reviews we decided to give this place a try. Everything looks beautiful and it is by a nice lake. However, upon deeper inspection, when you start to live in a unit it’s a different story. They put us in a unit that had over seven different problems. As we started to use appliances and things like that in the apartment it all fell apart to a degree. Although, they try to repair or work on some of the issues nothing is ever completely resolved. The problems just keep coming back. The place needs to be gutted and redone. We wanted to live here for several years but now it looks like it may just be one year. If you decide to rent from here make sure to check that everything works properly. Talk to the neighbors around you. Don’t move in if everything is not up to par.

It's just ridiculous. It's been more than a month without AC. They came on Thursday the 22nd did something to the AC and it worked just for that day. Today the 26th around 11:00pm and that's how my family with 3 kids, a wife and I have to try to sleep through the night. On top of that they expect me to pay full rent by August. PS. I already had the problem in June 15th and I had to pay full rent in July.

I have had water leaking from my kitchen ceiling for 3 weeks. Maintenance man made a hole in the ceiling to get a better look. No one has been back to fix the hole. WATER is STILL leaking!!! The new management company told me they would send a plumber. NO ONE HAS COME!!!

I moved in at the end of August. Since then the property ownership has changed. Also since then the management and property has gone down hill. Calls to the office go unreturned, they don't stand by prior ownership promotions, the poor craftsmanship of the units allow you to hear everything your neighbors do and many other headaches. I know people who are moving to the area and I'll tell you what I told them... look elsewhere.

