Property Ratings at Woodland
This property is nice, the buildings are well kept and clean. But the management practices are to be determined. First was a clogged drain, they said the plug was more than 15 feet in the line so they had to call an outside person to fix the issue. They charged over $400 dollars. The company was brought in from Tacoma. the majority of the bill was travel. Could they not have a local company do this? I work in maintenance and put a drain scope in the line and found that 12 feet in it tied into another line from a different apartment from upstairs. So the possibility of the grease in the line could have been coming from upstairs. Second the moveout was easy. They came for a first inspection of the apartment did not find anything. Then we cleaned we patched the five holes that we made by hanging up items. Washed down the walls, cleaned the stove and refrigerator ran a cleaning load in the dishwasher. Ran a lemon in the garbage disposal to clean out any left residue. Ran a empty load in the washing machine, then wiped it out. We cleaned everything. Then came the second inspection, the only thing brought up was the fact they had to paint over the patched holes. These holes were from a self and a TV. Screw holes. We said ok. Then we get our deposit back -$60. for blind cleaning. That is 3 blinds in a studio. -$120 for painting. "5 patched holes" and - $220 for out side cleaning service at $30 per hour. ????? This was a Studio Apartment. They want your deposit.
So, prospective renters beware - if you don't care about your security deposit and upstairs/downstairs noise and rules that make you feel like you are living as a part of an HOA (nose in only parking, limit of 5 plants, and careful with your decorating choices) this may be the place for you. However, if you value your hard-earned money and take care of things that even don't belong to you and want to come to a place that looks and feels like home, look somewhere else.
We've lived here for 2 years now and we absolutely love it. The community is really nice and clean. Our wash machine broke recently and the maintenance was quick to get in and fix it for us. The office ladies are super nice too. They did a scavenger hunt for St. Patrick's day and we won this cute hat full of candy and a gift card. It made my kids day. We love living here!

This place is absolutely horrible. It first started out with us being promised a unit putting money down and then they rented out to someone else within 2 hours of us putting down. then the complex manager Betsy called stated how embarrassed she was with the situation, PROMISED us the unit AGAIN, and since then it has been an absolute mess. Everything we have turned in has had questions. Due to my landlord being a independent homeowner not through a housing agency the 70 year old landlord was chalked up as being a “friend” that i rent from which is completely untrue she wouldn’t accept my 6 years of renters experience which caused her to double my deposit. Which okay, i can handle that. They took an unauthorized payment of $400 after i paid the required deposit of $350, when i called to ask them about it they denied it. i was at the bank looking at both of the transactions with the teller.Then due to the pandemic i have worked off and on the last year, but have been working for the last almost 3 months consecutively which wasn’t acceptable (she knew of this before doing the application and said it was okay) THEN she stated that my paystubs look weird because i make the same on all of them. I AM ON SALARY!! Horrible staff. Horrible managers. I understand business is business don’t get me wrong, but this is absolutely absurd. When i called to say i wanted to cancel my application due to all of the issues i was having Betsy hung up on me. I have every single email thread and she is denying things that she has said and done when i have the proof. Do not rent from here they are only after your money.

Avoid Woodlands and any property from American Property Management at all costs! While we initially overlooked the unprofessional behavior of the staff when we moved in to our new home, we quickly began to discover that things were worn out (broken washer), poorly put together (peeling siding and loose steps), or not to code (don't get me started). To make matters worse, our apartment came with what appeared to be two large urine stains (thanks guys). When the snow hit Olympia in February of 2019 we were surprised to see no effort to remove it (I even offered to help, personally I had to spend hours helping neighbors get their cars out so they could get to work). The snow was allowed to sit for days, with rain falling on it, freezing, and turning it into deep ice that was impassible and caused extensive damage to our cars, before resulting in multiple cars getting stuck both in their spaces, and in the middle of the entry way to to complex. I personally missed two days of work due to American Property Management failing to clear the snow - not cool guys. Other apartment buildings in the area cleared their snow, and the roads were perfectly clear - APM had no excuse.

The management is unresponsive and unprofessional. Normal maintenance of buildings and grounds was ignored until it was in a terrible state. The concrete halls and stairs were never cleaned and coated in years of drippings from people's leaky trash bags being dragged to overflowing dumpsters, and remnants of animal waste. When it snowed, the management offered no snow clearing solutions for their parking lot or dangerously icy sidewalks. Multiple cars were left abandoned in the entry drive and around the complex because of impassable conditions. We missed DAYS of work because of their lack of responsibility to deal with the snow and ice on their own property. Move in incentives are a lie. Rent prices are jacked way up after one year so it wasn't worth renewing. Avoid the trouble for yourself by avoiding Woodlands and American Property Management altogether.

Transferred units and was charged 600$ for cleaning fees and painting. You’d think there was a hole in the wall or something but no. I have proof of how clean my previous unit was. Was told “they are more lenient” when people transfer units by the manager Amanda. Makes me wish I hadn’t signed another year lease. Do not move in here.

While the apartments themselves are ok, they are a bit overpriced and you can expect HUGE price increases each time your lease is up. The management also expects you to renew over 2 months before your lease is up and will call you many times harassing you to get you to sign it. As soon as you give your notice to vacate they will want to come in and do a pre-inspection (which they won't let you schedule) and this is in addition to your actual move out inspection. They also have weird policies in their lease terms which I have never encounteted anywhere else. Management is rude, invasive and only out to get as much money from their tenants as possible. Stay away from here!
There was mold in my unit and can’t wait to find a new place to move in risking me and my dog here. Oh yeah btw they just spray paint the discoloration or should I say mold coz Am pretty sure it was. And oh yeah thanks coz Im told that Am getting my refundable deposit back and release me in my 12 months term which ending this Novemeber ( my lease).
$600 "refundable" isn't refundable when there's an automatic blind cleaning fee and automatic pet spraying if you have pets. Was charged a laundry list of other ridiculous things and a cleaning fee when the place looked great. Ended up owing money, just don't waste your time with this place. If you do want to waste your time here, the amenities include: They have brunch and a raffle basket if you pay rent by the 1st. Nice gym, but tiny. Pool is decent but nothing special. 24 access to computer and printer which was nice. Movie rentals.
Obviously you'd think for $519.96 that we caught a rug on fire or broke a window, nope, just the 'normal' cleaning fees after we professionally cleaned the place.
Don't be fooled by 2 reviews on this site. This place has unprofessional, rude property management and a horrible reputation in the Olympia area. Do more research, plenty of online sites have reviews of this place which give the real picture.

We recently relocated from Minnesota to Olympia, Washington and had a difficult time finding an affordable and nice apartment that was close to our work. We really lucked out with Woodland Apartments. The apartments are new and well kept, with plenty of parking and green space. There was ample space when compared to other similar apartments in the area, and the amenities are nice. The free brunch on the weekends, fitness center, pool, and hot tub are all icing on the cake. The only downside is walls that are a tad thin- we have a neighbor with a bark-prone dog that we can hear, but not more than I would expect anywhere else. I would definitely recommend this location.
For a one bedroom/bathroom apartment, it is spectacular. No lights needed in apartment throughout due to the open concept and the way the light comes in through the windows. The bathroom is big enough to sleep in; believe me, if I had to, I'd blow up an air mattress and sleep on it - yes, it's that big! It has all sort of amenities and is located near all the hot spots i.e. restaurants, stores, the mall, a park. You name it, we have it right at walking distance!
