The windows lack screens and are difficult to open. There's been a persistent roach problem from the beginning, despite the diligent efforts of the maintenance and pest control teams, who spray weekly. Pros: Great pool, one of the best compared to other apartments. Good children’s play area. Decent gym. If you're on a tight budget and this is the cheapest option, it might be worth considering. Otherwise, you may want to look for a better apartment.

It's been an absolute nightmare from day one. The management here couldn't care less about the residents or the deplorable conditions they force us to endure. Let's start with the infestation problems. Cockroaches have become our unwelcome roommates, scuttling around as if they own the place. Despite repeated complaints, nothing is done to address this disgusting issue. Mold creeps its way into every corner, a silent menace that threatens our health with every breath we take. And let's not even get started on the sewage problems—overflowing toilets and backed-up drains are practically a weekly occurrence. But what's truly appalling is the management's response, or lack thereof, to these issues. They brush off our complaints with a casual indifference, as if we're inconveniencing them by daring to demand livable conditions. Requests for maintenance are met with delays and half-hearted attempts at a fix that barely scratch the surface of the problem. Save yourself the misery and look elsewhere for a place to call home. This place is a cesspool of neglect and apathy, where residents are treated as nothing more than dollar signs. Steer clear unless you enjoy living in squalor with a side of disrespect from those who are supposed to serve you.

I ignored the reviews when I moved thinking it wouldn't be that bad... IT IS THAT BAD!!! Actually the worst complex I have ever lived in. Trash everywhere, mold, raw sewage coming up through my drains with no help for days, no AC, run run runnnnnnnn!

I’m currently a resident that resides here I have been here for almost 13 months. I wouldn’t recommend staying here what’s so ever. 1. Pest issue has been a problem since day one I had a roach stuck in my microwave and had to get the microwave taken out and they took 2 weeks to replace the old microwave. 2. The leasing staff do not care about your living matters .. once you put work orders in they take days or sometimes ignore the request or even lie and said the completed the quest and never did ! 3. PEST lol roaches having a meeting in your kitchen … I promise the living conditions are bad here !
We lived here 1.5 years. Nothing but poorly kept, bug infested, flooding, moldy apartments.
Old buildings that we were not given a tour of before we signed. there have been issues from the beginning with bathroom tub backing up waste from the toilet, dishwasher backing up mold and bathroom waste, refrigerator not working from move in and took a year to get a replacement, dirty vents, ac leaks that took months for repair. There was a hole in the ceiling showing that this was not the first time a leak occurred in this unit. These buildings are also roach motels that nothing will get rid of. There’s advertisements about renovated apartments but I wouldn’t believe anything from this complex to be quality. Don’t focus on office reviews or shiny photos of the pool or amenities online. Any review here that has to do with how horrible living in the actual apartment is, please believe and look elsewhere for a place you’d be at peace with to call your home.
They have serious maintenance issues -especially with raw sewage backing into your apartment. That said, If you still decide to sign, before you sign, check EVERYTHING, the oven, burners on the stove, the microwave, the fridge, the carpeting, shower faucets, kitchen faucets. AND, ask them, how many times the apartment you're looking at has been flooded with raw sewage. Get the answer in writing. Also, if your apartment does not come with washer and dryer, don't rely on their common laundry facilities thinking that it will do. IT WON'T.

