It is a lovely apartment that I am only leaving because my work is taking me out-of-town. It is in The Ocean (http://ocean1west.com/), 1 West Street, NY, NY 10004---a luxury residence with a 24-hour doorman, concierge, many amenities, and a terrific location very close to several subway lines. The apartment will be completely unfurnished. (1) The Building -- Amenities - A 24-hour doorman, package acceptance, and concierge. - A beautiful outdoor roof deck called "The Lookout" with unobstructed views of New York Harbor, the Statue of Liberty and Battery Park. (See professionally taken photos above.) - Fully equipped, state-of-the-art fitness center on the 19th floor (on the same floor as the apartment). - On-site maintenance with easy online repair request form. (I can attest the maintenance crew is very speedy and friendly.) - Laundry room on every floor. - Valet services including dry cleaning, laundry and housekeeping available. - On-site parking available. - On-site ATM. - Pet friendly (additional fees may apply). - Storage facilities available. - Venetian-style lobby. - Concierge, called a "Luxury Attaché Representative," who can provide assistance with everything from event planning and travel arrangements to exclusive access to restaurants, clubs and entertainment. - Professionally managed by Columbus Property Management with on-site leasing and management office, resident web-portal, automatic bill pay, and other simple luxuries. (2) The Apartment -- Features - Beautiful, bright, and airy studio with two large windows that face east. -- The view is broad and deep. The Alexander Hamilton Customs House is to the right. See photos above---I took all photos of the apartment's interior with my current set-up visible. (Naturally, I did not take the photos that have a watermark, but those are photos of the roof deck, fitness center, and building exterior.) - About 460 square feet, split into three rooms (bathroom, kitchen, and living/sleeping space). -- That's enough room for a couch, TV, occasional chair, small dining table and chairs, two book cases, and a queen-size bed. - Central heat and air-conditioning. - A full kitchen with stone counters, a full-size refrigerator, a full-size stove and oven, microwave, and more than sufficient counter-top space. - Full bathroom with bathtub/shower and easy-to-clean tile. - Parquet wood floor. - Two large closets. - Please Note: The apartment will be completely unfurnished. (3) Location - Waterfront: The Ocean sits directly opposite New York Harbor and literally across the street from Battery Park and its sensational waterfront views. The Battery Park Esplanade along the river is also easily accessible. - Subways: The building is steps away from several subway stations and lines: -- Bowling Green Station: (4) (5) trains, literally just down the block on Battery Place (0.1 miles) -- Rector Street: (1) train, just around the corner (0.2 miles) -- Whitehall: (R) train, down the block (0.2 miles) -- Rector Street: (R) train, around the corner (0.3 miles) -- Bus Stop: For the M20 and others is right out the front door. - Grocery downstairs: An independent grocery, deli, and hot food bar place, Cucina Liberta, is just downstairs. It's open until 10 pm, and I go there for most needed sundry items. - Drug Store: Two Duane Reade stores within easy (about 5 minutes) walking distance on Broadway. - Many restaurants, stores, and markets all right around the building, along Broadway, Greenwich Street, in Battery Park City. The Pier A Bar and Restaurant across the street along the water. (4) Lease Details - The rent is $2,775 (plus electricity) payable to the property management company every month. They have an automatic payment system, which you can utilize for both rent and utilities. - There is a one-time leasing fee of $1,500 payable to The Ocean. [This is *much lower* than a typical broker's fee.] - Utilities: Gas and hot water are included in the rent. Electricity is separate and metered to each apartment. (In my experience, my electricity bill rarely if ever exceeded $100 a month.) - The Ocean will handle all background checks and money matters. The tenant will sign a lease with The Ocean, pay a security deposit of one month's rent and an electricity deposit. - The lease runs from October 01, 2016 through January 31, 2017, renewable at that time. (If you're looking to renew, this is a good thing! In NYC, rents renew at cheaper mark-ups in the winter rather than the summer, when demand is highest.) This is a really nice place.
