Balconies and Views are amazing. Maintenance and Office Personnel are great. I have renewed 2x now and may renew again. My only complaint is that people don't pick up after their dogs. The dog park is unusable due to this. But that's not the fault of Waters Edge. It's the fault of inconsiderate people. Otherwise, this is a great place to live.

Mismanaged. Trash everywhere. Zero pest control. Outdated apartments. Gym is always broken and filthy. Gates are always broken. When mentioning anything to management it goes unattended. They will charge you every penny they can but will not deliver on a single promise. Take your money elsewhere and avoid the stress.
Great quiet community. I just renewed my lease for another 16 months. Huge patio with a wonderful view of the creek. All my neighbors are very nice and friendly.
Absolutely terrible management. Never do repairs, infested with hornets, broken gym equipment, rodents everywhere, termites, and nothing was as promised. Plenty of documentation to prove claims and happy to share with anyone interested in rented here to keep you from going through the same health and headache we are going through. Management will let you out of leash only if you sign a "hush" form. I will be talking them to small claims to get reimbursed since they refuse to follow through on any promises made to us in WRITING!
My wife and I have lived here over 6 years. I can tell you that there have been for a year now three units below and to the side of us with full time pot smokers. We come home every day from a long days' work and Sunday mornings from church and our apartment is consistently engulfed in Marijuana smoke. Last I checked, this is Texas, not Colorado, however we're told by management that nothing can be done unless they are caught in the act (which is tough to do when these residents are smoking inside their apartments). So, if you are a full time pot smoker, this is the place for you!

Dear Resident, We will continue to make every legal effort to try and address any issue brought to us by one of our residents.
First of all , the apartment is not even cleaned before giving it to me . Carpet of full of dog hair and patio with spider nets. When I complained the office , they sent a lady to clean it. When my lease term is over I got the apartment cleaned by a professional cleaner but they charged me almost 2 months rent. They will put amount for new items like counter top even though it was 10 years old when you leased the apartment. Worst Management I have seen till date. Be careful , Save your hard earned money and stay away from this apartments.

Gym equipment is almost always not functional. Maintenance is non-existant. Even though multiple complaints were raised, no one bats an eye. The equipment looks old and rusty and hasn't been updated in a long time. The sauna here is also very very dirty and is seldom cleaned. The list goes on. I urge the management to look into this seriously and fix it at the earliest. The amenities just don't do justice for the high rent being charged. If I had a choice,I would pick a different apartment. Definitely not renewing the lease. Also, the broken fencing on the Spring Creek main road poses a serious security risk. I have personally seen strangers walk into the property and have at times felt very unsafe. The fence/barbed wire hasn't been replaced in ages. If there was an option to give 0 stars, I would definitely do that. On top of everything, the pest control here does an awful job. Giant rodents can be spotted almost always. The management needs to pull it's act together if it wants to retain residents here. Just increasing rent exorbitantly doesn't make it a luxury apartment. The services and amenities should reflect that status which is sadly missing with this apartment complex.

Sir or Ma'am, I'm happy to address any issues you may have. We do corporate walks of Waters Edge weekly and have had no such issues. The gym was completely remodeled in 2020 with all new ellipticals, treadmills and bikes. We have housekeeping daily and a punch list of items completed. The city wire fencing is not a privacy fence nor does it belong to Waters Edge. The property itself does have gates but is not completely fenced. We have a pest control vendor that is on site weekly and available to come to your unit upon request. Please stop by our office if you would like to be added next week.
Lived here for over a year now. Despite making the management aware of large rodents roaming the apartment complex, scaling pipes to reach the higher floors, no action was taken. Even though the rent is way higher compared to surrounding places, the cleanliness and maintenance is sub-par. Even though the views are great, this apartment has more negatives than positives. I have decided to move out once the current lease is up. Many neighbors also share the same view, but are hesitant to speak their mind due to fears of deposits not being returned, which is another thing this management is known to do

I was scared at first coming from a condo not used to having to deal with leasing agent. I lived on private property. Every issue I had Ryan handled it quickly. He even walked to my apartment personally and picked up my moving boxes due to valet not taking them. I just moved here but so far I love my open floor plan and I love my patio! Now I will say "make ready" skimped on a few things but nothing major Ryan! Ryan assured me everything will be completed in a timely manner... the office staff is amazing. No complaints here! Wow is all I can say! The views here are amazing and the secludedness, quietness and all around feeling here is second to none. I see why this place is called the "Hidden Gem!" Direct access to Legacy Trails, wildlife everywhere, waterfalls, creek view and so much more. What a peaceful place I have been blessed to find and reside in.

