This community has gone down hill since 2019. The only positives is the cheap rent (& it even went up $230 in 2023), and the location. The new office team is unresponsive and not friendly. The pool isn’t open it’s almost the end of June.
Crime every weekend, police here for multiple calls. There has been 2 murders in this complex (do your research)
Affordable..Clean.. I have lived here since 2018, and find it to be safe and accommodating.
My mother has lived here for almost ten years. She's had to replace all the food in her fridge 3 times bc they give her crappy appliances. The doorway is rotting. She's constantly finding dead nice. Right now both her bathrooms ate leaking (the carpets are all wet) but maintenance can't be bothered to "leave his warm house." This isn't the first time she's had a major leak. I made her call about her heat bc it wasn't working right, and maintenance tried to convince her it's normal for the heat to run nonstop for over 3 hours. My brother and I do more maintenance for her than the apartment complex does. DO NOT MOVE HERE.

Bad air conditioning and very poor customer service. The employees are absolutely incompetent, rude and can careless about anyone or their families. There has been a number of gunshots in the neighborhood and even some fatal shooting. This place is by far the worst place I have ever lived. Beware of Amanda the manager also.

Responsive to maintenance requests thus far. Quiet community. Spacious apartment unit, with good value for square footage. No overhead lighting or ceiling fans is the biggest disappointment, but that's mostly just an inconvenience. Office staff was helpful and responsive accelerating my application process as I had a very tight window to move in.

This place is so nice and quiet. Very convenient to shopping and restaurants. I have a garden unit and I love it. Maintenance is quick and office staff is friendly and helpful. There are a few reviews I have seen from crazy people, so you need to come and see it for yourself. I Love it!!

The complex is walking distance from the birkdale mall and a Greenway for walking, biking and jogging. Repairs completed in a timely manner. No complaints thus far over employees or repairs completed.

FIRST OF ALL THEY PAINT THIS PLACE TO BE GREAT BUT IT IS INFACT A HORRIBLE PLACE EVERYTHING IS EITHER NOT WORKING OR VERY OLD. THE HVAC SYSTEM DOES CIRCULATE THROUGHOUT THE APT SO THAT MAKES IT HARD TO LIVE THERE. GOOD LUCK IN THE WINTER/SUMTER TIME BECAUSE IN THE WINTER TIME UPSTAIRS IS SO FREAKING HOTTT AND DOWNSTAIR IS COLD. DOESNT MAKE SENSE THEY ARE TOO CHEAP TO FIX IT. SECONDLY THE TIOLETS KEEP GETTING CLOGGED THE FLOORS SQUEAK WHEN U WALK THE SENSORS KEEPS GOING OFF WHICH IS SO ANNOYING. ITS LONELY AT NIGHTS AND YES A FEW GOES ON HERE SO BE CAREFUL !!!!!!!!!!! MANAGEMENT DOESNT CARE ABOUT THERE RESIDENTS AND MAINTENACE GUYS WILL COME INTO YOUR APT WITHOUT NOTICE !!!!!!!!! WORST PLACE I HAVE EVER LIVED!!!!!!!!!!!!!!!!!!!!!!!!!!!

Worst place I've ever lived. The place Is falling apart. Within the first month the pipes busted at the neighbors and leaked into my house and soaked my floors. The lady who works there PATSY said the maintenance crew didn't notice any damage and cleaned my carpets in my place without letting me know they were coming or that they had been there. Shorted my phone charger the floor was so wet and put my clothes on the floor which got soaked. When I emailed the lady to explain to her about the damage in my house she proceeded to say that the men who checked didn't see anything on the floor. And told me I must be mistaken. Next time the cheap paper thin blinds fall in the middle of the night. Took them a week to fix it again not notifying me of entry AFTER specific request to do so and left screws on the ground after finally putting blinds back up. This past weekend my AC goes out so I call them at 6:30 this morning and notify them. Request immediate confirmation of knowledge of my call and call back at 12:30 after no response. They tell me they got my call and that "my request was a priority" and they would get to it as soon as they could. I asked Amanda to let me know when that would be and she said she would ask them and get right back to me. At 4:30 today I call them back and ask why no one has gotten back with me and Amanda said she would go ask maintenance right away...puts me on hold for five minutes and tells me they have one person In front of me. I asked her how much it would cost to break my lease and she puts me of the phone with Patsy who is extremely rude and condescending and says "we didn't have time to call you back today and don't usually call people back who call us 3 times" she followed that by "sorry we didn't get to you first.... What do want me to do about it" Mind you it was over 90 degrees outside today and not one Person ever called me back to let me know someone was coming out. When she gets cornered by my questions about lack of communication she said "I heard Amanda tell you they were coming today" which of course is a complete lie. I asked to speak to Amanda myself and she says "why are you saying I'm lying? I'm not going to argue with you." I could go on and on but never have I been so disrespected by a "place of business" in my life.I am ONLY writing this to spare anyone else the tremendous let down and trash these people and place have been. DONT DO IT!!

