Property Ratings at 100 York Apartments
Everyone experience here is different. But my experience here has been great . Honestly I have no complaints to be honest. I have a beautiful loft all hard-wood flooring 2bedroom 2 bath and washer & dryer . I have over 10ft ceilings and huge windows beautiful open layout. Any minor issues I have had their always address in a timely manor . Im going on year 3 here I plan to stay until I’m ready to purchase a home. Rent here is very reasonable for this area close to everything and safe neighborhood. Be mindful the owners are fairly new so it’s been a work in progress but I love the upgrades and renovations !
**THIS IS THE WORST APARTMENT COMPLEX EVER!!** Honestly, if I could give it negative stars, I probably would. I have lived here with my family for three years, and I have encountered numerous problems. The first issue arose when we moved in; they showed us the main building and then immediately took us to the dilapidated building. *When I say "dilapidated," I mean it.* My father has caught around 600 mice during our time here. The rodent and insect problem is atrocious and disgusting. The windows are poorly sealed, and the paint job is so shoddy that cracks and pieces constantly fall into the shower. We also experience frequent false fire alarms. My kitchen sink has been broken and fixed intermittently for the past three months. They promised big changes to the building, but after a year, those changes are still nonexistent. They started some painting jobs, but they look terrible, and the worn carpets really need to be replaced. To make matters worse, the basement walls are covered in mold, and they just started painting over it!? The main building might look better at first glance, but it's not. Recently, the building flooded so badly that it took days to clean up. so please for your sake, DO NOT MOVE HERE!!

**WORST PLACE EVER!** If I could give MINUS STARS, I WOULD. I lived here as a Drexel student for 2 years, and cried so many times. Windows ARE NOT SEALED, bins are FULL OF MICE, and the pest problem is SEVERE—roaches, mice, bugs, spiders, you name it. The heating vents smelled awful. Property managers LIE—promised a pool, but it was rarely open. HALLWAYS STINK, only ONE WORKING ELEVATOR for the entire building. Moving out was a nightmare and Ofcourse no electricity on same days. Maintenance and management? Management never follows up or checks the job. They mart it completed. ZERO coordination with maintenance.

1. We replaced 1 of the elevators for a brand new one and are currently working on replacing another 2. 2. We switched cleaning companies and we are seeing great improvements. 3. We hired additional maintenance technicians and have a new system in place with maintenance that is improving tremendously with work orders. We are committed to improving our services and ensuring a better living environment for all residents. Please contact us directly if there’s anything we can do for you.
I think this is the first review I’ve ever written in my life but I figured I’d help out other college students looking for housing because I know the process is stressful. Basically my advice is to just find another place, because even as a college student looking for cheap housing, this place is going downhill and is unreliable and not worth it. I was really trying to be optimistic about this place (they claimed they got new management) and while it was fine at first (1yr ago) unfortunately I now have been struggling to get maintenance requests in (I have scheduled multiple appts and they just don’t show up, no updates or anything) and the place is disgusting (black mold underneath walls, trash rooms and laundry rooms are always disgusting and infested with bugs). A lot of the staff is rude and unprofessional. You have to get packages through the concierge desk and on the rare case if someone is actually there, they always seem to forget one of my packages. I’ve had packages misplaced as well. Amenities are locked and kind of inconvenient to even use. The gym never has AC or cleaning supplies. I thought it would be worth it for the price but in my opinion it was not. I guess if you can handle the aforementioned things happening from time to time—the rooms/housing itself is fine.

Whatever you do, DO NOT MOVE HERE! I lived here for almost 2 years, it was a nightmare the whole time. Mold due to improper ventilation and circulation, mice, roaches, water backing up in the sinks from old plumbing, peeling ceilings in the bathroom, the list goes on. I lived here under old management and when AJH took over. Just because you slap new paint, floors and cabinets on doesn’t mean you’ve fixed the real problems of a residency building. Don’t live here.

I am a disabled man and living with my son. Any good review is old, a lie, or from the Estate building. Students are given the nicer amenities while families are screwed over and places in the rotting old NOT RENOVATED Manor building. They are not equipped for disabled people, the elevators do not work most of the time, they lie to you about fixing things, rodents are everywhere. There is NO SECURITY, and maintenance is useless. Packages are left out. They will try to trick you. Moving here is a mistake! You have been warned.

