Property Ratings at Serena Winter Park
Renewed my lease in December and was told that my old lease would be honored as I signed it before they bought the place. My old rent included water. I received a bill for almost $300 for water/sewer for the last 4 months put together and the office refuses to prove I have signed for this and demands money from me. They enter your home without permission and they refuse to talk to people with complaints and send calls to voicemail. Do not move here.
The place isn't a nightmare, but the cost has risen to a point it no longer is a good value. The area is somewhat convenient and safe, but the buildings are really old and appliances and facilities are falling apart. Somehow the rent keeps raising, multiple times in 1 year, but improvements are not being made. Rent has raised about $100/month so far from the original lease. Things falling apart include: door frames, oven, cabinets collapsing, the faux wood and tile peeling up. Moldy water in the sinks, so watch out even if you clean regularly. Definitely use a filter. Landry facilities fried my clothes one time - burnt holes through them. A few of them work, some of them seem dangerous, and the rest - you keep paying but wet clothing still, have to hang them in the shower to dry. No recycling allowed. If you try to use a clean, neat recycling bin on your patio so you can take cans to a facility, you will get a note on your door telling you to remove it. Walls starting to yellow for some reason. Lots of hammers banging near your windows bright and early in the morning. They will mow in front of your window in the morning about 10 different times. People at the front desk try to blame you for the apartment falling apart, and can be spiteful. Maintenance are good but front desk may not put in your work order if it is in the afternoon because they don't want to pay for overtime. This means you may have broken appliances over the weekend.

I'm sorry you feel our pricing is no longer a good value. Our rent rates have increased $40.00 over the past two years, and we no longer run move in specials, but we are more than competitive in our pricing compared to other communities in our area. Some factors do have bearing on pricing, such as choosing to be on a month to month status rather than locked in a set lease term. Although our community is older, we pride ourselves on maintaining a nice, clean community and have made many improvements over the past few years including the pool area, laundry room and new laundry equipment, all new signage around the community and landscaping. I am not aware of any apartments that are falling apart but encourage all residents to report maintenance issues or necessary repairs in their apartments so we can take care of them. Service requests are addressed when reported (residents have the option of submitting them directly online) and the work flow is directed on a priority basis by the leasing office. Our policy is to respond to all service requests within 24 business hours and all emergencies are handled immediately, regardless of whether it is after hours or not. Paying overtime has no bearing whatsoever on completing work orders. Our maintenance staff handle many emergency service requests after hours and on week-ends. Unfortunately, some requests do not dictate emergency response, including some issues that are resident created. Unfortunately, we do not provide recycling at this time, but in no way limit a residents right to do so. We simply do not allow recycling bins or trash cans to be kept on exterior patios. You are welcome to recycle and keep that bin inside the apartment, just like you do trash, until you are ready to take it to a facility. I’m sorry your experience here has not been a positive one and welcome you to contact the office to discuss it and see how we can help.
Howell crossings is a quiet, friendly, well maintained residence. My neighbors always give me a smile and there have never been any disturbances! There are a handful of maintenance workers who keep everything, inside and out, working and fixed up. Each month you can enter to win $50 off of your rent by paying at least one day before it is due. There are also news letters that get delivered to our doors each month. I am so happy here, it is quiet and comfortable and I absolutely love the inside and outside of my apartment! If you're looking for a quiet, friendly, well kept apartment, look at howell crossings!
I moved to Howell Crossing apartments in Winter Park a few months back after going through terrific difficulties, going bankrupt, losing my house, and having to move all by myself with disabilities. The staff here are so welcoming and friendly, and the residents are all friendly and upbeat. There are around 100 residents with a perfect mix of young and old, and a cross section of humanity: working folks, retirees, handicapped, and college students . A person could live here without a car, as there is ample shopping nearby, including a car repair shop! It is peaceful and quiet, as it is situated in an residential area, around medical buildings,away from all the roaring traffic of the main roads around here, and still minutes from downtown Winter Park and convenient to all that the Orlando environs has to offer. Although it was built in the 70's it is immaculately maintained by a super group of workers, and while it doesn't have all the fancy accoutrements like a weight room, clubhouse, etc., the rent is very reasonable and they are very welcoming to folks with pets and kids. In pricey Winter park, it has ended up being a fabulous homey place to live, even to a longtime former homeowner and landlord like myself! There are spacious and immaculate one bedroom apartments and two bedroom duplexes and the kitchens are galleys in the back of the apartments, which, at first I thought I would dislike, but now see it as a big plus! There is generous green space to walk doggies and a nice pool and laundry as well. Most of the apartments face out to nice views of the neighborhood ( I am facing a large pond with wildlife!) and I have never felt unsafe or unwelcome at any point! I feel so lucky to have found a spot in this small community that is Red Lion Square, Winter Park!
