Property Ratings at Tower View Apartments
I am a current resident here at Tower View Apartments in Downtown Lincoln, NE and am 100% thrilled with my apartment! The Property Manager Allison is fantastic and very professional yet warm and incredably customer oriented. The downtown location is ideal with the Capitol Building directly across the street and restaurants, theaters, bars, live music, Husker Football tailgaiting and more all within walking distance! The company, Kabredlo's Property is constantly improving Tower View and within my few short months here a new fence was installed as well a newly paved parking lot, cute patio area and several landscaping and garden improvements! The newly installed windows provide ample sound dampening to the festive downtown location and are truly energy efficient. The best part - Granite window sills, Granite countertops and Granite shower surround! The look is polished, clean and incredibly stylish. I definitely recommend!

Upgrading the off-street parking lot was a very big but necessary undertaking to ensure that each of our Tower View residents has a space to park - especially on Husker home game days! Other conveniences we have added include: easy and secure Online Rent Payments, 24 Hour Emergency Maintenance, Free cable TV, Paid water, brand new and energy efficient Furnace and AC Units and of course, the granite upgrades in many apartments! We truly appreciate you as well as each and every one of our valued residents! We look forward to many more years as Lincoln's homegrown property management company! We moved into Tower View in February and have since been extremely disappointed by a string of poorly managed incidents. I'll just make a list of everything that has happened so far in the 4 months we've been here: -Half the new shelves for the cupboards in the unit weren't completely set up when we moved in. The shelves were there but the necessary hardware wasn't. We reported this. Two weeks later we were given the hardware and had to set the shelves up ourselves. -Heater broke in February and it took two days for anyone to fix it. IN FEBRUARY -Air conditioner broke in June and it took a week for anybody to fix it. -Walked into the living room from my bedroom at 9:30 at night to find the AC guy dinking around the thermostat. He was professional but it seemed a bit inappropriate for anyone to just let themselves into my apartment that late at night. I am female and my husband was at work. It made me extremely uncomfortable. -Somebody puked in the entry way. I reported it to maintenance that day and nobody came to clean it. A tenant covered it with a rug and it sat that way for a week before it was cleaned. Now the entire stairway reeks of heated puke carpet during the hot summer days. -One of the washing machines is broken leaving only one more. All of the washers and dryers are sub-par. -The paint started peeling off the walls in our apartment so we reported it to maintenance. Somebody came and re-plastered that section of wall right away but didn't repaint it for a month. So we just had newly plastered/not painted wall in our hallway and guest bedroom for a month. -Left for work one morning only to get caught up in a police raid on the second floor. Drug dogs and all. Of course the police couldn't break in without permission from the landlord and nobody at Kabredlos would answer their phones so I had to help them search for a phone number that might actually connect to somebody. -They don't give you an emergency maintenance number. They only have the form you fill out online. -The bike seat was stolen off my bike the same day we moved in and this morning my husband's bike chain was cut and his entire bike was stolen. There is no proper bike rack so everybody attaches them to the railing outside. I get that the neighborhood isn't perfect but some sort of security camera for the building would be nice. -They promise a secured entrance but a different tenant has jimmied the front door so that it doesn't lock.
Kabredlo's is currently working on updating these apartments. Before I moved into a one bedroom unit two weeks ago, they installed a new AC system (replacing the window AC units that the apartment previously had), renovated the bathroom, and replaced the doors. So far, I've been impressed with the updates they made. Like I said, I've only been living here for a couple of weeks, but these are the pros and cons I've noticed thus far: Pros: Newly renovated units Plenty of space A good amount of closets and cabinets Cool location directly across the street from the Capitol building They allow small pets Secure access entry Quiet neighbors Cons: My unit does not have a dishwasher The parking lot can feel cramped at times The leasing/management office is not on-site There is quite a bit of street noise since my unit faces 17th St. Overall, I've been quite happy with my decision to move here. I would recommend these apartments to anyone looking for a fairly affordable place near downtown or UNL.