I moved away from this complex (Water’s Edge, Plano) about 10 years ago for my job. I loved it then, and still do now that I have returned. I left a great review back then, too. The construction is solid. The floors between your unit and your neighbors, up and down--are all concrete. The walls are thick enough to where you may question if you even have any neighbors. Each unit has a gas stove and heating. This place is landscaped and well maintained. The flowers and trees are an allergy sufferer’s nightmare, but, you live in this lush garden, It’s O.K… The gym has a variety of machines and free weights and, there is a lap pool RIGHT next to the gym. I think it is 25 meters and it is for working out only. Which brings me to the other pools in the complex. My previous unit was right above the recreational pools. There is a lounging pool and a volleyball pool. If I had my slider shut--I could not hear a thing from the pool. Again—these are well maintained. Dogs and cats are welcome (with a fee, I think)--the "dog walk areas" all seem to be clean and well stocked with cleaning stuff and a receptacle. There is this great creek with ducks, frogs, turtles that splits the complex. Just beyond the creek you have direct access to the city bike path--which can lead you to the new Windhaven Dog park and park, or the lakes and offices heading towards Legacy. The office staff is friendly, attentive, professional, and knowledgeable. They organize weekly events that make it easy and fun to meet your neighbors. Maintenance is very efficient. I have seen the maintenance technicians within a couple hours of submitting a request. The access/egress auto gates are always functional. The mailboxes are central and easy to access--AND they also have an Amazon Hub specifically for residents—But remember--you need to register with the leasing agent. Also, should you suddenly in the middle of the night come down with an emergency case of the munchies you can drive back around the hotel next door and visit the 7-11 without getting on any major streets. It is a 3-minute walk from the front gate. Lastly, the people. Water’s Edge is a happy little melting pot of America. This is a beautifully diverse slice of West Plano with lots of active, happy families, so I ask—What are you waiting for?

the grounds and the houses look great, especially since new management took over. Since new management took over the repairs get done very fast. And they actually respond to emails and maintain communications with us. The down side is that most of the commodities that you paid for still don't work like the gym, Sana and steam room. Most of them have been down for the 6 months i have been living here, the steam room has yet to work once. Now with the grounds being kept so well there is a down side....you will have a guy with a weed wacker at your bedroom window at 8am 4 days a week the other days of the week are guys on lawn mowers. I would be ok if it was a few days a week that early but everyday makes it impossible to sleep in if you have a night shift. Finally there is a garbage pickup service that you are required to pay for. They show up Sunday-thursday, and only in great weather, and will not take anything other than a bag or 2 of garbage, no boxes or anything heavy. And you cannot opt out of this. Nicest apartment with natural woods and streams around. A classic style, updated apartment. Lived here 2.5 years. Maintenance is on top of it, best ever. Safe place and easy access to shopping and getting around. 3 miles to Frisco mall. Any age or family will feel like home and enjoy living here.

I’ve lived at Water’s Edge since last September and absolutely love it. My apartment is large and well-designed. I have a giant balcony that’s like an oasis. The property is gorgeous and well-maintained. It’s really special here because my view is of a peaceful creek & pond. I can watch ducks during the day and listen to frogs singing at night! The stellar Legacy Trail is adjacent to this property. They’ve recently made some management updates and I’m very happy with the excellent level of communication and support. Maintenance is wonderful and responds quickly. I would recommend Waters Edge to anyone looking for a quality, beautiful place to call home with excellent shopping and many outdoor opportunities nearby. Really unique and special in this area!

The facilities are nice. They use gas here. One of the few places around for that I found. The maintenance team is helpful. The issue lies with the front office. They quoted me a price. Sent a quote over and wouldn’t honor what they said it would be. They had me email a “manager” and after three attempts and no response I’ve resorted to reviews. Do what you say your gonna do, and don’t penalize your tenants for your mistakes. They said it’d be resolved. But have taken no action. Didn’t even want to talk when I picked up my keys. Smh
I’m moving out when my lease is up in June 2020. The price they charge for a one bedroom is absurd!! The only reason I moved here because when I moved to DFW from San Antonio I needed to find somewhere to live in a hurry and they came back with the approval just in time. I don’t believe in name calling,but one manager in particular is NOT nice at all! She’s very impatient,so be decisive because she can get mean rather quick!! Coyotes are a bad issue at this property as well! Please shop around because there are nicer,more affordable apartment homes in the Plano/Frisco area.
I've lived here for 5 years now and every summer this place gets INFESTED with hornets. I've spoken to housing many times regarding the basket ball sized nest on my balcony. >>they refuse to do anything about it<< I fear it will get even bigger this summer. I'm not the only one with this issue I've asked people about this in the laundry room and they have nests that are not being dealt with as well. The property is nice over all and the pool is nice; same with the brand new washing machines they have in the laundry room. This place would receive a 4 star from me if they would do something about all the hornet and wasps nests
I am relocating to DFW and have been looking at this place for a few weeks now so decided to stop by while I was in town. I came in the "side gate" and decided to look around as I had some extra time before stopping in the office. After looking at the photos online and then seeing the property in person I was very disappointed. The property itself is older which isn't a problem, but seems to be falling apart and poorly maintained.The patios and apartments from the outside (as well as the photos/floor-plans online) seem to be quite spacious. But the outside is much to be desired....there was very little landscaping if any (it is winter but still seemed very lacking), there were huge trash bins everywhere overflowing with trash right outside of the apartments, the backyards had multiple colors of wood put together (looked like a patch job?) and quite a few areas of metal (railings/fences) painted totally different colors or had paint coming off. I read about the dog park which after checking out was also a let down. It was a nice open space but looked a little run down and beat up with mostly dirt, quite a few holes, lots of dog poop and broken dog bag holders being held together with brightly colored duct tape. Good area with lots of potential.....a little landscaping and paint can go along way. Ended up not stopping in the office so I never did get to see the inside, but hoping it has much more to offer than the outside....especially for the price!!!

