Management/leasing office staff are always friendly and helpful. Good communication with residents. Activities every month. I had a lot of work stuff to do this month so the onsite community computer/printer was incredibly convenient.

Leasing management is great. Location and amenities are best in class. The reason for 4/5 stars is cleanliness upon move in. We did not get to view the apartment until after we signed a lease. After receiving our keys on move-in day, is when we discovered drywall dust, everywhere! The countertops and cupboards were covered with several mm’s of it. The windows and blinds looked like a construction zone. We delayed moving in by two days to allow them time to clean but it still wasn’t to our standards and I now have to bring in my own cleaning person. My reserved parking spot has had someone parked in it for the last three days as well, so I can’t use it.

I couldn't be happier with my experience here. The location is perfect, with easy access to everything I need, from shopping to dining and public transportation. The neighborhood feels incredibly safe, which gives me great peace of mind. The amenities are top-notch, offering everything I could ask for, from the gym to the pool and community spaces (although I wish the pool was open all year long). It's clear that a lot of thought has gone into making sure residents have everything they need to feel comfortable and at home. What really sets this place apart, though, is the staff. They are always respectful, professional, and quick to respond to any requests or concerns.

People do not clean up after their pets. There also seems to be an issue with people that own larger dogs not knowing how to control them or keep them on a leash at this location. Staff is always helpful. Negative is more so about the lack of consideration for your fellow neighbor.

We have lived at 101 W Cross Street in Federal Hill for about a year, experiencing both the good and the troublesome. While the professional staff and excellent location are commendable, several critical issues, notably extreme noise pollution, privacy and security breaches, and poor upkeep, have predominantly marred our stay. Positive Aspects: 1. Professional Staff: The staff at the leasing office has consistently been professional and courteous, providing a pleasant interface with management. 2. Location: The location offers outstanding walkability, which significantly enhances the convenience of daily life. Key Issues: 1. Noise Pollution: Noise pollution at 101 W Cross Street in Federal Hill WILL significantly disrupt your daily life, most notably if you work from home. The continuous, loud noise from nearby train tracks—never disclosed prior to leasing—coupled with poor building insulation magnifies street noise during weekends and game days. Noise from the corridors further disrupts the peace, creating an environment far from serene. 2. Maintenance and Building Issues: Significant maintenance lapses have been a constant challenge. The most alarming are unauthorized entries into our apartment, despite clear instructions against this. Such privacy breaches erode trust and raise concerns about our security, highlighted by an inadequately addressed break-in incident in another unit that was dismissed as a mistake. Persistent issues like an extremely loud air conditioning unit and frequent bathroom clogs take too long to resolve, with some fixes only hastily addressed as our lease approached its end. 3. Cleanliness and Upkeep: Cleanliness and upkeep standards are disappointingly low. Common areas are often neglected, with dog urine in elevators and trash overflowing in rooms designed to contain it. These conditions detract from the building's aesthetics and hygiene, reflecting poorly on management's dedication to maintaining the property. While there are undeniable positives, such as the professionalism of the staff and the prime location, the severe issues we've faced are too significant to overlook. By addressing these matters, I hope the management will take decisive action to resolve these problems, enhancing the living conditions for all residents.

