If I could give zero stars I absolutely would provide zero stars and warn everyone to never move in this place. Trish the leasing agent and Megan were the only thing holding the walls up to this place. I have stayed here 10mths and my car has been broken into 3x. We pay $75 per car and I have two to park in the garage that has cameras at the gate and also two security guards on duty and I still got broken in to 3x. Having to pay for repairs 3x and there is nothing they will do to help you it’s just that they are not liable. Now trying to get comment lease is up I put in notice but I’m within my 60 day timeframe all I asked was for them to let me move without penalty or help with the repairs for my car. That was a no and you are responsible for all payment with reletters fee and so on and so on. So add on more money is like a slap in the face. in the middle of moving which you pay movers by the hour and the elevators go down. 1st attempt last night and then again this morning. So my movers are stuck waiting for the elevators to be repaired because I stay on the 4th floor…. Would have been gone and they also want to charge me for the days I’m still here and not able to move . This is insane and truly an inconvenience and no one cares what they make the renters go through just give them their money…. Imagine barbecuing in the car yard and you drop a pc of meat and not one but two rats as big as possums coming to get the meat and not even scared of humans .. there were roaches in the stove where the clock was even with pest control every month we are charged for that as well I am over the whole experience!!!!!! I would never ever advise anyone to move here this is not a luxury experience

The chances of getting shot (yes, gunshot) increase substantially. Someone was shot last week (7/11 Ross Ave next door). A stray bullet went through a residents window. I don’t have the time to name all the shootings. This place is next to the busiest drug corners in downtown. Crime is high and gangs operate nearby. Stay away. Also, a lot of my neighbors are dirty and lazy (dog poop in hallway, throw up in elevator, disgusting stuff). The hallways always smell so bad. They towed my car by mistake bc they’re always feigning for cars. They towed my friends car by mistake. Just forget about visitors. Burglary’s. I could go on and on.

The staff is amazing. Roslyn is very professional, Eric is great and really personable. Stephanie is everything! The maintenance staff is ON POINT. Very few problems but when there is a problem they fix it fast. They go above and beyond for the residents. Security is pretty cool too. I feel secure here. The views are fabulous especially at night! I love my home and I love being home.

Faulty fire alarms constantly go off, trash builds up in the hallways, elevators break down once a month, are old, and stink, the front gate also breaks once a month, there are sketchy people moving in and out, 'security' is three random dude in cop uniforms that look like they bought them at a party city. Woke up last week to Dallas Police breaking down the door to the apartment across from me, have gotten my car towed from the very parking lot I pay an extra $55 dollars a month to park in and management is nonexistent. Save your time, money, safety, and well being and go look somewhere else.