Apartment is good size and location but heat is either too much or not enough. Have not had hot water in the unit for over 2 months. Not sure how thats not a township violation, not asking for anything crazy just hot water for a shower.
Property Manager at 100 York Apartments, Responded To This Review
We apologize for the inconvenience. We have been working hard to resolve the issue with the hot water. Unfortunately, due to the current circumstances, the repairs have been delayed. We have taken steps to remedy the situation and hope to have the issue resolved as soon as possible. Thank you for your patience and understanding.
This place hasn’t had hot water in all units for over a month now. It’s been so cold and I cant even take a hot shower before and after work. The place looks nice but that’s about it. Wouldn’t recommend

My numerous years of living here has provided me with nothing but convenience, good spirit, and much appreciated support by management. The property is a short walking distance away from a shopping center for those who don't drive, and less than 15 minutes away from Philadelphia for those who do drive. This place has unmatched potential.

Living at 100 York has been great. In the summer, I enjoyed laying out and taking a dip in the clean pool and I hit their state of the art gym a couple times a week. Whenever I have had a maintenance issue, they have always responded quickly. Overall a great value for the money. -Kyle

The tenets make this place worst. They just leave trash around and leave doors to the complex open. Anybody could come in. The parking situation is not the best. The tenets park in handicap parking without a permit. They park in no parking and one time they blocked a pathway of travel.
I have lived in the Manor building for 2 years. When AJH took over the property I wanted to give them time to adjust and take over and fix the issues. My apartment had a leaking air condition unit that took months to fix. Another problem was a leaking kitchen sink that would be "fix" to leak again that issue took over 2 months to fix. On one side of the building the elevator does not work. This is a concern to the people on that floor as you have to take stairs to enter or exit the building. Because of this I cannot invite over family and friends who are handicapped. Management says they are waiting for a part but the elevator has been broken for over 10 months now. Last time I went over to communicate these issues they were renovating main entrance of the building. This shows that they want things to look presentable to potential renters, but do not care about the people that currently live there. Specifically those that live in the Manor building. I hope this review helps to have real changes made and for those looking to live in this area.

We are currently in middle of doing a lot of renovations and we hope this will solve the issues your experiencing. Please reach out to us if you need anything!
When I first moved in I asked myself how can I be happy coming from a huge single home? It didn’t take long to realize it was much more than I expected. My apartment was totally redone. Parquet floors. Gorgeous sunrise sunset views. Brand new kitchen. And redone bathroom. And new carpet. Very responsive management. And maintenance if needed come the day of or the day after requested. Brand new clubhouse. Brand new gym. Theater. Conference room. All available to schedule. Pool. Covered parking if requested. Concierge to receive all packages, messages and deliveries. If there was a five star apartment building this would be it. I’ve been here for five years and enjoy it as much as the day I moved in. Michael Healy.

