This place is HORRIBLE!!! They don’t deserve stars. My car has just been broken into and all the neighbors basically have told me this is old news in this property and the office doesn’t care. Literally 4 neighbors came up to me to give me the info that this always happens and to not expect any change because they don’t care to fix the gates nor add security. They don’t even allow you to add your own cameras with no good explanation. I'm counting the days to leave this hell hole. I beg you don’t get fooled by the low prices, they are low for a reason. Maintenance is horrible here, security is horrible here and the temps are useless. They are just sounding boards for corporate, 0 help.

My name is Ashley Nicole ! I currently live at the Villages of Bellaire. Please think before you ,I’ve or just ask the residence before you move. You will get TOWED if you move here, please don’t go over the line. The tow truck company will find a way to get you a time or two. No matter if you have a sticker on your car, YOU WILL BE TOWED! I’ve parked in the same spot for three years! Now let’s get into the things that have happened to my neighbor and others. Cars are being left on bricks and tires are being stolen off cars. Windows are being smashed and my neighbors apartment was broken into. We are suppose to have security but from the looks of it, not so much. Nor was any communication given to the residence about these incidents. While I was out of town I had a random man knock on my door (I have a ring camera) stating he was fixing the apartment down stairs and needed to get into my apartment. Never did he come back with a key, nor did the leasing office pick up for me to confirm this. We are suppose to have clean balconies or you will be charged a fee, yet to have happened. Cats, dogs and trash on patios barking and meowing away. Please keep in mind you will be awaken by the by loud music from the contractors at 8 am. They will be your alarm clock, that or the car that alarm goes off every morning when someone cranks up their truck. I also inquired about moving into a two bedroom a while ago. Still waiting. I’ve been waiting so long I decided I don’t want it and I would like to break my lease. Some of the staff will bluntly lie in your face, I’ve been here three and half years, the stories change every year. They couldn’t find my leaseafter I renewed it and hounded me, even attempted to tell me I had to pay month to month. Only to realized I signed a new lease. No sorry not nothing just okay. RUDE! Goes in one ear and out the other. Also the gate is always broken!

There has been two incidents with my car in the past six weeks. I spoke with management about the lack of security but was dismissed without any assurances. The gate doors are left open each night grating access to anyone. Security patrols only come when called and there aren't cameras.

First off, I was promised when I moved in I was NOT moving into a ground level apartment. That was my only preference. The day I was set to move in they told me it was in fact ground level. I had already paid deposits and didn't have any other choice. When I had to break my lease early because of a change in job and a move out of state, I worked with the leasing office and told them I had to move out early. I spoke to someone on the phone who told me they would waive the fee and I would just need to pay the next two months rent and a prorated month. I emailed him right after detailing what we talked about and said if there was anything else I needed to do, to let me know. I gave written notice, asked multiple times if there was anything else I needed to do, and I never heard a word back from the leasing office. Until about 5 months later when someone new called and asked why I hadn't been paying my rent. I couldn't believe it. I told her I moved out a while back and she said she would check on it and let me know if they needed anything. Never heard back from them. Again, until I started then getting calls from a collections agency saying Village at Bellaire put the fee they told me they waived into collections. I explained my situation and sent them the emails showing that they never responded and that the guy had told me he would waive it...they denied it and made me pay. Worst experience with an apartment ever. Stay away. The leasing office is a MESS.

DON'T LIVE HERE- LOUD NEIGHBORS & NOTHING GETS FIXED & DIRTY Long story short: The neighbors are loud and management does nothing I moved here in May, and it has been nothing but a headache. To start: When I first viewed the apartment there were several items and furniture that was broken and/or missing. The office said no problem we'll get it fixed before you moved in. (Spoiler: they did not) I have been here for over 3 months and items and furniture that were broken since BEFORE I moved in have still not gotten fixed. I have not had a WORKING DISHWASHER since I moved in. When asked about it, they said there wasn't one currently available. In my head they are just waiting for people to move out and shuffling around furniture from apartment to apartment. I expect I will be moved out before I receive a dishwasher that isn't flooded. THE NEIGHBORS ARE INCREDIBLY LOUD AND DISRESPECTFUL I ended up switching from a stay at home job to one in the office because it was so unbearable. I am on the 3rd floor, so you wouldn't think it would be an issue. My on the other wall of me neighbors play their worship music so loud I can hear it. My neighbor right below me? Plays music so loud that I can hear every word and feel the vibrations thumping up through the apartment. The office only had to say that the quiet hours don't start till 9pm so there's nothing they can do. Much like other reviewers stated, they did a terrible landlord paint special and went crazy with the paint sprayer, you can see it all over the floor. They charge you for pest control but never show up (I know this because I worked from home when they "promised" to show up) So be ready to see some bugs because they do NOT spray. The office: Impossible to get a hold of. Good luck calling on the phone and leaving a message. I've never received a call back I have only gotten through to people when I go in person. I've only interacted with two ladies, one who had said things would be taken care of (They weren't) and another who was very short and did not care. THE GATE: The gate was fixed when I moved in, then broken, then fixed, now broken again. I have lived here for over 3 months and MY CODE does not work! I had called them and they said they needed to reset the gate and stuff, but nope. Anyone I invite over has no way of entering through the guest gate.THE GYM: I went a few times when I first moved in, the dog was broken and badly tied shut so it was very hot and dirty.

