Property Ratings at Moretti
The community is great. There's very little noise even though it sits off of two busy streets. The apartments are upgraded and spacious. The pool, gym, and recreation room are clean and well maintained. This is a great community for single or coupled professionals.
I have been at Moretti for about 3 years now and I have no complaints! Since day one, maintenance has been personable and highly responsive to my requests, even replacing my washer TWICE in the span of a couple months without hesitation (this double malfunction was a admittedly a coincidence). The property is privately tucked away right near Vulcan park and located between downtown "SoHo," downtown Birmingham-- just minutes away from every major interstate, making this the IDEAL location for work and play. We are truly a gated community (as in the gates actually work and stay locked) so I am grateful for that. The property is landscaped weekly, and the pool is cleaned regularly. As for the staff, they have always been kind and accommodating... which is probably why I decided to join the team last month as the newest leasing specialist! Seeing the property from this angle has brought me a whole new appreciation! thank you Moretti!
I have had a great experience at the moretti over the past two years. The location is great and they have good amenities and maintenance and staff. Overall quiet except the pet kennel place next door- dogs bark a lot in the morning
The Moretti is the perfect little oasis and only 5 minutes from downtown Homewood and 5 minutes from UAB campus! I love the gated aspect, pool/grilling area, and access to apartments!
So far my experience has been great! Move in was easy. The staff worked with us so much and answered all questions we had. The apartment itself is great and the location is perfect!
Recently moved in and love the location! Front office employees are nice and helpful and maintenance has been responsive to requests. Looking forward to the rest of my time here!
The staff is courteous and very accommodating. The pool area is always kept clean and well kept. The office personal are very knowledgeable and polite. We love that it is a gated community.
I just moved here in the middle of July and I absolutely love the location of the complex in the community as well as the location of my unit on the complex. Could not be happier with my move!
Overall pretty good apartments, nice pool, decent fitness center, okay utilities, neighbors are nice. Would recommend not living on side of apartment complex facing nearby vet office across the street because it can be very loud from the boarding pets sometimes, and gate is off and breaking down. But overall good apartment complex

Great location, gated community. Doesn’t really have good places to walk your dog. Apartments are not as nice as their advertisements would have you think. Office and maintenance staff are great…always responsive to any requests.
We have been living here for the past couple years and love the community and our apartment! The maintenance team is also very helpful when it come to apartment needs!
I love living in Moretti. The staff, area, and apartments are kept perfectly. Everyone in the leasing office works with you to help you with anything that they can! They make sure to keep everyone informed if any problems arise (like the gate being broken) and then work in a timely manner to get it fixed for everyone's safety!
Nice & quiet. Moved here short time while building a house. Staff and maintenance have been fast to respond to any issue we have had. Would recommend Moretti to anyone.
This place is great! I quite enjoy the apartment. The staff is very helpful and very friendly. Maintenance is always quick. It's also a very clean property.
It is an awesome community that is tucked away from Homewood. It is calm, clean, and has everything anyone could need like a pool, gym, and showers downstairs.
Living at Moretti has been wonderful! The pool and grilling area is a great place to spend your afternoons in the summer. The gym is also a great amenity offered to all residents. Everything is always kept nice and clean, and the staff here is so friendly!

I love living here. It’s close to the city, plenary of stuff to do yet not directly in the city. It’s pretty quiet which I love and right outside. Homewood is a beautiful area without being in the heart of downtown. The most noise you hear are the dogs barking during the day, but it is not unmanageable. Kassie and Madison are great and I love living across from Vulcan. I think that provides a nice landmark. It’s like when I see that it’s basically where home is. Maintenance responds to requests decently well, have had no major issues. The only thing I wish is that accessible parking could be enforced when the front office is closed.
We moved into these apartments a few years ago, and the management was charming and facilities were in very good shape. As time wore on, some of the facilities started to fall into disrepair and showed lack of maintenance, but overall the property remained nice. Then we were notified that the property was sold, and suddenly the management changed and the overall vibe was different. For new residents, deposits and fees became required. Rents crept up, and passive-aggressive communications via text and email started blasting out to all residents about minding their pets or trash (which, albeit warranted, could be done far more tactfully and targeted). The pool furniture was removed (partly because of COVID), and the security gates stopped working. It's been over 6 weeks since the gates have stopped working, and the management claims it is still being looked at. Although there have been some survey's regarding upcoming new amenities, nothing has been installed or improved. As a matter of fact, we have less amenities around the pool and parking areas then we had when we first moved here. Overall, the apartments are modern and very sound insulated, and the residents quiet. The location is secure, and close to the highway access and Soho. But I cannot justify the rent now in comparison with other premium apartments in Bham that offer more for around the same price point without the slow repair and lack of amenities. Hopefully management either picks up their game or we may be looking for a new lease at a different location.

