Property Ratings at Preserve at Dunwoody
The property is built around a retainer pond, i.e. the water from the area drains down the hill into the pond, and the buildings bordering that pond are now sliding down the hill. I lived here for almost four years, in one of the pricier units with a beautiful view. Surveyors have come to measure the slide, the windows are cracking and the pipes are shifting. About two years ago, the pipes shifting caused massive gas leak in my wall, which got the company a citation. They were forced to rip out my wall in my bathroom, which adjoined my bedroom, in order to fix the pipes. They didn't fix the wall for another week, so I just lived with the weather and critters. When they put in a new shower stall, they didn't even seal it. The sewer pipes constantly backflow, and the unit floods. Sometimes it's just water, sometimes it's human sewage filling both bath tubs. They will send someone out to pull the pipes outside, but you have to clean up the human sewage every time and they don't replace the carpets. My place flooded seven times in four years. This most recent time, the pipes broke again in January, and flooded my bedroom, and I spent a week sleeping on my couch while they again ripped out my walls. Then the pipes stopped working again, horrible cracking noises were coming from the same wall they had just "fixed" and huge pieces of caulking were in the toilet bowl so it was not usable. I finally had to admit it was unsafe and impossible to live there, even if the view was pretty. I need a stable place to work from home, and a safe place for my health and my asthma. Other fun things- the ceilings are stained and the air ducts are unsafe. The baseboards are separating from the wall from the constant water exposure, so you need a thick skin to get used to the roaches, centipedes, millipedes and spiders. The coyote issue can be intimidating, and they are out during the day. There's really no reason to live here- it isn't even cheap- but if for some reason you must, please pick a building that is not near the pond, pay for professional air duct cleaning, and carry an air horn. God speed.
To keep it short: fingernails, grease, dirt, FLEAS, MOLD (that they wipe off and say it's nothing), water damage, mosquito-infested (can't use the patio), GREEDY AND DISHONEST!
I enjoyed the tour that Javari gave of the two bedroom apartment. It’s very nice and spacious and I like the newly renovated apartment. I also like that the fitness center is open until late so I will be able to work out after work. Hopefully, I can become a resident soon.
My patio has been covered in mud since I moved in 2 1/2 months ago, because every time it rains my patio floods. Management is aware and they keep telling me that landscapers are going to fix this drainage issue. But now summer’s almost over and there’s been no action. So, not only can I not use my patio but I feel like I’m being lied to. Rent is high and so were my expectations.

This place looked cool and I’m desperate for somewhere to live. Made an appointment to tour the property and even received a confirmation text but alas I have been ghosted. Doors locked, no one around, no one answering the phone. All I need to know about this place! Still sitting in the parking lot waiting for someone to show up.

Mediocre apartment. Constant pests cockroaches. Cheap flooring but nice small kitchen. Can’t keep a manger, 4 in 1 year. Noisy neighbors, constant drug use and traffic through complex. And to move out it is costing $1074 and that’s with completing the contact. Imagine if I didn’t. No damage to the apartment but taking my deposit. If you want headaches go ahead and rent there.

Read your 63 page lease CAREFULLY, with a magnifying glass and highlight all of the fees so you have a clear idea *trash valet that you are required to pay for picks up your trash at their convenience not on schedule promised *many tenants let their dogs roam off leash *mail room is not secure OR you can’t get in all together because the system is down and office closed *cockroaches. Everywhere. *leasing office team (Amanda, Dawn and Klarysa) are charming as the day is long, can talk a dog off a meat truck all in an effort to make you forget why your so agitated living at Preserve at Dunwoody in the first place, they are crafty. *STYL residential is difficult to reach to resolve issues beyond the leasing office *Klarysa will respond to this review saying she so sorry there were issues and to please call the leasing office to resolve the issues. We have moved, there’s nothing that can be done and she/they literally never had an answer for any of our issues we brought to them when we did live there... we’re good. But thanks. *i rarely leave reviews. But I had to share. Avoid Preserve at all cost.

Very inconsiderate of their tenants! Will charge an arm and a leg. You have to go above their heads to make things happen. Only the front is well kept. Neighbors are nice but it sucks the conditions they have you living in. Don’t let them fool you .