I really wanted to like living at this apartment complex, the units themselves are spacious, beautiful, and well-priced. Even though I love the West End neighborhood, it is just not safe. I've been chased by two different homeless people inside this building. I can't walk my dog at night because I've just been harassed too many times. People/dogs defecate, urinate, and vomit in the halls A LOT around here. Many of the apartments will sub-lease out to AirBnB, so sometimes I feel unsafe on the elevators and stairs. I'm a young, single woman and I don't like being around a bunch of drunk men, but that happens all the time at this complex. To top it off this property has a cockroach problem. I have never dealt with cockroaches in my life until living here. It is disgusting. Don't live here.
1001 Ross ave Dallas tx 75202. After giving multiple chances to the apartment complex, I was almost certain we were on the same page. Until we weren’t. I should have ran when I saw the reviews. Honey... Let! Me! Tell! You! Application process: easy online portal. Approval process: 3-5 days. Not bad. Actually physically seeing my apartment: I was unable to look at the floor plan due to availability. Completely understandable, I chose to move in without looking at it. Move in day: Went to the office to pick me keys up, they were ready. Got to the apartment, it was filthy. Cigarette butts on the patio, ripped chew marks on bottom of screen door on patio, from small rodents. Miscellaneous trash and debris. Living room hard wood had white dust film smeared all over the hard wood, grease residue on top of cabinets in kitchen from previous tenant. Overall NOT MOVE IN READY!! Called about getting cleaners back in, the office staff assured me they went in and the unit was clean. Went back in it looked exactly the same. I assumed I was moving into a “newly renovated apartment”. However the list of maintenance request that still have not been done and It’s been almost a month since I moved in. Today is 1/25/2020 at 4:00am I hear scratching, I have a small dog, but he was asleep, I hear scratching on the baseboards of my bedroom, turn the light on and there is a RAT. rat. Rat. rat. I trapped it in my bedroom and now am scared of getting bit or even worse an infestation..... bugs I can deal with RATS IS A NO FOR ME! Called the office Stephanie THE LEASING AGENT has stated there’s nothing she can do because when she called pest control apparently they only sprays for bugs.... they do not do rat removal! Or rat trapping..... THIS IS VERY GROSS! I will be staying in a hotel tonight, and I hope this RAT ISSUE GETS RESOLVED.
I was in Love with 1001 Ross when I first leased here. I was moving from Elan City Lights where I've called home for the last 2 years and I loved it to death. I expected the same level of customer service and professionalism from 1001 Ross which was my first mistake. This is a true testament to "you get what you pay for". The leasing office staff is extremely unaccommodating, even when there are huge mistakes made on their end. There is no accountability in the leasing office for any mishaps that may happen for or to their tenants. It seriously feels like there is a total lack of empathy regarding current tenants. When I first moved into my unit there were several things in the unit that looked to be undone or just skipped over. The counter top was damaged and the tub nor toilet had been resurfaced. No big deal as I'm sure that is an easy way to cut cost for people who really don't mind or notice, but me working in apartments, I noticed. I expected to move into a unit that was completely made ready. I did not. Next they have a ridiculous policy in place that once you rent a W/D from them you are unable to remove it from the unit for the next 12months. Upon being informed of this rule I told the leasing agent that I would not like the WD that I would be purchasing my own. Unannounced to me, the charge was already added to my lease agreement. My mistake for not going over everything with a fine tooth comb. Once they delivered the WD 2 weeks after my move in I informed them that i did not opt in this program. Instead of being accommodating and understanding that there must have been a flaw in communication during move in. They were extremely rude in stating that I signed for the WD and there was absolutely nothing they could do to assist me in the mix up. I have never heard that from a leasing office over an honest mistake. Most people try to come up with a solution to meet their tenants in the middle and keep everyone at there property happy to call it home. This is not the case. The W/D has been in my apartment less than 4 hours and there is no way for them to remove it knowing that i have purchased my own. I'm more sad than I am angry. I honestly think the issue would have been smaller had they handled it differently and acknowledged the mistake. Now I'm just uncomfortable smh. Well guys I'll keep you posted on the progress but UGH this literally ruined my entire day.
Now since I moved out of 1001 Ross was trying to meet with management to do a walk through they would not do one with me. They also want to find ways to KEEP YOUR DEPOSIT want to charge for carpet after been living here 4.5 years so that tell me they will only clean carpet when a person moves out (BEWARE). What do that tell you about the management company BH. Also want to charge a water bill for running toilet $200.00 when we sent in request to be fixed have email response of that so have to keep your proof. But better yet I WOULD NOT MOVE HERE IF I WERE YOU .....ONLY SELECT 1 STAR BECAUSE I HAD TOO WOULD GET 0 STARS. Make sure you ask about guest parking and how much it cost for guest to park, GLAD TO BE GONE!!! Also ask about all the car vandalism you get to your car in the garage both of my cars have been keyed.
Worst place to live now management is horrible and your guest have to pay $20 to park all day and over night they they won't tell you that when you tour the property so do your research before you decide to move in have to leave a star to leave a review but they get no stars from me for real. Everyone here now is moving out.
"Trash Removal" consist of a black bin outside of your door that was recently implemented. The hall ways still smell, there is still trash in the stairwells and no one that lives here currently likes this or requested this. The trash drop offs are literally down the hall. Management doesn't want to spend the few minutes it would take to figure out the 3-5 people that are leaving their trash in the stairwell and instead decided to make a buck off the rest of the tenants. Things I dont have: Granite Counter tops, Stainless Steel Appliances, Above Standard Ceiling Height, Chef-Style Kitchen, Custom Cabinetry, Dark Maple Cabinets, Fireplaces Available In Select Units, On-Property Spacious Storage, Picturesque Downtown Dallas Views, Side-by-Side Stainless-Steel Refrigerator, Spa-Inspired Bathroom, Stainless-Steel, Unique Loft-Style Floor Plan, Smoke Free, Vaulted Ceiling. I have my own personal parking spot which is nice but sometimes the gate is broken and I have had my car broken into. Let me remind you that your guest have to pay 20!!! to visit you. 20 each car!! Maybe the four new units have the features that my unit doesn't. Also the apartment are up the street from a major dart and bus station/stop. With the greyhound located down the street. This can be a blessing at times but most times it just means homeless people are all over the place. Go to the 7/11 at night or the alley between the Aquarium and the Apartments. The CVS located on the lower level closes sooner than the other CVS in the city. For the true price of the units I'd say go live somewhere else. (2/2)
Checked out the area and thought this was a good deal for being so close to downtown. Saw the crime rates in the area and it gave me second thoughts. Despite that I emailed 1001 Ross 3 different times and never got beyond "we have something available" but when I asked for a possible move-in date....no response. I even called and was told "a local representative will reach out to you" and then....nothing...again. Voting you 1 star. Not only were you uninterested in a new tenant but I asked 3 times if you would take my money and you were not interested in getting back to me. I may have dodged a bullet by not living here especially with how management is reviewed here...
The previous complaints for this community still ring true! I have lived here a little over a year now and they have changed management 4 times with this last time changing the management company all together! The new company BH MANAGEMENT, is horrible. The office staff is not friendly! Yes, we switched management a few times before changing management companies but all of those people in the office were always nice and engaging. They kept the glass doors open and were inviting. The new staff, never looks up. Does not smile at you. Always has doors shut. As a matter of fact, just today, I was coming in behind the lady in the office and she just let the door shut. Not even acknowledging me! Just rude! They took the property over Mid December, on a Wednesday to be exact, and then were closed Friday - Monday returning on Tuesday, for the Christmas Holiday (with one day notice to the residents)! Thankfully I had no packages coming! Then the following week, the same thing for the New Year! I have never seen a company, especially retail type, be closed so many days in a row! I don't work in retail and still didn't get that many days! The new office hours ARE NOT accommodating for someone who works a regular 8-5 M-F job. Much less, someone who works those hours and then would like to come and view an apartment right after work! Every weekend the trash piles up in the trash rooms! We are charged a monthly trash fee, to walk into a disgusting trash shoot area with piled up trash after every weekend! They gave one day notice that they would be doing inspections the following day saying: mandatory inspections so we appreciate in advance your cooperation and understanding. AND the following day they will be doing fire alarm inspections. If you have a pet please make arrangements to have someone present or to crate them. Well ............................. I would appreciate a little more than 12 hours notice! Fortunately my dog is small, but what if I did have to make accommodations for my pet, you do not give much time for accommodations to be made and then say that you will charge me $50 if they have to come back out!! My lease was just up in December 2017, but since you have to re-sign 60 days before, I re-signed! BUT know that I would not have if BH Management were in charge at that time!!!
I've lived here a couple months now and initially it was a really great place. The management company had accommodating hours for people who work real jobs and they assisted with any issues immediately. The old management company also housed all packages in office, which prevented theft. The new management company (BH Management) is horrible. They do not follow through with any customer relations, they close at 5 causing packages to be left at your door and STOLEN (I've had 3 packages stolen in a month), they are rude and extremely unhelpful. Previously, for the price and location it was great but now I cannot wait to leave this place.
I have been trying to get in contact with these apartments for a little over a week now. They do not respond to emails so do not bother. I really was interested in getting a tour and seeing what the area is like but I rather not. If they cannot return simple emails then I doubt they will be decent leasing agents. I do not even want to get caught up with poor customer service. Some of the reviews have scared me. no longer interested.