We found the Moretti online as we didn't have time to see it before moving in. Stayed there for 1.5 yrs. We picked it out online from the reviews, a mistake we wouldn't want you to make. We later found out that it was not 5 stars at all. The dishwasher in our apartment didn't really do much cleaning and we often had to pre-soak our dishes before turning it on. Less than a month into moving in, the fridge door broke. This was clearly a wear and tear issue, a build up over years of abuse and not at all our fault. It was something that we didn't pay attention to on the 'move-in' inspection, who would. When we mentioned that to management, they charged us $100 for replacing it regardless of our pleas. There were no negotiations there, we had to pay. The shared space outside of the apartments are not well kept at all and it partly depends on your neighbors. If you don't clean it, no one will. We often had to clean up litter, banana peels from outside our door cause they've been there to rot for days. The light outside leading to our apartment has been broken for months. In the gym, one of the 2 treadmills is often out of order, though in fairness the place was always clean and well kept. Twice we had our packages stolen from outside our apartment, which bothered us enough to change our plans to be there whenever we expected a delivery. When we mentioned that to management, they blamed it on people sneaking in during Christmas season, but it happened again a few months later. We had a fair deal signing up for a 13 month lease initially, but because of work changes, we ended up paying a lot more because of the inflexible option renting an extra 5 months. The really worst thing about the apartment complex, something that I had not read anywhere and was very important, was that there is NO AT&T signal anywhere in our apartment. If it wasn't for wifi-calling, we would have had to break the lease from week one. Also the water/sewer utilities added expense is a whopping $75-85/month regardless of ur consumption. We were out of the apartment for 2 months straight and had to pay the same amount. In Summary, it really isn't a bad apartment complex overall. We'd probably do it again if we had to, accounting for all the inconveniences. Know what you're getting into. However, you will be very disappointed if you think of this as Luxury apartment living, the only luxury thing about the Moretti is there price!

I lived at the MORETTI for a little over 3 years. I had no problem while living there. When I started leasing there it was a different company running the place. They were amazing. When it came for me to move out in May they said I never turned in a notice. It was emailed to them and I had also come in the office that month and talked to someone. They have made us pay for June and July. Amanda is extremely hard to work with and was not understanding with this issue at all. Also, I wouldn't trust every review because they put letters on the doors asking for us to write good reviews and if you do you can win a prize.. gift card.. etc.

When my loft sold inside of one week being on the market I was faced with finding a place in a matter of days. I was reluctant to consider an apartment and will admit I had images of late night parties and cruise ship style pool gatherings playing in my mind when I set out to find a new place. What I've found since moving in is that I was completely wrong in terms of what I had assumed to be apartment living. My take on living at The Moretti is that it's more like living at a quiet upscale resort than an apartment complex. The development is top notch with high end finishes and lush common grounds. The management is unobtrusive and professional. The mix of residents is varied. The Moretti attracts UAB students and faculty as well as professionals from close by downtown offices. The environment is laid back and quiet. What I may like best of all is the location. The Moretti is unique in its ability to afford residents the perks of actually living in the city without the sacrifice of suburban conveniences. So after my year is up will I move back into home ownership or stay here? It's looking pretty tempting at this point to stay put. After all the pool and gym here beat pretty much anything I ever did when I had my own backyard and on top of that don't have to cut any grass!
My wife Claire and I have started our second year at The Moretti. Amanda and her entire staff have been outstanding to deal with since taking over. Wayne does an outstanding job servicing the entire complex. We have enjoyed getting to know the residents and have never had a problem with excessive noise. It is a great community to live in.