I had a short stay last fall at The Avenues with a friend who lived here for years before moving out in December 2021. I loved the apartment and vommunity. It was bottom floor end cap apartment. It was VERY quiet and beautiful here... Fast forward to my having rented a third floor Penthouse view overlooking the largest and most crystal clear pool in the The Avenues Luxury Apartments neighborhood. The downfall? Carrying everything up three flights of stairs (including myself). And unlike my friend, I didn't get an end cap apartment. Neighbors on the left fight all the time and he's constantly in and out slamming the front door so loud I can hear it in my living room. Neighbors on the right wait until everyone is almost sleep to "enjoy each other's company" LOUDLY and their bed bangs on the wall behind my head. The lanai screen overlooking the pool has a slash down center of it allowing flies through. I reported it when I moved in... 3 months later I'm still waiting. I thought my stay would be comparable to my friends end cap bottom floor apartment but... It could always be a lot worse. There are some things I don't understand like the $15/month fee to be able to park in the parking lot (not even a designated spot just the lot... Where you already pay to live) and the $25/month valet trash fee. No one has ever came and got my trash from my door step, not once. I have to carry it down the stairs and to a dumpster myself. It is a safe place to live and despite all the neighbors with their front door ring cameras watching you coming and going and can see who's visiting you, when they leave, etc... The neighbors aren't nosey and in your business. I've only even seen two of mine. I also haven't experienced the roach or rat infestations some have mentioned in their reviews or half working appliances, rude and hateful office staff (they've always been very friendly and welcoming to me) and for that I'm very thankful. My only complaint is my screen still not being fixed and my sore legs because I really thought the third floor was a great idea.

I moved here about 7 months ago and while they did help in the beginning they don't do anything anymore. So lets start in the beginning. The apartment had a roach problem when we first moved in so for the first 2 months we were unable to unpack until they finally got ahold of the roach problem. There was a major leak for a long time (before us) in the bathroom. The repair looks like a 3 year old laid the tile. I went 3 months having to dry my clothes 3 to 4 times because the dryer vent was clogged and they didn't have a long enough cleaning rod. They fixed it by having a repairman cut a hole to the exterior wall and vented it into the walkway but now all my clothes smell if I use the dryer. The refridgerator is turned all the way up (temp is at 42 degrees)and barely keeps food cold but they just keep telling me it's fine. The roaches have returned and I have complained enough that they have started treating the building but because I have cameras I can see one apartment has not been treated(which is probably why the entire building has roaches again) and this is despite us keeping the apartment spotless. The neighbors smoke weed inside so my apartment smells like weed and I'm allergic to the smoke so life has been hell and their music is so loud it can be heard through my mic and I can identify the songs using my phone and I have warnings with my job because of it. I can't call them because the phones have been down for months. They don't respond to emails. If I go down there they listen but nothing ever comes of it unless I repeatedly go down there. They do respond if I put in a maintenance request but my air has gone out twice because the drain gets clogged and floods but you can't call a emergency request because the phones are down so you just have to do without ac at night.

If your’e looking for someplace clean, where appliances actually work ALL the time, and is critter free - then look someplace else. Our apartment was INFESTED with roaches! No matter how many times we bombed, sealed up cracks, put down poison tablets, it didn’t matter… they went away and came back - with friends! I’ve NEVER in all my life experiences such a disgusting apartment complex in my life and as a proud military family, have lived in many states. The roaches weren’t the only issue but the worst; the dishwasher and garbage disposal often backed up with water (and roaches) and the ceiling fan on the screened terrace never worked. No matter how many service requests we put in for different things, it didn’t matter, nothing was ever fixed to a workable condition. The disgusting 20yr old, never steam cleaned carpets in the Common spaces or apartments is a whole other issue. The carpets in the common hallway areas of the apartments reek of funky, wet animals. Save your money, peace of mind and sanity and live ANY place else but here. I’m sure the roaches at the roach motel are better off! If we could rate this place zero stars, we would!
Until this place gets new management and more maintenance personnel, nobody should EVER live here. When we moved in, bugs everywhere. Took 3 weeks to get rid of them all. Shower heads in both washers were disconnected from the wall. There was a dollar bill sized hole in the screen porch, they covered it with cardboard and tacs. Took months of calling for them to come fix it, 9 months into our lease. Dryer broke on month 3, would work sometimes, then about 50% of the time there was no heat. Just spinning. Took them till month 10 to get us a new dryer. AC always performed 5° in the wrong direction. Set to 70, temp is 75. Set to 72, temp is 77. Never got fixed. The model we were shown we were told would be our apartment. We show up, it’s missing a pantry, and nowhere near the condition as the model. Horrible service Horrible maintenance Horrible apartments Save your time.
Everything needs renovating , fixing and repairing…every single thing. The current picture on this site of the main pool actually is green and has had algae in it for months. Do not waste your money. Not worth it. You probably would get toured a great unit as a tactic to get you in. Believe every poor review written about here

