Asked about 101 Warren, a 33-story, Skidmore, Owings & Merrill-designed building that debuted in 2009, Elegran/Forbes Global Properties agent Christian Rogers is definitive: "It is the building that activated what then became a very important part of Tribeca," he says. "I tell people it made this part of Tribeca what it is today." The 227-unit residential tower is part of Edward J. Minskoff Equities' more than one-million-square-foot mixed-use development in the neighborhood, a project that garnered attention and accolades even before it was completed. Offering a diverse suite of residence styles to buyers — including duplex penthouses, single-level apartments, open-plan residences and bi-level units with covered terraces, or "loggias," — the condominium provided alternatives to the fashionable downtown neighborhood's traditional housing stock of loft conversions. Sales reflected a pent-up demand for new options in the area, with 40% of the residences sold in 60 days. Real Estate Finance and Investment named Minskoff 2006 "Developer of the Year" for the "unique and notable" project. Two critical decisions bolstered the development's success, says Rogers: Securing Whole Foods as an anchor tenant, to ensure street-level activity, and sacrificing 5th-floor residential square footage in favor of indoor/outdoor amenity spaces filled with natural light. Another longtime commercial tenant was Barnes & Noble Booksellers, which closed in January of 2024, but a SoulCycle now occupies a sizable storefront at the intersection of Warren and West Streets. And for a headline-grabbing “wow” factor, the developer enlisted landscape design firm Thomas Balsley Associates to create a forest of 101 Austrian Pine trees planted in river stones on the fifth-floor deck. The eclectic inventory at 101 Warren is designed to offer different layouts and features that cater to a variety of buyers' preferences and needs. Two fully staffed, separate lobbies serve the building, one at 101 Warren and the other at 99 Warren, which houses a boutique collection of duplex "townhouses." One- to four-bedrooms range from 950 square feet to about 3,000 square feet. One-bedrooms ask $1.7 million to $2.3 million, two-bedrooms list for about $2.5 million to $4 million, three-bedrooms are priced at $3.3 to $5.8 million and units four-bedrooms and larger list for $6 million and up. Common features include Brazilian walnut floors, ceilings of at least 10 feet, floor-to-ceiling windows and dramatic structural piers. Many homes include outdoor spaces in the form of decks, small terraces and in some cases, awe-inspiring, double-height loggia. Homes provide views of Washington Market Park, downtown Manhattan and beyond, and the Hudson River. Balthaaup b3 kitchens are equipped with a Sub-Zero refrigerator, Miele dishwasher and range and wine refrigerators. Primary bedrooms include walk-in closets and en suite baths with a Duravit soaking tub, separate rainfall shower, Wenge wood vanities, Dornbracht fixtures, marble floors with radiant heating and custom glazed ceramic tiling. Units include a washer and dryer. Some homes may offer different or upgraded features and finishes due to previous residents' renovations. Services include a 24-hour door attendant, concierge and attended parking at an on-site garage accessible through the lobby. Potential buyers concerned about amenities dating to 2009 should know that the condominium's extensive suite of shared spaces received a comprehensive overhaul in 2020 from Clodagh Designs. "It's one of the best investments the board made," says Rogers. "People walk in and are pleasantly surprised. They say, 'Wait a second. This is really, really nice.'" The amenity floor, measuring more than 9000 square feet, contains a lounge with a fireplace and screening area, a large indoor/outdoor children's play area and a conference/TV room with a catering kitchen. Wellness spaces include a spacious, glass-walled fitness center managed by "The Wright Fit," a yoga/Pilates studio and a spa area with a treatment room, sauna and steam room. Outdoor spaces on this level include a large seating area off the resident lounge, an area off the gym for exercising outdoors and a more tranquil area in the pine forest. The condominium is located in prime Tribeca, with the Financial District and Battery Park City a short walk to the east and west, respectively. Nearby shopping and dining can be found at Brookfield Place and Westfield World Trade Center at the Oculus. Parks nearby include Rockefeller Park in Battery Park City and Battery Park to the south. The bike- and pedestrian-friendly Hudson River Greenway runs along Hudson River Park one block away. The building is two blocks from the 1,2 and 3 trains at Chambers Street, and additional subway stops within a few blocks include the A, C, E, 4, 5, J, Z, R and W. The PATH train can be caught at World Trade Center Station at the Oculus. Ferries to New Jersey stop at the Brookfield Place Terminal in Battery Park City, the West Side Highway provides easy and quick access to points north and south and the Hugh Carey Tunnel offers connection to Brooklyn.