The pros area in Roswell ! The cons the staff lying shown an unit didn’t receive, stated luxury renovated and unit wasn’t even ready, foul smell in unit, leaking toilets, oil stains in wall due to the vents, sprayed over with paint, when you take a shower, and your told ole well that’s just what it does. Maintenance don’t complete work orders and only been here a month! This place is horrible, people leave dog poop in bags on the property. The second time less than two months water been shut off, first time no noticed. Old patio, can’t access due to all mold and mildew, Breezeways dirty, filthy and they don’t care. Only care to get you in and take your money. DO NOT DO NOT MOVE HERE HORRIBLE PEOPLE AND SERVICES
This place has a major cockroach infestation. I’ve been dealing with this since I moved in and it has been a complete nightmare. I hate coming home now .
Here are the pros: The apartment complex sits off the gorgeous lake (which is the property of Martin's Landing). You will enjoy the beautiful sunsets and sunrises...along with walking or jogging. You also have access to Martin's Landing pools and tennis courts. The neighbors are friendly. The Lake House apartment pool is pretty decent. Has several areas to sit, grill, and swim. The Lake House new manager is very nice. Here are the cons: The model apartment at The Lake House is bate and switch. No apartments on this property have the upgrades and flooring. The patio is closed in, however, the patio floor is not solid and you will get wet when it rains. During my 3 years living here, the work of the maintenance staff and contractors do sloppy and unfinished work. Over the past 2 years, the outside grounds are not kept up on a consistent basis. No mulch in most places, weeds grow up, the trash bins overflow. There are residents with pets who do not pick up their poop. Parking: horrible. More people with cars than parking spaces. (includes residents and visitors) Fitness Center: the back doors are always unlocked which then promotes kids and strangers coming messing up and making it not safe. Recently, you can only access the Fitness Center from 9am -6pm. Safety and Security: non-residents park near the leasing office to access the Lake to fish and social. Which consists of both teens and adults. Over the past 2 months, incidents of domestic disputes, assaults, and gun altercation were reported.
My wife and two young kids lived at the Lakehouse apartments for 2019. Very safe, quiet, well maintained property with beautiful lake access. Carly is the manager and does excellent work to take care of both the residents, the staff and the property. I would go back to this complex if I lived in Atlanta again. -Will
I have been a resident here going on my third year. I have never found issues with anything that wasn't immediately resolved. An example would be an occurrence that took place this past Friday afternoon. I returned home tired and ready to relax from work and grocery shopping to find that my front door was somehow stuck and would not open. It was 5:26 when I called the office and spoke with Amanda, who, instead of sending me to voicemail, got on the phone to maintenance (who had already gone) and instead of going home, leaving me in my car in the cold rain, she came straight to me and stayed with me until she finally got my door open. I was so happy and even more grateful that she was there, took my call and sprang into action. She was a sweetheart and I appreciate that kind of service, above and beyond, for sure. The staff and location of Lake House are fantastic. The property manager was more welcoming and friendly than any other complex we went to. Karen has been the best leasing agent I have ever dealt with. Everything was smooth and all the responses prompt and helpful. Could not have asked for a better renting experience!! I am so excited to be living here!!!
I have lived here for the past two years and just renewed my lease. The apartments are spacious and the grounds are beautiful I love having a lake in such close proximity. It's feels somewhat rural like you've left the noise of the city behind, but low and behold you haven't. Holcomb Bridge and 400 are in close proximity! The office staff, Karen, Tracy and Taylor, are always kind and responsive whenever I go up there to pick up my packages and what not. Overall it's been a wonderful experience!
My husband and I just moved in and we are blown away by how beautiful the property is! The complex is tucked away so you don’t feel as if you are on the outskirts of Atlanta. We are both Georgia natives that have been living in Florida, but we wanted to come back to our roots. Being from out of state, transitioning was difficult, but Karen was so patient and accommodating and helped us every step of the way! We have her to thank for everything! We love all of the complex and our unit so far and we are so thrilled to be here!
So far so good! Karen has been great on getting us in and taking care of us. The apartment is beautiful and clean. The other renters we have seen out and about seem happy and at peace. Looking forward to being here and building up our home. Also, great view and we love the lake!
I would like to warn anyone looking for an apartment to use extreme caution and pay attention to the reviews for the Lake House. We ignored the negative reviews before moving in and we regret it! The location is great, but the units are subpar. Amenities are often unusable. The community is loud between the kids roaming the property and loud neighbors. The front office staff seems to be a revolving door. After 16 months, we are on our 3rd property manager! I've lost track of the number of leasing agents that have come and gone and have no idea who in even works there now. They are also terribly rude in the office any time we have ever gone up there. Most of the maintenance staff is great. We have notified management of several complaints and all have gone unresolved and most completely ignored. HORRENDOUS experience. I'm just scratching the surface. Moral of the story, pay attention to the negative reviews and heed the warning.
Keep looking for a rental home somewhere else. This is NOT a luxury property, they are struggling to keep up with all their issues and constant employee turnover.
I don't often write reviews, but I decided to make an exception because I feel as though people should know what they are getting themselves into. The first thing on my list was really what pushed me to finally write a review, but they are all things that anyone considering living here should know about: - They CHARGED ME AN EXTRA MONTH OF RENT when I vacated. After never being late on rent, they provided me with notice to vacate at the end of my lease (presumably because I was at a lower rent rate than the "market rate"), then ignored their own notice when I actually vacated. They are now holding over $500 they owe me hostage, and charging me an extra month while threatening to send it to collections. BBB complaint filed and everything, hopefully that problem will be resolved - Management always wants to increase your rent by at least $100 every year. In three years they never asked for less than a $100 increase - Cockroaches... I know it's expected in GA, but even on the top floor, they're frequently going to show up. Management could do better pest control (if they do any at all?) - Cops get called frequently. I don't think it's normal for Roswell, but I can't count the number of times I've seen cops show up at the leasing office for one dispute or another - Parking near your unit can be a huge headache. They charge people extra to rent a reserved space because there are not enough spaces for many of the units. Despite this, they converted two parking spaces near my building to create a pretty looking entrance to their show unit (a pretty looking entrance you won't find at your unit, to be sure) - Noise consistently got worse over the 3 years i was there. Whether it's loud music or older kids outside yelling well after quiet hours, it's extremely frustrating when it wakes up my child in the middle of the night Because of my job, I lived in multiple places and really only spent about a week out of every month here. If not for my work situation, there's no way I would have stayed here for 3 years. It's not worth the trouble, especially when you do eventually move out (which the rising rent price WILL force you to do at some point). I was never late on rent and never complained about anything, and they treated me like trash when I left. Take my advice, and seek one of the many other options in the area.