The WORSE experience I’ve had moving into an apartment complex. The even worse part of the LACK of communication between maintenance and the management. Repairs are being repaired like a band aid over a gaping wound. After 3 times requesting our outlets got fixed in the kitchen. The AC got fixed after three days moving in and apparently maintenance didn’t get my 5 messages. My son got heat rashes during this time and my ESA dog was not in the best shape because of the humidity. Which they didn’t seem to care about. They didn’t even have our mail keys ready and when they did one of them was the wrong one. We requested for a new key but they ended up redoing our mailbox key holder altogether so we had to get a completely new key. Waste of time. Apparently maintenance didn’t have a copy of our house key. And it took them TWO HOURS after we contacted them to give our key back. We were late to work the first week because of all the inconsistency of the scheduling all the repairs and them not doing a good job. A lot of our repairs have to have vendors come so they just cancel our requests and don’t ever let us know if a vendor is coming or not. Corporate is also really difficult to get a head of. They are unorganized, rude, and lazy here. Only the manager and one of the maintenance guys Fred seems to know how to get stuff done around here but it’s unfair to them that no one seems to be good on their word. (Why I gave 1 star) A few people have gotten some things moving along only because I’ve had to call and basically yell. Also making us feel like it’s our fault the apartment is this way and being condescending. I literally HATE it here. DONT MOVE HERE! It sucks!
dirty apartment upon move in the only working appliance is our washer everything else is broken in one way or another. We have contacted and put in service request multiple times and nothing ever gets done. I literally hate coming home to my own apartment from sewage water to flooding they have got it all happening here.
I had a very pleasant experience at the beginning of the process. Once I signed my lease everything went downhill. There has been a lot of issues mainly with maintenance!!! Everything is breaking there’s roaches everywhere even before I moved my belongings in!! Maintenance is so overwhelmed they cannot fix my issues. My emergency maintenance issues are not treated as emergencies. My Ac is out in 80+ degree weather and my window broke and it took them over a month to fix it!! My cat fell 3 stories off my balcony due to the screen on the balcony not being placed correctly! I can’t even cook due to my stove going out. The trash doesn’t even get your trash when they’re supposed to and with the restrictions of when to put your trash outside I’m at work and can’t place it out during their times so they charge a fee because I work during trash hours!! There isn’t even enough parking spaces and many have to park off in the grass! The maintenance people are extremely rude and Condescending due to being a young female. I have told them what is exactly wrong and they will look me in the face and tell me I’m wrong and nothing is wrong with it or give me a basic excuse. FOR EXAMPLE my dryer takes 3 cycles to dry anything. They have come in and said every time to clean the lint trap…. I obviously know this and clean it between every cycle but that is the only thing they will tell me even though I clean it and know that isn’t the issue! FOR 7 months of going back and forth with maintenance my dryer is still not working properly!! Now my AC is out and they are blaming it on that I need a new air filter. They replaced it and won’t come back to my apartment to fix the AC even though it is 10 degrees hotter than my thermostat is set to!! They have had one good maintenance man Wayne and he doesn’t work her anymore so now none of my issues are ever fixed since he left!! Frederick is the work about treating me as if I’m a dumb child and has no idea how to use and keep up with my apartment!!
I moved from Tampa to here for a job and they were very good and responsive and said the apartment was ready to move into right away. There are so many issues with my apartment and I still don’t have power in my bedroom area and am using extension cords. The screen door is still messed up and have to fight sometimes to open. I don’t have a mailbox key yet and I moved in on 8/9. I will not be renewing my lease and I should have read the reviews before I moved in. I am regretting moving here and for how much I’m paying in rent I am seeing other apartments that are way nicer I could have moved in around the same price.