Do NOT move here! You have been warned. I was hoping for a great downtown experience in a nice complex but has been horribly managed and can't wait for my lease to be up. I will warn everyone I can to avoid this property. The manager is unprofessional and does NOT care about the tenants. I would never recommend anyone live here. Previous complaints are accurate. Save yourself the stress and pain from this property.
The leasing office constantly changes ownership. We are on our 3rd management group in the 10 months we've lived here. And the get worse each time. The fire alarms have gone off about a dozen times in the 10 month span, and the leasing office never has a reason or excuse for it. There is currently a very loud party in one of the apartments that is rattling my windows at 2am. I've asked the tenant and the office, and neither have helped out. There are constantly 3am pool party wake ups of people slamming the gate and playing music that sounds like it's in your own apartment. The common areas are full of garbage, vomit (yes seriously), and reek of weed. I can't wait to move out of this apartment. It has been a nightmare.

We do realize the fire alarm is an issue and unfortunately in reaching out to the fire department we have been told there is nothing that can be done as it is against fire code to make changes so it can not easily be pulled by anyone at any time. We do have courtesy patrol every evening but obviously they won't catch everything. Anytime you have an issue, please contact the police department. I've lived here about three months so far and I want to say that the layout of my apartment is great and people I have over also love it. 1001 ross is also a great value you would be hard pressed to find a better deal anywhere in the downtown Dallas area. Cons are the office has a 10 to 5 schedule making it hard for people who work to get packages or pick up paperwork from the office. That's minor though considering they have hours on the weekends. The worst part about this place is the residents who trash this place by leaving trash in elevators, parking garages and worse of all not putting their trash down the trash chute in the trash room. They will walk it all the way to the room with the chute and just leave it on the floor in the room. Causing infestations of ants in the room and surrounding hallways. I feel sorry for the maintenance and janitorial staff that have to clean up after these sorry people. I knew that with an apartment of this value there would be drawbacks but I did not expect it from fellow residents.

Thank you for your recent feedback. Good news! We now have a package locker system making it much easier to collect packages on your time schedule. The office is open from 9:00 until 6:00 M-F, Saturdays 10:00 - 6:00 and Sundays 1:00 - 6:00 as well. Please note these hours will change with daylight savings time. We have been working diligently to keep spaces as clean as possible. We greatly appreciate your residency and comments.
Great pricing for the location, walking distance to downtown and uptown. Apartments are spacious, and big compared to must apartment places. Parking is difficult if you have guest over. Parking lot is designed for little cars. Office does not have the best hours, unless you are home during the day it's hard to receive packages and parking passes. Pool area is very small and pool chairs are mostly broken although staff is super friendly and very helpful if you have a problem. Outside walls are thin, you can hear everything outdoors. Other than that, other than that everything else is pretty well maintained.

Greetings! Thank you for this feedback. We truly value our customer feedback and we've made some changes. We're currently working on a new parking plan for the community. We've recently added some new seating around the pool and we're looking into new ways to manage the packages. Also, please check out our refreshed resident lounge on the 2nd floor.