Hi Michael, Thanks for your review. We are so glad that you are enjoying your apartment and the new renovations. We cant wait to show you what else we have in store!
I moved in the beginning of august for school purposes. I was not here for the prior management, but I can say the current management in the office is incredibly helpful! They're eager to get my questions answered, but I also recognize that they're trying to get a lot done with the renovations. They only things I can complain about if any, would be the parking and the cart situation. People really try to park anywhere (places that are not parking spaces), and there was talk about a tow company monitoring the lot but I've yet to see anyone get towed. There is also a room on the first floor for carts to help get groceries/large items/etc up to your room to minimize the amount of trips you have to take but recently, they're so hard to find. People have been leaving them on their floor, around in random spaces which is a headache and a half to go find when you have groceries waiting in the car. Other than that, the amenities are nice, the renovations are still in the works but don't really get in my way. Jaclyn is super awesome when I have questions or concerns! ~ y303
Moved here for school, very affordable living and the new management seems to be really making great improvements around the property.
Very nice amenities Maintenance and property management quick to respond and address issues Quiet for such a large appt complex Neighbor is nice and close to local shopping and entertainment Recent upgrades to the building Parking limited Kid and pet friendly
Do not live at 100 York. Management does not care about tenants whatsoever. There are only 2 maintenance staff for the whole property. My experience so far has been a winter without heat, a spring with flooding that went completely unaddressed, and a summer with no A/C (so far). The reviews that mention the mice are true. The laundry room washers do not get clothes clean (most tenants take their laundry off-site), they tow cars indiscriminately, and the renovations they're doing are of terrible quality (the flooring in my apartment is coming apart, there are exposed nails in the carpet). Oh and there's no recycling on the premises, which one would think would be illegal in Jenkintown. Read the first sentence of my review again. Do not live at 100 York. Signed, Current Resident of 118
Been living here at 100 York about a year . The new management is awesome genelle is awesome . Any problems brought to her she make it a priority to accommodate your needs . Gabby at the front desk is very helpful also . But all in all I recommend this property for anyone looking for a safe and up and coming community.. I wish there where 10 stars 5 is not enough!!
I moved in just as 100 York was being sold. I just wanted to say all the new staff from the leasing office to the maintenance to the people at the front desk are terrific. They are friendly and have gone far out of their way any time I asked them for help.
Left before my lease was up. Disgusting building, disgusting management style, and disgusting people managing it. If you value living without seeing mice and rats, don't live here. If you value safety, don't live here. (Kitchen cabinets randomly fell off the wall one day) If you value not smelling garbage in the halls, don't live here. If you value your health, don't live here. Heat and air conditioner is on and off at management's decision. I had to leave a few times because of extreme heat or cold. If you value privacy, don't live here. Maintenance used their key to come in without knocking. I can list more but it's too long of a list.
Basic water system in this building has major problems and water always leak from roof when ever there is rain. Emergency requests doesn't work in this property. Management don't care even if you say you have children. So be careful choosing this property!! They have a weird online payment portal, which always shows late fees or incorrect bill. I never saw a online payment system who would charge 70$ as a fee for submitting incorrect account number.
I visited the complex and saw a 2 bedroom/1 bath apartment i loved. I had concerns because I seen some reviews about Mice. The leasing agent assured me that they upgraded their pest control and the issue was under control. I applied, gave a holding deposit, and was just about ready to sign the lease. I saw a 2 bedroom/1.5 bath advertised so I ask could I see it before signing the lease because I would prefer the extra bathroom. That second visit was shocking...First, when I got off the elevator on the 7th floor it smelled kinda bad. I also notice disregarded furniture in front of the trash room in the hallway which looked bad. I was visiting the unit on a self guided tour. I looking in one of the bedrooms and I see a dead mouse laying on the floor!! I then go down to the 2nd floor which is where the apartment I applied for is located. Honey, the smell coming from that trash room was gross. And all outside the trash room were a bunch of flies. Little tiny knots/flies everywhere, one even got up in my mask! It was funky and gross. Needless to say I told them I was not signing that lease due to the best and course they were quick to say the holding fee was non refundable. Please use it to help pay for a proper exterminator!
I wouldn’t wish it upon my worst enemy to deal with the management at 100 York. After some unforeseen circumstances, I had to break my lease early on. The process took months and the management at 100 York and Metropolitan Properties were all unprofessional, lazy and rude. No phone calls or emails would ever be returned unless I called every single day and left messages, because no one ever actually answers their phone. When I would get a email back from their property manager, she would answer one question and ignore all the rest. When I came to move in I knew I would be doing a little bit of cleaning, but the amount of cleaning I had to do to the space was beyond ridiculous. It seemed like it had been renovated and they didn’t bother to protect anything from getting paint, caulk and dust everywhere. There was paint and caulk in the carpets and on all kinds of areas it shouldn’t have been. There was even trash/scraps of wood with nails UNDER the carpet. The only good people at 100 York were the very polite maintenance men and the people at the security desk.

This place is terrible. There was no management, everything was falling apart, mice everywhere, fire alarms went off all the time. The elevators were constantly down, floors were falling apart, multiple broken pipes and water leaks, bathroom ceilings falling in from water damage. Since everything is breaking all the time the water and AC or heat and constantly being turned off for repairs. The AC gets turned off in September so they can turn on the heat. Your apartment will get unbearably hot and the heater constantly leaks hot air into your apartment. If a washer or dryer was not working the management expects you to call the company to get it fixed. I lived here for 2 years and the only reason I stayed that long was the location was too convenient. Even when they changed management it was still terrible and they were rude.