Do not move here. I repeat, do not move here. Unless you fancy feeling like you are living with your neighbors, do not move in. We can hear our neighbors as if they are in the same room speaking to us. So if having to listen to your neighbors most intimate moments isn’t your cup of tea, I highly recommend steering clear of this place. Although, if the noise it’s self was the only issue that came from the insulation between our units seeming to be virtually non-existent, I could handle it. But along with the noise, every time they smoke weed in their apartment we are essentially hotboxed in our own home. There are also neighbors who smoke cigarettes right outside their apartment and because the windows are in such bad shape, we are continually subjected to second hand smoke. We have repeatedly spoken to management about this but unless they completely renovate (and by renovate I mean demolish the whole building and build anew), I’m guessing there is little they can actually do about it because nothing has changed in the year that we have lived here. There is so much more I could write in regards to the poor quality of life while living here, but I’m not one to normally write reviews online. However, the continuous smoke in my home has pushed me over the edge. If you value your health, DO NOT move here.

The apartments are spacious and well kept, and the property is absolutely gorgeous! Great neighbors, and the staff are some of the nicest people. The grounds people are quick to tend to needs and upkeep the place. Reymundo is one of the grounds guys, always says hello and willing to take care of anything needed, super nice fella. So happy to call this place home and renew here!

Management is extremely rude to residents that currently live there. They will make you leave the office when there are new customers. My AC unit was broken the entire time I lived there and they said nothing was wrong with it when it was not blowing cold air. My apartment would get down to 76 degrees but would not get any cooler. Trash is always overflowing at the dumpster and there is a roach problem. There was a family of squirrels living in the roof and they would run around all hours of the night. I didn't mind them at first as I am an animal lover, but their pee started to stink. I think my overall worst concern is the fact that management will actually yell at you when you have a concern that they don't want to fix. If I could give them a 0 star review I would.

I've lived here for almost a year, and still have a bit left on my lease. At first I hated it, mostly due to the prior owners and management company (Grey Star). The prior manager was hateful, argumentative, and refused to fix anything, blaming everything on the tenants, refusing repairs, or even basic pest control. All of this changed with the new owners. After many complaints they parted ways with Grey Star, to create their own management company: STYL Residential. The managers, Klarysa and Jennie, are amazing. They both go out of their way to ensure that all maintenance requests are completed quickly, and follow up if more time is needed. They have gotten to know myself and my neighbors by name, and have really turned this complex around. For unit, the pricing allows me to live alone and still have a 2/2 so that I can have my gaming room and a guest bathroom. The layout is perfect if you have kids/roommate. Each bed and bath are on opposite sides ends. Every unit has a sun room that provides extra space and a ton of natural light. The kitchen is a little dated and bland, but considering everything else, I can over look this. There are washer/dryer hookups with enough room to have even the most oversized front load pair with their pedestals. You cannot ask for a better location. It's quite. There is a paved path around the lake, on premises access to trails in the national forest, just a few minutes from the recreational areas on the river, if you like to kayak or float down the river. Literally 3 min from SR400, and 15 min from Buckhead, 2 pools, & 2 fenced in dog parks. And again, IT'S QUIET!! I am sure that you have read the reviews complaining our decks. What these reviews are not mentioning is that as soon as STYL took over, they brought in crews to inspect every unit in the complex. Yes, problems were found, and yes we currently are unable to use our decks, but this is due to the prior owners/management company neglecting the property. STYL has just finished re-roof nearly every building, and are tearing down and rebuilding every deck on this property. This is for OUR safety, and they want to do the right thing. Could you imagine the time & cost of replacing 20+ roofs and 300+ decks. Want to know how I know all this? Just do what I did, meet the new managers, Klarysa and Jeannie, and let them show you around. They will share with you all of the ongoing improvements and new amenities to come. Then make your mind up for yourself.
Preserve at Dunwoody is one of the worst apartment complexes I've lived in. I could write pages about the my reasoning for this review but I'll focus on just a few major items: 1) One of the reasons we moved to this complex was the nice balcony space that was provided with each apartment. In April, we were told that the Balconies throughout the complex are unsafe and would be closed for resident use to allow for repairs. Follow-up on the repairs has been sparse at best and we have just now been notified that our balcony will be closed for use until September. We still pay rent as if we can use our entire apartment, balcony and all. 2) Unsafe repairs being made. When our oven light went out, the repair crew tried to replace it with a regular bulb. I tried to correct the repair man and he insisted that this substitute bulb was fine for the conditions. Considering their claims that resident safety is their number one priority, you'd think they would take each service request more seriously. Immediately after the repairman left, I turned off my oven - and thank goodness I did. If I hadn't caught the incorrect bulb when I did - it would have shattered and possibly injured us. 3)Another of the large factors that led us to originally select this apartment was safety. They used to have a community safety officer (an off-duty police officer). When I finally had to use the community safety officer for an incident - it turned out that they were just routing community safety concerns to their maintenance team. This means that there was not only zero response to our safety concern, but that this means there were undoubtedly other residents who have been trying to resolve concerns and had no help - no community safety officer as promised. 4) There is always trash and recycling overflowing the bins/compactor that have been made available. Piles and piles of trash are always present. Greystar property management instituted a mandatory trash service in hopes that this would alleviate the overflow and compactor problems. This service was thrust upon the residents, and will have a $35 per month cost attributed to residents (current residents will only have to pay on their next lease, new residents will pay this new fee with their lease). This service has not reduced the amount of times that the trash is overflowing and trash continues to be piled up at the complex.