Dear Anonymous, thank you for taking the time to leave feedback about your experience with us. I've been in close communication over the past two weeks with you both as we discussed your intention to renew because you enjoy the community, but I was unable to work out the rate you wanted. As part of our efforts to ensure your concerns were addressed, I was happy to walk with you to review your concerns, some of which are noted in your feedback. Can you please contact me to discuss any unresolved maintenance concerns? According to our correspondences this week, our supervisor was able to help with the concerns and the final item (new blinds) will be installed upon delivery. Please also include clarification on how the service was completed hastily, as I took as much time as needed to review your maintenance tickets in-person with you, and then had a meeting with our maintenance supervisor to ensure he had a clear understanding of the items we discussed. These concerns should have been thoroughly addressed by maintenance, but when you weren't satisfied, I wish you had reached out immediately so I could have supported you sooner in finding a resolution, especially for your concerns about the hvac fan blowing too loudly during your virtual meetings for work. However, I wasn't aware until you contacted me to discuss the issues at renewal offer time. I am surprised to hear you were not made aware of the nearby train on the W West Street side, but genuinely trust and understand that you didn't know. When touring, we are very transparent with providing details about the area, especially when one works from home. I'm so sorry we fell short when leasing with you last year. Even for your renewal, I disclosed a new community will be starting work soon and asked your thoughts on transferring to another apartment when the pricing is more aligned with your preferences. We take apartment entry instructions seriously and as discussed with you recently, our team will do better, even during mandatory installs such as the nest thermostat upgrades. There was no break-in to another unit, but we assisted in every way possible when a visitor entered the incorrect unlocked apartment. Please email or call me to discuss how this was inadequately addressed, we have always been transparent to any events or concerns by sending a building-wide email to let residents know and tips to being proactive. In this instance, always staying with your visitors to ensure and keeping doors locked. We're aware of some residents not being responsible pet owners and are working to add a camera to the elevator near the dog run as it seems pets aren't making it to the rooftop from time to time. Anytime this happens, please notify us and we will urgently rush to clean and sanitize. Can you please provide more information about common areas being unkept? In terms of trash rooms overflowing, we also need to be made aware of when this occurs so we can investigate. We increased trash service pick up by Waste Management and there is no reason trash rooms should be full. We walk the property daily, and we have a cleaning contract six days a week. Providing us with this information will help us improve the resident experience. The more we know, the better we can adjust and implement change to ensure consistency every day. There is no larger priority as a management team than to advocate for our residents and maintain and enhance the community. So far a great place to live. Close to a lot of bars/restaurants in Fed Hill, and very easy to get on the highway from here. Great people at the front office that always greet me and ask how I'm doing. Quiet neighbors. Haven't had any issues with my apartment or any of the amenities.

Moved in fairly recently and love this place so far! So clean, the staff and management are awesome, The amenities are great! The only suggestion to make this place even better is adding a trash can by the front door. I was also pleasantly surprised that there is a calendar of community events and events around the area in the elevator.

In my time here I can't name much I dislike about the experience. The units are up to standard, multiple amenities to take advantage of and great location near some of the cities best attractions. My only con is the occasional rowdy tenet that play music into the night as I'm trying to sleep. I'm sure that's not a building problem as much as my specific unit because located directly above theirs. Overall I'd recommend to anyone searching for housing in the area

Been here through two different management companies. The first one hosted more events by far, which is appreciated. The second company is more lenient about many things, they are very professional but could do more for the community. Only problem is some newer residents are obnoxious/noisy while others leave dog urine in the elevators. Beautiful building just always needed more art & color.

We aim for two resident events monthly and are typically able to accomplish this goal. In terms of doing more for the community, we would love to hear your thoughts and recommendations! We're coming up on our second-year anniversary of managing 101 Cross Street and have accomplished a lot. The next item is addressing the hallway carpets, which has been in discussion and a top priority for six months. We completed services that were not completed in the five years prior to us managing, including window washing, dryer vent cleaning, and garage power washing. We added 20 visitor parking spaces (free of charge, reservable in the resident portal), added a 1,200SF roof top dog run, will have our new (second) package room completed in the next 45 days, as well as adding to the rooftop (including a mural!) and seating, stringed lights, etc. We also received our new televisions for the theater room, lounge kitchen, and lounge living area. Great place to live but hallway floors are all kind of stained. Other than that great amenities, good location, good price. Depending on what apartment you get it might be a little annoying to walk from the parking garage

We're in the process of scheduling a major hallway carpet cleaning; we had to find the right company with the right equipment. We tried two companies and the stains resurfaced within a week, the third company has a better and more aggressive approach, and we hope to have this started soon! I love living in this building! It's in a great location, quiet, plus the amenities are amazing. You truly get a bang for your buck- there's a nice sized gym in the building that is never too crowded. Two blocks away from restaurants and bars!

I’m super disappointed with the change in visitor parking. A huge part of why I agreed to pay so much to live here was that it would finally be easy for my friends and family to visit me in Fed Hill. I was promised that guest parking was easy and free in the garage and that only lasted a few months. This is a huge hassle on an already flawed system that other bozzuto buildings don’t have to put up with. I’m very disappointed and if this new policy keeps up, I will not be interested in renewing a lease. If someone visits me more than 14 days in a calendar year then they’re on my lease? Come on. I can’t reserve a spot for more than 3 days and I can’t do it more than 30 days in advance. This is a huge waste of my time as there is never a shortage of parking on the seventh floor. I can’t have more than 2 visitors. The whole seventh floor should be visitor parking. Anyone without a decal parked elsewhere should be towed. We shouldn’t have to clear our company with you like we are children.