Constant power outages (rain or shine). They'll blame PECO, but everyone knows it's the building's subsystem. Mold growing in the hallways, pipes burst, weird smells(something died in the walls), and unprofessional. Maintenance came into my apartment while I was gone without notice, left a mess like he lives there (put a hole in the wall), and then acted like he was doing me a favor for fixing the AC which had been broken for days. Metropolitan Properties owns this property and when you call them to complain, let's just say their customer service is as good as the electricity.

Hi Dante, Thank you for taking the time to let us know about your experience at our community. We're sorry to hear that you feel like there's room for improvement here. The power outage issue has been determined to be a malfunction in a PECO transformer. We are working tirelessly to address this issue with PECO. We'd like the chance to address the other items you mention in your review. When you have a chance, please email us at customerservice@metprop.com so we can connect with you directly.
DO NOT, I REPEAT DO NOT MOVE HERE! I can’t wait to take this to the news or whoever I need to take it to. Our electric went out 4 days straight 2 of the days it wasn’t raining or thundering it just went out. They are always making repairs but failed to make repairs to rewire the building. I’ve only been here for 2 1/2 months and this place is by far the worst!!!! The first day I moved in, the electric went out because of the heaters they provided me with because they turned the heat off for the season. I personally haven’t had any problems with mice but my neighbors all say the same thing! Terrible place to live! I need them to break this lease ASAP! My child is on a nebulizer and with the power out, I can’t even give him the proper dosage he needs. It’s ridiculous! Not a safe place to even live!

Mice infested. They will lie and say they aggressively attack mice, but they will never admit it’s infested. Had mice for 7 months out of the 12 month lease I had. They will blame it on you and reference their 80 page lease about taking out the trash and making sure walkways are clear. The heating/AC issue is a major concern. If your heat doesn’t work they’ll never update you on when it will be fixed unless the entire building doesn’t have heat. Your grown and pay rent yet they treat this building like a dorm with h security guard (who is half asleep or on their phone ) requiring your guest to sign in. Maintenance is a joke. You’ll have to literally harass or threaten legal action against them to get to do anything. I’m so glad my lease is almost up. Living in this place was traumatizing. Avoid at all costs.

I lived in the building way back 2013 when the tenants were so frustrated one of them tried to kill the property manager and someone else tried to burn down the management office. When I moved in early 2012 the place seemed like a dream. Bustling businesses a wonderful variety store which I loved the ultra friendly owner. Slowly the business started to close and people started to move out and all of a sudden I started to notice a incredible amount rodents in my apt. I was so disheveled I stayed in my bedroom for 9 months. Straight from my bedroom to shower and out the door. It was terrible I'm talking 40-50 mice's everywhere. I see old habits never die
f you're apartment hunting, my advise is simple: STAY AWAY! There's always a bunch of apartments available, tells you how popular they are! On the move in date, we had a huge leak in the ceiling that needed extensive repairs, and no one bothered to check the apartment beforehand! Then they had another similar unit available for same day move in. Building is old, no isolation, gets real hot in summer, AC breaks sporadically, repairs are happening all the time. Winter is just as bad, no central heat / air, and no thermostat in unit. Kitchen cabinets outdated Toilet was coming off the floor Could not wait till we moved out!!! Also, nonsense security at the door, ID and sign in all visitors all the time? Why? That's coming out of your rent too totally unnecessary It gets worse, proves they just want to make money! We give the notice to move out, sign the papers, all good.. then a couple of months later get a $3000 bill because they withheld the fact that the move out fee which was paid in full had to be paid prior to the 60 day notice, which we would have done if we knew, except no one mentioned it and we met with the leasing office staff at least twice to finish the moving out paperwork. Due to their incompetence, we get a $3000 bill because now it looks like we did not give the notice on time based on the payment history, trying to explain that we would have paid it on time if we knew and it was only two days late from the date they really wanted it was useless!!! Even though the move out paperwork was signed and there's a whole email trail proving we gave early notice, they insisted that we need to pay the fee. Tried to reach corporate, nobody answers the phone, emails, nothing! Bill goes to collections and we are forced to pay it as not to ruin our credit! Worst management ever! And the staff who handled the moving out acted like they knew nothing and avoided us, cc'ed them on the emails to corporate and they did nothing, and left many messages to speak to the owner, we are not important enough for them.. I bet they did this with others to make a couple thousand dollars for nothing. STAY AWAY! P.S. to Owner who is responding to the bad reviews with a generic "sorry you had a bad experience", don't you give me that on here! Please give me a number to call where someone will pick up the phone and address the issue, otherwise deal with the reviews that come to you from your horrible management!

