Property Ratings at The Rexford at Waterford Lakes
I would rate this property zero stars if possible. Upon moving in, we were unable to occupy the apartment for the first week due to its unacceptable condition, yet we were still charged for that time. The fees are exorbitantly high, and residents are forced to pay for services like Fetch, regardless of whether they use them. The valet trash service is unreliable, often leaving trash scattered around, and is managed by a single person. Residents are required to use Conservice for utilities, which is not user-friendly and lacks transparency in water usage. Despite paying for monthly pest control, we encountered multiple cockroaches in the apartment. The move-out process is equally frustrating; even if you vacate the apartment before the end of the month and return the keys, they will charge you for the following month. I strongly advise against renting from Willow Bridge Properties. They also own Victoria Place and, I believe, the Monaco. Their primary concern appears to be extracting as much money as possible from tenants.

Office is extremely untimely regarding notification for entering premises or work around the buildings (e.g. moving vehicles for tree cuttings, etc). 24 hours or less is unacceptable for those who travel for work. If they don't know a week in advance, the office is not planning effectively.
The community itself is beautiful and well kept. The apartments we toured were all as described and pictured on their website. If you’re a student at UCF you will definitely feel like you’ve walked into a luxury apartment; especially if you’re coming from dorms or student housing. However, we never got to the leasing process because the community manager told us that we had toured too many times and told us we would be barred from touring since we couldn’t decide on one apartment. While I don’t blame management, their hostility over something as simple as touring scared me off the community. We were touring so many times because we had settled on them and were just trying to find the perfect apartment so you could imagine our surprise. The actual community is gorgeous and i would still recommend them just don’t expect too much friendliness from management.

Pro: Location, professional staff, maintenance is great. Cons: No parking spots in the weekend. Visitors take the parking every weekend, letting the renters with no option.
After initially moving in we encountered many issues at the beginning, the roaches were EVERYWHERE we had to call every week for months until it started to improve. Some buildings are supposedly notorious for bug infestation. Also side note the blinds are worthless. To continue the parking is horrendous you have to park outside the gates the majority of the time and sometimes that’s not even available and you’ve gotta park on the other side of the complex. It is nice that they throw gatherings on events like Super Bowl or thanksgiving as well as the location is pretty convienent. But a lot of the other residents are rude and for the kind of money you’re shelling out for this place you can definitely find yourself a nicer spot.
I lived here for horrific 7 months and had a terrible experience with the community staff and leasing office. The issue was not only limited to, but I was also charged for gate opening clicker never worked when needed. Paid extra for the gate clicker and they took the clicker back after the lease but never gave the refund for it. If you depositing security fees, please forget it after you move out because you would never get those back. In my situation, they had an unpaid balance of 168 dollars. I have no clue why it was put against my acct. After moving out, 8 months later collection agency called me to pay for 168 dollars due amount for Rexford community. I was shocked, I never got any letter, email, phone or correspondence saying I have a balance due. And it’s evident, I never had a clue why there was a balance in the first place, I end up paying the dues by the fear of getting bad credit comment on my file. The leasing office doesn’t give a darn about your complaints. Few of the residents here are low class and play loud music. Parking is a big issue, only one car is allowed as a part of the leasing agreement. You would wander for hrs. jus to park that 1 car of yours. The apartment water supply is dirty and smells bad, there is duck poop all over the apartment entrance in each building. Please get ready to call the police for noise issue in this complex. I already did call cops a few times. Getting a delivery via FedEx or ups is very difficult. Packages go missing all the time and there is no way you can track those. I would not recommend this apartment complex even if it is for free. Had a horrible experience living here. Don’t be fooled by the demo apartments they show you. This place is very dirty, very expensive, super noisy, and has unsupportive staff.

There is not a dog park. There is not a "smoke-free" policy, so our neighbors smoke in the hall outside my door and blocks the stairway. The hallway traffic and noise is extremely loud because the walls are so thin. I like the dog rent price in case I want a dog, I feel the price isn't too high. I don't like how there are unsupervised children EVERYWHERE. They play outside by the pond and point the sprinklers at the sidewalk so you get soaked when walking by. They are unsupervised in the gym and I have personally seen children breaking equipment. Inside the apartment there is NO storage. I have cabinets under my bathroom sink and that is the only storage I have. There is one linen closet in the guest hallway and it is too small.
I would recommend based on cleanliness of apartment and helpfulness of maintenance staff. Also great proximity to shopping.

Management is great! All of the employees inside the leasing office are just AMAZING! Maintenance team is amazing

It's a great area. The apartments are fantastic. The walls are relatively thick so you don't hear too much of your neighbors.

Complex seems well run, leasing office is responsive and helpful
I feel most changes have been positive but since changing valet service there is a lot more trash strewn around the complex and the trash cans are left in the halls. In addition, there is an increase in people not picking up after their pets. It seems like there are good rules in place but residents are aware no one checks so they do not care. This is probably true with most complexes but I feel the issues have increased here within the last year.
Just signed the lease and already regretting it, this was portrayed as luxury apartment community but it is feels more like a frat house on the weekends with loud partying and people hanging around outside at all hours. I wasn't walked around the lake during my interview so I wasn't aware that tenants do not clean up after their dogs. I am on the first floor and cannot open my window due to the odor and have complained but nothing has changed, even after hollow threats for the office. There are other issues but why bother complaining, just stay away. The positive is the maintenance staff is friendly and helpful but unless there are drastic improvements, I will not renew.
For the most part, this apartment complex is wonderful. However, the new trash system they just decided to set up is horrible. Paying 25$ a month for trash valet and there's so many violations that cost an additional $25 for each incident. The old system looked so much nicer and was much easier. The old system was much better and should be changed back.
I have been living at this community since November and could not be happier. The community was very accommodating to me regarding my dog and doesn't charge a monthly pet rent. The staff seems friendly and immediately responded to my garbage disposal leak. The maintenance guy was genuinely concerned for my scheduling convenience with the repairs. The gym is never full and the equipment allows for a variety of workouts (surprised to see free weights).
The apartment complex itself is clean and the maintenance staff has always taken care of problems within 1 day. And the people in the office started out nice and helpful but it seemed that as it has started changing to the Rexford everyone else has had to suffer for it. I had to pay my rent via money order because the website was being "worked on"....for 7 months. So inconvenient for me because I had to pay a little bit extra every time for the money order. The staff in the office changed almost every month so trying to get information was always different from each person and impersonal. Just one example of the frustration they cause me was that I was told I had a credit on account for $60 so I didn't need to pay my water bill, but it turns out they just took that credit out of my deposit when I moved out. I felt very much taken advantage of and unimportant to the staff at this apartment complex. The rent was significantly higher than what I was told it was when I put in an application for the apartment. I was told I didn't need to pay the $30 a month valet trash fee before I moved in, but that was incorrect. The last few months living here, the people living downstairs BLARED their music so loud that I could hear every word of the music and it vibrated my floors. One incident there were a different group of people blaring music in the parking lot and smoking hookah on the side walk. Cigarette butts and ash were all over the stairs in my building. This isn't a horrible apartment but I would definitely consider Ashton or Victoria Place before this one.