The management office does not care to help you. They ignore you until you are in their face. Then they are nonchalant about it. This property is owned by Ramblin Moody, which is a commercial company. This apt complex is their attempt to multitask - which has been horrible. The mngmt office will avoid your calls and not reply to emails. You can go into the office all you want, but the manager is never there. There is no accountability for this team and no one to escalate to. You have to call Moody but you are on your own to sleuth their info out.

“Amenities are not included in you rental agreement, they are a curtesy”…. Maybe this place used to be good, but after a year here it’s terrible. Maintenance team are a great group of guys who are severally overworked and often catch the blame. Don’t expect to ever get your packages, pool is filthy, hot tub, sauna, steam room haven’t worked in years, internet sucks, flooding all around and inside the complex, parking is a nightmare, water is hard, cockroaches and bugs are the norm, don’t expect to ever hear back from the office, if something is their responsibility they will quickly explain how it isn’t. But they are great salesmen in the beginning though. Just trust me, keep looking

Honestly if I could rate 0 stars I would. The complex is nice along with all the amenities ... what you see in the pictures is exactly what you get. However, the maintenance crew is horrible. This is the first apartment where it takes a full 5 days for a request to be filled. I’ve submitted at least 10 requests in a month and there’s always an issue. The leasing staff doesn’t care to much and will continuously make up excuses for why requests aren’t fulfilled in a time key manner. They love to say they haven’t received requests until Friday so then there’s an additional delay since maintenance doesn’t work on the weekends and can’t fulfill requests during the week. The complex is also suppose to be gated ... however one of the gate doors has been wide open for the past two months. So honestly anybody can come in. So if you’re an everyday handyman and can do the job yourself ... this is the complex for you. For anyone else, I’ll advise against signing a lease for this complex.

I moved into a roach infestation - going on 6 mo. I initially found them living inside the digital clock of my oven. Which full of roach waste (#2’) and carcasses - which the pest control claims is what draws the live ones. I can’t use my appliances because of roaches living inside. I approach my kitchen sink with caution before leaning in to wash hands or dishes. They blend in with the dark counters and I don’t want them crawling on me. I am on the schedule for pest control almost weekly (I have to be home). I have spoken with the office countless times and been promised a new oven and DW for 6 months. Still waiting... They have made no real attempt to solve anything. I’ve escalated to management who has chosen to ignore rather than communicate. I suppose that is better than continuing to lie… This doesn’t mention all the other fun issues at move in: forced to a new unit 2 days before move which took hours to reschedule utilities; apt wasn’t aired out before they painted OVER the mold in bathroom – headache for 2 days from fumes; place was filthy. The other bad reviews paint a good picture of day to day. 1. loud music and cars at all hours of the day 2. poorly maintained property 3. gates are always wide open - crime and safety issues 4. maintenance requests taking over a month to complete 5. you have to pay to park anywhere near your apt, and ppl still park in your reserved spot

We've lived here for over a year and we have had so many problems that we really regret renewing our lease with them (but we were in a bind so we felt like we didn't have other options at the time). The management doesn't take action when you have a problem (and quite frankly they create a lot of problems without advising first), and the maintenance crew doesn't fix things when you put in a request, or will mark the request as complete when they never even came to your place about it. There is no security at the gate so don't be fooled by the guardhouse at the front, and the gates are constantly broken and left wide open giving everyone access to the “gated community“. The pool is great, the location is great, and the apartment is great, but it's important to know what you'll be dealing with if you move here.