I moved in August of 2018 to the newly renovated building. I was so excited to move in, however, was immediately disappointed. We were told it would be cable ready move-in, that was not the case, and being a college student internet and cable is very important to me. ALSO in regard to moving in there was no freight elevator even though we were told there was one. We had to carry up furniture (couches, beds, tables, etc) up flights of stairs. The guest policy is absolutely ridiculous seeing the amount of money I pay I should be able to have guests come and go as they please as with every other place I've lived at. Not to mention the mice...between December and February we had caught 13 mice. Nothing was done about it by management and to this day we still do not have a solution (duct tape over the holes). I will also note when maintenance comes in they say we (roommate and I) have the cleanest apartment they have seen, so it is not a matter of us being messy, there is clearly an issue. "Pest Control" would come in, set glue traps, and leave. I have spent a lot of my own money on traps and wireless repellants to try to keep them out. I will say the apartment is extremely spacious and convenient being that I attend school right across the street, but we were told the bedrooms would be the same size and they most definitely not the same size. I will also say we have not had heating/air conditioning issues (YET!!) except for a couple days of no heat in the middle of the deep freeze we had this winter when my apartment temperature read 56 degrees. Overall, I would not recommend 100 York to anyone and I cannot express my disappointment enough.

We're so sorry you have had a negative experience. We do have a guest policy in place to ensure the enjoyment of all residents as our occupancy grows. We have an ongoing contract with an exterminator, who makes weekly rounds 2 times per week to be sure there are no infestations. If you are experiencing continued problems, please contact us at customerservice@metprop.com so we can address the issue immediately.
I just renewed my lease for another yr. I have never had any issues with mice at all. Mice come out to eat so if your place is in a disarray, then maybe it's not an issue with the building. I asked some of the neighbors if they have had mice issues & they all told me no. I do have to agree with the heat issues. There does seem to be a constant issue with it, however it is always repaired & back up & running to the point I didn't notice any interference. The security guards are so great! They greet you with a smile. The residents are friendly. The amenities are the best I have ever seen and they are free.

Thank you for your positive review of 100 York Apartments!
We have lived here since September. We are experiencing a serious mice issue. 5 months in an apartment and we have mice? Maintenance has showed up numerous times and it has fixed nothing! Secondly, don't get that excited about the clubhouse it closes at 9:30 and even on the weekends?! They will show that to you first, and it will make you want to move in, but PLEASE do not be fooled by that. Next, there's ALWAYS an issue with heat and hot water. It's always getting turned off and "fixed" and really I think it's just a band-aid fix and that's why they always have issues. Also I agree about the air conditioning issue in the previous comment. When it was hot in September when we moved in, we had NO air conditioning, and it was miserable. It's not worth it to live here without a thermostat, you WILL regret it. Listen, they slapped some nice paint on it, and the marble countertops are nice and all that, but who cares about aesthetics when you have a pest problem and you don't have proper heat and air conditioning? Do yourself a favor, and DO NOT LIVE HERE. It's affordable because it's crap.

We're so sorry to hear you've been having an issue with mice. We have a regularly scheduled exterminator who comes 2 times per week to make sure there are no infestations. If ever there is an issue of this nature, we work aggressively to address it until it is resolved. We do not want infestations and more than our residents do! In terms of heating and air conditioning - The heating and cooling system is of a design that only allows either the heat or the air conditioning to be on at one time.? Because housing regulations require us to provide heat from October 15 – April 15th, this creates two shoulder months during which we need to prepare the system to be switched from one to the other.? ? September is the shoulder month in which we turn off the AC to prep the heating system for October 15th.? April is the shoulder month during which we turn off the heat to prepare the AC system for May.?We always notify residents in advance of these switches to the system. We apologize for any discomfort during these transitional months.
I will be attending college across the street from 100 York in the summer and I took a tour of the apartment complex today...I was really blown away by this building.. it has security as soon as you enter, it has a real New York style finish... I met with my leasing person who showed me 3 different apartments 1 and 2 bedrooms because I'm not sure if I want a roommate yet.. lol struggles of not knowing anyone in Philadelphia.. the apartments are GI-NOURMOUS.. nothing like the dorms I'm use to.. they also have a great club house that's fully furnished. Can wait to go home and apply and start my grad schooling off right!!!