Other than rent being pretty pricey, I love this apartment complex! The amenities are so nice, I love the pool, gym, dog run, and dog wash area all in particular - they add so much convenience in my day to day. Not only that, but they are so nice. The staff are very friendly and the building is very dog friendly. I can’t envision myself leaving this apartment complex, it really has everything I need.

I have been here for almost a year now and could not be happier. However, I was a little disappointed when they changed the guest parking policy in the middle of my lease. Other than that I have no complaints. Maintenance responds in a timely manner and I feel completely safe in the building. I also love how dog friendly the building is. Having the dog run in the roof has been amazing so that I don’t need to leave the property in the middle of the night to take my dog out. The amenities are well kept and nice to use.

101 W Cross St have been our home for the past 2 years, and it has been an amazing experience, everything is clean and taken care of, they just re-painted the entire first floor, the gym and amenities are nice, the staff cares about the residents, they do a bunch of nice events in order for the residents to interact and get to know each others, they have game nights as well and give away gift cards and even tv, toasters and big gifts to winners, it’s a great environment, people are respectful, everyone minding their own life and business type of community. The maintenance is great and work fast and with quality, TJ and Chris are hardworking and are always available to help, you can open a case on the app and they will came to solve the problem right away. Besides the increase in the rent price that was over $500, and the noise of the train and the hallway, we are really happy and enjoying our time in the building.

The staff here go above and beyond to help meet all of our needs. I also love all of the people I have met in this building. So happy here. The building is very secure and feels safe. I do wish that we got more updates about security info but I have seen the staff working endlessly to improve security for the residents. Amenities are wonderful. I truly feel like I am getting the most for the money that I pay.

I love living here. I feel at home. Since , moving in October I have no real complaints about the property. While pricey, I literally joke that I pay for peace. It's pretty quiet. The janitorial staff keep the hallways, etc clean daily. I, also, love that I do not have to deal with the smell of cigarette smoke,etc. like I had to in my old rental property. I am not a smoker, preferring that I do not smell it. I love quiet hours and the respect of tenants here with abiding by it. *Be cautious with trying to get home during game season at the stadiums, because traffic blocks streets off.

I honestly haven't been here for too long but there's nothing to not love about this place. The building is pretty modern with nice wooden floors, tall ceilings, new applicances and right in Fed Hill. And the maintenance crew, specifically Chris, has been awesome since the very first day I moved in. There are other perks about living here include the indoor garage where you can park on your floor - super convenient for unloading groceries, the outdoor space, the mail room lockers, the laundry in unit, but honestly the staff (also shouting-out Stephen for making the move possible) has a huge reason for why this is such a great place to live in, especially if it's your first apartment in Baltimore!

I have lived here almost a year now and just renewed my lease for another 18 months. My time so far at Hanover Cross Street (even in the midst of a pandemic) as proven to be an incredible living experience. The staff is always helpful, the building is clean and well-kept, and the amenities and spacious layouts are unmatched. The high ceilings throughout the building are a complete game-changer as well - you really don't realize how much so until you tour other buildings! When it came time to renew, I reached out to the front office and was immediately assisted by DJ, who worked diligently with me to secure a renewal that worked with my budget and left me feeling excited and confident about an extension. Not only were her responses swift and extremely helpful, but she went to bat for me, as I'm sure she does every day for her residents. Thank you to DJ and the rest of the staff at Hanover! I'm looking forward to more time here at Hanover.
I am selling a 4-bedroom house in Baltimore and I decided to downsize. I probably looked at more than a dozen properties. Ultimately, I found a house to rent that provided the space I needed. But, boy oh boy, the folks at Hanover Cross Street made that decision very hard to make. The units I looked at there were outstanding. Beautiful finishes and well designed. But even more than that, the staff is outstanding. From being greeted warmly and professionally, to giving me a personal tour of the building and grounds, to securing for me a very strong price offer on a 2-bedroom unit, the staff at Hanover Cross Street went above and beyond. I had to think long and hard before I went with the house. I will tell everyone who asks, if you are looking for a new apartment, check out Hanover Cross Street first. It's a somewhat hidden gem that you need to find!