My partner and I saw the complex and knew this was the one we wanted in the area. The price is good for the area, the layout of our unit is awesome, the grounds are woodsy but well maintained and there is plenty to do close to our new home. Upon arriving to walk the unit we chose and to sign the lease there were a few critical issues that had to be addressed like a broken light fixture. I was assured they would be done by our planned move in date. The new property manager Klarysa kept the word of her office staff and had that list done by our move in. There are a few more things to be done to the unit I'm in and I have total faith in the new management and maintenance that they will get them finished in a timely manner. The leasing agent Amanda has been nothing but a joy to work with. Amanda has done everything in her power to make sure my partner and I are settling in our new home. I am very pleased with our choice to make The Preserve at Dunwoody our home.
My family and I have been here for 2yrs. It's very peaceful and all of the people that we have met are very friendly! Maintenance comes and work in a timely manner, we're close to alot of things, and I really like that every apartment has their own balcony and sunroom!

I originally planned on living with one other person little did I know I would have hundreds of additional roommates throughout the year. Roaches are a huge issue here and the pest fee that we are forced to pay obviously doesn’t help or they are just pocketing the money and using it for other stuff. Also if you plan on getting anything done fast don’t expect that to happen eithe. Average time for a maintancs request to be completed is 4 days

Apartments are a Great size and people are friendly. Close to the city but far enough for quiet nights.
On the outside the complex seems to appear to be nice and well kept. BUT at a closer look you will notice the grounds are not the well kept and THE MOSQUITOES and rodents!! Their excuse is "well we are near the river", ALL THE MORE REASON TO TAKE EXTRA MEASURE TO INSURE YOUR RESIDENCES HAVE A PLEASANT LIVING EXPERIENCE. And there is a fee for everything! "account set-up fee ($24)", "monthly service fee ($4)", "monthly garbage disposal fee ($10)", and the best one of them all "monthly pest control fee ($3)" which they do nothing about each month UNLESS you submit a request. I ask what the heck does my rent go towards??? ($950 mo). Now the inside of the apartments aren't too bad. The structure seems to be pretty sound and the rooms are good size for apts, I will give them that. Nice appliances, cabinets, big windows, and plenty of parking. So all in all, for the price I believe they could provide little better services. But that is just MY opinion, you will need to judge for yourself.
It's been awhile since I lived in an apartment complex but I have to say I stumbled upon a great community. The Preserve at Dunwoody, managed by BH Management, are helpful, apartments are spacious and really quiet. Of course you hear your neighbors occasionally but overall the community is really quiet. Very happy to have found this place!!
It's true! If you were to Google the address of the complex, and enter in Dunwoody, Sandy Springs, or Atlanta...it would take you to the same place! So if you're trying to make someone jealous about the city you live in, take your pick! As far as living here.. I am currently in a 2 bedroom/2 bath unit. Roommate style floorplan on the terrace level. (We have our own walkway to our door since it's in the back. Sweet!) The rooms are very spacious. I love the sunroom and the extra living space is seems to provide. The maintenance staff is very pleasant and timely. It's very quiet during all hours and clean grounds. I like the fact that it's in a location that is right next to 400 and the Chattahoochee River. Even a trail that goes behind the complex and leads to a Park! Driving out of the complex, Downtown Roswell is to the right and Downtown Dunwoody is to the left. Our # 1 complaint is that there is NO extra storage space here. The back porches do not have outside closets and there are no garages to rent. Oh, and no linen closet for your bathroom either. Everything we have is stacked in our bedroom closets. (If you have a washer/dryer, that will take all of the laundry space in the kitchen/laundry area) So if you don't come with a lot of baggage (literally) I would recommend this place!