Thanks for your great feedback on 100 York Apartments. We are a great living environment for students!
Summary: Stay far away from living in this property. Poorly and rudely managed, lots of issues behind the glossy "newness" of the place Management: Poor. One manager (J) comments anonymously (so she thinks, bless her soul) online praising the property while pretending to be a resident. They've had massive turnover and overpromised continuously. If you do choose to live here, keep an eye on your security deposit and the billing site after you move out; you are entitled to your deposit back in a timely fashion and/or with an itemized list of deductions if any. They fired or swapped out the personable security guys in early '18 and had a revolving door since. Highly recommend checking out the Inquirer article about this place, and be aware that "safety questions linger" at 100 York. Don't bother talking to MPA's home office; they won't get involved unless they really think they're in trouble. Building: Poor. Keep in mind what everyone says about the air and heating units, because they are and will continue to be an issue as long as 100 York has outdated condenser system. I cannot stress enough- if you live here, you will complain about the A/C issues; I never encountered anyone in the hallways who didn't have some gripe. Maybe the newer building is slightly better, but my impromptu walkthrough shortly before my move out didn't inspire. There were always beeping smoke detectors in empty units (of which there were many, never seemed to be very occupied).Parquet floors are very thin from floor to floor and splinter easily. Utilities are estimates rather than actual usage, and like the rent is paid through a dated system. It always felt like a scam. Unrelated to 100 York, the building is at an intersection that is usually the first to lose power during outages/weather events. They can't do anything about it, but it is the case. Services: Bad. The gym is usually empty, which is nice but reflective of the fact that people do not spend time here. Strict policies in the amenities building, including no food/drink (as of mid-'18) and limited number of guests. Pool isn't too bad, though it was about a year late to open. Laundry is wildly overpriced, and is down in the gross basement wing of the building. When it is cold outside, you can't leave things in the dryer for more than a few minutes after the cycle, as they start to freeze. Parking is a ripoff, particularly for guests (need a new overnight pass every night or they'll tow to a pretty far location).

wonderful place to live, close to trains, shopping, & highways to center city, & King Of Prussia that's what really helped me, since I my family lives in King of Prussia I am close enough to get back home easily, yet still have my own independence. Really nice place to live, lots of diversity and Luxury style living for a low price compared to Center city. So glad I chose 100 York so far, I have lived here for 5 months, my favorite place to hang out is at the new Gym and lounge areas. OH, the theater room is really cool too.. keep you updated if anything changes.

Hi, we are so happy to read such a great review about 100 York! Thank you for leaving us a 5-stars.
I just moved here 2 weeks ago. I was nervous in the beginning because this is my 1st apt & some of these reviews scared me. My 1st night was GREAT! Security was very welcoming & treated my son wonderfully. It's been quiet so far. There is a dog park here but I don't have a dog. I'm actually thinking about getting a dog for my son for Christmas. The club house is really cool. I say don't trust everything you read & just experience it for yourself.

I have been searching for a place for a few months now and was told by a friend of mine to check out this place. i met with a lady there who was extremely nice and loved her job. she bragged about the club house and when she took me over to it i could see why. the apartments are very nice too, i looked at a 1 bedroom and she showed me 3 different layouts. i really liked the one that had the dark floors and really nice fall view. i finally felt at home, so i applied for my unit and just moved in this weekend. i couldn't be happier.

We appreciate your positive review about your recent experience with us and so glad you decided to call 100 York home!
Don't be fooled by the cheaper rent in comparison to other properties in the area...I can give at least 100 reasons why to not live at 100 York. Yes, at first sight everything looks great- updated, clean, newly renovated apartments...but this is where it all ends. No A/C during most of the summer, no heat in the winter, hot water being shut off randomly multiple times a month, paper thin walls, missing/delayed mail, DAILY repairs and maintenance going on, overpriced cost of laundry, work orders unaddressed for weeks at a time. Not to mention the incompetent and beyond rude office staff. No communication with the residents. The best part of the apartment complex is probably the gym (and pool in the summer). If I could give 0 stars review, I would. Signing a lease here was the biggest mistake ever, it is honestly worst than your subpar college dorm. Your money is better spent at another apartment complex where you would get what you pay for.

