Moving here was the best decision we’ve ever made. It’s beautiful, it’s quiet, and everyone is friendly. We feel so safe here. The units are really nice.
Do not move in! Roaches are an issue and they will not resolve it. Management will treat you with no respect and act like it’s your fault. When they informed you the roach issue was due to the lack of cleanliness of another tenant.

I've been very interested in living here for while, but unfortunately it turned out to not be the right fit. My complaint is that the property manager was pretty standoffish and unprofessional in communication, which I felt was unnecessary and a bad way to welcome any type of business. Kindness doesn't cost a thing and we could have been turned away in a gentler manner while struggling to find a new home.
My husband and I moved here while we were expecting our little boy. The experience has been very pleasant! Diana in the office is great to work with and gets things done for you. The maintenance men are down to earth and quite funny! We would have stayed another year but are relocating out of state. We lived in Building 33 with a 2nd floor unit that looks directly into a great courtyard and a beautiful tree(I think a flowering dogwood). Overall it has been a great experience and we were pleased!
My fiancée and I recently put down our deposit for a 2 bedroom, 1 bathroom unit and we couldn't be more excited!!! The value you get for the money is insane! There is so much space both in the apartment and on the grounds. We were able to stay within our budget and get the apartment of our dreams! We had the best experience with Alex, our rental agent, who made the application process as stress free as possible. We can't wait to move in and make it home!!

WOW! I'm currently a tenant residing at Waterfall Glen and i couldn't be more happy. The management office has been very helpful when ever it comes down to getting any issue resolved or any type of maintenance done , they are quick at taking care of things & very friendly. The building is well maintained inside and out (especially the laundry room VERY CLEAN!) and the residents are always so friendly. The units are very spacious and t some units, like mine, even have a perfect view of the forest preserve which is beautiful during the summer. I would recommend this property to anyone. Very very pleased here :)
I moved into this property in 2013 and so far so good. I love the location, everything is close by and the forest preserve is so beautiful. I haven't had many repairs to call in but when I have they have been taken care of in a timely manner. I'm coming up for renewal in September and plan on staying at least one more year. If your budget is below $1000 or so and need a 2 bedroom in a quiet and pretty area then this is it.
These condos are cheap and mine was in decent condition. Waterfall Glen is beautiful during the summer but the roads are absolute terrible during the winter from huge potholes and gravel everywhere. I've never experienced theft or vandalism during my stay here. I don't have much experience with the management, I only pay my rent and have maintenance reqs here and there. The maint crew seems good and although I've never had major issues, they always respond timely. The main reason I dislike waterfall glen is personal opinion - it's filled with kids mainly ages 4-12 who play and scream (loudly) in the courtyard which happens to be 4 feet from my windows. I've had a football hit my porch window before. Additionally, the Windows have verticals blinds and I have to keep them shut all the time or else you have literally NO privacy. That's my biggest complaint. I would highly suggest living on the 2nd floor, otherwise you will never see the sunlight unless you don't mind people staring at you and your belongings inside your apt. Secondly, my porch is basically useless because there is no key for the sliding door. I feel that they should change the lock so they can give me a key, but whoever installed ALL the sliding doors didn't give the complex the keys. Which is ridiculous right? If they don't have the key.. who exactly has access to my unit? It could be any random stranger. The last complaint is the shower. I get burned nearly 10 times in the 10 minutes it takes me to shower. The water fluctuates in temp from cold to scolding in a matter of seconds. It happens from all hours of the day when I shower at 4am and after work at 8pm. It's truly brutal. Overall a decent place to live if you have kids and can live on the second floor. Would not recommend to anyone from ages 18-30. Spend the extra money to live somewhere with a different demographic.

I am so sorry that you are not fully happy living at Waterfall Glen. We are multi-family housing and anyone who qualifies to live here is allowed to live here. We have offered to change out your patio door handle, as we explained we do that with one without a lock as we do not supply handles with locks. We have provided a security bar for the patio door. Please feel free to call our office and put in a work order for the water issue. I am sorry that you do not enjoy living in a courtyard where children play outside but that isn't something we would try to discourage. I am sorry that you do not feel this is the complex for you and I hope that you are able to find your perfect fit.
The management is very lazy! very late with snow removal. you have to call them several times if you want something fixed. There was no pool for the summer, because the managment was to lazy for the up keep. how bad is that in a apartment complex full of kids?