Please listen to the reviews regarding this apartment complex. They do NOT take care of you. From the moment we moved in my husband and I have had problems. We initially had issues with large cockroaches, when we first moved in. 2 and 3 would come in from outside or through our vents. Due to COVID at the time they weren’t able to get someone to come out for months. The plumbing in all of these apartments are horrible. Sewage has come up through our sinks in the master bathroom since we moved in and smells horrific. Our guest bathroom toilet hasn’t worked right since we moved in, and they finally fixed it once our master bathroom toilet stopped working as well since it was then deemed an emergency. Our washer stopped working 5 MONTHS ago and they have still failed to come and fix it, but washer and dryer is included in our rent. Our dishwasher stopped working 1.5 MONTHS ago and they have also failed to fix it. Both the washer and dish washer have started growing mold due to still water that has stayed in them since they initially stopped working. After we got notification that our maintenance requests were cancelled (I guess they saw that we were moving out soon so they cancelled them?), we contacted corporate with hopes that something would be done and got emails of “emergency services requested” but no one ever came. We wake up every morning feeling stuffy and sick and we think it is because of the sewage in the sinks and mold in the washer and dish washer. We move out on Sunday and we couldn’t be more grateful that we will no longer have to endure the great suffering that was living in this apartment.
I lived here for 2 years. I never felt safe in my own home. My car was broken into 3 times in 6 months. My “pool view” was a have empty, algae infested cesspool. There was cat and dog poop everywhere. The valet trash rarely picked up trash. Our neighbors were horribly loud and dirty. In short, you’re better off living in a shelter than this sorry excuse for “luxury living”.
The apartments are disgusting. They don’t clean or make sure things are fixed before you move in. My apartment has been entered 2 times without my permission or letting me know. My fridge has been broken and fixed 3 times in 3 months. AC has been broke and when I called and was promised someone would come, no one came and I was told they didn’t get the message. It took 9 weeks for my shower to be fixed and 0 communication was made to me as to what was going on. After 5 calls and an email or 2 , 5 weeks in they said they had lost my apartment then still took another 3 weeks to fix it. The girls In the office are so rude and never respond to emails or phone calls. So sad I am giving this crap place money. The only professional person here is Safet, he talks to you like he’s your friend, the only worker that shows up. He should be running the whole community because he’s the only one working.
I don’t even know where to start. Move in day, they told us we couldn’t come because they wanted to redo the floors and carpets. We signed the lease 2 months prior, not sure why they waited until move in day. We get there and there’s a big red stain in the middle of one of the bedroom carpets, and torn up in the other. They came back and cut out a piece of carpet in the closet and stuck it over the stain, so now we have a patch of carpet missing in the closet. Very resort apartment of them. Tear in the screen on patio that they thumbtacked a piece of cardboard over. Dozens of maintenance requests on day one for broken appliances, lights, faucets, doors, etc. Management is on a HIGH, high horse. When we began to doubt wanting to move in, her response was “We could care less, you don’t want it we’ll have someone else in there in 2 days.” (Not true anyways, the people across the hall from us moved out and it’s been vacant for 4 months) Every single person in the office has a major attitude every time I call with an issue, not helpful at all. The pool gets cleaned almost weekly but is closed to us, whatever sense that makes. The pest problem is unlike anything I’ve ever seen before, and I’ve lived in FL my whole life. We couldn’t buy groceries for the first two months because our kitchen was infested. They came out by the dozens, day and night. Getting pest - that we pay for every month - to show up was an insane hassle. Have to hound them multiple times to get anything done. All the streets are broken and bumpy, can’t see any lines for parking spots, dumpster is always overflowing. Have had issues with hot water since move in. Appliances are all extremely old and washer/dryer are caked in some weird yellow liquid. I could go on for days. DO. NOT. MOVE. HERE.
The management company never returns phone calls. I have various spots throughout my apartment where they didn’t finish painting it and left the gross stains exposed. They dropped paint all over the floors and closet doors. I’ve had to file maintenance requests to fix the same issues over and over and they were never fixed. People smoke all around you and if you’re pregnant try not throwing up over the smell of pot. Fitness center still isn’t done being remodeled so don’t let a gym sway your decision. When I moved in my washer had mold all throughout it. I bleach rinsed it several times and had to scrape it off and out. Maintenance doesn’t give you 24 hour notice they’ll just show up and half the time they enter your apartment when you’re not home or just say they couldn’t complete the task. Maintenance staff really is nice but they’re overworked and try their best with what they’re given. Management is the real problem. Can’t wait for my lease to be up.
So far so good I moved here from Georgia and the 3 bedroom townhouse I have is very spacious and clean. I did have a couple of maintenance problems but they came out and fixed them. The pool is nice and big and I have been seeing some huge ants in my place.

