Recently furnished with delightful, bright, mid-century modern furniture and stylish touches. The shared community amenities include two large chlorine swimming pools, two hot tubs, three dedicated pickleball courts, three paddleball courts, three tennis courts, and a shared BBQ in the pool area. Just steps away, the community clubhouse offers a ping pong and pool table, foosball, and an arcade game. Release your stress in the air-conditioned, well-equipped gym, or relax in the sauna! The community amenities are available on a first-come, first-served basis and are open from 7:00 am to 10:00 pm. With so much to do, you'll never run out of ways to stay entertained and refreshed! Located in a gated community, with digital access, your stay will include a dedicated parking spot under a carport and access to all community amenities for registered guests only. Ground-level access with just a few steps from the parking lot and into the community amenities area. Walking distance to supermarkets, coffee shops, a bakery, restaurants, and Sunrise Park, without the need to drive around. The primary bedroom features a king bed with a smart TV and a full en suite bathroom with a step-in shower and double vanities. The primary walk-in closet will be locked off for owner storage, but there is plenty of closet space in the standalone cabinets for you to use. The secondary bedroom is accessible through the second bathroom, with the walk-in shower and WC separated to the side. This bedroom offers a queen-sized and a twin bed, a smart TV, a dedicated work desk, and a walk-in closet for storage. That is where you will find pool towels for shared amenities provided for your stay. The spacious open-plan living room has a large Smart TV and seating and opens up to the private patio with BBQ where you can enjoy the warm Palm Spring nights. The kitchen is fully equipped with everything you may need for light or more elaborate cooking. You will find a stovetop, oven, microwave, and full-sized refrigerator with filtered water and an ice maker, in addition, there are several small kitchen appliances stored inside the cabinets. Enjoy your morning cup of coffee from the single-serve Keurig coffee maker with refillable pods, or the 12-cup coffee maker. Dishes, utensils, pots, and plates are provided, and plastic glassware is available to safely enjoy your beverages around the pools. ## Interaction This is a self-serve stay. We are off-site hosts; there is no front desk or office, and we provide contactless self-check-in. We have a dedicated hospitality phone line in case of emergencies (24/7) and our team is available on call, text, or chat from 5 am to 1 am to help assist you during your stay. ## Notes *NO PARTIES: We have a strict 'No Party' policy - parties or events are not allowed. Quiet hours are enforced from 10 pm to 8 am.* UNIT SUPPLIES: The property has bedding, wash towels, kitchen towels and pool towels to use during your stay. You will be welcomed with a starter pack of essential items including toilet paper, paper towels, dishwasher, and laundry pods. Please replenish for your use for the rest of your stay. NO PETS ALLOWED. Pets brought onsite without permission are subject to a $500 fine, plus additional costs will apply for extra cleaning. INTERNET & TV: Hi-speed (400 Mbps) internet is available for your devices. All three TVs are smart TVs. The Samsung TVs in the bedrooms offer Samsung Free TV, while the Roku TV in the living room provides Roku Free TV. For other streaming services you may have, you'll need to enter your personal passwords. PARKING: You have one designated carport parking spot. An additional vehicle can be parked on in any spot not labeled as reserved, or outside the gated community. GENERAL RULES: You will be asked to review the Ramon Estados Rules and Regulation handbook located in the guest binder. NO EARLY CHECK-IN/LATE CHECK-OUT: Due to back-to-back bookings and a set cleaning schedule, unfortunately, we cannot arrange an early check-in. We kindly ask that you do not arrive at the unit before check-in time of 4 pm and ask the cleaning staff to prepare the property early as they are on a tight set schedule. QUIET HOURS: Ramon Estados quiet hours are from 10:00 pm and 8:00 am. *Please be mindful of our neighbors, who live in their homes year-round. SMOKING: All forms of smoking (both tobacco and non-tobacco products) are prohibited in all condominium patios and balconies. All forms of smoking (both tobacco and non-tobacco products) are prohibited inside and outside all common areas (including, but not limited to, the pools, spas, laundry rooms, fitness room, etc). Smoking is only permitted in designated "smoking” areas approved by the HOA. These areas are located in the gravel area by the parking lot. HEATING/COOLING: Heat and air conditioning are controlled by the Sensi thermostat. WASHER/DRYER: The condo features an in-unit washer in the secondary bathroom, and a dryer in the patio closet outside. There is also a shared laundry facility at each pool. You will need the pedestrian fob to gain access. Washer: $1.75 Dryer: $1.75 Payment: You can use the app to pay, so you won't need quarters. BBQ GRILL: There is a Weber electric grill on the patio, and community BBQs in the pool areas. POOL SAFETY/GUIDELINES: Please adhere to ALL pool rules posted at the swimming pool area. - Non-swimmers and inexperienced swimmers should wear appropriate flotation devices and be supervised by a capable adult - There are some floaties available for use located in the pool storage shed. - Never leave children unattended near the pool, even for a moment. Always supervise children closely. - Running, diving, and rough play in or around the pool area is strictly prohibited. - Glass containers and sharp objects are not allowed in the pool area to prevent accidents and injuries. - Please refrain from using the pool if you have consumed alcohol or are under the influence of any substances that impair your judgment or coordination. By using the swimming pool, and other shared amenities, guests agree to assume all risks associated with swimming and acknowledge that the property owner and management are not liable for any accidents, injuries, or damages that may occur. You will be asked to sign a digital waiver via Docusign. Cancellation policy: full refund up to 28 days before reservation starts. Cancellations for Zipstay direct and VRBO bookings - a 4% fee will be deducted from the full refund, any time, to cover the credit card processing fees.
