Property Ratings at Three Palms Apartments
I stayed in the apartment for a year and my security deposit was $400 but I didn't receive the full amount back because they stated the kitchen had to be disinfected..My thoughts on this is that is what happens when one tenant moves out and another one moves in... So basically they took my money... So only apply if you want your hard earned money taken...
Please read the reviews before moving into this place! And believe them. I lived here for a year and I read the reviews after paying my deposit and It was too late! To begin everything seems great but that changed quickly. Less than a month after I moved in, my fridge stopped working and all of my food spoiled because I was gone for 4 days. I had to throw everything away. I called multiple time until someone finally came and “fixed” the issue. I bought all my groceries again and the fridge gave our again and again I lost all my food. They finally decided to change my fridge and I had to buy groceries again. This all happened in a span of 1 week. Then the spinner of the washer wasn’t working maintenance came like 3x before they figured out what was wrong, it didn’t get fixed though. Eventually the washer was swapped, only to have a leak because it wasn’t installed correctly. It took about 2 weeks of constantly calling to get fixed meanwhile I had to be mopping up the water. My window has water damage and a hole was made and Every time it rained, the water would get inside my apartment. After multiple calls and texts and requested to get it fixed, it was never fixed. My toilet was leaking and it took weeks for that to get fixed until one day at midnight it was flooding over, I finally got that fixed but not after bothering the manager because she didn’t think it was an emergency that my bathroom was flooding. You need something fixed, don’t expect any quick results, they’re horrible when it comes to getting things fix. Now on to the deposit! Do Not expect any of your deposit back! I shouldn’t of even clean the apartment. I can truly say I cleaned that apartment really well, I even washed the carpet on the stairs with my carpet cleaner, I moved the appliances and cleaned under, I cleaned all the baseboards and doors. I took pictures of how I left the apartment before I left because I needed proof that it was going to need it. And of course they lived up to their reputation. This is insane! I called and asked about it and of course they gave me the nonsense about the flat fees and they fees coming from the company. I can’t tell you not move in but please make a conscious choice after reading all of the reviews. I’m beyond upset with how this was handled and I know I’m not going to get any more of my deposit back, but I hope this review helps someone else make a better decision and avoids this place at all cost!
Apartment are never clean when you move in they are roach infested birds poop everywhere and maintenance never fixes anything stay away!
We moved here because we took over a lease to see if we liked the apartments, we paid $250 fee for our pet and they worked with us on the $250 deposit (refundable deposit) the manager was great at first no issues, there is a major problem with birds and their poop, but management took care of it(it took a while) After our lease ended we decided to stay but move to a bigger apartment. By then the manager said she was quitting because she didn’t have a life outside work and she just couldn’t handle it. She told us our new apt was going to be ready at a certain date, when that date came around it was not ready. We of course needed time to move our things from one apt to the other, but they just couldn’t get the new apt ready. Manager was leaving at didnt care anymore. We finally get the keys for the apt and it is dirty, it was never cleaned, but they of course wanted the old apt cleaned completely! Which we did. When we signed our new contract the manager that was quitting said not to add our pet to the lease because we would have to pay $250 deposit again, so it was better to wait until we get that deposit back. A few months pass, we go to the office to ask about the deposit and they say they have no record of us ever paying a deposit, i of course didn’t keep the receipts, but i paid with a personal check so i was lucky to have proof. Till this day, almost a year into my lease, we haven’t heard anything about our deposit and they haven’t fixed the issues we’ve had in the apt since we moved here! I would strongly suggest you stay away!! We are only waiting for our lease to end to get out of here!
I recently moved to El Paso from California. I have always owed my property and never had to rent, but for this move, renting was the better choice. I didn't know what to expect as a first-time renter or how the process worked. I have been here for four months now. I will shed light on my experience by breaking it down into three categories; management, maintenance, and on-site atmosphere. Management: Ray is the leasing manager. He helped make the process effortless as I went back and forth to California during the initial screening and lease process. Yasmi is the apartment manager. She is always able to address any minor issue that I have. Yasmi is always very professional and a pleasure to talk to. If you need something you can count on Yasmi to get things done. Maintenance: Alberto and Alex are the maintenance team of the Three Palms. They don't talk much, but they do say hi and waive. This two-man team is fast and efficient. When I had an issue with my dryer not working, they were there to fix it the same day. On-site Atmosphere: I have been told that I am an old soul. I like my peace and quiet. I have been fortunate enough to have been placed in an apartment with neighbors that seem to have the same values as me. The overall demographics mainly consists of military families, single families, and a few retirees. The overall aesthetics of the apartments are clean and well maintained. My wife and I feel safe to walk around the area any time of the day or night. The combination of a good management team, maintenance crew, and on-site atmosphere work well together in a synergistic manner. I am glad I chose to utilize the Three Palms Apartments as my transitional residence. Lastly, pay your bills and you will have no problems. ***** I will update my post when I move out. *****
They may look nice cause they are just the management sucks there rude and when you leave the apartment cause your lease is up they charge you a arm and a leg for damages that weren’t there... I will never come back to these apartments I’m glad I’m out already.