Oh boy where to start. Let’s start with the RAT and PEST issue that has been present since we moved in July of 2019. We’ve had maintenance come out and their so-called pest control and nothing changed, not to mention it must be requested for them to come out to spray. They do not regularly spray or do check in; they require you to request it even though you pay for their service which is the most backwards process I’ve ever heard. My neighbors are seeing the same thing as far as rats and pest. The wood and roofs of their townhomes are paper thin and are covered in mold (they are painting over it to hide it). The roof and flooring in the homes are fall apart, we’ve had numerous issues with leaking ceilings. Since we are talking about ceilings, there are NO fans in their townhomes. We’ve had outlet/electric issues in every room where some of the outlets either work in only one slot or not at all. Maintenance has been requested a handful of times but never seem to fix them all. They are insanely slow but to their credit the property is huge, and they are understaffed. When an issue is entered you look at about a week if not longer on someone coming by to check (not fix). Landscaping is a joke, check out the landscaping near the townhomes and you’ll see most of the trees, plants, walkways look like they haven’t been touched in years. Trash valet is a joke, they don’t take but a certain # bags and now make you work around their schedule as far as when you can and cannot put out your trash. Would be easier just to have trash shoots or make people throw their own trash away and bypass having your residents pay. The interior of many of the apartments/townhomes are just resurfaced and repainted to cover up mold and decay. I have wanted out of my lease since the day I moved in and have contemplated paying the 2 months forward to get out but luckily my lease ends in two months, so the end of the road is near. Do yourself a favor and request to see the apartment you are moving into and not a model. We were shown something similar but MUCH nicer on our tour. They hid the ugly parts of the property but do some walking around and you will see what I am referring to. I’ve posted this post a handful of time and they seem to be deleted or removed…

