It was my first apartment, so I didn’t know any better! The first day of me moving in, my air was out. I contacted the front office, she assured me maintenance would come the next morning. Never came, no big deal my dad fixed it. A month later, I hear a noise in my kitchen and there’s a HUGE rat , not a mouse but a RAT on my stove!! Mind you, we have only been here 4 weeks, barely anything in the apartment. contacted front office, she said mice traps would be placed out and that there has never been a rat problem before. MICE TRAPS WERE NOT PUT OUT, I once again called my dad to place mouse traps, the RATS were too big to hold! he checked under the stove and there was an old mouse trap, so obviously there was a problem before. fast forward , I contacted once again and the rat problem was never solved. Hot water went out for weeks. I had to move back home temporarily and nothing was ever handled, I left that place and would never recommend!! Not to mention the smell of GRASS coming from the downstairs apartment was ridiculous! do not move here!! SAVE UR MONEY!!!
0/10. DO NOT STAY HERE!!! Unprofessional land lord, went 2 weeks without a/c (bc they were waiting on a part), got double charged on insurance, it took over 30 days to get my deposit back, flooded in the parking lot and in the walk ways every time it rained. Also were infested with cockroaches even though we were very clean people. Would NOT recommend to ANYONE.
I lived here for 2 years- 1 year in the back on a 1st floor unit and the 2nd year up front on the 2nd floor, both 2 bedroom units. In both units the walls were paper thin. The noise was so bad in my first apartment I had to sleep with earplugs in every night. This is why I moved to the 2nd floor. The floors were extremely squeaky and nothing can be done about them unless the joists are replaced. In both units, my cabinetry was disgusting- old water damage, dust, bottoms literally falling out, etc. To the credit of the complex though, in both units I had very nice kitchen appliances (fridge and gas stove with overhead range). The general maintenance of both units was underwhelming. replaced window panes were simply caulked in and leaked air all the time. I replaced the weather stripping around my door but you could still see light through it. My electric bill was literally in the hundreds during the summer because of how much the apartment leaked. You get what you pay for though. The biggest issue I had was after I moved it, it has taken 8 months to get my deposit back. Legally they are required to get your deposit back in 30 days, and if any money was deducted list why and give proof. After fighting for it, I finally got the full amount back, but if I had not emailed them after 3 months post move out I know I never would have gotten a dime. In the time I was there I never felt unsafe, although police were called to the complex several times for fights etc. It is located in a decent area with easy access to parts of the town. But after my experience, I really wouldn't recommend it to a friend unless they had no other option.

Ms Linda is an amazing manager - Colonial Estates is fortunate to have her manage the complex. She is great to work with, very thorough, knows what goes on at the property and works to get things done. Although the buildings are older, they are affordably priced and most, if not all, I believe, have been upgraded on the inside.
The manager was very sweet and very polite And told me all the activities She have do at the apartment complex and my kids are gonna love it there can’t wait to move in I give the manager a 5??????????

They are very helpful and nice caring people! Got us moved in quick and when we needed a smaller apartment worked with us to get us into a smaller one. My family loves it here! I would recommend these apartment to anyone looking for apartments!

i HAVE LIVED HERE FOR 5 YEARS AND HAVE BEEN THROUGH MANY MANAGERS !!! GINGER AND MS. KIM HAVE MADE THIS PLACE A GREAT PLACE TO LIVE !! THEY CARE ABOUT US...
They are very unprofessional at this complex! I could never get my stuff fixed on time! Or ever! I had an electrical problem in my apartment and it was never fixed knowing some apartments over there recently caught on fire! They don't allow you to sit outside infront your door nor let your kids play outside !!! The manager said she ruled it like that because she doesn't want it lookin like some housing authority or the "3rd ward". Their communication is horrible! I was only there for 6 months! Once my lease was up, I had to leave! It was horrible!!!!!! I'm guessing some kids that lived there before me name was "gabe" and they decided to write it on the post, so the manager says by her not knowing who wrote that on the post she was charging everyone on that strip $100 and if they didn't pay it she was taking them to court! I was disgusted !!!!!!! Bad decision to move back there! They never keep good management back there long whatsoever! It's always someone new!

First and foremost i have to say that the location of the apartments are great but the buildings are old not up to really good standard. They could use some renovations. I have lived here for some time now managers and maintenance coming and going it is what it is. Everything is not what it seems. So why do i stay here, bottom line i have to live some where. Also i think it's not fair for some apartments in the complex to get special attention just because they are on a program and others don't.It could be better and someday i'm hopeful it will, that this little place i call home will be all it can be.
