Property Ratings at 106 South Harrison Street
I do not recommend renting an apartment in this building or in other properties owned by Spaxel. I (along with other resident in my building and other spaxel owned properties) have rented with Spaxel for a while with numerous complaints and no change. The most pressing issues are the many homeless people who stay in the hallways and stairwells and the infestation of mice and roaches throughout the building. There have been incidents where residents were harassed and assaulted by homeless people in the building and multiple reports have been made to the police. Many of the doors to the building are often broken, left open, and unlocked and there is no sufficient security in the building or a live in super. Roaches and garbage are seen daily in the hallways, basement, laundry room and gym. Many apartments do not receive hot water and hot water throughout the entire building is often shut off. The apartments also receive very little heat if any during the winter. There have also been massive leaks and flooding in my apartment and throughout the building but no work has been done to fix the structural integrity of the building (only patch up jobs). The building only has 2 elevators which often break down. The building at a glance looks nice due to some new appliances/fixtures and paint however the building is in need of major updates. These issues have persisted since I moved in a couple years ago and management does nothing to provide safe livable conditions. There is also high turnover of resident managers who are often unresponsive and very unprofessional which makes it very difficult for any progress to be made. Parking is also quite expensive and there is nowhere for guests to park in the parking lot or on the street. The only benefit is the close location to the Brick Church Train Station which can be convenient. All together the apartment is not anywhere near worth the rent they are charging. Please be careful when considering this apartment and Spaxel.
I’m a tenant of the building and the crime in East Orange is getting really bad someone broke into my car and stole my vehicle with all of my stuff in it and also kids are smoking weed in the hallyways garbage is all over the basement. Run from this building don’t come.
Spaxel properties. Nice! At first! Absolutely unprofessional an unresponsive!.. They ignore emails and phone calls when you have a complaint. My roof has been leaking all winter thus far. Messing up my wall and floor.It caved in couple years back. The water damage on the wall is making my skin crawl. Floor is swollen and uneven from water damage. many apartments have similar water leakage issues/ appliances. Kids are falling/ tripping.Still no response. Over 8 empty apartments. ?? Says a lot! Don't trust them they don't have their tenants interest at heart!
This property is very nice. The management is very responsive and is there when needed.
This place is trash. I literally lived in an apartment with a caved in roof that they kept patching over, a sink that smelled like rotten eggs from gas emitting and mold growing in my carpet. Their buildings also has constant problems with the elevator, intercom system and does not clean as much as they should (in the summer the elevator will be filled with flies from letting the garbage from the chute fill up beyond capacity. If you have problems with your apartment, you will have to stalk them in order for them to fix it which in most cases, they won't. Now that I finally saved up enough money to vacate, they will not return my security deposit. Everyone has problems with them so Avoid. If I could post videos and pictures on here I would.
I've been her day or two late. e fo r 3 yrs with my family. Each year that I've been living here I had to complain about the same thing's. Every winter heat is not working,one of two elevators is always down and mice problems. I spoke to management they tell me we are going to speak to the super. Super says management never spoke to him or they will say they're going to fix it but never show up. But when it's time to collect rent they will threaten you with an eviction notice if you are a day or two late and I'm not Exaggerating. Literally a Day or two late. It's sad because the apartment is nice but management makes it horrible. But on a brighter note it's close to all shopping areas right across the street from the train station and it has laundromat on the Premises And a little gym.
It's clean, appealing and conveniently close to shopping and transportation. If you want to get away to NYC, it's only a thirty minute ride on NJ Transit. The apartment is quite nice, affordable and comfortable however it can use some more cabinet space in the kitchen as well as some minor repairs in the building. I love the laundry room and the small gym in the building and management is pleasant and helpful.
Two blocks south of the Brick Church Station is a fine building on the left side of South Harrison St. The grounds are well maintained. The staff is friendly, courteous, and quite helpful. They respond both swiftly and effectively to all requests for maintenance. The building features a laundry room, which is both spacious and comfortable, with ample machines. It also provides a gym, with a variety of weight training equipment and cardio machines. The wood floors are great. This building is pet friendly, and many residents have dogs. If you're in the market for an apartment from which you can reach manhattan in 25 minutes, and be in close proximity to lots of good shopping towns in New Jersey, Harrison Manor in East Orange is the place for you. I've lived here for 4 years, the rent is very manageable, and the people are lovely.
Leasing agent sold me on the building being "remodeled". But overall the place has lots of issues. Elevators are unreliable and when they are running they often forget to stop and let you off. The fresh paint job on my apt ceiling immediately started falling off a week after I moved in. The shower plumbing has the hot and cold water feeds swapped. And after a year they still can't seem to configure the buzzer so I can let people in the front door. So I never get deliveries (ups/Fedex). And the post office had the worst hours. Although the rent is ok. It's super close to the NJTransit. You get what you pay for.