Do yourself a favor and spend you money elsewhere - plenty of actual new and luxury apartment around. Both my unit and the unit above me have had consistent sewage backup/flooding issues. Each time the maintenance team assured me it was fixed, only for it to happen over 7 times. The most recent time sewage flooded my apartment while I was gone, during which they told me they were going to renovate the bathroom to fix the problem. My dog got sick three times from exposure, and I was kept up until 3 am twice, from construction to "fix" the problem. I asked to be placed in a hotel since it is a one bathroom unit and it was out of order overnight for over 12 hours and I was denied. I didn't have access to a shower or a toilet the entire night and morning. I am still dealing with this issue, and there is still sewage in my tub. I filed a complaint with the Duval Health Department in order to get assistance. DO NOT rent here if you want to live somewhere clean, and problem free.

To clarify, when I moved in they were called The Villages of Baymeadows, not The Avenues. You don’t mean anything to the staff, they dismiss your issues as not important and as an inconvenience to them. The staff will tell you, “It’s not our policy to....” about everything you complain about. They have THE worst maintenance crew. Incompetent and lazy maintenance staff have never actually fixed anything in my former apartment. The following is a list of issues/problems we had, almost all of which were never fixed from the day we moved in to the day we moved out: - Most of the blinds throughout the apartment didn’t have the same length rods. - None of the doors leading to exterior spaces had insulation and most of the didn’t lock. - Master bathroom bathtub faucet was stuck in shower mode permanently and leaked constantly. - Dishwasher was nasty and clogged when we moved in. I called them to fix it and they told me nothing was wrong. I ended up having to maintenance and clean it out myself using YouTube. - Refrigerator leaked constantly and they told me they couldn’t find the source of the leak, therefore it wasn’t the refrigerator. - Garbage disposal backed up constantly back into the sink and was not properly plumbed. - AC didn’t flow properly, having wildly different temperatures in each room. - AC was also not energy efficient AT ALL; bills for energy were averaging $150 a month, and up to $250 in the summer and winter. - Trash removal is inconvenient and inconsistent. They only give you a small trash bin outside your front door that doesn’t hold more than one trash bag, and have the audacity to charge you $25 a month for the “service” (just some random guys after hours coming by with big carts to throw your garbage away). - Front porch flooded every time it rained, likely because gutters were clogged. But they didn’t believe me and said there was nothing they could do about it anyways. - Back porch screen was ripped when we moved in and they told me to fix it before we moved out. - Washer leaked several times, even so far as leaking into the downstairs neighbors’ apartment. - Dryer took 2-3 times running to actually dry even the smallest load of clothes. - Low-flow shower heads and sinks provided very low water pressure and were improperly installed, spraying water everywhere until I reinstalled them using plumber’s tape. - Paint on walls was applied very poorly, lots of overspray in every room.
DONT LEASE HERE! I wish I had read more of these reviews and new about the new management company before I was suckered into signing a lease here. When I asked for a lake view unit, she told me that the lake was lowered for two months but would be raised back up in two month. LIE #1; after I moved in they finally told me, its out of their control/probably wont ever be. Was told these were move in ready units, LIE #2; at move in there was black mold in the kitchen cabinets and bathroom, ceiling missing over the shower, broken garbage disposal, and broken exterior locks. It took them TWO WEEKS to fix everything, even though the unit was vacant for two weeks before my lease started, and three weeks before I moved in. The pool that my unit is across from? LIE #3: Closed indefinetly not even two weeks after I signed my lease, and they "don't know when it will reopen". I was told the fitness center would be undergoing phased renovations, tenants would still be able to use the equipment. LIE #4: It will be entirely closed indefinitely to build a new center, with no temporary facilities. YOU ARE ONLY A NUMBER TO THEM. GoldOller doesn't care about the tenants here, and will continue to lie to people to get them to sign leases to keep collecting their money without delivering on their promises.