I only have 2 months left in this complex, THANK GOD! I have never had so many issues living somewhere! First, upon moving in, our unit was not ready for us on our move in date. Because of this, they rushed our remodel and things were awful for us. We moved into a broken glass patio door, dirty stove, roaches, a horrible paint job and a non working dryer. The floor plans are big, but that’s the only pro at this complex. The apartments are so old that you can’t run a fan and hair dryer at the same time because the power circuits will go out. When we first moved in we had to deal with our hot water going out once a week for about a month until someone finally came out and did something. The bathtubs and counters are so old that they paint them instead of just replace them. This causes the paint to chip or get ruined if you place anything on them or even take a bath. The paint on the doors are even chipping. The complex is very loud. People drive by with music blasting every night after 9pm or have their car horns go off for hours at a time each night. Also, the neighbors who live above me blast music with the bass turned up as well as jump/stomp around at very inappropriate times and management will not do anything but tell me I need to handle it and call the courtesy officer. The noise from above has caused pictures to come off the wall it is so bad! The walls are so thin I can hear people talking outside in the parking lot constantly. There has also been multiple break ins here. I know that’s typical for Houston but I asked upon move in and they told me they never had a break in. I would advise you to NOT sign a lease with a property that has Moody Property Management unless you want constant problems.
Constant robberies and break ins and management ignores it. We know about it because of a resident Facebook group but they say nothing. Broken hot tub for several months, fired security guards and never got more.
Moved in 3 years ago when GreyStar managed the property. Things were safe, they had security officers, and maintenance took care of things quickly. We had great landscaping and parking was great. After Harvey, they sold the property to a new company. We still don’t have anyone at the security booth and maintenance is no longer consistent. The great parking has now become reserved and you have to pay extra to park anywhere near your apartment. They chopped down the beautiful trees and put an awful paint job on the buildings. The gym was “upgraded” with new equipment that is constantly out of order. The gates are broken all the time and now apartments in the back part of the complex are being broken into. I understand the new company is trying to make things better, but they have been here for at least a year. Plus it looks like they are charging way more than the property across the street. The apartments are the same! Hopefully things will get better. If so, I will update my review.
The apartments are really nice and they have great deals but Management is horrible. I had multiple issues upon moving in and Management doesn’t seem to care. It’s been a week (now a holiday) but no real effort to correct any issues that I have literally complained about every day. I was brought in by the size of apartment and great deal and mistakenly put down my deposit before I knew just how bad Management is... don’t ignore the reviews like I did. There is a clear pattern and it’s not case by case. I’ve talked to my neighbors and it’s the same complaints across the board.
Do not rent here. I have been in this complex for 5 years now and the new property managers are horrible. My apartment flooded because maintenance did not fix my next door neighbor's water heater, which burst and flooded four apartments. They had no one on the grounds who could turn the water off, despite having 4 "officers" who live on property to patrol (which none of us have ever seen actually do). They were quick to rip up the flooring but took forever to replace the floors, despite my constant request for more information on when the new flooring would be installed. My refrigerator broke; they replaced it. Told me they would call when they were coming to put the new one in so that I could help take the items out and put them in the new one. Came home to find that they had replaced it and left food out all over the floor, countertops, etc. Was told I would be reimbursed for everything I had to throw away. Never saw a dime. They not only charge you for a reserved parking space ($35-$50), which you'll want to get if you don't want to have to park far away from your apartment and walk across the grounds late at night, when it's raining or horribly humid, or fight to find a spot near your apartment when you get home from work or late at night. The outside reserved spots aren't covered, so you're paying for your car to sit in the heat, hail, etc. They instituted a trash concierge for an additional $20 a month, on top of the trash fee you already pay. And now they've just instituted a new "amenity," package concierge, which you have to pay $20 to set up your account and then if you don't pick up your package in a certain amount of time, you're charged $5 per day. If I wanted to pay for my packages to be delivered not to my front door, I'd go get a box at the UPS store. They used to have a guard from 8 pm to 6 am. They did away with that. The back entry gate is continuously broken. These units are at least 20 years old, and the streets around the complex flood in a heavy rain. If I wanted all of these "amenities" that I'm being charged for, I would have gone and lived at one of the high rises popping up that are brand new. I picked this place because it was a reasonable price, had a guard, is inside the loop and close to work. Now with all of these additional costs ($75 on top of the rent just for parking my own car near where I live, trash pickup and for me to pick up my own packages), it's no longer reasonable. Do yourself a favor and look elsewhere.
Hi Village at Bellaire, Your response to a few issues have left me disappointed and anxious to move out. It seems phone calls and emails are largely ignored or a very temporary fix is performed, and my wife and I are becoming exasperated. First it was the trash removal service that was consistently leaving bags of trash right outside our apartment door. These bags were left all day and night to rot and attract pests right to our doorstep. This happened around 10 times, and each time we had to call and beg you to have maintenance come and remove it (this took, on average, about 5-7 hours). We confronted the valet service ourselves multiple times. We pleaded with you to speak with them or make a change to a different service. Nothing happened. We eventually stopped using the service and now take all our trash to the dumpster ourselves, but still pay $30 a month for absolutely nothing. The second issue, the one we are currently experiencing, is a recurringly broken refrigerator and freezer. We are on the fourth time tonight. Each time, we have had to call around 4-5 times and beg you to send maintenance over. Each time, multiple items have gone bad. Sometimes we come home from a long day at work to find our fridge and freezer have not been working all day, and it takes maintenance until 10pm to come fix it. Requests for a new fridge/freezer have been ignored. Currently, all our Christmas food is rotting, and we have called the emergency maintenance line three times over the course of the evening. It is 10:30 and we have to get up at 5am. What should we do? Last time, you said, “sorry for the inconvenience” regarding our food all going bad. Will that be the same response this time? Again, hundreds of dollars wasted? Don’t even get me started on the fact that our dishwasher broke within the first month of us moving here, but maintenance claims it’s fine. We just hand wash our dishes now. A few friends have expressed interest in moving in to the Village at Bellaire Apartments, and we cannot warn them fast enough. If you don’t like conflict, if you don’t like confronting managers or staying up all night or begging them to care about your belongings - look elsewhere.