Firstly, when it comes to renewals we have a standard practice that is based upon market value for our apartments. Market rent and the cost of living fluctuate frequently, but we carefully compare local competition and are never out of line when it comes to the average rents in the area. That being said, we always strive to keep our residents and offer the best deals we can to save you money in the long run. Should a resident choose not to renew however, they are required according to their lease to provide a written 30-day notice of their intent to vacate and remain rent responsible during that timeframe. Unfortunately, in your case, we never received this required notice. In regards to your specific property concerns, these are things that we can talk about more specifically if you'd like to call the office. It certainly isn't our intention to provide you a less than perfect apartment upon move in and for that we do apologize and are very glad that you chose to remain a resident with us for several more years. We do provide preventative pest control services for our community/residents as well as weekly treatments upon request. In terms of noise we do have an on-site courtesy officer who is a member of Roswell PD that you may have seen coming in and out of the leasing office simply to check in and provide us with his reports. We strive to keep the community as peaceful as possible for our residents and always encourage that if you are having a specific issue with noise that you reach out to us so that we can address it. Office staff is always changing, they can't seem to keep anybody. Maintenance crew is ok, but overworked because the property is old and needs constant repairs and updating. Problem with bugs and keeping the area clean of litter. Overpriced for what you get. Not sure why it is called a luxury property, maybe because you can walk down by the lake and sometimes use their pool, if it isn't closed down because the groups of kids haven't mucked it up and trashed the place.
My husband and I are in a 2 bedroom, 2 bath apartment on the bottom floor and have had nothing but headaches since moving in. While the lake is beautiful and the walking trail around it is amazing; that is about all the positive feedback I could honestly provide. When we first moved in I was really excited because we were in a newly renovated unit. Little did I know that the washer and dryer were subpar, the carpet nails around the fire place would stick me every time I passed and the "walk-in" closet was more of a stand-in closet. We had to find a place sight unseen, so I am partially to blame, but false advertising was a big reason for my serious disappointment. The first problem was baby roaches, then slippery goopy mud outside our patio, which our dogs then tracked in and upon which I almost fell each time I stepped out, a back glass sliding door that didn't lock and a broken A/C! The management team when we first arrived was amazing and jumped on every issue but in the last few months it has completely changed with unfamiliar faces and horrible customer service! I also came across a baby snake yesterday that I believe was venomous and that does not make me feel very secure. There have been several snake seen around the complex. Take my advice and look elsewhere, this place is SO OVERPRICED and you get nothing of any real value in return.
This place doesn't live up to what they promise. They promise lakeside luxury living but it seems that the staff in this place struggles to keep up with basic maintenance and repairs. Staff is slow to respond to requests, and it seems that they can't keep the dumpster empty since it is constantly overflowing with trash. The place isn't horrible but for what they charge in rent you can find better in the area.

My family and I lived here for 2 years. During that time management changed. The new (current) management doesn't care about residents. They see you as a rent check and nothing else. If you ask for something or bug them outside of paying rent, they have an attitude like you are bothering them. The day before our lease was up, our car and a neighbors car where vandalized by kids throwing rocks at our cars. The community has gone down hill while rent has been increased by over $500 a month. There where promises made to improve the area but the new management company has not made good on this. The trash area is constantly overflowing with trash. I highly DO NOT recommend this apartment complex and strongly urge you to keep looking. My family and I moved out of here because of the increase in rent and decrease in the apartment complex. We no longer felt safe or cared for by the staff. The new place we have moved to is more of a safe and family atmosphere. Also, you are not that far from Atlanta, so traffic in the area is horrible.