First off, for all military personnel this is an absolute avoid. If you need to break lease they do not work with you like most apartment complexes will, there is no one time contract termination fee. You will have to pay out the remainder of your contract, I had a military friend who had to pay out $6k worth in rent. If you do choose to stay here, Be very critical of your first inspection, there is a ton of construction issues that will be put on you. Finally, the biggest part for me was the new management. The former manager Ray was very polite and respectful, he did his best to really make everyone feel welcomed and get tenants involved in their complex events. A new property manager was placed here, I don't remember her name but she is absolutely rude and very unapproachable. I submitted my move out notice three days late and she said she would not take it, that I would have to stay another month. That was a bit irritating but that's fine, I decided to stay another month and turn in my notice earlier next time. The second time I brought my notice she did not accept my notice because it was three days early, are you serious? After this encounter I had enough of her. After asking the other person on the property for a new form she came back out and decided now she would accept it after making this big deal about three days early. I told her not to worry about it and that I would turn it in on the 1st. She rolled her eyes at me and walked away very disrespectfully. Ray tried to remedy the situation and I have a tremendous amount of respect for him for trying to help, something she didn't even attempt to do. With all due respect to the Tropicana Apartments, you have made a terrible mistake placing her as the apartment manager. Someone with such a condescending demeanor who had the power to make the situation right later reveals she could have done so from the start but didn't want to. I've been in retail for 13 years and I would be extremely nervous if I had her even as an assistant to the property, let alone running the property altogether. All other things aside I didn't mind the complex the amenities are great, nice pool, beautiful gym, pool table inside the office. However The new manager ruins the experience entirely and WILL give you issues. Quite frankly I expect the retaliation, but I'll pay whatever else they can come up with if it means I help the next renter avoid such a headache and condescending property manager. Please, go somewhere else.
Place is a total rip off and will cheat you out of everything. Lie in say they never receive there payments. I'm military so how you don't receive a payment but it state on my allotment it was taking out. Also they never answer phones you go to the office they have over 100 missed calls and 50 messages. Not a safe environment with the parents and kids that live there. Had a accident somebody bust my window. Pest control is very bad and birds. They don't put up things to prevent these incidents from happening. Civilians can live here but a bad place for Military so stay away.
They want money orders. They cashed the one I sent them for small damage to the apartment after I left and still sent my bill to collections. Absolutely garbage quality administration.
Here is our experience over our lease on a nutshell: Full of dirt and sand upon arrival, literally couldn't see the floor. Under that was dried puddles of paint. Regularly fights in the parking lot. Not uncommon to wake up to sirens outside your window. Serious pest problem upon move in. Music played out of cars with subwoofers 3 nights a week. Vibrating intensly enough for pictures to vibrate our shelves and shatter, and coat racks nailed into our wall to vibrate out. Our outside storage broken into. Our car windows shattered by drunk neighbors. REFUSED MILITARY to terminate lease early due to deployment. Upon move out we cleaned the place spotless over 4 days.. Scrubbed everything. Each blind on each window, on top of ceiling fans, inside/under/behind appliances, baseboards, etc. Everything was absolutely perfect. After move out we expected a full deposit refund in the mail. Instead, they kept our full deposit AND charged us a balance. I went to the office to find out why, all he repeatedly said was, "I don't remember but know we cleaned something." REFUSED to work with me. Gave me his managers phone number. Called, left messages, no replies. 1 week later to the day I received a call from collections. As soon as I tried to dispute the fees that they wrongfully charged me for, they sent me to collections. I was sent to collections before they even had the courtesy to return one of my calls. This place is nothing but thieves. I highly recommend to stay away from this place.
I love these apartments because they are in a great location the prices are awesome and they are economic which means they save you money
Well I have not been living in that but I have gone and seen it and it's wow very beautiful and quite people will love to live there I would that's why we are looking for an apartment so we can live there and have a family
These apartments are beautiful. They are very new and I moved in to an apartment that's never been lived in. It's all tile which I adore. Bedrooms and bathroom are big and spacious and that's a plus. One thing I dnt like about it is it's very small. 863 square foot is not big.
We've been living here two months and I love it. It's a very quiet community. I feel very comfortable. The complex is very clean and quiet.