The pool is closed all the time and the dog pups are all arond the place. If that does not bother you than rent the appartment.

Hi there, I've been reading lots of reviews, actually after 3 experiences in the leasing office & signing a lease (on final stage). All 3 ladies in the leasing office are great. Are they professional and at times busy? Yes! That's how this works y'all! If you call & they are tied up, leave a message or call back in a hour or so! In regards to the review on landscaping, front gate guard, & hot tub- I suggest the many high rise complexes available which start at $1,800 around town. This complex is a great deal with exceptional amenities! While providing my proof of income today, a resident came in & outright yelled at the leasing agent (Ashley) for over 10 minutes about the rules of the complex. Unbelievable y'all! Follow the complex rules & behave like a normal person showing respect to these ladies - isn't that assumed! I see the extremely long negative review on Ashley, a leasing agent there. Ashley is very professional & personable. She is beyond patient & helpful! I literally called her 3 times in like 8 minutes trying to fill out the application. You know how rude or impatient she was- 0% y'all! Ashley is freaking great! While I was in the office today we had a great conversation full of laughter! I have all the confidence in Ashley that if anything goes wrong with move in or issues in the apt, she'll make sure it gets handled!!! A

It doesn't matter what time you call, it's almost impossible to get someone on the phone to answer your questions. I don't care how understaffed they are, but I shouldn't have to jump through hoops of fire to get someone to answer my call. Very unprofessional and aggravating.

The Westmore at Bellaire is neither Children nor Pet friendly. I received a noise complaint from the office on a Wednesday afternoon around 1:00 pm. (I want to emphasize it was at 1:00 P.M. and not 1:00 A.M) The female on the phone mentioned my downstairs neighbor complaining of "excessive dropping and loud thuds" I quickly explained that I had children present who are 18 months and 3 years of age and that the 18 month old was still learning how to walk properly. Even after explaining the situation to the lady on the phone, she ended the conversation with "I understand that children will be children, but I'm just calling to notify you of a noise complaint and just try to keep the noise level down" Had I received the same closing at 1:00 am in the morning, I would understand. However, this is in the afternoon, 1:07 pm to be exact Westmore at Bellaire, can you please tell me how to keep a 3 year old and 18 month old baby from being loud? (read: ALIVE) How am I suppose to live in my apartment if I fear the every day sounds that life creates from children falling and dropping toys to dogs running across the room? Will I need to lose weight next to prevent my steps from making the floor make noise? This is on top of a slew of other issues I have experienced with Westmore Here's a few of the other issues I've dealt with in summary form: -sent MY refund check of a large sum to a Unit's address at The Westmore of Bellaire that I had NO access to mailbox but management and the current residents at that time did (huge privacy and safety breach) -shouldn't have had a refund check in the first place, but their office messed up a transfer of units -extended my move in date from August 12th after I signed an official lease to move in on August 12th to the 19th -3 days before move in, received email notifying that the carpet that had been previously discussed, and was present in that current unit, was no longer available and would need to be ripped out and replaced with hard wood floor -carpet was specified with management prior to move in -Cracks all along walls and ceilings. -Gave me a reserved parking spot that did not exist -had incorrect charges that I had to email management about to correct that involved the parking that wasn't done correctly by their office I hope this helps save someone the trouble from having to ever experience what Westmore at Bellaire has caused.

