PEACE & QUIET GUESTHOUSE This delitescent, top-floor roost that one tenant called her "tree house apartment" offers a soothing sanctuary from the madness of the eight-to-five world, or, as it was for three separate former tenants -- one L.A. gallery painter, one Pixar graphic artist, and one Patagonia clothing designer -- a center for one’s creative muse offering a place for calm focus and silence. (The space was once The Alley Ashram yoga and healing-arts studio, and its permeating contemplative vibe continues to be felt). We offer no pool, no jacuzzi, no game room, and no gym, but also no people above you, none below you, and none behind your north, south, east, and west walls. This cozy, 653 sq. foot two-bedroom (or one bedroom/one office), one bath guesthouse provides warm, wonderful light through its ten, double-pane windows. Appliances include a refrigerator, dishwasher, garbage disposal, and G.E. stove/oven with a quaint, analog clock that tells the correct time twice a day. (Set it to your favorite time, or don’t. Either way it’ll remind you that the answer to “What time is it?” will always be “now”). Free use of a washer and dryer is shared with the two homeowners in the communal laundry space beneath the apartment. The windstorm of 2025 has given you a brand-new roof, new steel, wind-defying awning, a cleaned-out attic, and for the first time in its 75-year-old life, insulation just installed to help keep you cooler in summer, and warmer in winter. One potent wall a/c cools the space, and the wall heater keeps it warm and toasty in the winter. A ceiling fan with light wafts a gentle breeze in one bedroom/office. Priced well below Burbank’s average rent for a two bedroom unit, this apartment is best suited for one individual who not only appreciates quiet but who can accommodate the neighborhood’s and property owners’ need for their own tranquility. However, consideration will also be given to any two professionals (like psychotherapists/counselors) who may use the bedrooms as offices instead. There is a private entrance that leads to the brook-like, winding, stone path to the fourteen steps of the stairway leading you to a substantially large, deck, a wonderful outdoor space. Pets are negotiable, just discuss with the homeowners for terms and possible approval. Installation of satellite-dish TV/internet is prohibited on the roof and location of such a dish potentially installed anywhere else on the property must be approved before installation. Nothing can be attached to the roof. Parking is available on the north/south streets both east and west of the property north of Burbank Blvd. Residential Preferential Permit Parking is available through the city of Burbank. The average length of occupancy for tenants in this guesthouse is 5.2 years. Our last tenant lived here eight and half years. Despite a month-to-month rental agreement which allows tenants to vacate quickly, our tenants like it here, and we like them. We’re not a corporation and there is no management firm. We live in the main house. While our tenants often become like one of the family, we respect privacy and will not intrude upon what we consider your home. We hope you may consider it home, too.
