Great apt maintenance The apartment complex has done pretty good this year very high marks for maintenance but still need improvements on the garbage and recycling bins. The pool was only open a third of what it should have.

Fast Service from Maintenance I requested for my lock to be repaired, because it was starting to get difficult to turn the key. I received a call from Eric in the leasing office in about 30 minutes, informing me that Maintenance was headed up to check out my lock. I was repaired within an hour of me submitting the request. My lock now functions as good as it ever has. Very thankful for the quick response time and communication!

I lived here for a year, they switched to new owners and the experience has been less than great. The front office does not answer their phones and they raised the rent during covid-19. They are charging more but aren't opening any amenities and providing less service as they aren't always in office. Walls are super thin, they say its suppose to be a smoke free enviroment but my neighbors cig smoke literally seeps through the vents and fills our apartment. The layout makes the apartment feel super small. we had a two bedroom and recently moved out to a 1 bedroom with less sqft and it feels way bigger than our apartment at timber lakes. Don't waste your money, they are overpriced and honestly im so glad to be out of there.
New management made this place terrible. Not only are the units overpriced, but the management is not responsive at all and will do anything to manipulate you out every penny possible. Can't wait to move!!!!
This apartment complex just recently got purchased by a new owner and we’ve had multiple bad experiences that we didn’t have an issue with before. They close the office early without notice now, leaving the residents unable to pick up their packages. They’ve raised rent and lowered their services. They didn’t charge our utilities to our account until 4 days after the due date and then gave us late notice, even though the charges were not posted to the account on the due date. Honestly I can’t wait until my lease is up so that we can move.
Halfway through our lease here we were offered free housing through our work and therefore began the process of looking at our lease agreement to find out our options of having someone else take it over for us legally. I set about inquiring on my social media if there was anyone looking for a place. Within minutes I received an email from the Timber Lakes Staff stating that I was in violation of my lease by subletting my apartment out and that I would incur a penalty for such a violation. No such thing was happening. At every correspondence with the office staff, they were never once courteous or apologetic, always defensive and telling me the things I was doing wrong. They would also send out emails from time to time as though they themselves were the police. I received one general email to the entire apartment complex about warming your car up in the morning and the message said “Not only is this against the law, but it can make your car an easy target.” Upon doing my own research for this specific county, the only vehicles that have restrictions are heavy usage Diesel engines which have a 5 minute limit for warmup times. The fact that Timber Lakes tries to intimidate their residents on certain things like this is absolutely outrageous and manipulative. My last encounter with the staff was about our move out. I called in to ask them the paint color and they left a message on my phone with the color code and said it had to be purchased directly with sherwin Williams. I spent $140 for just two gallons of paint and as we let the two coats of paint dry, we found out that it didn’t match the color of the walls. Knowing that ultimately they would have no regard for our inconvenience and time and money spent, I didn’t even want to deal with spending the time to tell them and then re-painting, so I left it as it was and knew that I would also forfeit my deposit because of this. That is how much I wanted to avoid speaking with them. When I finally sent them an email about it just so that they could warn other residents, they again came back at me all defensive and also said that had they known about the paint color they would have excused it. So now all of a sudden are they deciding to be courteous and negotiable? For an entire year of leasing from Timber Lakes was absolutely the worst encounter with any place that I’ve leased from. Save yourself some stress and anger and find another place to live. STAY AWAY from Timber Lakes and Greystar properties!
Maintenance is the only good thing about this property. The A/C unit is ancient and your place will still be 80 degrees on a hot day while spending $200 on electric. A large amount of break ins have taken place and leave the residents feeling “unsafe” during their stay. Hopefully I can give zero stars because the management is tumbling down hill FAST. Leased for 12 months and left asap. Terrible establishment.

Thank you for the compliment on our maintenance team. We appreciate that as they work hard and are the best in the business. We did see a few auto break ins, not the consistent break ins as you indicate, and the Kansas City Police Department provided us tips for our residents. The asked us to remind our residents to take valuable items in their homes. Unfortunately when valuables are left on front seats and center consoles, it tempts thieves.
New the area, just passing by the front gate off of Red Bridge Road, I was impressed. This is home. Just 5 min from I-435. How Convenient. Quiet solitude. No sense of city life here. Lakes. Deer. Walking paths. It is very inviting for those seeking peace and quiet at the end of a long, busy day. The staff are accommodating , professional and friendly (even long after signing the contract!). I was sold! And at a reasonable cost, too. That, by the way, was not the case at several complexes just down the road. They get 5 stars in my book. AB

LOCATION: I was very pleasantly surprised to find this hidden gem after relocating from Florida. This place is very scenic and serene! It is only a few minutes away from grocery stores and shopping centers. It's about a 15 min drive from the Overland park area and about 20 mins away from downtown Kansas City. I find it to be in a great location due to the close proximity to the highways (about 5 min) but far enough so that it is nice and quiet at night. One downside some may find is that is not on a public transportation route, but there is a park and ride lot where you can park your car and ride the bus into downtown KC. RESIDENCE: The grounds themselves are well maintained with a beautiful nature trail, lakes, and dog park! The apartments themselves are up to date with matching appliances including a stove, oven, washer, dryer, dishwasher, refrigerator, and microwave. The few issues I've had were promptly resolved by the courteous office staff and maintenance workers. The cost for rent is reasonable considering everything that comes with the residence as well as the positive people and overall vibe of this apartment complex! I consider myself extremely fortunate to have found this place considering I was unfamiliar with the Kansas City area when I moved here!
Pro: Maintain is good and responsive. Cons: 1. Apartment manager required an appointment to speak with her about a concern while she sat in her office. 2. Office requested I sign lease renewal on a Sunday morning. Showed up 12 hrs later unexpectedly requesting we sign a month or more prior to renewal! Office is always closed on Sunday. 3. I parked my trailer where instructed when I moved in. Later found trailer missing. Discovered it was ordered hauled off by manager without notice! They put all kinds of notices in your door, at the office or mail box locations but nothing about moving trailers! 4. They use cheapest filters in furnace. I have to buy better ones and also put one inside apt at air return to further trap dust. Really poor, dirty air system. Must dust twice weekly to keep up!