I am sorry that you are not happy. I would love the opportunity to sit down with you and discuss this further as it should never take multiple calls to fix something. Perhaps there was a breakdown in the communication and I would like to find out where that happened. Please call me at 630-986-1855 so that we can discuss this further. Regarding the pool, I am not sure if you are aware that this is a condo complex and the management company does not decide if the pool repairs are made or the pool is opened. The Board voted to close the pool this year. I am sorry that the pool being closed made you unhappy but it was not because management was too lazy for upkeep. We did try to find alternate solutions in the area for water play and publish them in the newsletter. Again, I apologize that you are unhappy.
Wow! I'm just very impressed and in love with not just the condominiums but with the community. My neighbors are so welcoming and caring. The staff members are so helpful and responds back to me in a timely manner. The community is so clean and quite all day everyday. I feel like I'm living in a high scale neighborhood; I made the best decision of my life moving here from hickory hills.

This is a great place to live if you enjoy an outdoor life! Walking and biking paths are located at property. There is a waterfall in the forest preserve that you can walk to. The property is well maintained and it is a nice place to have a get together. You can play sand volleyball in the summer or relax at the pool!

I lived in a 3 bed, 2 bath unit for a year with a roommate and my 2 cats. Moved out leaving the place clean, with minimal wear & tear, but very dissatisfied with management. The office staff is friendly, however some things you should be aware of. 1. The laundry is in the basement. The basement gets wet pretty much any time it rains. Flooding in the laundry room = no laundry until it drys. And nothing is done to speed that up. 2. Washers/dryers are adequate, but older, and no cleaning is done in the room other than emptying trash cans. Ever. They're pretty dingy. 3. Get everything in writing. After we moved out, my roommate repainted her room to avoid the painting fee. (Perfectly reasonable.) We were told that there is a redecorating fee that is pro-rated over 2 years, and since I only lived there for a year we'd by 50% of it. (Perfectly reasonable.) My roommate was told, verbally, that the redecorating fee was about $200. (Perfectly reasonable.) Then I got the deposit reconciliation - and the full redecorating fee is $700-800, so I'm getting charged almost $400. I don't think that it's reasonable, but there doesn't seem to be much I can do. Overall, I am very happy to be out of the place. My impression is that they prefer owners (you can buy the units), and the renters aren't necessarily treated very fairly.

I am sorry that you have the negative feelings that you seem to have regarding your stay here. I am sorry, your roommate did not relay that conversation to you correctly, the $200.00 quoted would have been the cost if she left her room dark purple. Our laundry rooms are cleaned once a week but we do expect our residents to clean up behind themselves in between those cleanings. If the basement had water in it and we know about it we would get that cleaned up. The move out paperwork that you received did state that a list of prices is available in the office, you could have requested that at any time.
I have lived here for 2 years and i really enjoy the building i'm in. i have a 1 bdrm and there is more than enough room and closet space. every unit has a balcony or patio which is great all year round. i have yet to need maintenance but i see them walking the grounds and tidying up. i like that i am so close to the highway too-i-55 is like half a mile away. i've used the pool both summers i've been here and it is kept clean and pleasant. they offer events every couple months or so which is a good way to get people together. the forest preserve is right by the building i'm in and i love seeing it change throughout the season. there are all types of families here and it is extremely family friendly. the only reason i'm leaving in april is because i'm going to move back home, otherwise i really have no reason to leave. compared to other apt pricing and what's included, i'd say this is the average price, but having a pool, volleyball court, courtyard, balcony, walk in closet and large room space makes it an affordable + pleasant place to live.
I will be a new tenant here and I am really excited since I love walking my dog in the forest preserve, the place offers direct access to the walking trails. I will be very close to the high way so I'll get to work easily. The application process was great and the office staff is always very nice. My place is not updated but everything looks great and the best part is how roomy my two bedroom is! I can't wait I know my husband and I will have great memories here! :)
I have lived here for over two years now and I enjoy the trails that go through the forest preserve that surround the condos. I'm able to jog on the trails and then come back and relax in the pool after a long day. The condo I live in is nice and my neighbors are almost all great. When I have had an issue, they were quick to fix it.