This place is an absolute nightmare. The staff is nice enough and I feel that they are just pushed into being so ineffective by the larger company running the complex. The phone numbers posted on the website and on the emails they send off lead to disconnected lines. When you bring this to their attention they tell you they are aware and hand you a business card that leads to a line that goes to voice mail every single time, and voicemails go unanswered. Sugar ants and cockroaches constantly. You pay for pest control but I have ended up taking it into my own hands because I see no evidence of there being regular pest control, unless you request it via maintenance request. Then even if you ask to be contacted before entry, they will go in anyways and spray in the kitchen and leave a note saying "taken care of". The utility portion of the bill got higher, even though I was sold on the unit because of the low utility bill. When I asked about this I was told "a new company reads the meters now, and they do it differently." When I asked how the old company was reading them incorrectly I was told "they weren't doing it incorrectly, just differently" and that is the best answer I could get. There used to be walking trails and large fields, and those are currently ALL being torn up with construction daily. I feel so horrible for the people that had those fields as a view or backyard and now have a giant dirt pit. From what I have heard those people are not getting any discount on their rent, and some I have talked to are in danger of losing their jobs due to the fact they work from home and the constant noise is causing issues. I don't know what it is about this neighborhood but people love to let their dogs do their business on sidewalks... it's bizarre... like its a "thing" here. You can also commonly find bottles of urine thrown around parking lots. The company Gold Oller is trying to shine this place into some kind of luxury complex, but simply put it is a disgusting nightmare. I am headed for the door and I cannot wait to leave this place behind.
We went from being told that our townhouse costs more because of the beautiful scenery in our backyard which at the time was a golf course. I explained to the leasing agents at the time that being able to work from home was most important to me. My family and I were assured that our neighborhood was quiet ...and it was. Now Our backyard is a construction site ...the golf course no longer exist... our backyard will now be a busy and noisy strip mall. We are literally shaken awake every morning at 7am with noise and vibrations. Although the leasing office is claiming they have no control over the construction... they knew it would eventually happen and withheld this information. The leasing office admitted they knew but didn’t know when ...when I confronted them. Also our apartments went from being The Villages of Baymeadows to The Avenues. The name of the mall is similar. There’s definitely a connection. My baby can’t nap because of the ongoing noise throughout the day. I have to log off from work several times a day because of the noise and not being able to hear my customers. My job is in jeopardy if I don’t find a solution soon. Needless to say that the leasing office is not taking any responsibility. These last months have been pure hell and our lease isn’t up til November. I am mentally and physically drained over this nightmare.
Had to hire an attorney to fight off the 1,800 bill they left me after moving out. They claim we left with a washer and dryer we never recieved. We requested it be removed prior to moving in cause we had our own and didn't want to pay for storage.
I assure you, if you look into the BBB complaints for these apartments you will never choose them. I hope you do not make the same mistake of choosing them. Once you sign you are just a number to them. Nothing is ever fixed and the staff is rude and never once have they followed through with anything that has been promised to the resident. I honestly believe they fail as a company because they are not customer focused. Again, do not waste your hard earned money on this poor excuse of an apartment community. As for Baymeadows, you should be disgusted with how you treat your customers. You deserve no business with that mentality. Prison conditions are better than ywhat you consider livable.
This place is the WORST! I mean, if you are into flying ants all over your apartment biting you, large cockroaches on a consist basis...plumbing problems, electric problems..finding drugs on the ground while walking your dog...THEN THIS PLACE is for YOU!!! If you LOVE waiting 3 DAYS for maintenance to show up...then this place is for YOU! If you like having to move out for 2 weeks and sleep on a friends couch while they rewire the entire building because everyones fuse boxes are about to catch on fire..THEN this place is for YOU! The problem really is that management is horrible. They are extremely understaffed and I actually feel bad for the maintenance crew. If it takes more then 72 hours to address a problem then you are UNDER STAFFED. If MULTIPLE phone calls are needed to get someone out to fix something...then you ARE UNDER STAFFED. They always say someone will come help you...but they never show up! I had to call 3 times to get someone out to kill the flying ants that were coming in and biting me at night. I had to call 4 times to get someone out to fix my broken dishwasher. The sinks always clog. The fuses are always burning out and smell like electrical fire...twice I found baggies of drugs in the parking lot. The pool is dirty. Ugh.....