The rating is not as much for the community as it is for the managing company's policies. I have been living in this community for 4 years now (obviously, something was great when it was still Marquis at Bellaire). At the time when I moved, changing units within the community was seamless. But the managing company changed meanwhile, and they have changed managements thrice, and policy innumerable times, without notifying the tenants. Now, the policy is, if you want to move from one floor plan to the other within the same community, you have to give 30 days notice. You know what that means: you cannot take advantage of price drops in the floor plans if they are vacant. They are more than happy to leave a floor plan vacant than allow an existing customer, who has been loyal to them for 4 years, move into a bigger unit for growing family needs. They rope you in once, and beyond that, no customer service. I see why Westmore's own employees are staying at the neighboring community, but not in Westmore. I am seriously considering not renewing my lease when it expires next. I have looked at the recent reviews, and unless something changes fast, they will have more such reviews.
This apartment's practices are insane. Sure the apartments are nice, but as soon as anything has to be done with the office people, it all goes downhill. Ashley is possibly the rudest leasing agent I have ever had to deal with. Even during the leasing process she was acting like we should be able to magically navigate ourselves through the process despite there being multiple places to log in to, multiple fees that have to get sent to multiple locations, and no clear explanations for why two unites of the same size and type are two different prices. Ashley has continued to be a thorn in my side the entire time. I sent an email shortly after moving in with some questions and some repairs that needed to get done that were not finished when we put them on our original apartment condition list, and she decided that an appropriate response was that she would only put in request this one time. So I guess I am supposed to continually ask the maintenance department to do the same repairs over and over without doing them correctly? This has happened with one of the tub drains, the kitchen sink, the dryer, and the ice maker in fridge. Maintenance comes out to fix it but doesn't do anything or doesn't fix it correctly. The biggest nightmare is parking. There is none, you have to park in the garage. We live on the third floor, meaning that unless we park for five minutes in a reserved spot or in a fire line, it is a hike. On our most recent bill they decided to charge us for parking, because "they saw us park in a reserved spot". We asked for proof, they wouldn't show us. In addition, the parking spot they say we parked in is A-14. None of the reserved spots are numbered with letters. I get that they need to "patrol" the reserved spots, but give a warning first that you are going to bill us. In addition to THAT, only 50% of the reserved spots are actually being paid for. I myself have had to park multiple times in guest parking at the very top of the garage because that is all that is left, but they don't feel the need to remove any of the reserved spots. Overall if you move here keep in mind that Ashley is the rudest person to work with. She is so aggressive that her co-workers routinely step in to deescalate a situation. Work with someone else, or frankly no one at all here. There are better apartments for the money right next door that do not have any of the management and maintenance issues that this place does.

The management (Greystar) provides extremely poor and unacceptable service. They don't alert residents when they get packages. They didn't have security guards at the front gate for two months and never sent any communications to residents about what was going on. The hot tub has been broken for six months and the pools have been down for three months (no update was sent out to residents on why it is taking so long). They've manage to pretty much destroy what little landscaping there was by not watering anything. The entrance and exit gates have been broken for months so only the main gate can be used. There has been no attempt to fix this. There was an accident in the parking garage and it's unsafe. It's been a few weeks and they've done nothing to secure the area. The size of the apartments are nice, but it's not worth it due to the management team you have to deal with. Most of the time you are lucky if you get a response.

The staff are exceptional. Every day they send out a communication to ensure everyone updated. They work exceptionally hard to create a sense of community here. You can be as involved as you want to be. Any time I have a concern (and it has been rare) they have been prompt in seeing to it. Maintenance issues are addressed immediately. Maintenance staff are kind and courteous. The amenities are outstanding at this property - pool, barbeque, business center, inside basket ball court, movie theatre, work out room, pool table. Just outstanding The people who live in the community or normal, kind people who are good neighbors.
The buildings are a bit older but the kitchen is updated and the bathtubs are huge with brand new shower heads. The office leaves something to be desired and parking can be a hassle at night if you want to park right by your building but otherwise, the price is great for a giant apartment inside the loop in a safe, quiet neighborhood. Great for students (UH or Rice)
