Apartment complex has gone downhill with new management. Loud neighbors, especially if you live underneath anyone. Bugs are common, and pest control doesn't come out enough to address the issue. People smoke throughout the complex, directly going against the lease agreement, but the management team does not care. It's the least peaceful apartment I've ever lived in.

This complex is smaller, which is nice. If you live on the second floor, it can be peaceful. It is close to many things in Winter Springs. Communication within the office could be better. Terry, with maintenance, is top notch. He is friendly, personable, and goes out of his way to help you.

When I moved here 7 months ago only one person worked in the office and it was a mess. Although in the past months they have hired and trained new staff who have been excellent. Maintenance does sometimes take a while but every staff member has been extremely helpful and welcoming during my time living here and it's become much nicer. It honestly has completely changed since moving in and i'm really happy it has. Being a UCF student, I think this is a great place to live with all honesty it was awesome, especially if you plan to live alone (my bedroom was huge and for a good price). I really loved 1020 and will miss it!!!!

DO NOT MOVE HERE! This place is horrible, disgusting, careless, overpriced. If I can give it zero stars I would. NEW MANAGEMENT IS SO UNPROFESSIONAL, RUDE and does not care for residents nor the complex. Gate is always broken, dog poop everywhere, more people smoking weed in parking lots, pest problems they don’t care to fix. Maintenance sucks. All they are good for is taking your money in which the apartments there are not worth all that rent money. Do yourself a favor and look elsewhere especially if you have a family. We couldn’t wait to move out of here.
Lived here a year ago, new management is terrible. No one is ever in the office. Dumpster always piles up with garbage to the curve, you can smell it in the morning while you have fresh coffee. Cockroaches. Dog poop everywhere. Do not recommend living here. You could do better.
First of all it could only give 0 stars.. even worst now with that new management there. Ugh! The worst. Roaches all over no matter how much you clean, people leave their dog poop all over the place. Some how they find a way to Stay with Your Money!!!!!!! You will never see your deposit because they will find a way to keep it. I moved out gave my 30-60 day notice and on top Seminole care paid 3 months after I moved out. Guess What. They kept the money from Seminole that belonged to me. I emailed them and nothing.... Please do not move here it would be the worst decision you make. The only thing is the town because you have walking distance from a lot of things.. other then that Disgusting Place..... duck poop everywhere people smoking weed like nothing. Even in the pool area where supposed to be a family area you see people with Hookah smoking.....
I have only lived here for a short time, but it didn't take me long to know that this a first class apartment complex. The grounds are clean and well maintained. Service requests are done quickly. The apartments are spacious and modern. The office staff is professional, courteous and go above and beyond to address your needs and concerns. I would, highly, recommend this complex if you are looking for an affordable, well maintained apartment.
New management took over in June 2019. Our landscaping service turned into horrible lawn service. I get grass all over my patio and they no longer blow the leaves and pine needles out of the parking lot. The gate has been broken for at least 3 months now, but they had the $ to install new thermostats and low pressure shower heads. Completely ridiculous! I cannot wait to move out of here!!
Our experience here was horrible to put it lightly. In the 7 months we lived there, we had to call the police 2 times and saw police officers show up an additional 4 times (from when we did not call them). People smoking weed in their cars for months on end with staff doing nothing about it. The floors- oh my the floors. HORRIBLE! We could hear every. single. foot step. from. the. neighbors above us. I have all the videos still on my camera roll from nights and nights of hearing our neighbors walk around. There were two different residents that lived above us in the 7 month span because of the creaking noise. They just move new people in hoping it will “get better”- Yet they never fixed the flooring before moving new people in. Eventually they stopped responding to emails about concerns and questions. When you walk in they act like you never sent them in the first place (I got receipts!!) The only reason I’m giving one star is due to the fact that they broke the lease without much trouble. We were on the second floor so maybe it would be better if you were on the top floor with no one above you? I held my tongue for reviewing for a while. But I decided it would be more beneficial for potential movers to know now what we endured before they sign the lease. I do have to say, the maintenance guy Scott was always so nice and helpful. Marnie stops responding to emails. Didn’t know Johnathan much. I definitely encourage people to shop around. For $100 more a month, we found an amazing apartment that we absolutely love. Don’t settle like we did!

