Constant office closures, the printer doesn't work, i've been to the pool like twice the summer because the lock is ALWAYS on the gate because the "pool is closed for maintenance", the exercise equipment is not maintained and are currently not working, the list goes on. My apartment was not cleaned before I moved in and had a flood the month before that I was not informed of by the office. This is a sad excuse for an apartment complex especially for the amount of money you will be paying them.

I lived here for two years too long, unfortunately it was the cheapest living option at the time so I suppose we got what we paid for, however after seeing the criminal prices they’re raising their rates to, I’d like to give my review of UC Denton. Overall, as grateful as I am that I had a roof over my head for two years, that roof did collapse once and leaked constantly. Our AC had constant issues, maintenance did what they could but never truly fixed anything. We had water leaking thru the ceiling at one point that came through the light fixture in the bathroom that never got fixed despite the requests. When the ceiling above our laundry room collapsed due to a water heater bursting, it revealed mold underneath. NOT MILDEW as they tried to gaslight us into thinking it was (before even seeing it (Thanks, Nick)) and instead of offering us another unit to stay in until they repaired the damage they left multiple loud fans that we had to keep on while we stayed there. 3/4 of us had school so there was no way we’d be able to sleep there with the loud fans and the smell of mold and mildew and then be able to do schoolwork or work in the apartment. They REFUSED to put us in another temporary unit. When we finally were able to move out, they promptly charged me personally around $500 some of which I disputed. A large majority of the charge was for “dresser drawers that didn’t work” which I disputed because the dresser worked perfectly when I was there and they refused to provide proof it was damaged besides a photo of another dresser in a different room. Absolutely unprofessional the entire time. The only reason I coughed up the money (thanks for the debt, UC!) is because I had so much other stressed with moving that I didn’t have the mental strength to legally dispute the charges and they threatened collection on me. Our dryer never worked despite putting in multiple requests, we had many outstanding requests that were never fixed but “completed” in their system and they will let your packages get stolen from the mail room and do NOTHING ABOUT IT. They are not nice, they do not want to help you, they want your money. I promise they only want your money. Find a better place to stay, ESPECIALLY at the outrageous rates they’re charging. It’s. Not. Worth.

Please keep in mind that transferring units is never a guarantee as almost all of our units are full at all times and we do not have temporary apartments. The one employee you mentioned by name has not worked for UC in almost 2 years now, so it seems that you may be referring to a situation that occurred before our current staff even worked at UC as we have had a complete staff turnover in that time. I definitely do not recommend living at UC Denton. If you do be cautious because we had a leaking from upstairs & which caused mold to form. We informed the office and maintenance and for a month they did nothing. Today they come and decide to just spray paint over the mold. Be cautious with them!

I made sure the place was spotless and I was charged for things that were wrong before I even moved in. I asked to speak to someone about it and was giving a she's not available answer several times. Don't move here unless your ready to pay upwards of 500 dollars just in moving out up-charges.

TERRIBLE PLACE!! If I could give ZERO stars I would. This place is the absolute worst. There are better places for less. The rent is way too much for how awful my experience has been. My unit has flooded 4 times and destroyed my stuff. They offered my roommates and me a medium cheese pizza to say sorry. Repeatedly our a/c is broken and they never have successfully fixed it. The place is gross and filled with mold. I can't scrub away any of it. DO NOT MOVE HERE. It is not worth the price at all.

I have lived at this property for 2 years. The First year was decent, inside of the apartment could have been a lot better. We had damaged, furniture, walls, cabinets and counter tops, and a constant bug problem. BUT, as a college student I was just happy to live somewhere. Once year 2 came around we experienced poor management who knew absolutely nothing and had no effort to help their residents, and VERY poor maintenance. Our AC broke over 10 times within the 2 years and was never changed or replaced. The management does nothing to ensure that the residents are taken care of even with problems you are still going to pay full rent and amenities. Property manager seems as if she is avoiding you need doesn’t reply to emails and isn’t in her office when you need to talk about issues. The only good thing about this apartment is that it’s cheap, but as a college student or low income individual you still deserve better and it’s not worth the stress!

It's not an exaggeration to put simply that this is the BEST apartment complex in the city. I work as a mail man, so I have the opportunity to catch a quick glimpse of all the top resort like condos and apartments. UC Denton puts them all to shame. If you ever have an opportunity to drop in and check it out, make sure to ask for Mel's. The entire leasing staff is wonderful, but you will be in especially generous care with the most warm hearted employee I've ever had to privilege to meet.

I really needed a place to live so I picked this because it was the most affordable place available. So my expectations weren't very high, but I did get what I was looking for. But after living there for a while, I noticed all the downsides, like cockroaches, it was always cold, the bed was very uncomfortable, there is dog poop everywhere outside, and I had to pay for trash collection but then they didn't always pick up the trash so I'd have to walk to the dumpster to throw away trash. Most of all, I had a minor emergency where I had to move home and they wouldn't let me get out of my contract, so I have to keep paying for this place I'm no longer living in.

