Most high-rise buildings are designed according to the age-old architectural model that as one builds vertically, the structure must decrease horizontally. New York-based architecture firm ODA did the opposite for their design of 100 Norfolk Street . The tower consists of twelve floors rising 120 feet, encompassing 49,900 square feet. Supported by a visible framework of trusses, the luxury condominium grows as it ascends, each floor cantilevering over the other. With the growing increments of area on every two floors, the design integrates 1,100 square feet of air rights under a strict zoning height restriction by maximizing the floorplans towards the top of the structure. This has a double purpose: the street level is abundant with noise and lacks fresh air and sunlight. Fitting into a narrow lot between Delancy and Rivington Streets, ODA devised the bulk of the living space higher, where natural light is plentiful. Unlike the traditional penthouse-topped archetype, all units enjoy large layouts with suffusive daylighting and covetable views. “First and foremost, the very contemporary design is striking and dramatic,” says Ariel Tirosh, associate broker at Douglas Elliman, who has sold multiple units in the building throughout the years. “It looks like a reverse wedding cake, and, in my opinion, is a proper design for a less traditional neighborhood.” According to the architect, 60% of the floor area at 100 Norfolk is above the middle floor. The massing configuration increases the building’s roof area, configuring a top floor with a footprint double that of the ground floor. Designed by ODA, the interiors feature floor-to-ceiling double-pane windows, oak flooring, ample closet space, a washer/dryer and central air/heating. BAZZEO custom-designed the kitchens, which feature lacquered cabinetry, quartz countertops and Gaggenau appliances. Bathrooms are luxuriously appointed with bespoke walnut vanities and marble countertops. “The bathrooms have the signature ODA five-fixture bathroom,” says Tirosh, “which is like an ensuite-like space behind a glass partition featuring a spa-sized bathtub and a rainfall shower.” Meanwhile, many of the larger units are outfitted with private terraces, ranging from small to the size of a studio apartment. With just 38 units spread across 12 floors, the building offers one-, two- and three-bedroom residences — the exception being the only studio and the penthouse duplex. The smallest listing, the studio on the eighth floor, just under 600 square feet, sold for $995,000 in May 2021. A one-bedroom on the second floor with a salon-like vestibule sold for $1.2 million in March 2024. Similarly, a two-bedroom on the 11th floor with an ostentatiously large living room sold for $2.5 million in March 2022. A three-bedroom on the 9th floor with a private terrace and several walk-in closets sold for $4.4 million in February 2018. The grandest listing, the 3,000-square-foot penthouse duplex with a 580-square-foot private terrace, sold for $7 million in February 2018. 100 Norfolk is a luxury condominium with a live-in resident manager and a virtual doorman. The amenities highlight is the 2,000-square-foot terrace, which extends over the top of a merged property and features barbeque grills, dining tables and chairs, plush lounge furniture and an outdoor fireplace. On the lower level, the modestly sized resident gym is equipped with up-to-date cardio machines, weight training equipment and a movement studio for yoga, Pilates and the like. On the same subterranean level, a bike room is open for all tenants to lock bicycles at their discretion. Personal storage is also available upon request. Lower East Side, fondly known as “LES,” is one of the most coveted downtown neighborhoods, especially for trendies under 30 and anyone who frequents the bar/restaurant tavern Forget Me Not. Speaking of great places to eat, options nearby include heaping pastrami sandwiches at Katz’s Deli, Russ & Daughters’ classic bagel and lox and bags of discounted candies from Economy Candy. The neighborhood is known for its one-off boutiques (which is apropos considering all the dressmaker and tailor storefronts that occupied the area in the 1920s throughout the late 2000s), including the high-end home goods store Coming Soon, the flagship boutique of fashion designer Sandy Liang and luxury vintage clothing store Pilgrim. Late-night options can be found at the Metrograph movie theater, Kiki’s Greek restaurant and tabac-inspired bar Le Dive. For groceries, residents can pop by nearby neighborhood markets, including the stalls at Essex Market, Target and Trader Joe’s. Residents can walk outside the lobby and turn around the corner to access the Delancey Street-Essex Street station, the Lower East Side’s main transportation hub, which services the F, M, J and Z trains. Meanwhile, a Citi Bike docking station at Norfolk and Broome Streets is just half a block south.
