Property Ratings at University Village Duplexes
We lived here 7 years. Should have left after the first lease was up. The manager here is rude, aggressive, and invasive. He does not respect privacy or basic boundaries. When he does show up he knocks like the Cops. Loud and over the top. Pushy to do what he wants when he wants. If you live in a unit with a crawl space you will be bothered every time someone needs cable hooked up. The prices just keep going up at University Villas. They are very small and overpriced, not even room for a kitchen table in the kitchen. Only acceptable for 1 or 2 people. When we did finally give notice to move we were bothered constantly to show apartment to new prospective tenants. This is normal but invasive in these units. We knew many neighbors that moved and experienced the same inconveniences. Last but not least you better keep your apartment in MINT Condition because you will be Overcharged for Every Nit Picking thing when you leave. They will get it out of your deposit. Only rent here as a last resort. If you do rent here ask for repairs as things break down. Or you will be the person paying to fix old broken down appliances and apartment hardware in the long run.

We are very surprised to hear that our former tenants were unhappy for 7 years; they were certainly under no obligation to stay. While they were here we addressed every concern that they had. In that time we gave them new carpet, new vinyl flooring and a new stove. Before their lease ended they had their utilities taken out of their name. At the end of the lease, not only was the unit left extremely dirty but we also had to repair an abused / damaged appliance before the unit could be rented again. Even with all of their neglect they still received a deposit refund.
