Property Ratings at 1001 South State
As the other negative reviews have stated otherwise nice building ruined by management. Touring staff said that if I applied within 48 hours there would be no admin fee. Applied and still got hit with the 600$ (!) fee which they refused to remove/honor. *Maintenance* staff is quite good but at least one elevator is usually broken. In a building with 40 floors 3 working elevators means you're waiting 5-10min near rush hour. Parking is fine if expensive. It's public parking also so regularly get stuck exiting by someone who can't get their app to work for 5 to 10 minutes. Packages stolen from the mailroom and management is no help. Overall nice physical building. Gym is fine. Pool was closed well past Memorial day which was annoying. Views are quite good and location is accessible to several trains.

Hi There, We are sad to see your negative review and would love for you to reach out to us directly to address any questions or concerns you may have. Please feel free to stop by our leasing office during open hours. -1001 S State Management Team
The 5th floor amenities have been closed since December and the rooftop has been closed since new year's eve (it is leap day 2/29 today) and no answer has been given regarding them re opening. To give context, the media room, shown to us during our walkthrough (apartment rented in 2020), was closed first for covid, then "to be remodeled." It not has yet reopened. Also, on the factually coldest day of the year, they allowed the heating to go out on a Friday during the day, until 11am the next day. e-mail contact was the usually run around of no answers, until after a staff member ran to each apartment to reset each heater the next morning around 11am. Underneath the carpet is a line from the second redoing of the floors after someone walked through it the first time, leaving foot prints in the ground for some time. Perhaps you could optimistically call it artistic, but that was not the case. Also, the elevators run with a touch screen that was out of order for some time, instilling confidence while riding. Front desk, maintenance, and co. are great! Leasing office lost their last quality employee a couple years ago, possibly when the building changed ownership. Only a handful of staff have remained constant, which is a bummer when it comes to the very friendly desk team.

Hi, We're sorry to hear your experience didn't meet your expectations. Please feel free to get in touch if you'd like to discuss it with us directly so we can make it right. -1001 S State Management Team
We really enjoyed our stay here at 1001 although it was kinda short lived. It's bittersweet to leave, but Life goes on and Change is inevitable. The staff was awesome ?? (Leasing and Concierge). I highly recommend 1001 to live, work and play! Sincerely, Veronica
First off, before anyone from management responds with the canned "we care...please reach out to discuss your concerns..." we have reached out. Multiple times. And are far from satisfied with the responses. Upon receiving our keys, we went to do the move-in inspection, and discovered several issues. Most notably being massive damage to the floors in almost every single room. Their initial solution to fixing the 7-inch gash in the living room floor was to literally paint the floor with grey paint. It obviously looks like trash. When we expressed our displeasure, they said they'd schedule the flooring vendor to get a quote to repair the floors for us, and would follow up in a week. Six weeks later (and several emails requesting more information from him), we were told that there had been a "miscommunication" and that they would not be repairing our floors. But, they'd allow us to go through their vendor and repair the floors ourselves. They want us to pay to repair the floors for damage caused before we moved in. In addition to this, the bathrooms constantly smell like cigarettes from other residents smoking in their unit, and the smell comes straight through the vents. If we try to open the windows, they get stuck and maintenance needs to come in with a block of wood to bang on the windows to temporarily fix them so they will shut (until I want to open them again...) There were chunks of food, garbage, and hair throughout the kitchen and bathrooms upon move in. The washing machine's hot water setting doesn't work. The parking garage cost has gone up twice since we moved in. The office announced a $75 lock-out fee because they do not want the inconvenience of helping their residents (and refuse to give us a spare key; there's no way to make spare keys with the lock system in place here). The majority of the front desk staff don't wear a mask, and nobody is enforcing mask wearing in elevators or other common areas. Yeah, the view's nice. But before anybody gets too excited about that- looks like the view is about to be blocked once 1000 Michigan goes up.
The management company is the worst we’ve ever had to deal with at any luxury apartment. Hardly any monitoring of guests coming in and out, probably why there was a shooting in a unit last year. Not to mention the constant smell of drugs and cigarettes accompanied by loud obnoxious partying consistently. The management company doesn’t care about the safety of the residents and only cares about rent being paid. Too many issues with cars getting broken into in the parking garage or stolen and the management staff doing absolutely nothing. There’s a list of issues with this place and the management that goes far beyond this review. Don’t waste your time or money renting at this location, the amenities aren’t as great as they appear nor the excessively high amount of rent they are trying to charge in an area that is unsafe.

We have just moved into this wonderful apartment. Besides the wonderful views of the skyline and lake, I'm really impressed by the staff from the leasing office. Yesterday we had some unusual requests regarding the apartment, which we weren't expecting any work-around, but resolved in just hours (should have taken days) with the help of Bobby and other staff in the leasing office. Thank you guys very much!

This place could be the dream place to live if the management was taking care of enforcing the rules they wrote themselves. The building rules clearly say that tenants should respect quiet hours from 11pm, which my neighbor doesn't seem to understand. That would not be an issue if the management would do something about it but, despite numerous emails, they claim they are "handling" the issue without any concrete results. I am accumulating a huge sleep debt because of the constant loud noise. This place has become a nightmare

I visited this property and fortunately one of the residents was in reception, as we waited to see the property manager she told this had become a really bad place to say because of the illegal substance abuse and the partying that goes on, she even thought someone was dealing drugs from one of the apartments. I decided to look elsewhere !

These reviews are almost certainly being written by staff, management or those being paid to review this property. This establishment has become nothing more than a skunk weed and party place for the 20 somethings. I have lived here for 3.5 years and it used to be pretty good, but the management lost control during Covid and allowed very poor tenants to enter the building and now they cant evict them. Please please please stay away there are far better alternatives without the issues they have here !!

I moved here from a former apartment bldg in the area and the difference is astounding! The moment I walk in it had a "home" feel with dogs playing and people laughing. The door staff is as nice as they come "Nikia is awesome" and the office staff is extremely helpful. Moreover, the amenities are literally insane! 40th floor rooftop view is mindblowing. I will live here for a very long time.

Hello,We are so pleased that your living experience at 1001 South State has been so positive! We strive to make you feel welcome in this exceptional building. Here's to many more years together!
Pros: The units are beautiful and really well laid out. The amenities here are also really nice. The door staff is exceptional - they're incredibly helpful, accessible and polite. The same goes for the maintenance crew. Cons: Naturally, the amenities all get packed pretty quickly, and you're only allowed two guests per resident (or unit, they're a bit unclear) - so no big parties - unless you rent out the club space on the 40th floor. Residents bring personal trainers (or personal trainers that live in the building bring clients) to the gym and it can make for awkward maneuverability. Also, the amenities on the 5th floor (the pool deck and game room) are apparently able to be rented out to third parties and you (the resident) are not allowed to use that space - this happened recently with about 5 hours notice on a Friday. Ultimately, the biggest downside is the enforcing of the rules. The Property Manager seems to have certain rules changed and enforced at her discretion. I respect the necessity of rules, but they lose potency if their application isn't across the board. She also isn't very accessible. After no response to an email, and virtually never seeing her around on the property, I've given up hope of ever discussing anything with her. Overall, I honestly struggle with the idea of re-signing my lease here strictly because of the property management. I thoroughly enjoy my apartment and the location, but I pay way too much in rent to be treated like a child or to have amenities I pay for taken away from me with 5 hours notice because the property manager rented them out. For these reasons, I also don't think I would recommend anyone I know to move here.