Where to begin? -mold, dark spots in ceiling. Called to get it fixed, guy comes in and places white paint over mold and says it’s fixed. —-in addition, the paint on the ceilings and in the corners are peeling and flaking -garbage disposal was broken. Called to get it fixed, when I returned from school, someone came in and fixed it and also put up some of my command hooks because he saw it there... -walls are paper thin. I can hear my neighbors on each side of me and above me. No quiet time. -sliding doors to closets were all jammed up when I moved in, had to call it in to get them fixed -windows in my apartment are very hard to move and squeaky. Going to WD-40 it myself, since I’m tired of asking the maintenance people to come fix stuff -No active air vent/fan in the bathroom. Great if you want to use your bathroom as a sauna -guards all give different instructions for how to use the intercom system. It seems like none of them know how to use it -workers in the leasing office are a bit untimely and bad at responding to emails. Set up times and dates to look at rooms, when I came in the worker called off. Set up move in time, when I came in the worker called out again. -had a friend come over. First couple of nights forget to get parking pass, but their car wasn’t towed. Remember to get parking pass next night, and their car was towed the following morning (pass only lasts til 8am apparently) —-this apartment uses a towing company that’s thirty minutes away. Convenient This is just my personal experience. I hope if you choose this place it will be a better time than mine.

Would NOT recommend anyone live here. We moved out after our 1 yr lease was up in May 2018. It seems nice at first glance...newly renovated, has nice amenities like gym, pool, pool table, movie room, etc. All that stuff doesn't matter when there is not heat for days at a time in the heart of winter after you are paying you rent and utilities on time! And they offer putting you up in a hotel that is further out in the suburbs which is already inconvenient since its not your home. But even more so when you work downtown and now your morning commute is now longer. The ac also didn't work for a while in the summer. So yes, it is newly renovated...again doesn't matter when there are constantly things going wrong like pipes leaking into your bedroom and then it taking days for it to be repaired while it leaks down the walls to the cable walk hookup (which was damaged during the repairs and it was another headache for that to be fixed) and from the ceiling drips into a large garbage can next to your bed. Again the hotel offer for a few days . That happened once in March and again in April. Lastly, it's bad enough that these things happen but when management is dodging your phone calls and complaints, even more annoying. I even made an appointment, as I was asked to, in order to meet with management. When I arrived on time Jessica (management) walked past me waiting and when the front desk person told her I was waiting, she told her to she would have to call me later, again never talking directly to me but to the front desk person. And I didn't get that call later. It took a lot more requests before I got to sit down with someone else as Jessica again was avoiding me as far as I concerned. We sent several emails, most were addressed but several were not, mainly the ones that they didn't seem to have an answer for. I could go on and on about how dissatisfied we were. I urge no one to rent from this place until they get their stuff together...when that will be, who knows.

We greatly regret that you experienced these issues. We experienced out of the ordinary circumstances in your building this past winter with the boiler and pipes and did our best to remedy them as quickly as possible. Understanding that this caused hardships for our residents, we did provide alternate living arrangements at a hotel. Again, we apologize that these circumstances negatively impacted you.
This apartment complex is a joke and should be avoided at all costs. There has never been a comfortable temperature in this apartment. We had to keep the windows open all winter due to the heat. It was oppressive and sweltering and a cause for serious health concerns. The policies change every other week. In the beginning, guests could get parking passes for the weekend, now your guests have to get a new parking pass every evening. Before their licenses weren't required, now all of the sudden they are. Now my guests aren't allowed to use the gym after 6 months of it being okay. These policy changes are never communicated to residents OR THE FRONT LINE STAFF. The front line staff change all of the time. They promised all of the amenities when we first moved in and none of them were available. All of the "fixes" to this building have been cosmetic. The blinds fall down and break all of the time. The closet doors fall off of the tracks every day. Our bathtub drain doesn't shut so the bathtub is useless. Also, who designed the toilet paper holders to be right under the towel rack WHERE A WET TOWEL HANGS? A fan blows on the gas stove so that the pan doesn't get warm at all. We had a mouse in our apartment randomly during the winter, but to be fair we haven't seen any other traces of mice. The laundry is SO EXPENSIVE. $2.50 to wash and $2.50 to dry PER A LOAD, and half the time the laundry card readers don't work so you end up moving your laundry to machine after machine in search of a working card reader. This building could be so nice but cheap fixes and mismanagement have wrecked any potential. Don't expect management to respond to any complaints, other than they aren't liable or responsible to fix anything.

