Non-refundable holding fee ($1035) required to reserve apartment upon acceptance of application, and will convert into the security deposit upon move-in. First and last month's rent is due on move-in and must be paid before receipt of keys. Occupancy limit is max two people. Minimum 12 month lease. Prequalification standards are below: 1. Applicant must have current photo identification and a valid SSN. 2. Applicant’s monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. 3. Applicants must receive positive references from all previous landlords for the previous 5 years. 4. Applicant may not have any evictions or unpaid judgments from previous landlords. 5. Applicant must have a credit score that is at a minimum of 650. 6. A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility. 7. Applicant must not smoke. 8. Occupancy is limited to 2 people per bedroom.
