Property Ratings at 101 Wells
In my years living here my place was flooded multiple times. To “fix it” they put a fan in my apt to dry it which didn’t work and led to mold. Then when I moved out, the new apt manager Kate Ruff tried to pretend that I owed an extra month rent and then refused to answer the phone or email when I disputed it. The place is also full of trash outside and smells like it inside. The nice location isn’t worth the disaster or management
Rodent (mice possibly rats) infestation! Ongoing rodent infestation since January 2021. Sadly maintenance is terrible here as they cannot keep a permanent crew. Turn around rate is high. I have had a rodent problem with this place and have complained numerous times. There only fix was to spray a bunch of unsightly sealant in my kitchen along floorboard which looks horrible. I am a very clean person and to have this situation ongoing fro almost 8 months is ridiculous. It has been so uncomfortable and stressful living here. This is a health hazard for myself and everyone else living in that is complex! I plan on filing a formal complaint with the courts and putting rent into escrow until I can move when my lease is up.
T his building is ?basically like living in college dorm. My husband started working down 95 so we decided to leave Canton (dumb idea) to get beyond the tunnel for commuting. It’s a good location next to 95, but you can’t comfortably live here or enjoy it if you are over 25 years of age. Cons to keep in mind: -There are insanely loud parties every fri/sat night. I felt like I teleported back to college. You will hear your neighbors loud music (I mean every single word) through the walls and their commentary during a game of beer pong. Or wake up in the AM to a pile of puke in the elevator or outside the entrance - The hallways either smell like weed or cigarettes. Management sends emails reminding people this isn’t cool, but nothing has changed - Dog poop all over the grounds. No one picks up after their dogs -Trash rooms stink, overflow, and fill with fruit flies -The big windows are nice to look at but are OLD and the draft during the winter will cause your electric bill to skyrocket -No one wore masks in the elevators in the middle of a pandemic and management never mandated it like other buildings in area. They provided a “suggestion.” -Our AC broke twice and of course on the hottest days - Buy a SOLID pair of slippers because the splinters from the wood floors will rip your feet up -The Package room is a disaster and totally unorganized. We ended up opening up a local mailbox just to get our stuff- I rather pay than deal with that mess Pros: Price Space Large parking lot - one space free per unit Close to 95 We are not renewing and can’t wait to get out of here. If you miss the good ol college days, this place is for you.
Looks nice from outside and the old property manager was good when she was around. The new manager is horrible at her job and acts up out when simple tasks like clean hallways and non smelly trash rooms are asked for.
I've lived here a few years now. AC/heating issues as well as insulation is a real problem here (especially if you are a unit on the ends attached to the crumbling vacant building). But most importantly there are issues with lead paint certificates/inspections, mold from water leaks, and UTD elevator inspections (current certificates expired early Jan; also 2nd time in 6 months these are expired). For instance - a room in my neighbor/friends apartment has mold/water marks from water leaking in at the wall. This same spot has been painted over (repaired to management standards) and of course reappeared months later. As a result of painting over mold - both individuals in the unit had issues with asthma. In addition an NOD was served to management. They were told a roofer is coming - no one has come to fix the leak - so most likely it will be painted over when they move out for new unknowing tenants. 2 months after serving management with a Notice of Defect (sent by Green and Healthy Homes Initiative for an expired lead certificate, peeling paint, mold, etc.) no UTD certificate or repairs have been made. Though they have had an inspector come twice to test for lead as the first test had inconclusive results in the HVAC closet - Not exactly reassuring as a tenant here. Finally, the most intrusive concern is that management helps themselves into your unit. Not just to make repairs that are authorized from the online portal. Several instances can be cited but here's an example: My friend in the 103 building who lives alone (female) has come back to her toilet seat up, with urine in the toilet from a worker making repairs (at least flush smh). Another couple in 101 installed cameras that turn on when workers enter the unit (something management was unaware of - after watching them in her unit I started feeling uncomfortable about leaving anything valuable out at home (when you're scared to leave your belongings in a locked apt that you pay for, its time to go). It's unclear whether the problem with management is due to the individuals that have oversight in this location/region or if its because the management company is a larger corporation and limits their ability to be responsive by implementing strict budgets and spreading staff thin in multiple complexes in the area. To be quite honest I suspect its a bit of a mix - but local management definitely could improve by at least proofreading/fact checking prior to responding to emails if/when they do respond.
If I could give negative stars I would - 101 wells is a great location and the units themselves are larger than most for the price in the area. But that's about the only positive thing about this property. The management company is a total joke and will make up any excuse to not resolve an issue - you have rodents in your unit? Its because you have a dog; Your AC or heat doesn't work? It's because you clearly don't know how to operate a basic thermostat; Management left your doors unlocked and utilities on? You must have done and forgotten. The on-site as well as the regional manager are probably the least educated individuals I've ever encountered. If you are going to be non-responsive, flat out lie, and/or be deceitful - at least be smart enough not to put in writing things that are later rescinded. But despite all of the issues the #1 concern is that they are out of compliance with FEDERAL, STATE, and CITY LAWS RELATED TO LEAD PAINT. Individual units are supposed to obtain full risk reduction certifications upon tenant turnover and tenants are supposed to receive copies of said certifications as well as educational materials. There are at least 6 units that are in violation and i'd guess that the majority are. If thats not cause for concern - the lead paint hazards in the common areas, structural issues (crumbling stairs and walls), and the fact that they allow uncertified individuals try to quick fix the problems (another violation when it comes to lead paint) is absolutely negligent and without regard to any of the tenants individual health and wellbeing. STEER CLEAR OF THIS PLACE.

The management is responsive/friendly and there is convenient parking and okay amenities (gym, basketball). The apartments are also a very good size. However, there is a reason it is cheaper than the other nearby apartments. The units are older and the building is not extremely well maintained. Hallway carpets have stains, many apartments have extremely old wood floors which look cool but have giant crackers that make it uncomfortable to walk on and hard to clean. My biggest complaint is that we have had very serious HVAC issues with vents in some rooms not working and the entire HVAC unit not working on several occasions for weeks at a time.

Our staff consists of two porters who handle the daily upkeep of our grounds & common areas. I will speak with them directly to ensure they are following our protocol daily. We have our hallway carpets professionally cleaned on a quarterly basis as we have many move ins and move outs that take place each month. Many of our apartments are equipped with hardwood floors. The hardwood floors are the original, historic floors from the 1800's when the building was 1st built. If you have large gaps in your flooring that need to be addressed, please submit an online work order as we are happy to inspect & resolve best we can. As for cleaning, we suggest vacuuming the floors and then mopping with a product such as Mr. Clean for best results. Each apartment has central heating & air conditioning. Recently, we had our system changed from Winter to Summer and when doing so, an issue arose causing a property wide shut down. The outside contractor hired, did make the necessary repairs and has the system running properly. If you feel that your individual unit is not working to the best of its' ability, please submit an online work order as that gives us permission to enter and inspect/repair any issue. Do yourself a favor and spend some more money to live in a more expensive apartment building in fed hill than here. Management refuses to accept responsibility to take care of community temperature control, pest, and security problems. If enough residents hassle them they will take care of issues on specific floors/units, but not throughout the entire building.