As a former resident I would warn you not to live here. There is quite a bit of police activity and the management is terrible.

I am a single parent and my primary reason for living here is for the schools, I downsized from a large home because soon I will be and empty nester. The only disappointment has nothing to do with the apartment or managerial staff. I really wish there was a barrier wall for highway noise control since my yard faces 77 highway. That's it for me. I love my apartment and when I've called for maintenance the service call was made less than 24 hours. As a previous home owner I appreciate the savings in my bank account, my neighbors are great, quiet mature and friendly very respectful. The lawn service company is on a regular schedule and since I've been here the property has a clean look. Life happens everywhere that you live, there is no perfect place to live. I've paid the high cost to live in an upscale zip code, but it's nice to live in a community that's decent and dose not go deep into my pockets. I personally cannot speak about the previous managerial company however the one that's in place now is great!!! Thank you Patsy for addressing my concerns. I recommend 5 stars for The Landings at Northcross, as with anything you pay for research, research, research. Ms.M 2016

Our rent has gone up from $450 11 years ago to $700 now for a one bedroom apartment with 650 Sq foot. We complain that we haven't any amenities and the apartment manager replies "We have a pool,boat storage (which we don't own a boat and neither do most of the tenants) and we have a "care team". That's a joke. The care team hosts events with free food and drinks. We never had a water bill until 3 years ago and according to Internet reviews the water company is a scam
The staff and apartment were great. Unfortunately the people in the neighborhood had a lot of police activity. I never had a problem but the increase in illegal activity made me glad I was moving.
Maintenance is terrible, the leasing staff are constantly changing out, the apartments are old and dirty, and they never answer the phones or return calls. Most horrible living experience ever.
I lived here when they had the shooting death that has been in the news. But, it was quiet otherwise. The maintenance staff left a lot to be desired. They forgot one work order and I had to call three times to get it straightened out. Once they came, they did shoddy work on caulking faucet in tub and it started peeling within a month. Office staff is generally nice and helpful. Do not bother cleaning your apartment at move out, the cleaning charges are steep. I worked hard, after a hard day of moving, to clean (including baseboards) but missed the oven (which was not bad at all) and they charged $70. Unlike any other apartment complex, they require that you clean your carpet at move out. I have never heard of that, came from Colonial Grand before that and they didn't. I had cleaned the carpets after the holidays so I just gave it a good vacuuming and they charged $55 for cleaning. They could have charged $100 per the lease. They nickeled and dimed on other items but were reasonable. We paid $200 deposit and got $22 back. $35 of that was for last water bill. My advice, take pictures before and after OR don't bother cleaning.
I have lived here for quite a while. I am very happy and will continue to live here. It is a very nice place, but, I agree that it is not kept up as nicely as it once was, and there are major upgrades needed. Also, parking is a problem. Folks who are just visiting and need to park in the overflow don't. I try to get my guests to follow the rules, but, it seems no one else does. Very frustrating.
Lived here a while for its value and location. Grounds are not kept as nicely as they once were and the interiors are in desperate need of upgrades but then that would increase the reasonable rent for the size of the apartments. Parking can be a problem. Rules about keeping patios tidy aren't enforced so there's clutter in the back of some buildings. Safe and not much riff raff yet there area so many dark areas and corporate seems to have their heels dug in regarding adding additional lighting. Maintenance is very responsive and courteous. Decent place to live.
I really like living here but there are a few things that I really don't like........... 1) Parking: Each building has its own parking. There is also overflow parking for when people have guests over. The thing that I have to say about this is that there are people from other buildings that park in our spots. There have been several time where I could not get parking in front of my building and had to park in overflow. This is really inconvenient. I have mentioned this to the office staff several times and they never do anything about it. 2) Pets are awesome. I have a dog myself. The thing I have to say about this is that other dog owners need to be responsible and pick up after their dogs. I have also mentioned this to the office staff and they said that if I didn't know who was doing it, then there was nothing they could do. 3) This comment is also about pets. In the lease agreement, it states that there is to be no outdoor cats, yet there are tenants that have them. I have nothing against having pets, but I believe people need to abide by the lease agreement. If I try to abide by it, then I feel that everybody else should too. I feel that the office staff knows about this and, again, do nothing about it.