I lived here 15 months. At first glance, things look great, like the pool (which never opened during my stay) and the amenities building). However, the overall experience was miserable. There are no meters connected to individual apartments. As a result, your electric bill is a "best guess" average of your floor - even if you're away on business for a month with everything off. Constant A/C issues in the Summer, constant heat issues in the Winter. Space heaters and in-room air conditioners provided, but guess who pays for the electricity to run them? Frequent water shut downs, no hot water, brown water after repairs. Laundry is expensive, and washers are incredibly small. Exterior door to parking deck was broken for weeks. Oven failed in less than one year - was promptly replaced. You have to sign in guests. Inbound mail was returned to sender on multiple occasions. Low battery pings from smoke detectors in unoccupied flats will haunt your dreams. Repeated, unannounced entry of maintenance staff, with the explanation that the flat was on an unoccupied list. When heat did not work, staff came to bleed the system of air - standard procedure. However the old, corroded valve broke, spewing rusty water all over belongings and floor - which later warped. When this was reported, management offered to replace the beautiful hardwood with linoleum. When I made it clear that was unacceptable, no alternative was offered. The floor remained unfixed throughout the duration of my residence until I departed (over one year later). Afrer move-out, my security deposit was supposed to be issued within 30 days. Move out was March 31 - security deposit was not post marked until June 28th. Andre and Pete at the door were spectacular. Chris and Edwin in maintenance were great. The management team is totally incompetent and useless. I would tell anybody to stay away!

I got a flat tire on a Friday evening I had to pull into their parking lot. I live less than a mile away in Jenkintown also. When my husband who is a chef got home at 1AM we went over to change the tire. A security guard came out and told us if my car wasn’t moved by 1st thing in the morning they would have it towed. He was rude about it. It was disappointing that this complex has no regard for the community. I am a realtor, people ask my advice on all types of housing I will be sure to tell everyone I know how I was treated

My mom and I are preparing to move into 100 York - so far, everything has been great. The tour was given by Amanda and Maria, who were very nice and accommodating. Once I made my application and was approved, it has been an easy process, although there are several requirements that need to be fulfilled. All of my questions have been answered promptly via email or phone call, and we are so excited to move into a completely renovated apartment!! The hardwood floors are amazing. I'm sure my experience will be just as great after move-in. I will update after a few months!

Thank you for the great review! We work hard to make our residents' living experiences the best they can be.
I moved in almost 2 months ago, and I LOVE it! The amenities building is incredible and brand new, I’m the first person to live in my apartment after the remodel and the upgrades are great. New kitchen and bathroom, and they beautifully restored the hardwood floors from the 50s! The security guards are AWESOME! They know your name and go out of their way to hold the doors for you. This building is very secure, which is exactly what I wanted living on my own. Easy access to shopping and the train into philly. The residents in the building are clean and quiet. Nice group of students, young professionals, and families. You HAVE to pass a background check to live here. Only downsides are that you need to get parking permits for visitors if they stay overnight and you can only have 3 people sleepover at a time. The heat also almost works TOO well, it’s often very hot in the apartments, but I’d rather have to open a window than be freezing! The water pressure also isn’t great, but I also live on the 9th floor, so that isn’t entirely shocking.

I have lived here for at least 6 months, this place is an amazing place. It is a new building so don't expect perfection, there is new management here who try their best to keep everyone happy. I was moved in by a leasing agent named Jess and she was amazing! helpful even now. the amenities building is awesome and completely brand new. the whole property is 100% secure with security on site 24/7. I always feel safe when my grandkids come over. everything in the building has been renovated and I am actually the first person to live in my apartment since the rebuild..so I know its clean. I would definitely say come check it out you wont be let down. the views are incredible.