Where to begin... I should have NEVER signed a lease. Upon arrival everything was great. I signed my lease and then I noticed how trashy the place really is. Everytime my neighbors blaze it up I can smell it through my vents. There is literally trash everywhere even though they have “valet trash” you pay 5$ every month for. The walls are crazy thin. My neighbors are loud. I walked my dogs one time and was cat called for 15 min by tenants of the building next door and decided to go inside. My roomate “broke her lease” left and left several things behind including nasty food. They towed my boyfriends car when I’ve been placing him on the guest list for forever now and there reason was he didn’t park in visitor parking?! What the actual hell. I signed a lease in November and in December I signed a paper wanting to LEAVE. I HAVE YET TO FIND A REPLACEMENT. everyone I’ve talked to says this place is the worst and I believe it 100% staff is nice to your face and rude when it doesn’t apply to them. All in all would not recommend staying here if my life depended on it.

I have been trying to get out of this lease since August. Found out in August that my dad has stage 3 lung cancer. I am his only caregiver. So I have to move to Florida as I take him to treatments. This apartment refuses to let me out of my lease even though I withdrew from school in August due to my situation. Not only that I signed a lease in February that would begin in August, notified them in August. Run!!!

We have offered to help you find someone to take over your contract, but we still need you to sign the forms allowing us to lease your apartment to someone else. Please help us help you. Don't let them lure you in with cheap prices and included appliances/wi-fi. A brief list of complaints: - Huge roach issue since we moved in, and it only got worse with time even after treatments. Turn on the kitchen light at night and at least one will scuttle for cover. Or they won't. Put in as many work orders as you want, the pest control just doesn't do anything. And yes, we took the trash out every night, kept no dishes or food out at any time, and even took everything out of our kitchen to let them do a treatment that didn't seem to help at all. - It's not just roaches either. Plenty of spiders, ants, ladybugs, and earwigs as well. - Two of the bedrooms are at least 10 degrees hotter than the rest of the apartment at all times. I had to sleep with two fans on in winter. - Old, outdated appliances. The washer smells like mildew and the dryer takes 3 rounds to wash one load. - Oh, and our cieling started leaking. Maintenance stopped the leak and said theyd be back to fix it the cieling. That was four days ago. - One of our roommates was charged with everyones utilities bill for seemingly no reason. No one in the office gave a straight answer as to why, and she was left to pay it.

This is one of the worst apartment complexes in Denton. They appear nice on the outside and give a lot of amenities but the apartment managers are terrible and extremely rude, anytime I had a problem they could not fix they would give you a speech like a robot and repeat the same thing just to not make themselves look bad. They over charge for everything and make you pay little fees for everything around the complex. The trash cans are extremely out of the way, their are bugs in every apartment and they refuse to fix the problem (because it requires completely fumigating every building). DO NOT LIVE HERE. They take advantage of college kids with either student loans or parents money and will charge you for things that do not make any sense and because no one can afford a lawyer there is nothing that can be done to fight it. Worst living experience yet.

The maintenance here sucks, they don't know what painters tape is, they'll charge you randomly for no reason, and it's just all around terrible.

I think overall the apartments are pretty nice, at least my apartment is. I like my roommates and having my own room and bathroom. I hate the fact that the rent went up just because I did not sign the lease early.
This place is perfect for being close to UNT and the price is low and its all bills paid. Its a decent place to live for the price but other than that its just okay
We had our water heater catch fire because the people above us had a leak. Its a decent place and has plenty of room. 6/10
The staff here is amazing and so nice! The apartments are great and very affordable. But, it takes so long to get information about your new apartment and moving in. I almost didn't get it in time for work because I moved from south Texas. But, now that everything is finally settled, it's great!
My 3 year stay at University Courtyard apartments is unfortunately coming to an end. As a former student of UNT the convenient location allowed me to take a nice 10 minute walk to campus if I felt like battling the Texas heat. There is a bus stop at the front of the complex which is perfect for individuals that do not have transportation or want to save money by not getting a parking pass. The apartments are just 5 minutes away from a walmart and shopping center and just 10 minutes away from the Denton Triangle Mall. Management changed a month or so before I moved in so they are finally finding their rhythm. They try to always have something going on, whether it's a nice juice with donuts in the morning to get your week started or burgers and hot dogs by the pool to help you float the stress away. The keys to your front doors are actually cards. You have to swipe it like you would at a hotel. It is important to make sure that you Do Not put your card next to your phone! It will demagnetize the card and you will not be able to get inside. If you have roommates like I did, it won't be that big of an issue. If your card doesn't work and it's after office hours, after a long day and you don't have roommates or none of your roommates are home, call the emergency maintenance hotline. It may take a while so if you can, wait in the clubhouse since it is always open. If you have visitors, make sure they park between the visitor signs because they will defiantly tow that persons vehicle. It's kind of awkward to walk outside with a friend to an empty space. So for your friends sake, show them all of the visitor parking. If you do need something fixed in the apartment I would suggest going to the office right away. Once you've made your service request, I would check on on the status of your request to make sure there is not a mix up. I lived with 3 other individuals and sometimes they mixed up the rooms. The onsite maintnece will come for specific after hours emergencies such as water heater, thermostat, or key issues. Last but not least, if you are going to use their furniture, specifically their bed, you may want to get a mattress topper. This may be an apartment complex but they still have dorm beds. I got a cheap foam cover online and it saved my life! Not to mention my back :)