We moved here from Virginia last July 2016. It was everything we wanted, hardwood floors, washer & dryer, large amount of square footage and great view off our patio of the lake.. Did I mention 9 pools to choose from!! I only took one star away as my only issue was neighbors not cleaning up after their pets right and curbing them right outside our dinning room windows..

I have had no issues with my apartment overall! My service orders get fixed asap. I agree about the little fees, but I do love my valet trash!! ???? I have been here about 2 years and never felt unsafe. I have even left my car door accidentally open and nothing went missing! I love the pools and gym. My apartment is very comfortable and even on the 3rd floor, I am happy! It's worth a shot for this area and not the most expensive. I do love the area! Right across from Publix! Can't beat it!!

Loving the apartment and all the amenities! Pools located close for everyone! Trash pickup at your door! Washer and dryer in the unit! Nice workout facility! But the staff has been the cherry on top!! I was trying to find an apartment for my son while living in Indiana and not being able to actually go visit the locations I was looking into. I was lucky to get a very sweet and helpful person to assist me in everything I needed to get done! She had her job cut out for her, because our situation was a bit difficult. I can't say enough about how helpfull and sweet Sydney has been! If you are looking for a nice place to live, in a good location, with a great staff, this is your place!!

This is the worst place to live. Maintenance never shows up and they blatantly lied to us and said the issue we had was resolved when it never was!!! When you complain they say they will get someone to call you right back but no one ever does. Please for the love of God do not rent these apartments. We have had a number of things break around the apartment (please keep in mind we have no pets or children) and we have been waiting almost half a year to get maintenance over here. They don't care about their customers and that is very obvious when you walk into their club house area because all the employees don't bother to greet you or ask if they can assist....they completely ignore you. I had high hopes for this place but they ignored our issues so much that our floors stated to mold and we are probably going to have to get legal involved just to resolve the issue. Trust me, it's not worth the trouble. We have also been paying for all these amenities when we can't even use them!! The super pool has been closed for MONTHS and they have not replaced the stolen free weights in the gym for months as well...like i said worst place to live and it is not worth the headache. Definitely will not resign the lease. I promise we are not exaggerating this...there is not one positive thing i can say about this apartment complex.
Maintenance has only come once since I moved in and have not fixed any issues. They came and put a quick fix on only 2 out of 15 reported problems. And now those 2 problems are broken again! They report that they fixed a problem and haven't even come out to! I'm always home so I know when they come and when they don't. Then they will lie and say they fixed the problem. Pest control has been called 6 times and again will put in the system that they've come and they don't. Only 2 occasions they have come, the problem persists. I understand giving it time to work but 2 months is enough time! The method is not working! Not a one size fix all property but the management company does nothing about it because by law they've done all they have to do. I've reported security issues with my locks a.d they've done nothing and since someone has tried to break into my apartment. Do yourself a favor and spend your money elesewhere!
My apartment is huge and more than enough space. It also looks nice and is certainly in a desirable location, conveniently located near all you would need and more. That being said, there is almost always some little inconvenience. The biggest one is not being able to take a hot bath because the hot water doesn't last for more than 5 minutes. Which brings us to every maintenance men seeming to have a different explanation for the same problem. Parking is a hassle because multiple couples/roommates seemingly have to live in just one apartment, as that's the best way to pay the (fairly high) rent. You have to pay a little extra for so said parking, despite lack of reserves. If you can handle little annoyances like the laundry door falling off occasionally and unreasonably flooded areas, it's overall good. There are huge pools located all throughout the complex, a recently redone gym with a nice view, a dog park, and a couple of playgrounds for those with kids. Compared to other apartment complexes around, ours is one of the best if you want to take space and location into consideration, which is what you're mostly paying for.
I love these apartments that is perfectly located in a good area where I have nearby restaurants, grocery stores, shopping centers, gas stations and much more. The apartments are very stylish and very spacious. Awesome gym and 9 pools. The staff is attentive and friendly. The maintenance is good. Personally, me and my family are very happy and in love with our apartment.

I think there over price For example I don't think anyone should pay for public parking .. And they charge you Random fees & differnt late fees .. It was better when the first owner . Own it .. Don't move there
Amazing and comfortable place to live. Very convenient, just minutes away from jax beach, downtown Jacksonville and all of the shopping centers. We have a 24hr gym that's perfect for my schedule. I highly recommend the villages of Baymeadows for any family.
This apartment is nice and roomy inside although the outside grounds aren't well maintained. The rent is also extremely overpriced.
They have fairly good townhouses but their in house maintenance leaves something to be desired.
After 8 months of residency, issues reported before moving in are still not being repaired. Takes a month to fix a water leak, 2 months for a door hinge. The management even hired someone specifically to manage the maintenance requests, with no improvement. Amenities are nice, access hours to facilities is very restricted, you are expected to carry photo ID and proof of residency to the pool. Security patrols are present. There is a traffic light at the main entrance, remodeling is recent, parking is sparse.
This is a very good place to live. They have great amenities such as a fitness center and multiple pools. The maintenance department is very quick and courteous. The office staff is more than helpful and very nice.
Our apartment complex has 9 pools includong a superpool. The staff is very friendly and will help you out with all your needs. You get wood floors, washer and dryer, mailbox next to each apartment, pool tables, shuffle board, 24/7 gym,all new appliances and screened in porch views that will amaze you. Really. What more could you want