We are loving our stay at WatersEdge. Apartments are very well build n you didnt get much disturbance from outside. I recommend this to my family n friends The management is very helpful especially Perla and Ally. Both is very smart and is very quick in getting the work done. Amazing view.
I am so amazed at the customer service here!! I wanted the plank flooring I saw in the model and not the carpet that was originally in my unit. Ms. Aly was so understanding and helpful she & Perla really went above and beyond. Not only was the plank the exact same but they ever had a gift inside my apartment for me. The apartment view is absolutely incredible. And I can't express enough how incredibly thought it was to put little thing like toilet paper, snacks, waters, paper towels, and more I can't think of, but those items were so crucial. I hadn't eaten all day and these totally saved me. Super impressed. Excited to be here.
Lived here for one year. Experienced rats and black mold, and a manager that did things outside of and contrary to the lease document. Had to sue them to get my deposit back which I did. Make sure you understand every element of your lease if you are going to rent here. There are much better places in the area for the same or less money.
I have lived here 7 years and I can honestly say this is my home. My husband and I truly enjoy the views our home overlooks. You don't feel as if you're in an apartment complex but more like a community. Thank you guys for our renovations! The apartment looks great. Everyplace has its pros and cons. The good thing about this apartment is the build quality is and spacious rooms with good view of the creek. Although I could not rate more than 1 star due to the following experience. I recently moved in and me and my spouse faced difficulties in every step starting from application process, payment, key handover, maintenance request. After rental application approval and submitting everything just before the key handover suddenly onsite leasing person came up with additional verification process which kept us waiting for more than 3 hours. No idea why it was not communicated earlier. Also, we did not receive all the keys, it came in installments since they were unable to locate the keys. After all the hassle, I finally moved into the apartment and noticed some defects which I mentioned in my move in form and submitted within 2 days of moving. It has been over 2 weeks no maintenance person showed up to fix anything. Not sure if there is any process defined or any kind expected time to fix this. Onsite apartment manager is helpful and she always respond quickly. Although the overall processes and responsiveness needs huge improvement.

I have lived here since 2013 and counting. Adara Communities bought Waters Edge for about a year now and was previous run by GreyStars, Adara Communities was a blessing. The maintenance people are professional and actually fixed something rather do a "quick fix". I trust them fully, than from previous ownership. Taylor is the community manager and she works closely with the tenets. She has shown professional and delegate issues promptly. These apartment are spacious and the patios are amazing. The complex is built with thick walls, so it's very quiet. They are in the process of remodeling the kitchen to modern appliances. Probably the only apartment that provide gas appliances, which is what I love. It's an older apartment but they maintain it well. The neighbors are friendly and respectful. I am happy living here and will continue living here
We are staying here slightly more than 2.5 years. When we moved in, management was extremely helpful and very responsive. Over time there were changes in management office and service quality deteriorated. In fact last year we had to wait for more than a month before one of our maintenance request gets their attention. There was a hope few months back while we got a notification from leasing office about arrival of a new manager and a new maintenance team. They even assured us to take care of all outstanding issues and they literally kept their words by taking care of the one which was lying for more than a month. So while we were optimistic about the future, suddenly a new management(Adara) took over. Few of our interactions with the new office people didn't go well. In short, we felt they are not as honest as the earlier group was and are even worse than the group before. Therefore, we decided to move out after completing the current lease term.

I lived here back in 1999-2000. It was beautiful! And not like any other property. I've seen & lived in dozens, as a resident and an Apartment Locator. This was my favorite. I came back because I loved the area so much and after visiting he property again I could tell the place aged well. Until I moved in! The apartment was not livable and I let the staff know right away. A month later nothing was fixed really, and I kept calling. A new management company or owner came in recently and they have a lot of work to do. Not just with my apartment, I'm sure. But they've already fixed some issues and I know they're doing their best. I know they'll bring the place to its former glory!
