Property Ratings at 101 N Ripley
I've lived here for years and I'm counting down the days until my lease is up. Contractors have keys to your apartment and walk in unannounced and without notice (seriously, you'll wake up in the morning or get out of the shower and there will be a stranger in your apartment), hallways smell like garbage and pet urine, there is a SERIOUS mouse and cockroach issue (see other reviews), there's a mismanagement of utility charges so you'll see random and inconsistent charges on your monthly statement. This is just scratching the surface. Front office staff gaslight you and arent able to answer your questions about your lease or the utility charges. They get you into your apartment then leave you to fend for yourself with the mice and roaches.
Don't move here! There's mice and they don't do anything about it! Last year we found 15 and supposedly they fixed the problem. Now we are finding more in the kitchen! It's disgusting! Also there's always trash in the hallways that you can't even go up the stairs and smells , and black thing is coming out from out air ducts.

I like this place but have to move because I bought the house. This building is quiet, has green trees, and has good neighbors, close to everywhere. The thing is a significant reason for five stars rating is the management staff. Melissa and Myra are both supers, very friendly. All of the problems got solved fast—such a great experience for me.

We moved in less than a month ago. When I viewed the space, I was shown a model unit since my unit "wasn't ready". I was told my unit would be renovated. After getting the keys and coming in to check out my new apartment, I found that the unit was not renovated, and there are cockroaches everywhere. I reported it, and was told pest control would be by the next day. No one was in my unit the next day and when I called, the office manager argued with me and said that they were. That they had sprayed a gel in my cabinets- that were filled with food.. so essentially my food was covered with pesticides if she was correct but I wasn't to worry about it. Since then, after complaining to the property manager, her response was "I'm sorry to hear that, we will keep sending pest control". So in the meanwhile, my toddler and I are just supposed to deal with it. Under my kitchen sink, there is a hollow space that has been covered with a plastic sheet that is drilled in. They also have "valet trash" which is the most disgusting thing I have ever seen in an apartment complex. You are to place your trash outside your front door after 6pm and two guys in a nasty pick up truck will pick it up between 6pm-9pm, however, you're not required to bring your trash receptacles inside until 9am the following morning. So it's acceptable to keep trash bins in the halls from 6pm-9am. No wonder there are cockroaches. This place is disgusting. And I do not plan to just sit and wait for these careless property managers to fix anything.
I am more than pleased to mention the cordiality of the management staff. I do honor the lady who sits in the front desk with a warm smile on her face (who wears reading glasses, speaks Spanish and simply smiling). I enjoy this property, it makes me proud to call Alexandria home. The leasing staff is very happy and helpful. The property is clean, and I enjoy the neighborhood and neighbors. It is located nearby the highway and close to local shops and schools. This property is ideal for families, looking to rent as opposed to buying.
The place had my fiancé and I intrigued, but management lied to us about the rent from $1300-$1600 for a 2 bed 1 bath. Poor layouts made it impossible to arrange furniture and the matter if the fact to much for so little space. Parking was a complete joke, no one in management could get it right. My car was towed twice in one month. Mice tried to get in but we stopped them luckily at the source. If this could help anyone save your money.
This is one of the least expensive complexes in the area, and you wouldn't know it from the inside. My apartment is clean and renovated, with new appliances and fixtures. The staff was very quick to correct the few issues that weren't up to par when we moved in (a few light bulbs needed to be replaced), and has been very friendly and helpful in all of my interactions with them thus far. The location is excellent if you're commuting by bus or trying to get on 395 to go into the city. The metro is a short trip away. There are multiple shopping centers within a five minute drive for routine needs. I like that packages get dropped off at the office instead of sitting out in a common space all day. Pet fees are also much cheaper than other complexes in the neighborhood. Part of the reason it's so inexpensive to live here is the lack of amenities. Unlike many of the neighboring complexes, there is no pool, no shuttle to the metro, etc. There is a playground that seems to be underutilized. The biggest negative thing I can think of is the parking situation. Each apartment gets one assigned parking space, regardless of how many cars you have. There are only a handful of visitor spots, and they always seem to be full. Street parking also fills up very quickly in the afternoons. They've just opened up a second lot in the rear of the complex, and these reserved spots cost an extra $100 per month. The price seems a bit steep, but there was a big demand for more parking. There is a lot of foot traffic on the back half of the property from people passing through from the park to get out to Duke and Van Dorn. The new parking lot would feel a lot more secure if they fenced it in to force people onto the sidewalks.