overpriced, roaches,management doesn't care about residents..moving when my lease is up.
If i could give zero stars, I would. I have lived here happily for a few years but since ZRS has taken over, things have gone downhill fast. Yes, they may have painted the buildings and installed new appliances but everything else has gone to pot. The grounds are filthy, the grass is hardly ever cut, the lights in the stairways no longer work, there's trash and cigarette butts left all over the place, broken glass in the hallways, oh, and my favorite part, I see over 10 roaches every single day in my apartment and they are everywhere outside the building too. Up until a few months ago, I never had this issue. I think I saw 4 roaches in total over the years that I have lived here. Now, I'm lucky if I can go into the living room or kitchen without seeing a few scurry away. I put in a call for pest control a month ago and they never came! My favorite part is that they moved my request to the "competed" pile. So the roach issue is now an infestation and I am being forced to deal with it myself and pay out of pocket. I keep my apartment as clean as humanly possible so this isn't my doing. Also, I've always considered this neighborhood to be pretty safe. I never felt on guard if I had to walk around the community at night. That is no longer the case. There has been a very obvious shift in the kind of people that have been moving here. There have also been times where I have seen tenants and/or visitors use drugs right out in the open during the day and night. Not at all happy about that. This place is a nightmare so I would advise you strongly to look at other rental communities.
I have lived here for a couple of months now and I have been happy with my experience thus far. I barely ever hear my upstairs neighbor and when I do it is just light footsteps, I have never heard the neighbors on my side. I have lived in multiple communities in the area and sound wise this neighborhood has been the best. There is a good mix of people in the neighborhood too, I see families running around or playing at the play ground, there's and elderly couple living on one side of me and then of course plenty of college people. the apartments inside are very clean, my only problem with the apartment was when we were moving in getting certain larger items down the hall into my bedroom was quite difficult, but not a huge isssue. we are living in the 1/1 deluxe if that helps. The appliances aren't brand new but they work fantastically and I have yet to have a problem with them. the counter tops in the kitchen are a really pretty faux granite and the floors in the wet areas are faux wood. The French doors to patio are really nice, only one side actually opens though and the other acts as a window but they look great and provide great lighting into the apartment. I was actually worried it would look dark inside but it's very bright, also the walls aren't stark white which was another thing I was big about. There are dogs in the community of all sizes but there are specific dog walking areas that everyone seems to be really good about using. As for the staff they are really kind and very helpful, the maitenece will come within what they say is 48 hours but when we have had something they came within 24 and took about 20 minutes to fix it, and they actually fixed it. Ebony in the front office is very helpful, she's always willing to help and answer any questions and she always gets back to you fairly quickly. I don't have any ligitimate complaints about the complex the only reason I gave it 4 stars is because of the hallway, that and the intersection to get into the complex can be a pain during rush hour, but that's not anything controlled by the complex as far as I know. Also I have always felt safe here, I know I saw complaints about cops? however I have never seen one, and I have never ever felt unsafe here.

This apartment complex is nice because it is family friendly and not a college apartment, yet close enough to UCF that I can make it to classes. Staff is so nice.
The Columns at Winter Springs are awesome! I've lived here for over two years and have been very happy. It's clean, quiet, and in a safe neighborhood. The apartment is also very close to lots of amenities and restaurants, like Publix, Starbucks, Chipotle, Walmart/Target, and gas stations. The only downside is the price for what you get. While the apartments are nice and not too out of date, they seem a bit pricey for the amount of square footage you get. And many other apartments at this price point at least have washer/dryers included. This one, however only has hookups available. But the neighborhood is nice and a little bit on the higher end side, so you get what you pay for in that department. Overall it's a great place to live, and I highly recommend it!

nice apartment complex with nice neighbors, fire station across the street does cause some sirens throughout the day
Me and my girlfriend moved to the Orlando area in February. We to see the area in Janurary and looked for apartments. We scouted a few put that seemed okay but we heard about the Columns when we stopped for lunch and checked it out. We met with the leasing agent who was very nice and ended up signing a lease that day. The apartments are a fairly good size, and are moderately priced. The community is a mix of college students and families which strikes a good balance. The surrounding area is a nice region which nearby restaurants, grocery stores, parks and schools. It is located in a nicer part of town. The staff and maintenance do a good job, maintenance orders are usually fulfilled pretty quickly. Overall a pretty good place to live.
